Frank did done a re-pipe for a massive commercial property a couple years back where he pocketed $100K for the job and promised a lifetime warranty for worksmanship problems. These are brand new copper pipes that Cupertino Plumbing did for the entire building, for hot water and cold water including the lines going in and out. Sure enough, fast forward a few years, property changes ownership, and the pipes are exploding in the walls. People are literally living in these apartments minding their own business when randomly these brand new copper pipes start pinhole leaks, sending water spraying through their rooms, wrecking furniture, walls, and carpet along the way. At first, we think this is a one-off. Then this starts happening every month in completely random and different part of the building , far too often to be a freak accident. We call up Cupertino Plumbing to honor their worksmanship warranty because we've never seen ANY issue of where brand new copper pipes that are less than 10-20 years old, decide to randomly leak. And these are not small drips - this is water spraying through a ceiling or wall at high pressure, causing mold and ruining countless furniture and personal items along the way. Frank and Frankie (son) come out once and they determine "it's not our fault". When we ask, they literally say they don't know what the problem is and don't know what's causing the issue. Frank, this entire plumbing system is your job, you literally replaced it and chose the material yourself. Well, it could be faulty copper pipes from China, he says. Maybe it was a bad batch. Then he starts pointing the finger at other variables. Maybe it's the city water pressure, you know the water pressure's too high. Or maybe the water's too acidic, you know, that causes brand new copper pipes (he literally said this) to burst. How about we install a $20K water softener for you? This makes no sense. We look around at the other homes and buildings on the exact same block. These are old buildings that are using copper pipes and trash plumbing from 40-50-60 years ago. If this was water pressure "too high for pipes to handle" or if the water was magically "too acidic and burning through the copper", then everyone's damn pipes would be bursting the entire street. So Frank denies responsibility saying the warranty doesn't qualify for this, despite not being able to explain why the pipes are leaking. Mail him a nice letter stating that we'll take him to court and file a complaint with the license board. Frank walks back all nice saying he'll do it and please don't escalate this legally. He comes and patches up a few more times for the next 2-3 months, because again, every 2-4 weeks, a pipe in this commercial building explodes randomly. The whole time, as he patches, he doesn't charge a cent...but still has no idea what the cause is. We find this arrangement puzzling but if this is the best "his warranty" can offer then we will take it. Fast forward 2 months and Frank decides he's had enough. HE's no longer sending out his crew out for free to repair pinhole leaks from his own $100K job. He continues to blame the city, the San Jose Water company, China The leaks aren't from issues with his brand new pipes he claims, it must be the water, aliens! He says he's taken photos of all the leaks to prove it's not his problem so he's ready for a fight if it goes to court...despite not even being able to say what the problem is. We hire J Drains, who comes in and does a deep dive on Frank's $100K re-pipe job. We tear open walls and go into the crawl space to inspect every pipe. We uncover the most incompetent installation of re-pipe I've ever seen. The pipes were messily installed, there were recirculating lines and water heaters connected randomly without any thought and crossing over, they left trash and cut pipe all over the crawl space during the installation years ago because they were too lazy to pick it up - what 2 diff plumbers called "the shittiest $100K re-pipe I've ever seen." In literally 1 week, J Drains finds the root cause (faulty recirculating pump line causing built-up pressures), tears out all the broken recirculating lines and pumps, and wala, no more pinhole leaks. This was a $100,000+ job from Cupertino Plumbing. Imagine the worksmanship you can expect from Cupertino Plumbing for your $2,000 water heater, garbage disposal, and clogs. If you ask contractors who have worked on properties that Cupertino Plumbing has done work on, you'll find very similar stories. There's a reason their commercial reputation is poor - most of their business now is over-charging working families hundreds of dollars for 15 min residential jobs. PS: if they say you need a water softener, hopefully our experience is enough to tell you that that's a scam. read more

We were having several calls to roto-rooter to clear a recurring clog in our pipes. The third time we called got a high quote from them to unclog our toilet. We then called Cupertino Plumbing they were lower for the same job. They got it going, they felt that there was a further problem. They quoted us a further job to install a cleanout so the pipe could be inspected with a camera. They found water in the pipe and it looked like the existing iron pipe had a sag in it where toilet paper could get stuck. We ended up having them replace the entire sewer line under the house and they replaced a section of pipe in front yard. Danny was the technician that we communicated with. He was very informative and helpful throughout the entire job. The workers were very clean about the process and nice. They even provided pictures of the job. I highly recommend this company. My 15 year old Grohe kitchen faucet sprung a leak; ordered the replacement cartridge and proceeded to replace the faulty part. No go. Unable to break free the brass nut holding the cartridge in. Called Cupertino plumbing (who are Grohe trained) for help as I didn't want to damage the SS finish on the fixture. Mario arrived, tried to remove the stuck part, and even removed the fixture from the sink to get better leverage. Proceeded to soak the threads with penetrating fluid. We decided that a 1-1/4" deep socket and an impact driver would be the next step, so Mario left to get the tools needed. Bingo! A few quick triggers on the tool broke the fitting loose and parts were replaced, although there were some incorrect parts supplied with the new cartridge so we re-used the one that was previously stuck. All was put back together again, but the water flow was very poor. Mario identified the back flow preventer had an obstruction in it and removed the defective O-ring and reconnected the part to the hose. All in all, a straightforward job, but a difficult one; Mario persevered and got the job done! Best part: NO LEAKS! --Roger L read more

Figured Parts are 260-320 and ;labor around 270. the service person picked up the part n the way over. He needed another person.After 2 hours I was charged $840 for labor and $450 for the faucet you can buy on the Web for 328. Now you know why 3 stars. I told them exactly what the error code was. They sent a plumber by the name of Ron. Since I was not at the house Ron said he will call me and let me know what the issue is. He called me 3 hours later and said he has fixes the water heater and it would be $500. When my tenant got back home he sais the water heater was still broken with the same error code. I called the company and the plumber came back the next day. He opened up the unit and said the unit now has a leak. When I asked him how come the error code is still the same, he didnt have an answer. They left without fixing my water heater. When I called them asking for a refund, initially they said they would give me a refund, but its been many days and no refund and no word from the company. This company has been a nightmare to work with. We used this company to replumb our outgoing pipes. The owner's son came to give an estimate. We had used them before so we trusted their work. The son chewed and spit during the meeting and told me about a customer who was sueing them for messing up her driveway. That should have been a red flag, but I know people can be sue happy. I was never given a walkthrough of what to move and what walls would be opened up. The plumbing job itself has had no issues. The guys cutting under the house cut the power to my dryer. I was told it must be my issue so I called my electrician who pulled out cut and charred wires. The guys cut the wire, but then turned the circuit back on so it was a cut live wire under my house. They knew they did something wrong, yet tried to cover it up. The company then took responsibility. I later found a broken outlet in the wall that was opened in my hallway. My electrician came out again and said it must be cut somewhere because the outlet has some power to it, just not enough to power anything. That led to him finding another outlet we never use that is also having the same issue because they are connected. Numerous phone calls, emails, etc and I can't get much of a response. This company used to be great. They do great work, but they mess things up in the process and won't mention/take responsibility. During this time, my dad's house was crawled during a routine HVAC check and a bunch of ducting had been knocked down around where their pipes had been replumbed. Some of these could have turned into bigger issues, like a fire (owner says that is dramatic) and the fact that they were not brought to our attention and are being ignored now is also a huge issue. I should have thought it odd that other customers were sueing and the owner's son was discussing this. Beware of them making this a bigger headache and creating new issues in your home. read more

My tenant has a recurring kitchen sink problem that was backing up periodically. Every time we would call a plumber to do the snaking to clear the clog. However, the pipe has a 90 degree turn at a T-junction and there were some hits-and-misses in getting the snake to turn the right direction, and we were concerned about the condition of the pipe with repeated snaking. With the latest clog, we called in our usual plumber but they were unsuccessful in clearing the cog this time despite two separate attempts. They recommended installing a clean-out and gave us a quote. I wanted to get a second opinion and quote, so I asked around my neighbor and found Cupertino Plumbing. Not only was Cupertino Plumbing able to give us a much better price, the owner Frank and his son Frankie were able to accommodate our request for a meeting on a Sunday afternoon to discuss the job. Frankie actually arrived ahead of schedule and he thoroughly discussed the problem with me and asked the tenant about the history of the problem. We decided to move forward with the job, and Frankie's crew came back the next day in the morning and finished the work as described. Everything went smoothly. They did find a cracked pipe and they replaced it with no additional charge. Also, the clean-out required cutting an opening on the exterior wall, and they took care in minimizing the opening as well as using color-matching caulking to make sure it looks nice from the outside. Great job there!! Not long after that, we had a toilet problem with water leaking into the bowl, and I was going to do the job myself by replacing the fill valve and flush valve assembly. I texted Frankie about the DIY project and he actually made a few recommendations on what I should do. Unfortunately, the job turned out to be a bit more beyond my DIY skills, since the tank/bowl gasket was in such a deteriorating state that it needed to be replaced, which in turn required the tank and bowl to be separated, but the bolts between them were completely rusted. So, I called Frankie again, and sent him a few pictures of the toilet. He did an assessment based on the pictures, and recommended replacing all the parts including the supply line since the toilet is so old. He gave me a few options with different pricing (including replacing the entire toilet). At the end, we replaced all the hardware but retained the toilet (i.e. the porcelain) itself, and his crew came the next day and finished the job. Overall, I'm very satisfied with the responsiveness and the quality of the work. Now, I have a trusted plumber that I would call upon. read more

I bought a mid-price toilet through their "The Plumbing Bank" showroom but the installer plumber, a guy in his late 20's, was incompetent and overcharged me. He spent way too much time and I had to pay for it -- - later I found out the big boxes charge $125 not the $400 Cupertino charged. Here are some charges: $17 for a supply line and $19 for a 1/4 turn shutoff valve -- together they cost $12 at Home Depot. NOT recommended. read more

They did a repipe on my house 10 years ago, I hired them at a previous property to do a re pipe and sewer job. On my original home they did a wonderful job, on the newer one a terrible job. I have spent THOUSANDS of dollars since moving to this house 9 years ago repairing things. The other issue was they were at that time in the kitchen and bathroom remodeling business and walked away from their own contract, leaving me with an unfinished job. When they delivered the faucets and toilets they delivered what they wanted not what I bought and paid for, but we were stuck with a mess. Again costing THOUSANDS of dollars. They redid all the water and gas utilities - undersized the tankless water heater - in less that 8 years we had to replace and redo the gas line. And replace the water heater, again THOUSANDS of dollars. They did not measure where they placed the sewer line in the bathrooms. We have a narrow bathroom with a toilet that stick way out as they did not follow the plan. A wall had to be removed because they did not set a shower correctly. Now we need to replace bathrooms in only 9 years because of the plumbing problems in both - again THOUSANDS of dollars. But the final straw was they never hooked up our tub. I could never understand why that bathroom always smelled like mud after it was used. Well, when we corrected the gas line that was noticed. And the plug that was used for the tub test was laying in the dirt under the house and the tub had been draining under the house for 9 years! This review is about water repiping, not any other service. For some reason, only half the place was repiped to copper, while the other half was still galvanized metal. We called Frank (the owner), and he came by to give us a free estimate on how much it would cost to replace the remaining pipes. He told us it would be a two-day job, and we went ahead and scheduled it. On the first day of work, two people came and started laying out the new copper pipes, but did not switch over the water system. This is standard procedure to minimize the amount of time the water has to be shut off. Unfortunately, because the space under one of the bathrooms was very tight, they didn't have enough space to route an alternate pipe. Thus they had to take out an existing pipe and shut off the water for an hour. Not too troublesome, they let us know ahead of time and it was back in on in an hour. They also let us know what work they'd be doing throughout the day, especially if it was a reroute. On the second day, they switched over to the new copper lines and the water was off for a good half a day. After completing the switch over, they tested the new lines by running the water and flushing the air that was built up in the pipes. They did leave some of the old pipes in the crawlspace, but removed all unused exterior faucets. After the piping was done and tested, the drywall repair guy came to patch all the holes that were made. This included drywall cutouts, drill holes, and mesh screens. He seemed to be under extreme time pressure because he was running late, but he still kept cool and dealt with each issue we pointed out rather than coming back the next day. That was definitely appreciated. A few days later, we noticed a leak at the connection from the main water supply into the home, which was part of their repiping job. The only way to stop it from leaking was to turn off the main water into the home. We called them about it, and they were able to fix it the next morning. Since then, we've had no other water pipe problems. read more

I went overboard and got 6 estimates for my complete repipe and master bath remodel. Cupertino was the lowest responsible bid. One other guy would only install a "poly" main line (1"), others were just too expensive. I had one guy respond whose contractor's license was suspended. (Check that online at the CSLB before you hire anyone.) Cupertino plumbing is a highly respected contractor who has been around for decades. My repipe was perfect. In a short time the new copper was in the walls and the walls were closed, taped and textured. Then they made our master shower 1.5' bigger by knocking out a wall where the shower piping is. Now we have an awesome shower. The tile guy was amazing. It's perfect. Can't say enough about Frank and his crew. He'll be back to do some other remodeling soon. read more

After previously using this firm with a positive (water heater thermocouple) experience and a friend's recommendation, we called them again to snake a kitchen sink blockage. Their current policy is to give a firm bid for the job, regardless of how long it takes. We ended up with a bill of $350 for a job that took a half hour and travel time from their headquarters 5 minutes away. Management did refund $50 after we challenged the charge. I checked with other licensed plumbers after the job and was quoted $180 for the same job. Probably good work, but you take your chances on actual work time vs. cost. read more
