The 4-unit building in the large-ish condo community that I live in had our pipes refitted to the outside of our building due to a slab leak. The pipes were formally under the slab, and now, we won't have any leaks there... Yay. This was a big job and Dependable was here for two weeks. My second floor unit wasn't directly impacted by the slab leak, but the pipes and everything are all connected for our four units. So after they were done working on Friday, I noticed that our toilets were acting funny and the water pressure seemed to be really high. The toilets also weren't filling properly, and they were making a lot of noise. So I contacted Dependable today, and Thomas came over to assist. The HOA recommended we call dependable plumbing because there was a leak in the condo ceiling due to a crack in the drain pipe in the wall. The HOA said they would be responsible for payment if the pipe serviced multiple condos. I showed the technician where the pipe elbowed over into the next unit so that he could see multiple units were serviced by that pipe However, upon completing the repair, he told the HOA that the pipe was only the upstairs neighbor, forcing that person to have to pay instead of the HOA. I believe, dependable plumbing does whatever they can to keep the HOA from being responsible. You're better off hiring and unbiased plumber if you think it's an HOA issue. read more

This place was recommended from my HOA. I forgot his name but he was friendly and efficient. The plus was he was comfortable 90lb rottie mix. He pulled the toilet out and declogged it. The bill was $412. I'm not sure if that's high priced or not, I didn't call and compare for prices. It didn't take him more than 2 hours. I think it was an hour or hour and a half max. Before he came in and we were walking through my garage and I asked him if he had shoe covers, he said"no but I can take my shoes off". He was in and out of my house a few times for supplies He didn't take his shoes off until nearly the end. He acknowledged he forgot to take his shoes off and he said " oh sorry I forgot you asked me to take the shoes off". I'm not sure how you forget when I ask right before we enter the house as we are walking to the door. At least he acknowledged and apologized, I appreciate that. Service 4/5 read more

Last year my washing machine leaked water during the drain cycle. I thought it would be an easy fix, but I was completely wrong. I had several issues and once I got those fixed, I called Dependable and they sent out Grant. Because my W/D is located in a tiny closet in a hallway, Grant had a hard time disconnecting the hot and cold hoses in the back of the machine due to lack of space. Just pulling the W/D out would make it difficult for anyone to squeeze through the back to disconnect the hoses. Grant sensed my frustration. Right when I thought he'd given up, he called someone to get advice on how to get to the back of the W/D. Besides opening up the panel, he climbed up and over my W/D combo and reached over to disconnect it. Once he got access, he snaked the drain and ran several cycles to ensure the washing machine didn't leak. After two months I could do laundry again! read more

They were able to fix that, however it uncovered a whole bunch of other issues the HOA refused to pay for. I went 9 weeks without a shower fighting with the HOA and ultimately had to pay for the issue myself, despite the root cause being the HOA and main pipe issue. I got estimates from 3 other companies since I would be paying the bill, and Dependable was the cheapest option. I called Dependable Plumbing on a Sunday for an urgent leak investigation after water started dripping into my neighbor's garage. Diego arrived quickly and immediately identified the issue: a section of our 3" cast iron drain line had burst and cracked along the top. He removed the damaged section and performed a temporary repair using 3" PVC pipe and new no hub bands. Because our HOA requires replacement with the original material, Diego returned a week later to install a new cast iron section. He protected the surrounding floor and walls, removed the temporary PVC, and installed the new 3" cast iron pipe with the proper fittings. While working, he also inspected all accessible drainage lines and discovered an additional 8" compromised section with a crack on top. He replaced that as well, verified everything was draining properly, and left the work area clean. Diego was professional, thorough, and genuinely skilled. He went through a series of steps to diagnose the issue, tried snaking the pipe, and going in through the pipe vent. He provided all the details I needed to decide to replace a long 15-ft section of pipe. And so glad I did. The rust build up inside the pipe was unbelievable. Had a sink stop working. Opened up a ticket with my warranty. Their plumber suggested I needed a hydro jetting. They couldn't provide the service. I had a few other plumbers call and one suggested I have my HOA reach out as it was likely a common line issue. Though the HOA took a bit of time, the plumber came out and was able to successfully snake the common line and mentioned some companies are not successful at snaking second floor kitchens. We had a sewer back up in pot Condo building, 4 units were effected and I called to get an updated plumber report. They said only the Property Manager could see it and talk to the plumber. All homeowners that were effected by the sewer line break talked to the plumber and he said roots overtook the line and was actually growing through the pipe. We were then informed the HOA wouldn't take liability for the break, Dependable Plumbing than said they found wipes in the line as well and now the insurance company won't cover damage. All of this sounds very shady to me, beware of Companies that side with Insurance and HOA's because they are paying the bills when actually the Homeowners are paying them!!! read more

AVOID THIS COMPANY AT ALL COSTS! My HOA sent Dependable Plumbing to address a leak in my garage. When the technician arrived, I asked for an estimate or a rough quote for the service. He claimed he didn't know and suggested I call the office, which was closed for the day. The technician then placed a small SharkBite clamp on the leak and told me the office would call the next day to schedule a proper repair and provide a quote. The office never called me back. Instead, they sent a bill for $550 just for clamping the leak, without even providing a proper repair. Had I known it would cost this much, I would have never used this company. Should have read the reviews first but they were the vendor of our HOA. They started off great, they were referred by our HOA, they came out within 2 days, the plumber was great they diagnosed the problem pretty quick, he said he needed to talk to his office for next steps with the HOA. This is where is went south, it took the 45 days to get back in touch with us, at this time they said the HOA said it was our issue to deal with, we said ok what do we need to do. Erick said he would contact the HOA for the main water shut off for the building, they gave me a crazy quote of $600 for $10 parts from Home Depot (plumber told me it was a stock part at Home Depot). They said it was because they needed to drain the system, still do not understand this. Here we are 30 days more and now Erin is telling me he never said he would coordinate with the HOA that's our job, I asked to talk to the owner Jon .... I was told by Erin, Katie and Jen he doesn't return calls he's way to busy. But they are happy for me to coordinate with the HOA, and they will come out and do the work as long as they are available. They were charging upwards of $600 to change a cartridge, the plumber that actually did it in 24 hours for $200. So here we are with a 2-bathroom condo and 1 is out of commission because there not doing what they said, DEFINETLY not Dependable read more

Very satisfied with the professionalism, quality of work done mainly by Diego with help from Tony and Patrick. They coordinated with Management for water shut down. Shut down water and drained the system. Provided floor and wall protection in work area. Removed defective pipe, shut off valve and ball valves. Replaced with new pipe and necessary fittings, along with new valves. Restored water, checked operations and cleaned work area. Due to tight location, they had to remove the water heater and flushed the water. The work took about a whole day and before leaving, Diego checked all the faucets and made sure the everything's running smoothly and we had a year warranty on everything he replaced that was good to know. So here we are 12 years later and for some hare brained reason undependable is still at it. Like clock work every couple months coming out to disrupt our service. They actually replied last time saying it would be done for the long term yet still having mainline blow outs that flood for days where the water district has to get involved. These are the worst plumbers imaginable. I've had work done in my home that was done 20+ years ago and is still solid.
