We worked with Grasstains on a massive project for our backyard. They installed several steel retaining walls, over 70 steel stairs, steel fencing and gates, leveled the backyard, installed turf grass, a massive irrigation system, added lighting, a fire pit and plantings. The backyard and access to our backyard have been completely transformed to a gorgeous and useful space for family and friends. The team took on a very difficult design and executed it beautifully. The team was professional, neat, hard working, kind, responsive and patient. I will highly recommend Grasstains for any and all landscaping projects.

Proof that your company did this work.

One of the things that I hired Grasstains to do is run irrigation into my backyard from the valve box in my front yard. They included this in the bid for the rest of the work they were doing in my backyard, however once they completed all of the work, they had installed pipes and wiring in the backyard but forgot to connect it to the front yard valves. In a hurry to get their work done, they buried my electrical 1" below ground and the water pipe is about 2" below ground. Naturally the electrical has worked it's way above ground and was spliced by the lawnmower. I have now spent a lot of time and money trying to locate all of compromised areas on that electrical wire as well as paying to have it dug up and replaced. They also messed with one of my sprinkler heads in the front yard when digging and put it back so that it sprays sideways into the ground. I had this initial work done in 2020 and there were various issues that I don't even want to relive. I just paid someone to come out and fix it all, which is why I'm writing this review, because I saw where the wire and pipes are laid. Buyer beware, they cut corners and you'll end up spending more money down the road.

Looking east, with new edging and cedar chips. Heavy duty fabric under the chips.

I first used Grasstains for my front yard redo a number of years ago and had to call them for my backyard reno. They price fairly, give great suggestions if you're undecided and get the work done quickly and beautifully. The work crew was here on time, early in the morning, and worked 11 hour days, finishing the project earlier than I had expected. It included removing all sod (weeds and moss mainly, with crappy old grass in a few spots), and putting in a smaller area with new sod, edging, weed fabric, cedar chips, and removal of debris from 3- 15+ Foot bushes and an old stone fountain. They included a little pruning of some other bushes in with it. I highly recommend Caleb and the crew from Grasstains!

(The work site was accessible from the alley so we we didn't need to be home for him to review it). A week later, I texted and asked if he'd been by, and if he had any questions. He sent a bid, which was lower than others and we booked him for the work. On the day of, Joe announced that he was charging us twice as much because he didn't know there was any demo/paver removal involved- which he would know if he'd looked at the site before bidding the project. We were frustrated but agreed because the timing was critical for the next phase of our project. The bid was for 8" deep, with rebar. I came out when he was 1/3 of the way into the pour to discover Joe was pouring 2"-6" deep, with no rebar. When I questioned him, he flatly lied and said it was 8" depth until I offered to get a measuring tape, at which point he admitted it wasn't. He then tried to pour using our uneven pavers as the form. When confronted he noted he'd use an even edge- we afterward discovered he used lumber from our property for framing the pour. There are so many more issues, I wont outline them all. The end result cost twice as much as originally bid, and may need to be jackhammered out so that it can be poured correctly.

The old driveway was removed on Friday. On Monday the forms and rebar was installed. Then the cement truck arrived and the concrete was spread evenly 6 inches deep. The surface was smoothed out evenly. Then, Coca-Cola was sprayed over the surface which prevented the top layer of cement to harden. Later in the day, Joe returned and washed the top layer of concrete away exposing the aggregate. The finished product looked exactly as Joe said it would.

The overall process was not as smooth as we expected from System Pavers given its name and pricing tier. There were several miscommunications and/or mistakes that we had to catch and bring up ourselves (sometimes repeatedly), which was disappointing and stressful. However, at the end of the day, everything did get addressed to our satisfaction and for that, we're thankful for the team we had.

I was able to schedule a free consultation on their website the next week and had Dan come by. I am a pretty indecisive person but Dan did an amazing job taking my vision and helping it come to life. The estimate was done the same day, I felt some pressure to sign the deal that day but negotiated what I thought was fair. I was originally told a time frame 1-2 weeks earlier than what happened, which is one of the reasons why this is losing a star. Eric, the construction manager, came by with Dan a few weeks later to do an initial construction walk through and he also suggested adding another level/ stairs and helped me figure out a drain situation. I appreciated the feedback and ideas. Overall, both Dan and Eric went the extra mile and were responsive when I reached out. The week of construction, communication on when they were coming, progress, etc could have been better from the Crew itself but it is a sub-contractor.. (which is the other reason for one less star). The team worked hard in 80+ degree heat 5 days in a row, were very polite to me and the job was done quickly. Eric did a final walkthrough with me and I pointed out a couple minor flaws and they were quickly repaired the following week to my satisfaction. Overall, I recommend this company as they back up their product and have a good warranty. It is pricey, yes, but I believe this is a good investment and I have really loved spending time in my new yard. Thanks!

So, this summer, we decided to move forward with the plan to be "soakin' for the holidays" three months away. The only thing standing in the way of that dream: the slab and its neighbor had sunk a few extra degrees, roughly three inches, at the far edge. We were going to need to shore up and permanently stabilize this slab if our hopes of the (3-ton when filled) tub were going to materialize. I made a quick call to Terra Firma and they had an estimator out within a few days. The pricing was reasonable and had the standard 50% up front 50% when complete-type contract. Casey arrived spot-on at 8:00am yesterday morning and began doing his magic (the process involves boring 1/2" holes through the slab, then using high pressure and heat to inject a molten expanding foam under the slab.) The foam is rated to support about 5 tons (10,000 pounds) per pound of foam material, and....100 pounds later that whole slab is back to following the prescribed slope perfectly, raising almost three inches on the sunken side. He did a great job and was a great rep for the company, explaining what little was left to explain. He kept me up on the status of the (4-hour) job as he went along--because our slabs had previously cracked, he had to gently lift it up in small sections so as to not have the sections separate further. Perfect job. 24 hours later and the patched holes have dried to almost-invisible (see photos). Unless you know what you're looking for, you can't even really see that repairs were made. Now I just need to fill in the pre-existing cracks with concrete patching caulk and we're ready to schedule the hot tub delivery! Yippee! Thanks Terra Firma!
