Turns out our house water pressure was too high (107 psi average), causing hot water tank pressure valve to leak under certain conditions, leaving a mess. Unlike me, Sean knew the cause of this problem right away, didn't try to sell me a new tank, did a free visit / quote, immediately found our service entrance valve that the home inspector was unable to find (!), scheduled me that same week and installed a pressure regulator and expansion tank with some speedy work for a reasonable rate. Job looks absolutely professional and he left no mess. I'm not counting replacing the drywall cutout he had to do, given the prior remodel had simply plastered around the entry valve, but we had discussed this prior.
