Vacuumed all the nesting areas and set traps to catch any rodents in the future. A one year guarantee is peace of mind. His crew of Sonia, Betsy, Oscar and Arturo worked until the job was completed. One day, there was an extremely loud noise coming from the water heater closet. When we checked, we found that the insulation board covering the attic access above the water heater had been broken through. The instruction manual attached to the water heater had been chewed into pieces, with shredded paper scattered all over the floor. It looked pretty alarming, so we immediately called Rodent Control Inc. When they arrived, they told us the damage had been caused by rats. They explained that there are two types of rats--small rats and large rats. After spending quite a bit of time inspecting the attic and taking several photos, they told us there was a large amount of rat droppings and rated the infestation as a 9 out of 10 in severity. They said it needed immediate attention. Their proposed solution was to seal all possible entry points around the crawl space and roof, remove the contaminated insulation, disinfect the attic, and charge us more than $5,700. Replacing the insulation would cost even more. The next day, we contacted another company, Ratting on Rodents, for a second opinion. They told us that the type of damage we described was much more consistent with squirrels than rats. Sure enough, they found a dying squirrel in the corner of the water heater closet and removed it. They then inspected the roof and discovered that the metal chimney cap had fallen off. They explained that the squirrel had most likely entered through the chimney. That same day, they replaced the chimney cap, sealed the opening above the water heater closet, and repaired six damaged crawl space vents around the exterior of the house. They also noted that the droppings in the attic did not appear to be fresh, but set traps in both the attic and the crawl space as a precaution. They returned one to two weeks later to inspect the traps and also provided a one-year warranty, promising to come back if any rodent issues reappeared. The total cost for everything was only $1,150. I have never heard anything since then. The problem is gone! Based on my experience, Rodent Control Inc. seems to excel at sales and customer service, but they were unable to accurately identify the root cause or recommend the appropriate solution. I would strongly encourage homeowners to get a second opinion before committing to an expensive proposal. In our case, another company solved the actual problem for about one-fifth of the cost. Good service is important, but accurate diagnosis and effective solutions are what ultimately matter.

Over the next two years, we hired two different companies to perform full removal programs. Both claimed they had fully inspected the crawl space and eliminated all entry points. Unfortunately, when the rats came back, neither company honored their warranties. We then hired 3 Step Rodent Proofing. During their inspection of the crawl space, they found and documented with photos all of the entry points they identified and sealed. In addition, the service technician discovered a water leak and showed us exactly where it was located. We would have never known about this leak without the photos he provided. We were shocked that the previous two companies never mentioned the leak, which turned out to be caused by a bad water pipe connection from the previous owners' remodel. After the work performed by 3 Step Rodent Proofing, the crawl space was rat-free. We did not see another dropping around the vents. About a year later, my wife thought she heard noises under the house. I was pretty sure the sound was coming from our HVAC system, but decided it was better to be safe than sorry. I contacted 3 Step Rodent Proofing, and they had a technician out within the week to evaluate the situation. They performed a thorough inspection of the crawl space and the house and found no signs of rats. They also told me to call them back if we saw any droppings or heard any new noises. Based on our experience, they were the only company we worked with that was thorough, documented their work, stood behind it, and remained responsive after the job was completed.

Some months ago,…read moreJohn rearranged his busy schedule to come out (in pouring rain!) to assess possible rodent activity at my home at no charge. After investigation, he determined questionable if any infestation and provided valuable, preventive recommendations to mitigate any potential issues going forward. Fast forward to last month when we had the need for another exterminator (termites) to examine our property, including under our home. This company came back with assessment that we not only had termites (valid) but also had a rat infestation as well(!). As a result, they tried to 'push' a very expensive and prolonged 'contract' that would supposedly fix the problem. This assessment was totally contrary to what John had previously determined and called him back out for a recheck. He promptly came out for another inspection, found no active rodent evidence but sealed up any potential, entry points just in case. We were blown away by what he charged for his service when compared to what the other company was asking. Can now rest easy that our home is tight as a drum as a result of John's service and won't be scammed (and scared) into contracting with other companies for any bogus services. And to top it off, he later stopped by our home (unsolicited!) to make sure we continued to be rodent free. John rocks when it comes to providing honest, expert and affordable service for any pest control issues that you might have.
