    Came here for dinner on a weekday and we were surprised that it is busy. They have a set meal for 4 for $120. It included soup, 4 dishes and a dessert. The entree included - Sautéed Buddha's Delight - Pan fried wild black cod - Jade special chicken - Eggplant with slice beef tenderloin Our favorite dish was the eggplant with slice beef tenderloin. It was very flavorful and the beef was super tender. The chicken wasn't bad but we did find bits of tiny bone bits here and there. We enjoyed the meal. There are plenty of parking at the restaurant. The restaurant itself is nice and clean.

    Came here for dim sum after a fiasco of a morning with my partner and was very pleasantly surprised. We only got three dishes, but they were all so delicious. The shrimp rice roll was really good. I find this dish to always be quite similar in all restaurants, but this place set itself apart with the soy sauce.. The soy sauce was so good and might be the best soy sauce I've ever had with a rice roll dish. The beef balls were also really good despite this not being a dish that I like very much. The pork and taro spare ribs were delicious too. Nothing to complain about. Everything here was so flavourful. I'd come back to try more dim sum or also try their dinner menu. Service was a little strange, but it was fine. The restaurant itself has the feel of any other Chinese restaurant in Vancouver. Free tea!

    Me and my partner were craving Chinese dim sum, so we went to The Jade Restaurant located at the northern part of Richmond. Although the back consisted of an array of spots, we went a bit after the "early bird" hour from 10am-11am as the busyness was dying down. When we entered, we were greeted by more dated design, and seated promptly after. Me and my partner got some Steamed Dried Scallop With Corn Dumplings, which were hot, steaming, bursting with savory, sweet flavor. The Steamed Wasabi Fish Maw With Shrimp Paste however, was a bit too overpowered with wasabi taste, which I thought ruined the taste of the other elements in the dish. Steamed Pork Spare Ribs were also a bit lukewarm and overall too greasy. Once the Deep Fried Spring Roll with Shrimp & Garlic came, I was quick to hope for redemption. Although it was still crunchy, it was lukewarm, and it seemed like they were leftover from an earlier batch. To finish off, we cooled down the the Longan & Lychee Pudding that had a mediocre, generic taste. Overall I'd grade this place as a fairly generic spot. If you're not coming for the early bird mentioned earlier (from 10am-11am), I'd say it's not as worth it as some of the other dim sum option from Richmond. If you do, good luck finding parking, as the nearby spots will be swarming with vehicles.

    We were trying to find a spot that could accommodate a big group of 12 for lunch, and we came here. It took a little for them to come take our order. We all ordered a variety of food to share, and ended up ordering too much. Food was decent. I really liked the sticky fried rice and shrimp egg rolls. Service though, wasn't the greatest. It took long to take our order, and it felt like they were ignoring us at times when we tried to talk to them. Some were a bit rude at times. Once, we asked a question, and she kind of huffed, rolled her eyes, and walked away. I'd never probably be in the area anytime soon, but will not feel the desire to come here again.

    This is authentic and fresh and so yummy! My mom and I tried this place on our recent visit to Vancouver. It was Waay better than we even expected. Would stay at same hotel just to go back! Highly recommend.

    Came here for dinner with a group of friends recently. It was a first time for me trying this restaurant. The restaurant is very nice and spacious where the tables are not cramped together. Service was attentive as they changed plates and refilled our teas and served the soup at a side table. We have a soup plus 6 dishes for 9 people and it was sufficient. Dishes were tasty. My favourite was the crispy pork knuckles. Another tasty dish was the special Chiu chow squid, dried prawns and leek dish. The baked rock salt chicken in hotpot was done just right.

    Went here on Sunday lunch time and it was rainy day too. I was craving for congee and their congee is the best. I love they give you fried wonton and peanuts for the congee, it good combination. The food was amazing! Highly recommend jade special fried rice. It's really good. You can eat it by itself. Also, assorted dimsum is a good idea to order to try different things. Mushroom steamed dumplings it taste like truffle and it very delicious. Service was okay, kinda slow I think it's busy that's why. They barely speak English too, which is kinda hard for us to communicate with them. Overall, I will come back for the food

    Fresh and delicious seafood! We were visiting Vancouver and my uncle recommended dinner at Jade. We enjoyed our seafood dinner. The restaurant is on the second floor. It's nicely decorated and our waiters were attentive and quite friendly! Fresh steamed spot prawns were sweet. We had Geoduck two ways and I loved the sashimi. Veggies were fresh and crisp and not overly oily. Every dish was large and we had so much good. I highly recommend this Chinese seafood restaurant if you're in the area.

    My family has been coming to Jade Seafood Restaurant for dim sum for quite some time now, so of course we had to come again on a recent Vancouver trip. Their dim sum is very solid, and they also have some unique dishes here (sorry don't remember the full names but we had some mushroom tart, salmon chip things that were really good and not usually seen at dim sum restaurants in the US). The prices are fair for what you get as well. As for the restaurant ambiance, it definitely doesn't look as "high class" as some of the other Cantonese restaurants in Richmond like Kirin, or Yue Restaurant, as the restaurant is a bit dark and tables are closer together, but the food quality is solid. Service left a bit to be desired, some of the servers were low key rude and didn't look like they wanted to be there at all. Parking is a bit tough here, since there aren't a lot of spots downstairs. You will need to leave your license plate on a tablet with the front desk to ensure that you don't get ticketed.

    We had the Dungeness crab dinner set that comes with Peking duck, chicken, rice, fish etc. The Dungeness crab was very sweet and delicious. They do it in 3 ways: rice, steamed and fried. The steamed was the best. Very meaty The Peking duck was okay. The skin of the outer wrap was VERY thin but not too thin that it would break. The duck was also cut very thin. Crispy but not meaty. The cabbage wrap that goes with this was okay. Could have been meatier. The chicken was WAY TOO SALTY. The skin was crispy and it was not dry but just too salty. We also added extra money to the set meal yo get the noodles doused I'm the leftover Dungeness crab sauce. That was delicious. There was also a crab soup in the meal and the crab in there was unfortunately a strong frozen flavour to a point where it wasn't edible. Overall the service was pretty good. For the amount of food you get it was somewhat expensive. The portions were just right to feed all of us. But I don't think it's worth the buck. A lot of the dishes were either a hit or miss. Like the chicken and the soup were a huge miss but the crab was a huge hit.

    This is my first time dining here. They're on the second level, however they do have an elevator for those who need / want it. Dining here is different from all the other Chinese restaurants I've been to. They serve some dishes on individually portioned plates. This didn't work well for us because some of my guests have food allergies. Not one wait staff asked us. They just assumed. They have a private lot where you can park. There is also street parking. During the night market though, parking is scarce and traffic is exhausting. The meal was quite expensive, food took a long time to arrive between dishes, quality of food was way below par. I don't think I'll return

    We used to go to the old Jade restaurant on Alexandra street. It moved to this new location for a while. It is still quite small but the decorations are much nicer. Dedicated parking lot. Dimsum dishes are 20% off M-F when you order before 11am. Tea is not free like other places unless you cut out their coupon from the newspaper. Pan fried bean curd was coated in battee and deep fried and served with thai sweet chili sauce instead of worcestershire sauce. It was very different but wasnt bad Smoked salmon on something crispy - turns out it was a cheap shrimp chip. Other places have a deep fried taro strip nest or something. Definitely not worth $8.69 Beef rice roll - lots of cilantro which I dont mind. It came with a very watered down sweet soy sauce. The rice roll texture was mediocre. Portuguese egg tart - did not come out hot. Was runnier than normal pudding like texture.

    Great service and foods. Recently, we had a king crab dinner. Cook perfect to taste. Dim sum, so so. Since they had a new chef for dim sum.

I was lucky I didn't wait long in line. Best to arrive early. I am not sure what the secret to the rice roll but Wow, it's so thin, silky, smooth texture with the toppings, so great together. The last 2 times we had rice roll with my daughter at Portland and Seattle- followed per Instagram reels- those did not even compare to these rolls. My first visit I got the combo which is the best deals, starts at $15.50 but depends on what you select for the selection for rice rolls and congee. I got the pork & preserved egg congee, shrimp, mushroom, pork rice roll. The 2nd visit I got the combo again, with liver & preserved egg congee, scallop and shrimp rice rolls, but I got my order wrong for the roll- they missed the shrimp. fyi-I found out that bean sprout, corn, toppings are free! Both combo came out to $17. super cheap! Cash only, they take USD but its the same dollar $ value. I wish they take credit cards, hehe. & the Verdict: Yummy, the congee hits the spot for comfort food, loved how it is cooked and they add peanuts too. Love the packet of sauce for the rice rolls, the umami-ness, so good. Best to eat it hot and fresh! Don't forget to ask for chili sauce, to add that extra spicy kick! For now, I am not sure I'll ever find a spot that is closest to Hei Hei for my congee and rice roll fix until I get to visit Richmond, BC again.

All 3 dishes in general were good.....the hargow could have used an extra minute or 2 in the steamer. The suimai was very good. I tasted every ingredient in this dish. Usually it is just a complete mix and you can't discern the different flavors. They tried something different with the cheongfun by adding pieces of Chinese donut to the roll. On a typical Sunday evening, the restaurant is usually fully occupied, but my friend had thoughtfully made a reservation a week in advance, so our table for five was ready upon arrival. As always, the restaurant was clean and well maintained, with good airflow thanks to the wide-open front entrance facing the parkade. The front desk receptionist greeted us cordially, and we were escorted to a cozy table in a comfortable location -- not too close to the washrooms, which I appreciated. Our meal began with the Kirin Special Assorted Cold Appetizer, followed by Crab Meat, Dried Scallops, and Fish Maw Soup. The soup arrived piping hot and was delicious, with a generous portion that could easily have served eight people. We also enjoyed Pea Tips Braised with Bean Curd and Assorted Mushrooms in Consommé, Marinated Free-Range Crispy Skin Chicken, Fillet of Cod Sautéed with Seasonal Vegetables, and Live Crab in Consommé with Ginger and Green Onion, served with E-fu Noodles. Overall, the quality and taste of every entrée were excellent. Service was top-notch -- tea and hot water were refilled constantly, bones and used plates were replaced promptly, and the servers were friendly and engaging throughout the evening. My friend and his family have apparently been regulars at this location for over two decades, which likely contributed to the exceptional attentiveness we received. However, one aspect of the experience genuinely disturbed me. All servers, including the captains, continued to wear masks at all times. While this practice was understandable two years ago, now -- five years after the onset of the pandemic, with COVID-19 managed similarly to other seasonal respiratory illnesses -- the continued universal masking in a fine-dining environment feels unnecessary and detracts from the overall guest experience. Fine dining, in my view as an avid foodie, is built on human connection, hospitality, and personal interaction. Masks create a more impersonal, almost clinical atmosphere. In a well-ventilated space like this, the environmental risk does not seem to justify the visual and social trade-off. Rather than providing reassurance, the persistent masking may unintentionally signal that the environment is unsafe or that management is out of step with current provincial health guidelines, where masking is now a personal choice rather than a mandate. Final verdict: Food & Service: 5/5 Ambience: 2/5 Overall: 3/5 -- as the current aesthetic feels more like a relic of 2020 than a leader in 2026 hospitality.

We also had to enjoy a "frozen HK milk tea" with it! Frozen here = chilled and it's served in a big bowl of ice so you don't dilute the rich flavor of the tea! As a non Chinese speaker in a rich Chinatown, service and communication can be challenging but that was not the case here at all! The staff was so welcoming, happily spoke English and helped us where necessary and made the visit incredible! It started because we saw signs saying cash only, but had not exchanged USD, and they quickly told us CC was welcome with an added fee, which we happily paid. I'm so glad I found Yin Ji and made the trip to get here during my time in Vancouver. If you're a fan of Chinese cuisine, especially breakfast and lunch staples, this is a must!
