With an extremely tight connection from getting off the cruise boat and jumping on a plane for our flight back home, we had to pick a dim sum place nearby the airport that was metro accessible. Our first pick (Sea Harbour) turned down our party of 2 with no reservations on Saturday around lunch time so we raced here (luggage and all) to see if this place would take us. Luckily, they had plenty of tables (not sure if it was a good sign or bad???) so we sat down and got busy ordering. We tried: Har gow (shrimp dumpling), siu mai (pork dumpling), cheung fun with scallops (rice rolls), steamed bean curd sheet roll, and the turnip cake. Mostly classics so we can compare the taste to dim sum from our home town (San Gabriel Valley in LA) and HK. The har gow and cheung fun tasted terrible (not sure if it was bad seafood?), but everything else was good. Portions were generous and the overall price is comparable to LA. Tea charge is $2CAD/pp (waived on weekdays). It seems like they have a bunch of promos going on depending on what time of day you eat your dim sum (we got 10% off our bill). We came for dim sum on a weekday because it was fairly close walking from our hotel. Jade is located upstairs in a mixed use building above some auto shops. Dimsum is discounted on weekdays: 20% off 10-11am and 1:30-2:30pm (closing), 10% off 11am to 1:30pm. Ordering is by a paper menu. In addition to traditional dim sum items, you can also order a large variety of cooked dishes listed on the back of the menu. We just went with dimsum: - Har gow: quite large, traditional - Siu mai: also very generously filled with pork and shrimp - Abalone and scallop soup dumpling: served with red vinegar. I haven't had one of these in a long time. The dumpling is mostly pork, but the flavor was really good, and it also comes with fish maw (not my thing, but it's a delicacy..) - Rice roll with shrimp: theirs also comes with yellow chive - Glutinous rice wrapped in leaves: very flavorful, with pork, sausage, mushrooms inside - Spareribs: a large portion, spicy, with taro - Egg tarts: kids loved these Portions were large, and it was solid dim sum. Staff were very friendly, even checking in with the kids. The total bill was very reasonable, especially with the 20% discount. Went to have a bit of lunch before going to dog park with puppers. Located on the second floor, parking lot available but very small and shared with all the businesses in the building. The restaurant itself is clean newer and bright with natural light from the windows. We ordered steamed shrimp dumpling, pork dumpling, fried turnipcake, fried taro dumpling, chickens feet, steamed bean curd roll with meat filling, curry cuttlefish and baked tapioca pudding. Most of the food was decent and solid with good flavor. Wifey was good with the pork dumpling which she usually didn't like due to porkiness aftertaste. But she said theirs was good and didn't have it. The cuttlefish was slightly over cooked as it was very hard and rubbery. And the baked tapioca pudding missed the mark. Good baked crust, the black sesame filling was good but the rest fell flat. The tapioca seemed over cooked and lost its shape. Came here for dim sum after a fiasco of a morning with my partner and was very pleasantly surprised. We only got three dishes, but they were all so delicious. The shrimp rice roll was really good. I find this dish to always be quite similar in all restaurants, but this place set itself apart with the soy sauce.. The soy sauce was so good and might be the best soy sauce I've ever had with a rice roll dish. The beef balls were also really good despite this not being a dish that I like very much. The pork and taro spare ribs were delicious too. Nothing to complain about. Everything here was so flavourful. I'd come back to try more dim sum or also try their dinner menu. Me and my partner were craving Chinese dim sum, so we went to The Jade Restaurant located at the northern part of Richmond. Although the back consisted of an array of spots, we went a bit after the "early bird" hour from 10am-11am as the busyness was dying down. When we entered, we were greeted by more dated design, and seated promptly after. Me and my partner got some Steamed Dried Scallop With Corn Dumplings, which were hot, steaming, bursting with savory, sweet flavor. The Steamed Wasabi Fish Maw With Shrimp Paste however, was a bit too overpowered with wasabi taste, which I thought ruined the taste of the other elements in the dish. Steamed Pork Spare Ribs were also a bit lukewarm and overall too greasy. Once the Deep Fried Spring Roll with Shrimp & Garlic came, I was quick to hope for redemption. Although it was still crunchy, it was lukewarm, and it seemed like they were leftover from an earlier batch. To finish off, we cooled down the the Longan & Lychee Pudding that had a mediocre, generic taste. Overall I'd grade this place as a fairly generic spot. If you're not coming for the early bird mentioned earlier (from 10am-11am), I'd say it's not as worth it as some of the other dim sum option from Richmond. We were trying to find a spot that could accommodate a big group of 12 for lunch, and we came here. It took a little for them to come take our order. We all ordered a variety of food to share, and ended up ordering too much. Food was decent. I really liked the sticky fried rice and shrimp egg rolls. Service though, wasn't the greatest. It took long to take our order, and it felt like they were ignoring us at times when we tried to talk to them. Some were a bit rude at times. Stopped by on a Sunday in a group of seven. Made reservations which are recommended for any dim sum establishment on the weekends. There is free parking in the back and along the street out front. I liked that there were tall windows with plenty of natural light. We ordered many dishes. Pretty standard dim sum...nothing particularly special. Came here for dinner with a group of friends recently. It was a first time for me trying this restaurant. The restaurant is very nice and spacious where the tables are not cramped together. Service was attentive as they changed plates and refilled our teas and served the soup at a side table. We have a soup plus 6 dishes for 9 people and it was sufficient. Dishes were tasty. Went here on Sunday lunch time and it was rainy day too. I was craving for congee and their congee is the best. I love they give you fried wonton and peanuts for the congee, it good combination. The food was amazing! Highly recommend jade special fried rice. It's really good. You can eat it by itself. Also, assorted dimsum is a good idea to order to try different things. Fresh and delicious seafood! We were visiting Vancouver and my uncle recommended dinner at Jade. We enjoyed our seafood dinner. The restaurant is on the second floor. My family has been coming to Jade Seafood Restaurant for dim sum for quite some time now, so of course we had to come again on a recent Vancouver trip. Their dim sum is very solid, and they also have some unique dishes here (sorry don't remember the full names but we had some mushroom tart, salmon chip things that were really good and not usually seen at dim sum restaurants in the US). The prices are fair for what you get as well. As for the restaurant ambiance, it definitely doesn't look as "high class" as some of the other Cantonese restaurants in Richmond like Kirin, or Yue Restaurant, as the restaurant is a bit dark and tables are closer together, but the food quality is solid. Service left a bit to be desired, some of the servers were low key rude and didn't look like they wanted to be there at all. Parking is a bit tough here, since there aren't a lot of spots downstairs. You will need to leave your license plate on a tablet with the front desk to ensure that you don't get ticketed. read more

We had the Dungeness crab dinner set that comes with Peking duck, chicken, rice, fish etc. The Dungeness crab was very sweet and delicious. They do it in 3 ways: rice, steamed and fried. The steamed was the best. Very meaty The Peking duck was okay. The skin of the outer wrap was VERY thin but not too thin that it would break. The duck was also cut very thin. Crispy but not meaty. The cabbage wrap that goes with this was okay. Could have been meatier. The chicken was WAY TOO SALTY. The skin was crispy and it was not dry but just too salty. We also added extra money to the set meal yo get the noodles doused I'm the leftover Dungeness crab sauce. That was delicious. There was also a crab soup in the meal and the crab in there was unfortunately a strong frozen flavour to a point where it wasn't edible. Overall the service was pretty good. For the amount of food you get it was somewhat expensive. The portions were just right to feed all of us. But I don't think it's worth the buck. A lot of the dishes were either a hit or miss. This is my first time dining here. They're on the second level, however they do have an elevator for those who need / want it. Dining here is different from all the other Chinese restaurants I've been to. They serve some dishes on individually portioned plates. This didn't work well for us because some of my guests have food allergies. Not one wait staff asked us. They just assumed. They have a private lot where you can park. There is also street parking. We used to go to the old Jade restaurant on Alexandra street. It moved to this new location for a while. It is still quite small but the decorations are much nicer. Dedicated parking lot. Dimsum dishes are 20% off M-F when you order before 11am. Tea is not free like other places unless you cut out their coupon from the newspaper. Pan fried bean curd was coated in battee and deep fried and served with thai sweet chili sauce instead of worcestershire sauce. It was very different but wasnt bad Smoked salmon on something crispy - turns out it was a cheap shrimp chip. Other places have a deep fried taro strip nest or something. Definitely not worth $8.69 Beef rice roll - lots of cilantro which I dont mind. It came with a very watered down sweet soy sauce. The rice roll texture was mediocre. Busy dim sum restaurant with morning specials. There is a 20% discount if you come in the morning and ordered before 11:30. (Unfortunately we didn't make it this time but will make mental note for future reference) We ordered Shio Mai, shrimp hargao,my favorite duck feet, fried bean curd with shrimp, egg yolk custard bun, fired calamari, beef noodle and black sesame mochi. The fried bean curd with shrimp was excellent! I like most of them except the calamari has no tentacles which was disappointing for the kids. Inside is pretty spacious with lots of tables for dinner and dimsum. This review is just for their dimsum takeout. They were running a special where you get 9 dimsum items for a little over $60. This is actually a pretty solid deal as it was enough for 3 people. Portions are decent for each items, and the taste is comparable to other Cantonese restaurants in the area, which to say is very good for North America. There are 2 sweet items, and 7 savory items. Would definitely recommend if you want some restaurant-quality dimsum but still don't want to dine-in yet. read more

We've driven by this resturant many times and decided since we've ate at almost all the dim sum spots in Richmond, let's give this one a try. Biggest mistake we've ever made! Located on the 2nd floor, parking is horrendous to find. We came later on purpose and still couldn't find a spot so we thought this place must be good. It was around 1:30pm and it was half full. It took over 30 mins for our 4 dishes to arrive and it only came because I had to inquiry where our food was when the table that came after us already received all their food. They time stamped it and noticed they just put in the order when I asked as the receipt gets left on the table. We would've been more understanding if it was busy but to top it off, the server was rude. I believe his name was Lawrence. I guess he thought we were "CBC" that didn't speak any cantonese or mandarin. The minute we asked for the bill and complained in cantonese, you could see his facial reaction change and he still never even apologized. It took so long for the 4 dish to arrive that we cancelled it and left. There's a reason I'm not the only one giving this place a bad review. Definitely do not recommend and will not come back again! There are so many other dim sum restaurants that are way better as everything tasted subpar. Wasn't even worth taking a picture to show ya'll. I can't speak for their dinner but if it's the same servers and service, it'll be the same. My wife is Cantonese and always looking for authentic food, so we traveled all the way to Richmond and we were not disappointed! We tried the lobster sticky rice, beef with eggplant, and ginger custard and everything was delicious. The restaurant is filled with regulars, families, and old Asian folks which speaks to the quality and consistency of the food here. Most of the servers primarily speak Chinese, but we ordered in English and didn't have an issue. The food came out pretty fast too. Pretty typical vibe for a traditional Chinese restaurant. Vancouver, BC vs Los Angeles, CA 4 day trip. High rec from a native. She threw down the gauntlet and proclaimed that dim sum in Vancouver far surpasses dim sum in LA. So I made a reservation for some early yum cha for 2. The parking lot is rather small. The restaurant is upstairs. When we arrived it was about a third full. When we left the place was packed. Clearly, this was the place to be. There were a few surprisingly innovative items on the menu. To start, we attacked the standards first. We got the assorted 3 kinds of dim sum that included 2 crab meat, 2 shrimp and 2 mushroom dumplings. I'm not a mushroom person so I rewarded my friend with 2. Apparently it was a little over mushroom-y, she took a bite (and she likes mushrooms) and decided that would be the end of the mushroom dumplings. Value bites, we were moving on to tastier things. I did enjoy the flavor and appreciated the boneless-ness of the black bean spareribs. We went out on a limb and ordered the steamed rice roll with bitter melon and chicken. I typically get bbq pork or shrimp but this was super refreshing. We added the standard pork sui mai for a baseline comparison. Not outstanding. LA won that one. The deep fried shrimp spring rolls were simple but they were good as an appetizer. The best item we had was a also new (so it said) to the menu. It was turnip cake wrapped in a birds nest of noodles and deep fried. While I would have put more lup cheong into the turnip cake, the entire item as a whole was outstanding! We finished ourselves off with the Portuguese egg tarts. The custard was made with eggs and coconut milk. I like coconut milk desserts so I enjoyed my tart mucho. read more

First time after they've moved to this new location away from the famous "Food Street" on Alexandra Road. The new location still offers free parking but the design of the mall is a bit weird, with only one entrance to the parking lot; when its busy, it can be a bit crazy getting in and out. The dining room is nice and open with typical Chinese Restaurant style decor. The tables are not too cramped together and still have a bit of space in-between which makes a different. As you can see from my photos, all looked pretty decent, price is slightly on the high side, but if you don't mind coming early, they still have their 20% off from 9:00am - 11:00am ( bill had to be paid before 11:00am to get this special ). All the dim sums are on-point with flavourings and size, kudos to the dim sum Chef for making the wrappings! The texture is perfect and when you pick-up a Shrimp Dumpling for example, it will not break on you! A lot of places nowadays encounter that problem with soggy and easily breakable wrappings. Service is average, I would expect after the re-location, it would have improved, but actually I experienced better service in their old location. All things considered, this is a decent Dim Sum place, and if you are here during the weekdays, there will be plenty of seats ( we came at 10:55am and there was no waiting ). But I can imagine the weekends will be much busier. So if you want a change, come and try out their steamed dumplings, you will agree that the wrappings are much better then average! read more

This location is a bit more handy than the old one on Alexandra where parking was often an issue. Located in a brand new building just blocks from the casino, the ambience is much more pronounced with a grandeur decor upstairs. The menu is similar to the old one but as you may suspect, the prices have gone up a bit. They don't offer the 10% off for orders made before 11:30am, but they do have 20% off before 11am. With that, the prices are very reasonable. I had the classic siu mai, spare ribs with "On Hong" pork, Shrimp and preserved egg deep fried roll. We filled our tummies up with a fish congee which at first glance looks pricey but when you see the portion, and the sliced Chinese donuts that come as a ​compliment, then it's quite reasonable. I drove to Canada for the first time since 2019 just for dim sum. My go-to dim sum place was fully booked, so Jade Seafood was a last-minute decision and it did not disappoint. The space is large and very clean. The service was quick, our tea pots were never left empty for long and the food kept coming. My favorite (vegetarian) dish was the sweet and sour eggplant and vegetables. The mango jelly dessert was so delicious as well. The Portuguese egg tarts were a little too eggy, I prefer them more firm, but the taste was still good. The turnip pumpkin cake was just weird, I do not recommend. Of note, they do not have a, changing table in either the male or female bathrooms :/ the parking lot is a modest size, but I can see it filling up fast. Also conveniently located near the Richmond night market. Overall, I would cross the border again for this restaurant. read more

Eating out is getting to be so costly, and eating at Jade seafood is no exception; $35 per person for dim sum is a bit much though. Sure the food is good, service is adequate and parking is ok too but I do miss the days when $20 per person was already too much - and those days not that long ago. But, hey, no fair to whine just about Jade as eating out is getting to just be too expensive in Vancouver all over. Food as I said remains good, and they do use quite high quality ingredients ie. the chicken paws in their phoenix claws are the larger, more expensive ones instead of the tiny ones at other places, the prawn rice rolls has 3 large succulent prawns in each roll, and the Har Gau also stuffed with these large prawns. The egg tarts were great as it was served warm - nice touch! Service was nothing exceptional except that like most places now, there does seem to not be enough staff and the only thing that helped was that the restaurant was not full. Dim sum restaurants on Saturdays at 12:30 should be jam packed with people forming a line, but not so at Jade! Jade serves decent Chinese food. However, you can say that for a lot of restaurants in the area. A key selling point for me is their large, private room that fits 4 tables. This is perfect for parties. Not everything they serve here is that good but some items like those giant shrimp meat balls are awesome! That chicken dish that I posted a picture of was also on point. It's a very clear 3.5 for me, but the service is killer so rounding it up to a 4. This place was packed on Sunday night - every table full the entire evening and as far as Cantonese food goes, it has a lot of the classic seafood dishes with a very light clean flavor. As a Cantonese person, I appreciate that, but to perhaps some who are less initiated to southern chinese cuisine, they might find it bland - or to someone like me who has had their taste buds blasted, also have become a little too desensitized. Anyways, the servers do an amazing job of checking up on you, removing plates and giving you new ones to ensure you have what you need, etc. The food itself for the most part is pretty average or a little too bland for my liking but there were a few standouts from our banquet: 1. Braised egg tofu with vegetables - firmly fried egg custard discs coated in a light sauce with veggies. Egg tofu is always awesome and they do a great rendition here. 2. Peking duck - gorgeous roast duck with pancakes. They do a great job butchering the bird with meaty portions and fatty skin. Basic accompaniments but it's good. 3. Fatty braised pork belly with preserved vegetables - fatty pork belly that's meltingly tender, reduced glaze, lettuce and veggies soaking in the sauce. Get some rice and go to town. 4. Lobster sticky rice - can't really go wrong as lobster is good and sticky rice is good and putting them together is basically a chinese thanksgiving bird? Sorta. It's not the best rendition of the dish in town but it'll do for a banquet. Crispy seafood noodle was a little burnt on the bottom and the seafood stuff on top was a little too mild. Sweet and sour pork has an awesome presentation (as does all the dishes) but wasn't that crisp - although it wasn't super sweet either. All in all, it's good canto food and make sure to bring family or a small army - they don't have small tables but at least it means you get to try a lot! read more

We came here for dim sum and was kind of surprised at the limited options. The price ranged from $5.29 (CAD) for small item to $8.29 (CAD) for special items. Some of the items that I really enjoyed were the boneless pork ribs and the steamed chicken with cordycep flower. Both these dishes had a high flavor profile. My recent visit on 22nd Aug for dinner was a big disappointment. It was a Monday but the service was slow. Understood there were some kind of big event/groups in the VIP rooms . It took almost 30 minutes before the manager could take our orders. We ordered soup of the day, whole soy sauce chicken, lingcod fish fillets stir fry with celery and snow peas, lingcod fish ( bony parts ) steamed with black bean paste instead of lingcod fish stew pot because one of our friends doesn't eat pork, fermented bean curds stir fried Tung Choy.........etc... The soup did not come first but after two dishes were being served and when I asked one of the servers. Shortly after a few dishes, the manager told me there was only half soy sauce chicken left/available from the kitchen and if I would like to replace the half chicken with Jade Special Chicken. I requested the roasted rock salt chicken in hot pot but he told me it would take an hour. The Jade special chicken wasn't my first choice but we accepted it. 15 minutes later, the same manager came to tell me the remaining half soy sauce chicken was gone. I didn't understand how did it happen. It was extremely disorganized between the manager and the kitchen. With the disappointment we had, the manager agreed to replace the whole soy sauce chicken with the roasted rock salt chicken in hot pot and would try to make it less than an hour. When the lingcod fish fillets stir fried arrived at the table, we noticed the vegetable was Yau Choy instead of celery and snow peas. We didn't even bother to tell the manager. However, when the steamed lingcod fish arrived at the table. It turned out it was the stewed lingcod fish in clay pot with pork. I asked the same manager why it turned out different, he just said it was his fault and would offer us the free steamed ginger milk custard. There was no replacing of the lingcod fish stew pot. For the fermented bean curd stir fried Tung Choy, both me and my other friend found plastic in the vegetables while chewing it. It was the part of those plastic cable ties. We showed them to the same manager and he replaced it with a new one as per our request. We were still skeptical about the new Tung Choy. I was a big fan of Jade Seafood Restaurant. However, I have reservation now especially with all the disappointments I experienced on 22nd Sep. I always think Jade Seafood Restaurant has certain high standard of services and food quality. Came here for a huge friends and family gathering and tried a whole load of their specialty dishes. The reason for coming here was the sticky rice stuffed chicken that was deep fried with taro. This was delicious but so very very greasy that even just one piece was enough. The sweet an sour pork was served in a real pineapple and each piece had a nice coating of batter with quality meat encased. Some other dishes included the beef with fried mushrooms, lobster on yee mein and a vegetarian stir fried veggies with noodles. All were done quite well without being too oily and having enough protein to carb balance, but the prices are quite high. We finished off the feast with a cod hot pot, fried egg whites (tiny portion size), fried spicy pork chops and a fried rice. Overall, I wouldn't give it such a high rating only because its quite expensive for the food! Rude and not interested in Customer Concerns. Our Waiter was Lawrence, who was not cooperative when we stated that we were strictly Vegan. Changed our order, and was Rude about it. When tried to inquire about the changes, completely ignored me and chatted with my Shanghai wife. Not a very good first impression.
