    We came here for dim sum this time. A bit annoyed that we'd made a reservation but still ended up having to wait a good 15 minutes or so before we could get a table. Minor setback I suppose though as we generally do like this restaurant a lot and so we've been here multiple times and will probably end up here again in the future. There were a couple of dishes that weren't so stellar this time (egg tarts and sticky rice in banana leaf wrap), but everything else was awesome. Especially loved the pan fried rice rolls with soya sauce. Lots of "wok hei" flavor in it! There was also some kind of deep fried tofu dish with seaweed on it. That was quite different and very much enjoyed it too. Parking is free but somewhat limited as it's shared with other businesses in the plaza; however, there is also free parking on the street if you're not able to get a spot in the parking lot. Overall, a great place to come for dim sum.

    My parents and I came here for a dim sum lunch today. We hadn't been here for a very long time so we thought we'd pay a visit here. The foods were quite good. We had steamed pork dumplings with abalone, fried chive dumplings, steamed spare ribs and rice rolls with fish paste. They were some of the better dim sum dishes I've had in town for the past 2 years since I came back to the area. However, it was EXTREMELY loud in the restaurant. Patrons had to speak over each other to converse which became a vicious cycle. The whole dining room is carpeted which is unusual for a restaurant off the street. I wonder if that was an attempt by the restaurant to soften the acoustics. However, the flooring looks very grungy from street grimes and food spill. The prices are on the higher end. Over 95% of the dim sum dishes are priced in the $10.68 - $13.58 range. I wouldn't have any problem with the pricing if the atmosphere were better given the dishes were quite good. There were two boisterous parties seated at adjacent corners. Every member of one party was red-faced (from alcohol consumption) and speaking at the top of their lungs. I would not want to pay high end pricing to be in an environment that reminds me of a high school cafeteria with rowdy crowds. I wish the restaurant would seat large parties in their smaller dining room. My dad was paying the bill with cash. The waitress stood by our table until my dad finished placing the money in the billfold. That was a bit tacky of the waitress in my book. She would not need to wait since we were not paying by card. Waitstaff of a restaurant charging this pricing level should walk away when patrons are paying their bills with cash.

    Went to prince for dimsum for the very first time, decided to try this place since we have always just tried dimsum in Richmond and this place is so much closer. First of all, parking is a nightmare. There needs to be a better system nearby, we had to park sooo far away. We tried a lot of things, price is a little steep. But flavors r all very good. Ranking from fav to least fav: 1. Purple rice roll with fried dough, shrimp and cheese: this is the mvp of the table. It just is so delicious, everything blends together and everyone loved it on our table. 2. Fried squid tentacle: the portion is pretty small, but it tastes delicious!! 3. Taro pastry with curry chicken and scallop on top: very fancy combination, I like it but I wish the curry chicken is a little more savory, it's like curry waving at u from a distance. The texture tho is great 4. The durian mochi: it's very good! 5. Hargow, siumai: siumai is tiny don't order, hargow is fine, same with everywhere else. Beef ball is tiny too. Don't order Service is not good, very slow.

    Thanks to my friend for recommending Prince for Chinese new year dinner! Really enjoyed the food, service was on point too. Very attentive and quick to help us with our requests. Ambiance is that of any Chinese restaurant, busy, loud etc but very clean and nice!

    Very clean and bright restaurant with typical Chinese restaurant tables large circular for family style and smaller for groups of 5 -. We ordered many dishes and moist were delicious. The deep fried Taro dumpling was nicely fried and tested good. The texture of the taro was smooth and the inner pork filling was curry flavored and good. The sui Mai was deliciously proper with the springy texture and flavor. The only thing was I'm used to the masago on top place after so it retains it's shiny orange color rather than the opaque dull cooked color it had from adding before steaming. Beef balls are ok, nothing special but got the job done. My usual favorite the bean curd roll wasn't my favorite here. It's usually served with a oyster/ soy sauce but this one is served in a creamy broth. It's flavor was slightly milky due to the broth and tasted ok.. but I like the original version better. The filling was correct and texture of everything was spot on other than the broth. The shrimp dumpling again standard and decent, peanut dumpling was spot on a I had a bad experience with that particular order in Victoria. The steamed egg bun was decent. The filling was creamy and not overly sweet. But I did find the bun slightly more dense/ doughy and I like. Chicken feet cooked nicely, gelatinous and tasty. Beef rice roll was ok, the rice roll was ok but nobody can beat a specialty plane that makes the rice roll delicately thin.. The fried radish cake again was ok, nicely fried and standard. The last dish the fried egg/ prawn rice noodles tasted good. Had a very good wok hei and an ok serving size. I've had larger portion with a few more prawns at other establishments with same good wok hei and price point. Overall the entire meal was delicious and service standard of Chinese places. Definitely decent food only draw back is the horrible parking situation.

    We came here for dim sum on a weekday and it was packed! The parking lot is tiny. Street parking may be better. Service was typical Chinese style - brusque and hurrying. We had about 12 dishes for 5 adults and a child. We struggled to finish everything but we did it. The food was good and the prices were in the $10-12 range for each dim sum dish. The days of $4-5 per basket are long gone. Nothing really stands out. The shrimp paste stuffed eggplant is the crowd favorite. As this is a busy place, the staff does try to get you to settle the bill quickly once food is gone. Not a place to chat over tea. No "yum cha" culture in this restaurant.

    Pretty good dim sum place by Renfrew Station. Parking is available next to the building (2 lots). There is also street parking in the vicinity. The inside is quite large and actually looks pretty modern, with a classic Cantonese restaurant feel. Pricing is suprisingly reasonable at the time of writing, at $7-10 for most baskets. I can see why the place is packed. Quality is very decent too. Everything tasted fresh. I don't think I had a single bad item among the pile of dishes the bunch of us ordered. This will probably be one of my go-to dim sum places going forward. Recommended.

    Typical cantonese seafood restaurant focusing in lobster, king crab and other shell fishes. All dishes were amazingly well prepared, colourfully presented and out of this world taste. Service is very efficient albeit slow as the place is always packed solid. Reservation is prerequisite. Ambiance is very attractive as it has been redecorated recently.

    Huge Chinese restaurant that offers authentic Chinese cuisines. Expensive place to eat I got the deep fried Crab claw and its morethan $9 per piece and the wild black fried rice with dried scallop and chicken which is almost $40.(huge serving though) Well the quality of the dishes are really good specially the wild black rice,full of flavors that explodes in your taste buds.A pop is morethan $5 omg I thought I am inside airport or cinema hahahaha. Ambiance is upscale and classy crew wears neat and formal attire,service in all honesty is a bit slow and somewhat unfriendly to me,crew are speaking in their native tongue which I find so rude considering their clients are Multi cultural. A bit noisy well Chinese clientele are really loud but that is not a problem. This is a busy restaurant that is why waiters are always pre occupied preparing tables for next set of customers. Call first before coming looks like dinner required a reservation. Foods are really excellent but when I visited I was disappointed with the service considering tip is from 12-20% Excellent for large group the place can easily house 100 clients. Not sure if its kids friendly. Parking is free but limited front and at rear plus street parking. I visited before 3 pm dim sum is up to 3 pm only. Serves alcoholic beverages. Market value: EXPENSIVE.

    We came for dinner - the food was okay. The lobster was a bit overcooked. The crispy pork wasn't crispy enough. It was more hard than crispy. The shrimp ball wasn't crispy enough. Service was pretty fast. Not my first choice for Chinese food

    After reading a few reviews, I wasn't expecting much. Many of the reviews mentioned steep prices, food not meeting expectations, minimal parking, rude staff and slow service. Also considering that my visit was on Mother's Day, the busiest and most logistical nightmarish day of the year, for all restaurants, my expectations were low. Yes, the parking is minimal and the spots are unusually tight; however, we found a spot upon arrival. I would recommend to arrive early to ensure finding parking. We were seated at our promised reservation time, even thought the place was packed. The food arrived promptly. All but one dish was perfectly cooked. Some of the dishes were outstanding, such as the wild rice with dried scallops and the crispy curried scallop taro dim sum. A couple dishes were disappointing, the shrimp paste eggplant and shrimp paste egg tofu. They tasted too similar with the same bottled and overly sweet chili sauce used as flavoring. I would not expect a place known for steep prices to be using an ordinary sauce that I could easily purchase at any supermarket. The shrimp paste with egg tofu was also a bit over cooked. Service was, dare I say, very good?? The hostess individually wished both my mother and mother-in-law a happy Mother's Day. Requests for things like napkins, hot sauce and takeout boxes were attended to immediately. Yes, the prices are higher; however, the atmosphere, tableware, decor, etc, are all higher end. My mother noticed that the dim sum steamers all appeared to be pretty new as well. Overall, it was a great experience. If I knew the menu better, the meal would've been even better. Recommended.

Once we sat down and were handed the full menu, though, I had a brief moment of panic. The menu is huuuge and varied, plus none of the items I had mentally planned on ordering were on there. We pivoted and ordered pork siu mai, congee, look fun noodles, and a few steamed buns (they're especially known for those). The congee, noodles, and siu mai were all fine--very standard, not particularly memorable. In fairness, they weren't what I came for in the first place, so that probably shaped my expectations. The real standouts were the pork asado siopao and the chicken deluxe (bola bola). Both have Filipino roots, and the siopao especially brought a comforting sense of familiarity--soft, fluffy, and filled with that sweet-savory pork that felt like home. Those alone made the visit worthwhile. They actually have quite a few other Filipino influenced items like hopia and puto which was surprising. Ironically, it was only after we left that I noticed the sign on the window highlighting their most popular items--exactly what first-timers should probably stick to. I had ordered a few pastries to go with the intention of trying them later... and then completely forgot about them, which I'm still a little sad about. Overall, it was a good visit with a clear lesson learned: go in with a game plan and order the hits. It's a beloved Vancouver institution for a reason, and I'd definitely recommend stopping by--just know it's cash only and do a little pre-order research so you can make the most of it. I'd give it more like a 3.5 vs a 4 star, but I'm already planning a redo focused purely on the classics.

I was lucky I didn't wait long in line. Best to arrive early. I am not sure what the secret to the rice roll but Wow, it's so thin, silky, smooth texture with the toppings, so great together. The last 2 times we had rice roll with my daughter at Portland and Seattle- followed per Instagram reels- those did not even compare to these rolls. My first visit I got the combo which is the best deals, starts at $15.50 but depends on what you select for the selection for rice rolls and congee. I got the pork & preserved egg congee, shrimp, mushroom, pork rice roll. The 2nd visit I got the combo again, with liver & preserved egg congee, scallop and shrimp rice rolls, but I got my order wrong for the roll- they missed the shrimp. fyi-I found out that bean sprout, corn, toppings are free! Both combo came out to $17. super cheap! Cash only, they take USD but its the same dollar $ value. I wish they take credit cards, hehe. & the Verdict: Yummy, the congee hits the spot for comfort food, loved how it is cooked and they add peanuts too. Love the packet of sauce for the rice rolls, the umami-ness, so good. Best to eat it hot and fresh! Don't forget to ask for chili sauce, to add that extra spicy kick! For now, I am not sure I'll ever find a spot that is closest to Hei Hei for my congee and rice roll fix until I get to visit Richmond, BC again.

She wanted to go to Kirin. Plenty of parking in the mall. Hostess greeted and seated us promptly. Restaurant was busy but not crazy. This was at 10am on a Thursday. Waiters were attentive. Usual table service was in place. Took our order and food came out at acceptable pace. When we were done, they politely boxed up the leftovers and we paid our bill. So service was on point. The food we ordered came out hot. The staples that I order to test was hargow, suimai and pai gwut(spareribs). All 3 dishes in general were good.....the hargow could have used an extra minute or 2 in the steamer. The suimai was very good. I tasted every ingredient in this dish. Usually it is just a complete mix and you can't discern the different flavors. They tried something different with the cheongfun by adding pieces of Chinese donut to the roll. I personally think it didn't add much to the dish, taste or texture wise. I did like the pea shoots with shrimp. I think it is a good combo. All in all a good dimsum. I also noticed they did not charge us a tea service. The cost of the food is comparable with other restaurants at this level. On a typical Sunday evening, the restaurant is usually fully occupied, but my friend had thoughtfully made a reservation a week in advance, so our table for five was ready upon arrival. As always, the restaurant was clean and well maintained, with good airflow thanks to the wide-open front entrance facing the parkade. The front desk receptionist greeted us cordially, and we were escorted to a cozy table in a comfortable location -- not too close to the washrooms, which I appreciated. Our meal began with the Kirin Special Assorted Cold Appetizer, followed by Crab Meat, Dried Scallops, and Fish Maw Soup. The soup arrived piping hot and was delicious, with a generous portion that could easily have served eight people. We also enjoyed Pea Tips Braised with Bean Curd and Assorted Mushrooms in Consommé, Marinated Free-Range Crispy Skin Chicken, Fillet of Cod Sautéed with Seasonal Vegetables, and Live Crab in Consommé with Ginger and Green Onion, served with E-fu Noodles. Overall, the quality and taste of every entrée were excellent. Service was top-notch -- tea and hot water were refilled constantly, bones and used plates were replaced promptly, and the servers were friendly and engaging throughout the evening. My friend and his family have apparently been regulars at this location for over two decades, which likely contributed to the exceptional attentiveness we received. However, one aspect of the experience genuinely disturbed me. All servers, including the captains, continued to wear masks at all times. While this practice was understandable two years ago, now -- five years after the onset of the pandemic, with COVID-19 managed similarly to other seasonal respiratory illnesses -- the continued universal masking in a fine-dining environment feels unnecessary and detracts from the overall guest experience. Fine dining, in my view as an avid foodie, is built on human connection, hospitality, and personal interaction. Masks create a more impersonal, almost clinical atmosphere. In a well-ventilated space like this, the environmental risk does not seem to justify the visual and social trade-off. Rather than providing reassurance, the persistent masking may unintentionally signal that the environment is unsafe or that management is out of step with current provincial health guidelines, where masking is now a personal choice rather than a mandate. Final verdict: Food & Service: 5/5 Ambience: 2/5 Overall: 3/5 -- as the current aesthetic feels more like a relic of 2020 than a leader in 2026 hospitality.
