Great Philly sandwiches. As good as Jim's Steak's on the south side of Philadelphia, but closer.

Great food - good prices .. try the Godfather's if you like meatball subs .. this one will blow you away.

I go to John's about 3 to 4 times a month. I was born and grew up in New York and loved steak and pepper sandwiches..John's are the closest to what i grew up eating. I order the cheese steak with peppers, onions, hot peppers and provolone cheese (sorryPhilly fans keep your cheese whiz!) its always hot and more than packed with meat to fill anyones stomach! I've always been happy with the service and the food. It comes out fast and my cajun fries are hot and tasty..if you get fries..be hungry because a regular order is huge, I usually get a half order. As I said before this is my personal choice for a steak and pepper sandwich like the ones I grew up with. read more

I was going to go to the Taco Bell next-door because I'm in a bit of a hurry but everybody at John's was really quick and I couldn't be happier about my choice, I'm pretty sure I'd still be sitting in the Taco Bell drive-through right now. I am a local and have tried most of the regular places to eat in Seal Beach. His shop has been there about 8 years now. Been to John's Philly Grille six times. Each has been a very good experience. Today, tried the #4 Cheese Steak sandwich with onions, chili relish, and bell peppers. Loved it. I will be returning there again. I got to meet the owner, John, who is a easy guy to talk to. He told me all about his shop. Place is small, colorful, cozy , nice, nothing pretentious. Has outdoor eating area for those sunny beach days. John has his own line of sodas and makes his own Water Ice ( it is like ice cream, without the cream or milk ) great flavors, The sandwiches are really big with lots of meat, the 6" sandwich is all I can eat at one time. If you stand in front of the counter area, you can see the cook grilling the food, inserting the ingredient's which gives you confidence in the quality and cooking of the food. Only negative is that it is hard to find at first. It is located in the center which has the McDonalds and Taco Bell. His shop fronts onto Marina Drive, at the corner with Pacific Coast Highway. I really like the Philly Cheese Steak sandwiches the specialty of the house, don't waste your money ordering any thing else...this is the best place for Philly Sandwiches. You wont find a better cheese steak any place else, fans of Phillys Best do yourself a favor and visit this place, it will win you over. Its tucked away behind the mcdonalds and taco bell but get past finding the place and you'll be rewarded with food that packs a punch. I will never go here again. They are cheapskates and not very smart. I tried to order a whole philly cheesesteak with only half green peppers like i always have for over 3 years coming in here. There place charges a ridiculous extra charge on a half cheesesteak. SO, if you buy two halves it costs more than buying one whole cheesesteak. Dumb charge. Ripoff! A whole cheese steak with or without green peppers cost the same here. I don't like them and my friend does so we split it . Never had a problem until the last week. I was told that the owner won't sell it like that. I was told it is like making two different sandwiches. No, he just wants to rip people off for charging more for two halves. Dumb choice. Really, different condiments ? I can order a McD hamburger without onions or with and it doesn't cost anymore and it is still a hamburger. I got a cheesesteak and when I got it home the roll looked like it fell off the truck and was run over a few times. I grew up in Jersey so I know what a real Philly cheesesteak is supposed to taste like. The meat wasn't seasoned. This is my third time trying them hoping it would get better. Cheese fries were ok. Nice touch of home to have Tastykakes available and inside feels like a place on the east coast. Staff was nice. Season the steak and pay closer attention to quality assurance and there will be more customers. read more

John's does their cheesesteaks with provolone, not Cheez Whiz, which is fine with me. I'm a cheese fan in general so I'd eat either, but I know the provolone vs the Whiz thing matters to some people so I just wanted to put it out there first. That being said, I reeeeaaallly like this place! My go-to order would be "The Works" which is meat, cheese, green peppers, onions, and mushrooms, with or without hot peppers. I like it WITH, and lots of them. Portions are generous, so I always order the half, which is still super filling. I always end up eating the filling out of the bread with a fork because I'm THAT full, so I recently ordered mine without bread, and it was great. I know it's not really a "sandwich" at that point, but it's perfect for me! The chunky garlic hot sauce that sits on the tables is not hot at all in my opinion, but tasty. Their thick-cut steak fries go well with the sandwiches. If you have room, and you're in the mood for something sweet, they sell Tastykakes and water ice (similar to sorbet) as well. read more

Our office always buys lunch @ Taco Bell or McDees in front of this John's Philly Grille. We always saw it but never tried it til now. All 4 of us ordered the same thing, Bell Pepper Cheese Steak. John's Philly Grille: If You're Going Out for a Sandwich Why Go Anywhere Else? John's Philly Grille is located in Seal Beach California on the Pacific Coast Highway. It's a sandwich shop. Nothing fancy. About six tables inside and four outside. People who bring their dogs sit outside. I haven't seen any cats or iguanas yet but I guess it's possible. You order at a counter. The help is friendly and helpful. They bring the food to the table, make sure you have the condiments you need and are always ready with answers for any questions or requests. The basics of any sandwich is the bread. This bread is fresh baked daily and it is delicious. The crust is slightly firm and the body is aromatic. Once you've had a sandwich on the bread here my bet is you'll never go back to that underground railroad place. You can guess from the name of the place that the signature sandwich is the Cheese Steak. There are several variations; mushrooms, provolone, green peppers, etc. There's a chopped pepper topping that's just the right amount of spicy for this. And, again to the bread, the bread holds up under the generous serving of beef (or chicken can be subbed) and absorbs the juicy sauce produced by the meat, onions and other items you might add without falling apart or becoming hard to handle. Some people complain about the flavor or lack of flavor. Hot sandwiches are served at a temperature required by law not the temperature required by taste. When you order hot food in a restaurant you should allow it to cool a few minutes before eating it. Then you'll get the full taste experience. I go here a couple of times a month. After living the past 18 years in Philly, I was all set to be skeptical about John's, especially when the guy who took our order said that they didn't have Cheese Whiz but that American cheese was more authentically Philly anyway (he later admitted he'd never been to Philly). But, the steak did the talking. The meat was tender and moist, the onions cooked until they were nice and soft and sweet, and the cheese was all melted inside the steak instead of plopped on top, which is key. My husband pointed out that the only thing keeping this from rating in the very top tier of steaks we've had in Philly was the roll. A good steak roll is sort of spongy and this one was a little too crunchy on the outside. But, what was inside the roll was fantastic. Definitely going back here again! read more

My favorite Philly Cheese place in Cali. Staff awesome as usual (at every location). Food on point consistently. Found this place many years ago at its old Euclid street location in Anaheim. Love at first bite. Have turned all my friends onto this place and my only complaint is that they haven't expanded to the San Gabriel Valley. All I get are the cheese steaks (in their various configurations) and the steak fries. The food is always pipping hot so be warned, in a good way!!! One of these days I will try some of the other dishes that look so delicious. But then again, I say that every time. Try John's you will NOT be disappointed. read more

My husband and I have been getting John's Philly Grille back when there was one in Garden Grove. We've always loved it! Recently, we visited the Seal Beach location for the first time and it was the best we have EVER had! We always get the philly cheese steaks, but this time we also tried the pastrami and I normally don't like pastrami. It was delicious! There are NO other philly steak places that can compare - NONE. Absolutely the best sub shop within 10 miles! Maybe further... i did learn to ask for all wet toppings on the side if I wouldn't get to the sandwich for a couple hours. Other than that persnickety pet peeve, they cannot be bested. I just tried the new place by Pavillions, Dave's Cosmic sandwich place.
