I live in one of those older San Francisco buildings with delicate plumbing and even an old tankless toilet. When my toilet suddenly stopped flushing properly -- it took three flushes just to clear a piece of toilet paper -- it was a true emergency since I only have one bathroom. Magic did get me an appointment quickly and the tech arrived on time. But he called asking where he should park... which felt odd. He drives a service van around San Francisco all day -- I'm pretty sure that's not something I should have to figure out for him. He quickly diagnosed that I needed a new flushometer, said he'd buy the part, and come back the next day. He did come back with the part, and here's where things went downhill. I paid him $900 upfront, had to leave for an appointment, and showed him how to lock my door behind him. When I came home a couple hours later, the door was bolted but not actually closed -- meaning my unit was left unlocked. And worse, the toilet worked exactly the same as before. No improvement at all. I had left him my phone number and told him to call if he needed anything. Who charges $900 and just leaves without confirming the repair even worked? I called the office, and they said they'd send someone out that evening. I waited three hours, and the same tech showed up. This time he said I actually needed a whole new toilet -- another $1000 -- but he'd give me 10% off since I'd already paid $900. That made no sense. I told him I needed to think about it. My husband suggested getting a second opinion, so I called Advance Plumbing. They came the next day, diagnosed the issue properly, and said I needed both a new bowl AND new piping inside the wall -- which Magic never mentioned. They replaced everything the next day (even coordinating the water shutoff with my building) and charged just $1000 for the entire job. If Magic had only replaced the bowl, who knows if it would have actually solved the problem.. So I called Magic back asking for a refund for the flushometer I paid for that didn't fix anything. The manager, Pablo, started out nice then he quickly got a little aggressive on the line, and kept saying they "deserved a chance to fix it." But why would I trust someone who already charged me $900 and didn't fix anything (and thought I might not notice)... with a second chance? That logic was apparently lost on him. They eventually agreed to refund half of my $900. Honestly, I think I should have only paid for the part, if anything, but I was exhausted by the entire toilet fiasco and took it, so as to move on with my life. I called Magic plumbing when our bathroom sink would not drain. MP team answered my call right away and scheduled a visit with a plumber the same day. Alberto came on time, troubleshooted several different issues contributing to the problem and took the full time needed to complete the job. I've read others feedback reflecting higher pricing. I agree the service fee was not cheap through reflected his expertise and the unforeseen time taken to complete the job. We feel Alberto went above and beyond and completed the problem fast. We needed our P-trap replaced (something I could do myself, but my husband said he preferred a plumber to do it). This is literally one of the most basic tasks you can hire a plumber for and they would not quote us the price over the phone, they came out and said it would be $500. This is not a joke. I called them to ask why it costs so much and they said it was for the guarantee. Total rip off. Paid $3,000 for a basic 50-gallon Bradford White (RG250S6N) water heater install. No permit pulled. No expansion tank installed (which is required by code in SF). They didn't offer any real warranty. The water heater itself costs $800-$1,200 retail, and the job took 6 hours max. That means they pocketed $1,000+ for vague labor with no itemized breakdown on the invoice. Before install, they tried to switch us to a cheaper unit from American Supply, which they admitted gives them a labor credit--so they benefit, not you. We had to insist on getting the Bradford White unit we originally agreed on. The scheduling? A complete mess: * First visit window: 12-2pm, then last minute they say 10am * Promised install at 9am, then said 11-1, then showed up 1:30pm * Claimed delivery at 10am--didn't happen I sent them 5 clear photos of our setup, and they still insisted on sending someone out "just to look," which turned into an in-person upsell session. It was all about locking us into their pricing without transparency. No clear explanation. No itemized costs. No accountability. Do not make the mistake I did. * Get multiple quotes * Ask for part numbers * Confirm permit and expansion tank * Ask if they benefit from installing certain brands I've attached screenshots, the invoice, and a photo of the actual unit. We recently used Magic for a main drain remove and replace job. The people were very communicative. While the quote was a little higher than others, they told us exactly what was happening. They even discovered there's an underground stream that made the replacement of the main drain more difficult I cannot understand why the city did not require new home builders to replace the main drain made of ceramic that can crack where there's an earthquake. very poor experience . sent a technician to replace a thermostat . shared in advance that we had an old furnace and old school wiring and sent photos . technician went to wrong address , when arrived he pushed repeatedly that i had to listen to him on replacing my whole furnace ( i already had quotes for this from other providers ). when i firmly declined to discuss this , he left in a huff -- , but not before leaving our furnace service panel open with wiring hanging out everywhere . magic plumbing has not responded in 3 days to a request to have someone check out and put wiring back in place . it's 100% ok if a technician wants to decline a job . but behavior here was unprofessional and intentionally leaving wiring out goes beyond problematic to unsafe . read more

And since my electrical outlet was next to the tank, Chris (I always request him) suggested looking into a washlet (bidet), and since I had been contemplating getting one for a long time. I decided I'd like to get the washlet on my own so I can research and see it beforehand and he recommended Excel Plumbing Showroom. So I bought the washlet from Excel and scheduled Chris' return for a few days later (to complete the other fixes & washlet installation). Everything went smoothly & quicker than I thought it would. Because of a recent kitchen remodel and persistent allergies we were advised to have our ducts cleaned. Apparently it's not something that needs to be done routinely - but in our case the remodel tipped the balance. Magic Plumbing went above and beyond to get the job done around my time constraints - and did a great job. They sent Jeff over to assess and he explained their process very thoroughly so I knew what to expect. The technicians who arrived today knew their stuff and did a superb job - it took about 3 hours. They showed me the kind of dust that was extracted - it's an old Victorian, the ducts had never been cleaned. Plus, they pointed out that there was a great deal of dust high up behind the decorative molding, and doing away with that would also help with allergies. Jessica was really rude during our call. She called me by the wrong name and when I attempted to correct her she brushed over it and I asked her to confirm my name she wouldn't. She kept repeating that she heard me and refused to call me by name. Eventually I said I wasn't interested and was mid sentence and she hung up on me. I called back and she answered and hung up quickly. I called back again and said I did want service but wanted to be respected and called by my correct name she said I was trying to give her an English lesson and she had other things to do and was sorry I was bothered by her not calling me by the correct name. Cons: The only reason I gave 4 instead of 5 stars was the cost; they were expensive! My usual plumber was unavailable, so I went with Magic Plumbing based on their many positive google reviews. They did a great job, but at $580, they were about $300 dollars more than my usual vendor for the same thing. My husband took the appt. and accepted the cost, I would have declined. EDIT: Updating my review after they reached back out and we finally got the issue resolved. Our shower had a leak and we called magic plumbing, they took a look and said they just needed to look for the part. I called 2-3 days later, they were still looking for the part. Another week and a half passes, I haven't heard anything at all, I call back and there is a note on my account, the operator is able to tell me that they don't have enough information to find the part and they need to come back and take my shower completely apart to figure out which part is needed. They come back, take the shower apart, and in doing so actually break it worse, so now it is not usable at all anymore. They tell me they have enough info now to look for the part, and they'll be in touch tomorrow. Next day no call, I call back, still looking for the part but they'll call me the next day. Repeat a few more times, until it's been nearly a week since they took apart the shower, and still no word about this part. Delays are one thing, but up until this point they had told me that they would call me back the next day probably 5 different times and they had not once called me back. They also use some kind of answering service at certain hours, so many of the times I called, I didn't realize it but I wasn't talking to anybody that even worked at the business. The person answering said they would leave a note, but it seems like many of those notes were just going into a black hole and nobody ever got them. Finally I think my case got escalated to a supervisor, he was able to find the right part, and once I talked to him he actually started calling me back proactively over the next few days when he said he would. A few days later we finally got the part installed and the shower is fixed. In the end, no complaints with the results, but it can be absolutely impossible to get a hold of any of the people actually involved with your case, due to how their phone system works. So be ready to be very persistent if you decide to work with them. read more

Unfortunately a mixed experience for us calling Magic Plumbing to unblock a toilet: Positives: - Quick to speak with someone - Plumber arrived fairly quickly on a Sunday, within agreed time window, and we received regular text message updates - Did not charge (since wasn't able to unblock the toilet) Negatives: - Wasn't able to unblock the toilet - Flooded the bathroom floor by flushing the blocked toilet too many times - Didn't clean up - Was not careful with the snake, and chipped the porcelain inside the toilet - Was generally not careful to avoid scratching the wall and adjacent bath tub when resting / moving tools - The cost would have been $315 to snake a toilet (if successful) which is expensive Overall: - The quick response was good for an emergency situation - However the problem was not fixed, the work seemed sloppy, the plumber caused some damage, and left a mess - Would recommend finding an alternative (better) plumbing service if available read more

My original appointment was from 9-11 but they called that morning to say between 11-1. I called at 1pm and they said he would be here in 15 minutes. Called again at 1:30 and they said the guy took a lunch break and would be here by 1:45. He finally showed up at 2:30 and then took an hour and a half to replace a garbage disposal. My landlord is the one who hired them, so I'm not sure how much they charged him, but I told him not to hire them again. read more

Our furnace for 20+ yrs after 4 repairs over that time we decided it was time to replace after it died once again. We contacted Magic for an estimate and they gave me one right away over messages through yelp and a phone call and a visit to our home. The estimate over the phone was fairly close to the estimate on site which was higher since the new furnace had to cover our large home compared to the older one. Process took 2 business days. Jay Gamble was the installer who came. Very professional work and very clean and a quick 2.5 hrs. The furnace they installed along with the thermostat is heating our home pretty efficiently it seems. Would recommend these guys for your HVAC and plumbing needs. read more

Expensive and did not resolve the issue. After the first rains this year we had them come over to unclog the main drain in our house. They came, did what they said they could, but mentioned an issue finding which line was really the main drain. Still, they charged me an arm and a leg (two to three times what others had quoted me earlier). I used them on the recommendation of my general contractor, and paid thinking I was paying for a quality job. Now the next rain has come. The garage is overflowing with sewer water, so are the showers on the bottom floor and the toilets. And so are the downspouts. Obviously they didn't solve the issue. But they did take my money. What a disappointment. I'm calling them now in the hope that they will finally fix it and not charge me a cent more. One might dream. read more

We had a gas leak in our property (rental units) and PG&E turned off gas. I called them and they said they would be there the next day (this was late at night) before 12:00 pm. At 2 pm I called as asked where they were the guy said we can't come until tomorrow (over 24 hours). He proceeded to give me crap about how busy they were and that no one promised they would come. I disagreed and said forget it. I called another company that was there in 1 hour and found the issue. As soon as I hung up a guy from this place called me back to say that he had overheard the conversation and began to try and "make it ok" in other works MANSPLAN to me WTF I will NEVER use them they are unprofessional and rude!!!! Seriously, this is one of the best experiences I have had with a plumber - Pablo and I corresponded via email regarding my particular need. He was transparent about the type of work needed and even gave me recommendations on a nice replacement faucet for my kitchen sink. Total scope of work included installing a reverse osmosis kit and replacing the faucet - Mike and Ryan were my plumbers on the day of installation. They texted me a half hour before their arrival and were at my house within their appointment window. They greeted me with smiles and walked me through their work - part of the tank for the reverse osmosis kit did not fit under the sink so Mike was able to adjust the work and use a portion of my other cabinet to accommodate the whole kit.
