I have lived in two Melco buildings, and they've been great. When I moved back to LA from NYC, I struggled to find a place I liked. After the hell that is NYC real estate, I had low expectation and opinions of property management. Just by luck, I happened into a Melco building. It was a nice studio, just right for me at the time. The price was right, the building was in great condition and the neighbors were nice. After a few years in my first apartment , I wanted something a little nicer with more room. Melco is family run, and the guys in the office helped me find exactly what I wanted - an upper 1 bedroom with an outdoor area. They mentioned several buildings that they manage and I made the move. Great building and great team! I've lived in one of their properties for almost four years with no issues. Our building is kept exceptionally clean, great mix of quiet/friendly tenants, landlords are responsive and flexible, and Kenny our handyman is amazing- responds quickly to texts, can help with anything, and gives clear/consistent time lines of when he will be able to help! *I've locked myself out twice (once during rain and once when needing to make a flight) and Kenny was there to help me within in twenty minutes). read more

Slumlords. Nasty dirty buildings. Mean rude people when you call. They told me that in order to even LOOK at one of their apartments, I needed to give them a deposit of $1000! Insane! Then I drove by to look at the outside, and the fence was falling down, there was garbage and old furniture in the yard, and there were dogs barking from inside the building and heaps of dog waste in the yard. In addition, the unit was listed as a 1BR in one ad, and a studio in another, same unit, same address, all lies. There's a lot of turnover at their buildings, their ads run all the time, and now I know why. read more

I just signed my lease with Melco Properties. I have nothing but good things to say about this family run business. If you love unique properties; they offer some of the nicest! I've had the pleasure of being a tenant at one of Melco's properties in Beachwood Canyon for over 4 years. Not only is the apartment itself beautiful, but Mel and his sons have always been nothing but helpful!! They always either answer the phone or call right back and any problems that I've ever had have been fixed immediately. I had a leak in the toilet, they brought me a new toilet. I've had a couple leaks in the kitchen and bathtub- fixed without question. I even asked for an AC unit and they split the cost with me. They are also very funny and super nice!! Everything is kept in good working order and they have always been responsive to my needs. I just love my apartment and will stay here as long as I can. They are dependable and don't raise the rent needlessly on you or evict you for one of their family members as I have heard others do. Oh my god! I called this place about an apartment, and the man I talked to cursed me for no apparent reason, it was weird and insane. That has never happened to me! I felt really bad, but then I checked yelp and realized he's apparently a very rude man that curses everybody. It seems like this guy has a lot of personal issues. All you can really do is laugh at absurdity, and hope to never encounter him again. read more

I was a tenant at a Melco Properties and these guys are top of the line! I lived in a property on Fairfax for a year and a half and had an incredibly wonderful experience from start to finish. Viewing the apartment was a breeze-Jay worked with my schedule to set up just the right time to meet. The apartment itself was gorgeously renovated and well-maintained. When I did have a few small maintenance requests, the folks at Melco responded promptly and even followed up to ensure everything was working just the way I needed it! I have lived in many apartments in LA and can say unequivocally that this is the nicest, most efficient, easiest landlord to communicate and work with that I have ever had!! If you're living in a Melco Properties-managed property, you're a lucky duck. If you're considering it, one important note I want to mention is that many of the negative reviewers did not actually rent from Melco Properties. I've lived under Melco Properties since 2005. Recently, when I was looking to upgrade from my studio to a one bedroom, I had only two requirements: that I stay in my neighborhood and that I keep my fantastic landlords. Jay is the best and has always been so helpful. I've even referred two friends to their properties and they always comment that the process is so much easier with Melco than their previous landlords- no 30 page leases or insane rules. BEWARE! I am apartment hunting for me and my girlfriend. I called this company to set up a viewing of the property, no answer so I left a message. Got a call back the next day from a nice guy that told me we can see the apartment at 4:00 PM today. Great, so around 3:45 PM I call back, a different guy answers. I say I am in the area and would like to see it a few minutes early if that is possible. He tells me that he doesn't want to show it to me, and I quote, "I am tired of people seeing the property and then saying oh they have a few other properties to look at, come back to me when you go see all your other ones". Hello idiot, that is what apartment hunting is, you look for apartments, you see them, don't like them, and move on. I tell him I am ready to sign a lease, but I just have not found the perfect place yet and I would still like to see it now if possible. I have looked at many properties already, I am out of lease, and just hunting for the right one. He tells me the property is open and I can go look and sarcastically to go "knock myself out". What a prick, huh? But the apartment looked nice and was a 2nd story rear unit, exactly what we wanted, so I still want to go see it anyway. I go to the property and of course, the door is locked. I call back and was put on hold for 5 minutes until he answers again and tells me I can go all the way down to hollywood and vine and pick up the key from him. I tell him I am confused because I set up a viewing appointment and he tells me, and I quote again, he "can't leave his $300 dollar an hour job to show the place to someone who doesn't have their checkbook in hand and is ready to sign a lease right there and then." He asked if I am ready to sign a lease today for the right palce, I tell him yes, but I would like to take pictures and let me girlfriend see it too before we commit to a year lease. He gets all pissy and refuses to show it until both me and my girlfriend are present WITH our checkbook in hand. Here is where I start getting insulted by the guy. He tells me he thinks my girlfriend is the ultimate decision maker, which is not true, I know exactly what we are looking for and she has given me the power, =). He starts mocking my girlfriend in a whiny little voice saying that I will think the place it perfect but my girlfriend will say "oh I don't like this, and I don't like that". That was the last straw, I told him I have never dealt with such unprofessional management, the way he is talking to me is ridiculous, and to go fornicate with himself. Plain and simple, DO NOT RENT FROM THESE PEOPLE. If this is any indication of how your experience will be while living there, STAY AWAY! Thank you for reading. read more

Bringing up Melco's page on Yelp was a complete surprise to me. I didn't find Melco via Yelp and had a great experience from start to move in with them and am surprised by some of the comments I've seen online about them. Before posting this review I even questioned Melco on the comments shown on this page and wasn't entirely surprised to learn that not one of these anon individuals is an actual tenant! The simple truth is, Melco staff are entirely straight shooters. The business is family run and operated and this breeds a welcome, comfortable and familiar attitude. I really appreciate having some direct NYC flavor amidst the b.s. that seems to predominate La La Land property managers. From my first phone call to all the incidentals associated with a new move in, Melco was prompt, responsive and helpful. I never felt like I was even close to being shined-on or getting a run-around - and I can tell you that there's enough headache from any move by itself that having an effective property manager makes a world of difference. There's no question about it, if you're seeking something new for yourself in L.A. and you want fast and beneficial guidance with effective and consistent followthrough, Melco will come through for you, they absolutely did for me. read more

Having lived in LA for over seven years I have had plenty of landlords who have not cared at all about their tenants nor their property. However; this all changed when I moved into a beautiful Melco Properties building in the Hollywood Hills. I have lived in one of their buildings for the past two years. The entire staff is always pleasant and wonderful to work with- from the moment I started filling out my rental application. If ever an issue arises with the apartment (which it very rarely has) Jay will make sure the issue is taken care of immediately, even over weekends and holidays. My apartment was renovated prior to my moving in and it is absolutely beautiful. Stainless steel appliances, art deco tile and beautiful hardwood floors to come home to every night. I would recommend an apartment through Melco Properties to anyone who is looking for a great space and wonderful landlord in the city. I feel very lucky to live here. read more
