    this is the compression ring stuck on the copper water pipe. that they wanted 1600$ to remove and install the new feed valve.

    I decided to replace a faucet in an upstairs bathroom and got stuck with an open pipe because I could not remove a compression ring from the hot water pipe to replace the bad water shut off/feed valve under the sink. This is a copper wedding ring looking part which a nut behind it crushes onto the pipe. The compression ring requires a special tool to pull it off the pipe. Having a completely open pipe I had to shut water off to the entire house to prevent flooding. I called Michael and Sons and agreed to the emergency service fee to come out on a Sunday afternoon. When the tech arrived, I took him up to where the problem was and showed it to him and explained the problem. I asked him for an estimate on replacing the hot water feed valve I was stuck on and since he was there how much to just finish the install which was fastening the sink basin back to the counter, installing the feed valve, installing the new faucet and drain into the basin and connecting the "P" trap to the drain and the water feed lines to the new faucet. I had all the parts except the adhesive to secure the basin. The tech went to his van and returned to tell me 1600$. I asked him why so much? He could not answer, he just showed me a tablet with all the parts including replacing the "p" trap which I did not need. He told me he just put what work needed to be done into the system and that was the price. I asked him if it would be cheaper if they provided the parts instead of using my stuff and he chuckled and said, "uh no". I declined to do the work and asked him to revise the estimate to ONLY replace the feed valve I was stuck on. He balked at this and said he had to go back to his van and to re-write the estimate. He returned and announced that the new estimate to only replace the feed valve was 1600$. Now, professionally I have been an estimator for 30 years in a different industry. I asked him why is the estimate 1600$ How many hours or labor units are you quoting this for? "What is the labor rate?" "How are you coming up with this number?" He could not answer, just kept referring to the tablet. I asked him to provide me with a written estimate I could review, and he said he could not. I advised that he needs to be able to explain his estimate. Why quote the same price for a fraction of the work? I told him to leave, and I would not have them do any work. He asked me to sign to pay for the emergency service charge which was approximately 169$. I did. I agreed to that before they came out... so it is what it is. I flushed toilets for the rest of the day with 5-gallon buckets filled by the neighbor's garden hose. The next morning, I called another plumber who came out and replaced the valves on BOTH hot and cold-water lines with better valves than I had from the hardware store. He gave me helpful advice for finishing the installation. I was able to complete the job from there. The other plumber was there for about an hour and charged me only about 250$ for parts AND labor. Michael and sons were gouging a distressed customer. I am writing a BBB complaint for the first time in my life.

    AVOID Michael & Sons (M&S) After more than 20 years as a loyal customer, this has been one of the most mentally and financially stressful experiences. M&S performed defective work, failed county inspection, and did nothing to rectify their faulty, malfunctioning work. In July 2025, a leak in my basement ceiling led their restoration team to open the drywall and discover a drain pipe installed with the slope inverted--meaning water literally had to flow upward to drain. Their own technicians confirmed it was installed incorrectly. When I reviewed my records, I found that Michael & Son installed this plumbing during my prior basement remodel. I also located the Fairfax County inspection report rejecting the work at the time and requiring the drain lines be reworked due to improper slope. (but clearly M&S didn't). Because this defect was never corrected, our basement suffered water damage and mold contamination. Despite providing the contract, inspection report, and documentation, the company has refused to take responsibility. After months of unanswered emails, shifting explanations, and no resolution, I've had to take legal action; a huge expense on top of what I've already paid M&S. Extremely disappointing from a company that markets itself as family oriented and quality workmanship.

    UPDATE reached out to the company representative who commented on my Yelp review and he didn't do anything but waste my time. Ignored my request for a refund on an estimate they were supposed to refund after I hired them to do the work. Then after telling me they couldn't reimburse for repairs someone else made on their work, said he wanted to see more info from my contractor. Sure dude let me waste more of my time and that of a company that had to fix your inferior work.

    Water heater number three

    Without hot water(again) so I called and made an appointment. The tech responded right on time and quickly diagnosed the on going problem as the wrong type of water heater was installed by M and S less than a year ago (natural gas instead of propane). He called and got another tech scheduled for the following day. Tech showed up right on time and replaced the water heater with a brand new one. I asked if it was propane and he said yes. Fast forward a couple of days and no hot water again. Tech showed up and restarted the pilot and asked if I had propane or natural gas. Propane. Guess what. Another natural gas heater was installed again. Water heater number three was finally the correct propane model! M and S offered a discount on future service. Don't think I'll be using it.

Arlington Plumbing Heating and Cooling replied to my inquiry within minutes. I received quotes from three companies and Arlington Plumbing's quote was competitive. I was sold by Arlington Plumbing's promptness to my request and their professionalism on the phone. It was 9am, and I was told I would have hot water by the end of the day. Arlington Plumbing Heating and Cooling delivered. I was given an estimate of the time they could do the work and over the course of the day I was contacted a number of times via phone that they were on track. Arlington Plumbing arrived at the agreed upon time, did the work with a professional manner, they did a great job of cleaning up, and I had hot water before my spouse arrived home from work. My spouse thought I was a hero, but it was really Arlington Plumbing Heating and Cooling that was the hero. Thank you. I will definitely use this company again when I have my next plumbing issue.     The true quality of a company is revealed when something goes wrong. And in this case it did and…read morethe results were bad. I hired the company to repair my washer. Diagnosis visit was great. Not so good after that. First repair appointment was cancelled during my scheduled appointment window because the part wasn't in yet. Second repair appointment, Mohamed showed up for the repair only to realize he had picked up the wrong part. The worst part was how he handled it. He said he had to drive back to Alexandria to get the right part. I had another contractor appointment at another property and told him my schedule was very challenging. He immediately became angry and literally started yelling at me. Said he was very busy too and this was messing up his whole schedule, exclaiming that it wasn't his fault. I was hoping to discuss our schedules to figure something out but he was losing it. I was trying to figure out what to do and he was yelling, "decide! decide!". Overwhelmed, I decided I would tell him go get it and come back and I'd try to figure out a solution in the meantime. After he left, I messaged the company and asked that they send another tech. They didn't have another tech. They refused to answer the phone and were not apologetic. Fortunately I was able to get my husband to come home from work and be there. At this point I was very upset and didn't ever want to see that man again. When Mohamed returned he fixed the dryer and apologized to my husband, but not to me, even though he was still texting me. Said he was really stressed. A little over a month later the part failed. It made me sick that we had to go back to the same company. They again said they didn't have another tech so again I had my husband be there for the appointment. I realized that likely there is only one Mohamed and the owner and tech are the same person. In spite of everything that had happened - the canceled appointment during the appointment time, showing up with the wrong part and yelling at me for it - he charged us $79 trip charge to replace the failed part. Said his labor warranty was 30 days. Here he had an opportunity to do something to compensate for his previous behavior and last minute cancellations, but he chose not to. I will never use this company again and do not recommend at all. So many good reviews but when things go wrong, beware.
