Filled out online request form to inquire about cost of visit and installation/removal of two toilets. Quick callback during which I was told $69 for visit and that would be applied to work if they did the install/removal. Tech arrived same day, on time, eyeballed one toilet and said my new one wouldn't work b/c it was standard 12" but the old one was 10". Looked at the other one and said it would work. He set about removing toilet then told me it would not work after all and (same issue) and put toilet back in place. Then charged me $300+!!! And I am in the exact same spot as I was before: same old toilets but $300 poorer! TOTAL RIPOFF! Should have only cost me $69. Emailed them and got no response. My problem: the electric heat clicks off for days at a time for no reason, and may come back on after 24hrs, or may not. Michael & Sons to the rescue. I told their very nice technician that I suspect the problem was with the thermostat. He ignored the thermostat and performed a $89 diagnostic of the furnace and recommended to replace the heating unit for $775. The heat was working by the time they left. A few days later the same random shut off started happening again, with the heat not coming on for days at a time. I call Michael & Son and a different technician comes out. Says I need a new capacitor for $100. I tell her I think it is the thermostat. She doesn't agree. The heat is working when she leaves. A few days later, same old problem. So I am about $1,000 out of pocket and still have unreliable heat. I call them for the 3rd time. After waiting all day they come over and tell me it might be the thermostat! OMG. I ask them to install a new one and they quote me $400. I look online and see I can buy a basic unit similar to the one I have for $30 from Home Depot. So I asked if they would install a basic unit if I get it from Home Depot. They say their installation cost will still be like $300. WTF. After 3 visits and $1,000 spent they problem isn't resolved, I have no heat (again) and they aren't even offering to install a $30 thermostat for me after I have spent $1,000 on their "repairs". We just had excellent service from this company, which came after another Falls Church plumbing service unfortunately failed to even call us back when we had a leaking pipe causing water damage in our basement. We received prompt attention and scheduling from Michael & Son, and for the repairs made, the price was entirely reasonable. They made no attempt to up-sell or tack on ancillary fees. The plumber himself was very skilled, both at finding/fixing the problem, and at explaining it all to me, including walking me through next steps on getting the basement restored. I had a terrible experience with Michael and Sons. Purchased their annual maintenance plan and our hvac broke 3 times. They said they would come fix it, but I think the just patched it which meant it kept breaking. Finally they said they would come replace whatever was broken, but after the service guy missed 2 scheduled appointments (which my brother stayed at home both times to wait for them to show up), we were outside of our annual maintenance and had to renew with them in order to get the part fixed. Super disappointed and definitely do not recommend them. They operate like a large business and it's difficult to just get an appointment, let alone try to find the guy that will be working on your house. Don't ever buy an air conditioner from these guys. They don't honor the warranty. They cheat. They lie. They ignore you. Let me start from the beginning. I bought a townhouse in May 2014. One of the air conditioners (it has two) went bad in the summer of 2014. I went shopping around for a new air conditioner and ended up buying a $6000 heat pump through Michael and Son. They were not the cheapest but one of the major reasons I went with them was that the salesperson told me that the other HVAC in my townhouse was installed in September of 2010 and that HVACs bought through Michael and Son have 10 year warranty through the company even if the manufacturer's warranty is shorter. He told me that I have a warranty until September of 2020 on my existing unit. I decided that it is really great that Michael and Son stands behind their product with such a nice warranty and also wanted to have one company service and "own" both of my HVAC units, so I went with them. I have been doing regular (twice a year) tune ups with Michael and Son to make sure my units are in good shape and are under warranty. Fast forward to 2019. During a tune up the technician told me that my 2010 unit's condenser is all rusty and is leaking coolant and that I basically need to replace the AC. I told him that it was under warranty but he told me that, according to his records, the manufacturer warranty was only for 5 years and ended in 2015. I called the office and asked them to look up the warranty. They told me that their computer system was upgraded in 2013 and that they can't look it up immediately (how did the technician look it up?) but they can check it and get back to me in a "couple of days." It has been over 2 weeks. I called and reminded them a week ago and they promised to call but - nothing! I am extremely upset. I feel cheated. The warranties these guys offer ARE USELESS. DO NOT! I REPEAT, DO NOT BUY NEW HVAC UNITS FROM MICHAEL AND SON!!! UPDATE (went from bad t): yesterday, I called Michael and Son again and explain my story again. I was eventually transferred to a customer service supervisor named Michael N. He was very nice apologized profusely and told me that "since it has been so long, he is going to take my word for it (that I have the warranty) and will set up a priority appointment for tomorrow. He promised that the technician will know that the unit is under warranty. Today a technician named Darrick showed up. He was not aware of any history to this. Told me again that the unit is not under warranty. Told me that the unit was not even installed by Michael and Son. When I produced the paperwork from the install, he said that it is still not under warranty. I called the customer service and spoke to another supervisor who was very rude and said that the unit is not under warranty (How? When it takes days to look it up!) and without even letting me finish hung up on me. I specifically took a day off today to have the technician come over and this is what I got. I called on Sunday to have someone come out to my residence because my water heater was leaking. First they said someone could come out, then they could not. I was told the plumber would call a half hour before arriving but he did not. He smelled like cigarettes. I would not use Michael & Son again. The reason, the extreme markup they place on equipment. For example, I needed the faucet replaced in my kitchen. The technician said he had one on his truck. He replaced a brushed stainless steel faucet with an expensive faucet from Ferguson and charged $700. Shame on me for not halting the installation. Also, their technicians constantly try to sell other services when on a service call, which is quite annoying. Today, a technician arrived to replace the garbage disposal. Once he informed me of the prices, $500 for good, $700 for better, and I stopped him there. I looked up the cost of garage disposals on Lowes, and was appalled at the mark up by Michael & Son. Wish I could give 0 stars. Called this morning about broken AC and was told someone would be here between 4 and 6. Great. At 6:05, I hadn't heard anything from a tech, so I called to just confirm that I was on the schedule and someone was on the way. They said the technician was still at his last job but would be to my place in 30-35 minutes. I called back at 7:15 - was told the exact same thing. Called back at 8:15 and after being on hold for a while, was told they couldn't contact the technician. Suggested I speak with a supervisor. Well, that was 10 minutes ago and I'm still on hold waiting for the superior to deign to talk to me. I understand that things are tough with COVID but don't schedule appointments you can't make or if you realize you can't make an appt, why not let the customer know before they wait 4.5 hours AND COUNTING. It's now 8:30 and I'm still on hold. Update- finally spoke to supervisor. Technician arrived at 9:20 and is doing a great job. I just wish someone had contacted me to tell me that he would be 3 1/2 hours late. We're on our third attempted appointment with this highly unprofessional company. Not only did they miss the 4-hour window for the first two attempts, they didn't show up at all! We waited all day for them. They didn't call the second day until 6pm. What the heck, guys? Even Comcast could make a two day window in the heyday of their awfulness. We've been taking 2 minute showers the last two days so as not to flood our basement. The reason they're supposed to be here, by the way? I contacted Michael & Son to repair my HVAC unit, which was only two years old, because our lines were freezing up. The first technician determined we needed more refrigerant, and we were charged $350. He didn't even stay long enough to determine if the issue was fixed. The lines froze again after he left so we called to have someone else come out. The next appointment was a no-show for a 10-12 window and I had to call after 12 when I didn't hear anything to reschedule. The following technician was over 3 hours late to our appointment. He couldn't figure out the issue and suggested that we may need to flush the system, but wanted to check if we had a warranty. After not hearing back I called the manufacturer myself and learned it had a 5-year warranty. After never hearing back from Michael & Sons we contacted another technician who quickly saw that the issue was that the coils were dirty, something that the first technician said he had checked. Not only am I out $350 dollars, my HVAC went un-repaired for almost a month. I am frustrated to have given money to a company with a blatant disregard for customer service and follow through. I tried to contact the company via phone and their website to resolve the issue but never got a reply. After filing a complaint with BBB they didn't even apologize or try to earn back our business. Updated from a 2 to 4 star - updates below. I used Michael and Son several years ago and had a good experience. I contacted them a couple of weeks ago and they had an appt available in the next few days. The appt was scheduled for a Friday between 2pm-4pm. My wife had plans at 6pm, so we assumed we were in good shape. 2-4pm comes and goes and no word from Michael and Son. I had to call them at 4:15pm to tell them no one has arrived. I am left on hold for awhile and then the operations person tells me the technician will call soon. He does. He tells me that he is a bit over a half hour away and he shows up a little after 5pm. He diagnosed the problem pretty quickly and fixed it as quickly and we were only charged for the diagnosis. All done before 6pm. No harm, No foul. My wife told the technician that we were considering buying a new unit. The technician forwarded that information back to Michael & Son HQ. And the next morning at 9:30am, I received a phone call from Michael & Son asking if they could schedule an appt with me to send out a sales rep for new equipment. They had availability that day, a Saturday, and we scheduled it between 12pm and 2pm. I had the whole day free, so this was great. Really appreciated their initiative. It made me feel like they were really interested in my business. 12-2 comes and goes. I learned from the day before, he might be a bit late. I haven't scheduled anything, no problem. But as it began to approach 4pm, I started to get annoyed. There were things I could have done that day, but I put off to wait for the Sales Rep. The combination of an hour plus late the day before and now, 2hrs late for an appt they scheduled with me and no phone call to let me know, was really irritating. At 4:40pm, I called them, like I had done the day before, to find out when my sales rep was showing up. I was put on hold for a long time again and then received the news at 5pm that he couldn't make it that day and they would have to reschedule for the following week. No offer of compensation for me wasting my Saturday waiting for this guy. I told them that two days late back to back - that I would be looking for someone else to purchase a whole new unit from. You would think the $5k+ new sales would be important to them. Disappointing! Update - Maurice from customer relations reached out to me the same day, I posted this. Today, I had another great customer service experience with Troy C & Roman S ! I was very pleased! I recently had a hot water heater installed in my new office in NE DC. I had recently used Michael & Son for some electrical work I was selling in Bethesda. They did a number of electrical repairs as well as a new service cable. While these repairs went well and I was happy it was routine and didn't have a need to congratulate them on doing what they were supposed to do. The hot water heater got a little more involved..they trouble shooter by process of elimination, replacing small item unit they finally determined I need a new heater. While not thrilled to hear that, they work out an acceptable cost for the new heater taking into account the trouble shooting repairs made in the old heater. They were ez to schedule and came on time...after the the heater was installed it still didn't work and we finally determined that it was a problem inside the electric panel and solved. I of course thought and probably correctly that I never needed the new one. Of course hindsight is 20/20 but I was not happy. I call the office and explained and they said someone would call back (it was a Saturday), I was a bit skeptical. To my surprised I got a call from a costumer relation manager who listen and listen, he got all the fact and here's why I decided to review them. He politely asked what would I felt was a fair resolution. First of all I wasn't expecting that...I thought about amount of time they spent on labor and suggested that. He said sounds reasonable and had a credit processed back to my card in s few days. Technician quality was good for a couple of small jobs, but very expensive and a bit too much on the sales side for my taste. He charged me more than $200 for 'analyzing the problem' - because there was no power... when the light switch was off. It was BS and I pushed back but he was talking around the issue so I didn't argue. (Decided to post my experience for others instead) He also suggested a brand new bathroom fan replacement for nearly $1,000 and hundreds of $$ more for additional (unneeded) services. I found a fan motor replacement subsystem for less than $50 and will do the work myself. Would not recommend calling them to do any work unless you have lots of money to waste. They had scheduled someone to come out that day between 4-6 pm. when we hadn't heard or received a call by 530 we decided to call them to see where they were at. They informed us that the tech had left home for the day and since we called after 5 we'd be charged an emergency fee and the guy could come 7-9. We informed them we had an appointment from 4-6 . My overall recommendation is to look for a better plumber in your area. They will be cheaper and provide a better quality of work. I called Michael and Sons to look at my water heater when it stopped working. A technician came out for $70 to tell me that it was broken and I needed a replacement for the cost of $2,200. It wasn't until the next day I contacted another plumber and found out I only needed to replace the heating element which cost $12 at any hardware store and can be easily replaced. I then contacted the company asking why this recommendation was not brought up to me by their technician. They told me that they could have had a second technician come out and replace the element for an additional $70 + parts and labor. This customer relations manager then began to taunt and insult me why I asked about the legitimacy of the technicians knowledge and why it required two separate visits to replace an element that only took me 30 minutes. Overall, poor technical knowledge and poor customer relations. I highly recommend using any other plumber. Follow other review boards and they will say the same thing. Maybe a little pricey, but reliable We had a tiny leak in a drainage pipe connection, and it was so small that it was one of those things where you say, oh, some day we should get that fixed. We had a guy look at it. He was just a handiman and not a professional plumber, but he didn't know what to do. We scheduled an appointment with a local plumber, but they never showed up. The previous owner of our house had a contract with Michael and Son and said they were reliable so we called them. We had a plumber show up on time. He looked at it. Precious also asked him to snake the drain of her shower, and he looked at that. He gave us an estimate and set a time to get it done. We had confidence in him. He knew exactly what to do and went about doing it and doing it right. During the time he was there, he kept asking if we had any questions, and we were able to ask general plumbing related questions. This guy was the definition of professional. We had a lot of work done with M&S recently. Water heater replacement went smoothly. Got an annual contract and the inspection found a leaky pipe. Needed our septic/hung sewer line replaced on old abs pipes. This replacement was a nightmare that the techs worked through and we appreciate them. I loved the call from dispatch saying they would be here in 30 minutes, and the tech had been working onsite for the past two hours. They charged us over $300 for less than 1/2 hour of labor (just to snake the drain) and did not even fix the problem. I asked Michael and Son's to inspect the work of a prior contractor who installed a new outlet behind my TV. The prior contractor had failed to put in kick plates over the wires. Michael and Sons identified that failure, but didn't do anything else. The electrician glanced into the holes the prior contractor had made, but didn't do anything more. He said to do a full inspection would be $550. I declined. I was charged $89 for him eyeballing the lack of a kick plate and glancing into the holes. I was pretty disappointed. This seemed like a real half-assed effort for $89. I hired a second company to come out after this. He obviously fixed the kickplate, but also found a number of other issues from the first contractor. read more

Called in a plumber to find/fix leak. Plumber (named Tuman) did not have moisture detector (electrical tester) and so just started cutting holes in my walls near the bathroom, in the hall and eventually in the bathroom ceiling. Also went upstairs and cut a hole in the upstairs bathroom. All this cutting would have been unnecessary if he had the moisture detector -- obviously didn't care because he then tried to have M&S restoration come along and patch everything! We told him the leak was in the half-bath where he eventually found the leak and fixed it. But we were left with a $1200 restoration bill after paying $1200 for the repair and $200 for the "search" fee -- which simply involved him cutting holes in our walls. Very poor practice. read more

Total, total ripoff. guy came over for a simple estimate for a water heater installation. $2500 for a simple 50 gallon, replacement/ installation (not even top of the line heater) no special work required. Also I have a walkout basement, no obstructions so there isn't an special working conditions that would cause the price to be high.This includes the military discount! I normally don't post, but I feel its necessary to warn folks. Anyway, I ended up going to LOWES and guess what, cost is only $1200. The only difference is the 10 year parts and labor warranty not included but (6 years parts/warranty and labor only for a year). For a 1300 difference, you can buy a cheap maintenance/warranty contract. When I questioned why so high, the guy gave me that expressionless look but in the back of my mind he's knew the price was overinflated. Had them install an AC unit. 6 visits later they still need to come back and fix it for good. During the install 2 guys dropped the old unit and it crashed through two floor boards. The next guy thought it would be a great idea to take a big gulp coffee on a ladder and spilled it everywhere. Three more guys on separate visits couldn't fix the issue. Then they came back with the product service man and, oh, three other guys traipsing through my house looking at every room. That got it working for a while, after determining I needed more registers. Then the *original* two guys who broke the floorboards came back to put in the two registers, but only brought what they needed for one and ... oh ... dropped something again scraping the wood floor. The cut through the drywall for the register was too big, so now there's a hole in the ceiling and I need an appointment to get that fixed and the second register hooked up. Honestly, I regret making the decision to choose Michael and Son. Yes, they fixed the floorboards, it's an obvious fix no staining, etc. It's taken over four months to get to this point. It's not fixed yet. They don't seem to get that it's not just money it's our time they are sucking up. How many more days have to get lost to getting this figured out? Being asked if you want a discount based on a horrible customer experience only be told that they won't give you more than $100, which is a fraction of a $4000 bill is insulting. I don't blame the technicians. I blame the company. Once they have your money, they no longer care about the quality of the services they provided or your customer experience--and they don't care if you know it. They need to do better. And life is too short, money is too hard won, and home repairs are too inherently stressful to every do business with a company like this. PS. You should check their reviews and BBB complaints as well. I wish I had. PPS. Below please find the complaint to which I essentially got the response of here's $100 and go eff yourself: "I have concerns that you upsell products and services without ensuring that the underlying issue is actually fixed. I requested a technician because I did not have any hot water and the bad fuse light was on. I suggested it was an issue with the fuse/electrical. However, the technician said that the issue was that my hot water heater needed to be replaced any tried to upsell me on a number of other things. After the new hot water heater was installed as a well as few other items the technician recommended, I still did not have hot water and was told that issue was electrical. The bad fuse light is still on. I still don't have hot water and I am told that an electrician will not be out until Thursday. Of note, the technician who came in noted that I needed a new pressure regulator. In April, I had someone come out because I had ringing in my pipes after the water was shut off. I thought I needed a new pressure regulator. I was told that my water pressure was fine, but was upsold a new, overpriced faucet as a means to replace a leaky faucet. The drain on the new faucet system broke within a month. And I am still uncertain as to whether I need a new pressure regulator. Because your technicians seem to focus on upselling, it is unclear to me whether I can trust their advice. And, today, I have spent $3000 for a new hot water heater. However, I will have to go two days without hot water and still may have to pay a significant amount of money for electrical work. I would have liked to have the option of fixing the electrical issue and findings someone cheaper to install the hot water heater if I still deemed it necessary. Or alternatively, I would liked to have known that I would not be able to get an electrician for 3 days and use that time to see if someone could have solved the problem sooner. I have been told that someone would reach out to me to see if you could offer me a discount given that my experience has been less than satisfactory. I look forward to hearing from you." read more

Michael and Sons charged my 91 year old mother $2300 for add-ons to her electrical system that were not necessary. The customer relations manager told me that the electrician said all the repairs were needed to bring the house to code, but in a second conversation said they were add-ons, so not needed to bring electrical system up to code. There is a note in their database that all work must be approved by me, but they did it without asking me, I only found out about the charge, by reviewing her credit card charges. Michael & Son is a great company with good people you can rely on. I've used them for over 7 years. They have saved me a ton of money, time, and headaches. I simply don't have time to deal with companies who can't get things done right and quickly. Hands down, every technician they've sent to my home has been friendly, respectful of my home, competent, informative, and professional. One thing I really like about them is that they have varying levels of technicians and they all work together to better each other and do the very best for my home that they can. I've literally had a few their techs come out to assess an issue, find it to be more complicated, and to be honest with me and call in a more senior person to collaborate with. When I bought my home, it came with a home warranty. The service providers that the home warranty company sent to my home to diagnose and repair issues were not great. They weren't knowledgeable in their respective fields, their skills in said fields were sub-par, they tried to overcharge me either by charging very little and then having to come back over and over to fix whatever it was they couldn't fix the first time or trying to sell me on an insanely expensive fix that wasn't even remotely necessary. Michael & Son has some truly great people who work for them, they're there for me 24/7, and I think they're fantastic. Side Note: I very rarely post reviews about anything. I was shocked at the low rating for Michael and Son. As with anything, I hope people read the different reviews, take them all with a grain of salt, and realize that no company or person can make every single client happy. Edit: I didn't look up all the users who posted negative reviews about Michael & Son, but the ones I did had posted very few reviews and, oh, shocker? They were predominantly negative reviews for all or most of the things they reviewed. Sometimes we have a bad day, bad month, bad year, bad life, whatever. Don't lambaste an entire company and all of it's people b/c you need to get some aggression out. If you have an issue with them, try to be constructive in your criticism. Do not use them - they will lie. The dispatcher claimed that the plumber was on their way, then two hours after the claimed arrival window they claimed that the guy had showed up but no one had answered. We are in quarantine - everyone was home. They are incompetent. read more

Last night Roger came out from Michael and Sons. He had worked all day but still went the extra mile to come to my house in the heat and humidity. He was clean and courteous and correctly wore his mask and gloves the whole time. He snaked out my clogged bathroom drain very quickly and professionally. My drain is working beautifully. If I ever need plumbing assistance again, Michael and sons will be the first people I call and I will also recommend them to everyone I know. read more

Do NOT trust this company. My friend worked for them. He was on a call which ended up being a blocked pipe but he was told to break the pipe and then give a price to replace the pipe. I am very disappointed and disturbed. Service technicians and dispatchers are great staff. But I believe the whole problem is management. In summary, *Three service requests schedule failed *Twice, the managers had the opportunity to make matters right but did not take any action. They do not care for customers, and the company they are working. The details are .... Early October, I called for HVAC six months maintains service. I took a day off from my work to make sure the technician has access to my home. The technician did not come in the time frame he/she was supposed to come, and I did not receive any courtesy call from M&S for the delay. I waited an additional three hours and then I called M&S to find out what was going on. The dispatcher told me I did not have any service requests for that day. I said to her, it is on my calendar; I do not take a day off from work for nothing. She said there was a software conversion process, and that maybe the problem for the matter. She was very professional. After two weeks, I called again and made a reservation for the service. That day was Saturday; I did not need to take a day off from work. But the technician was late over four hours again. However, I have received at least three courtesy calls to update me. After waiting for an additional four hours, I canceled the service request. In early November, I called again. I was told no routine maintains schedule available until mid of November, but I could be able to schedule it for December 2, 2019. I took a day off for this purpose again. The technician did not come in the time frame he/she was supposed to come and did not receive any courtesy call this time. When I called M&S to find out what happened and why I did not receive any call, the dispatcher told me the technician has not finished the work with a customer scheduled before me and she is not sure what time he/she will arrive at my place. The only thing she know he was working somewhere in Laurel, MD and I am in DC. I said to her again why I did not receive a courtesy call, she did not have any clear response. I asked the dispatcher to speak to the manager and told her I like to get a partial refund for the service maintains agreement I prepaid for one year for two unites. The dispatcher placed me on hold for about 10 minutes and informed the manager was not available to talk to me at that time. I informed the dispatcher to let the manager know to e-mail me to discuss the partial refund since M&S could NOT deliver the service as agreed. I waited for a week and did not receive an e-mail from the manager. After a week, I found "the business manager Mauricio "e-mail address on Yelp page. I e-mail him to call me to discuss my concerns. He said he would let me know when he will be available as of today (five days) after I sent him an e-mail, I never heard from him. What I need from M& S is a partial refund of the prepayment of service agreement for one year. I will file a claim report about this to BBB. Senior management.......
