It was a big project that took about a week, and they showed up on time every single day, checked in regularly, and worked hard throughout. Along the way, we discovered a pipe leak, which they fixed without issue. We also needed to reroute our dryer vent, and they handled that as well. Even with these unexpected additions, Eduardo stuck to his original quote, which we really appreciated. The quality of the work is excellent, and we are very happy with the results. On top of that, Eduardo is coming back in two weeks to make sure the rodent-proofing is fully effective. That level of follow-up and accountability really shows he stands behind his work. Chris came out early on a Saturday morning to meet me and inspect my attic. He provided a free estimate, according to my availability, not his which I greatly appreciated. When the crew came out they were on time and very professional and courteous. I would also like to add that it was A very hot day yet, they took their time and did not try to rush or take any short cuts. They sealed off everything in the work area and did a very thorough clean up after the work was done. Elder and the guys did an excellent job in covering up the entire house and finished the job in 2 days. My house had no insulation in the walls- to very less in the attic. After the insulation my Heat as well as Cold is retained inside the house. Heat turns on once in a 24 Hr cycle vs multiple times in an hour previously. If you are thinking of in wall insulation, it's totally worth it. The quote was the most competitive and they were very flexible. I am still closing out the multiple holes in the wall, will take time as i prefer to do it myself- I had plans to paint anyway .

They worked efficiently, protected my floors well, and ensured that no insulation debris entered the living areas. That part of the job was handled professionally. However, I was less impressed with the radiant barrier installation. This may partly be due to a misunderstanding on my end, as I expected a different type of material, but the end result did not meet my expectations. The biggest issue, unfortunately, was the installation of the fans. At best, it was very poorly executed. The fans are 16" units with 12" duct openings, yet they were installed directly against the gables, which severely restricts airflow. Proper installation should have included a box or shroud to help direct airflow effectively through the fans. Because of this poor airflow, the fans do not cool the attic--in fact, they appear to make things worse. I can actually watch the temperature on the thermostat increase when the fans are turned on. I reached out to my representative multiple times, but the response was disappointing. I was told they could not take the fans back, and when I asked why the attic temperature increases when they are running, I was told there was no explanation and nothing further could be done. As temperatures continue to rise, I'm left frustrated that I spent $1,200 on two fans that perform the opposite of what was promised, with no meaningful support or resolution offered. UPDATE: After posting my initial review, I was contacted by both the project manager and the owner. I reiterated the reasons for my frustration, explaining that my review reflected my honest impression of what I saw as a lack of clear communication and effective management of the project and customer expectations. The project manager apologized for the communication breakdown and asked if I would be open to giving them an opportunity to make things right. A technician was then sent out, and he took the time to fully understand the issue, carefully examine the installation, and make several adjustments to the original work. He believes these changes will help improve airflow in the attic. Since my attic has some unique characteristics, he also provided helpful suggestions for additional ways to improve cooling and airflow--something I feel should have been addressed during the initial planning stage of the project. Whether these changes will result in significant improvement remains to be seen; I'll have a better sense once the weather warms up. I do appreciate the follow-up and the willingness of the project manager to reach out and try to make things right, and I have updated my review accordingly. Unfortunately they never responded, so I replied again on October 18, and again, nothing. I called on October 24 and left a voicemail. It's now November 1, and again, nothing. Based on the other reviews, I'm really surprised by this lack of repsonsiveness. I can even appreciate being busy and not available, but I'd at least expect a response saying sorry, we're not taking new projects at this time.

He also recommended new insulation, which we hadn't considered and told us our dryer vent needed repair. His professionalism and knowledge was a huge reason why we chose to work with Attic Pros. On the day of the job, Osman and crew cleaned the attic and crawl space and installed new installation, while Douglas repaired the dryer vent and Kevin cleaned the ducts. They did an amazing job sealing off the work areas and keeping the house clean, despite it being very messy and grueling work! They spent about 3 hours vacuuming the attic and another half a day sweeping the crawl space by hand. Their attention to detail was above and beyond what we expected. We were sooo impressed! We first called Attic Kings about 4 years ago after heavy rains led to rats getting into our attic…read more They caused a huge mess, and I was especially concerned about the urine, droppings, old insulation, and fiberglass getting into the rest of the house. Moshe came out right away, inspected everything, and gave us a very reasonable quote to seal all of the entry points, clean and sanitize the attic, deodorize the space, remove all of the old insulation, and eventually replace it with new insulation. One of the biggest concerns for me was cleanliness. We had just installed brand new carpet upstairs, and the attic entrance is right there. Moshe covered everything in plastic and actually created a contained tunnel from the attic all the way downstairs and out the door so the old insulation and debris never traveled through the house. That made me feel much more comfortable about having the work done. Moshe and his team were fast, clean, and efficient, but what I appreciated most was how thorough Moshe was. He took the time to explain everything, sent us detailed photos, and never made us feel rushed. Because we have two attic spaces that connect along the roofline, Moshe did not just seal everything and immediately put down new insulation. He left traps in place and came back for several weeks to make sure there were no rats still hiding somewhere or finding another way in. Only after we were all comfortable that the problem was completely resolved did he install the new insulation. I really appreciated that because the last thing I wanted was to spend money on new insulation and have it ruined again. 4 years later, we still have the trap up there and have not had another rat problem. Recently, we had a completely separate issue with yellow jackets that made an opening near the roofline and got inside the roof area. After pest control handled the yellow jackets, I called Moshe just to ask whether the opening needed some kind of special repair. He came out the very next morning, walked the perimeter of both rooflines, found a few small areas that had shifted or opened over the years, sealed the area where the yellow jackets got in, and even went back into the attic to make sure everything was still secure and there was no evidence of rats. There wasn't. What really impressed me is that this was years after the original work, and he still came out as a courtesy to check everything. That says a lot about the kind of person he is and how he runs his business. Another thing I really appreciate is that when you call Attic Kings, you actually get Moshe. You are not dealing with an automated system, a call center, or a different person every time. He is very hands-on, and the people he brings with him have always been professional, respectful and clean. We even scheduled the original work while we were away from the house, and I felt completely comfortable trusting Moshe and his team in our home. His pricing was competitive, the value was excellent, and most importantly, the work has held up for 4 years. It is getting harder to find small businesses where the owner still answers the phone, shows up personally, stands behind the work, and cares about maintaining a relationship with customers long after the job is finished. They also added rodent proofing throughout the attic while they were at it. About a month later we heard critter noises, so I texted them and they came out to inspect. He didn't find anything in the traps but reset them to be safe. Sure enough, something took the bait because we heard it go off! Jose came back shortly after and discovered 2 mice (thankfully no rats), found a gap where the roof met the garage and sealed it up. He ran an ozone generator as a precaution for any smells. A couple weeks after that we heard faint sounds again. Jose returned, found one more entry point, sealed it, and since then there's been total silence! I really appreciated how thorough and persistent they were even after the job was technically done. Solid team, fair price, and they stand behind their work. Highly recommend Attic Kings!

They worked with us to customize their work to our coastal climate and were very transparent about exactly what materials they would be using (all top of the line, industral-grade!). I have pets and toddlers and they took my concerns about chemical disinfects seriously and offered several options to make sure I was comfortable with what was used in our home. They really seem to take pride in their work and enjoyed sharing before and after pictures to demonstrate all the improvements they made to our crawl space. TLDR; highly recommended and check out the Quilt system! - - - I had originally scheduled an estimator to come out an give a price on replacing a whole house gas furnace with a heat pump system but was also considering a multi-head mini-split system. The technician who came out was knowledgable and introduced me to the Quilt system. He was not pushy at all, simply said that it was a new system that showed a lot of promise. After reading a bit more about it, I was sold! The promise of efficiency was intriguing and the usability and aesthetics sealed the deal. It took about a month to really get things going, but once they started, the installation team was great! Very professional, efficient and tidy. On the third day of installation, I had inquired about the condenser unit location. It was placed in a prominent and highly visible location at the front of the house and I thought there was a good alternate location - moving it back about 5' and rotating it 90 degrees. I definitely missed the window of time when this should have been asked, and to move it would require some additional work. The initial response was not empathetic or customer satisfaction- minded, the quote for the change order was prohibitively high and I ended the phone call feeling very frustrated. Within minutes, one of the owners, was on the phone. Chelsea put on a MASTERCLASS in conflict resolution. She made a personal connection, approached the situation with humility and grace, quickly establishing empathy in both directions. Chelsea found a delicate balance between defending her business and wanting to help find a solution by sharing more detailed information about the systems and installation process, and asking questions about why I wanted to change the location. Like most customer-service facing professionals, she articulated that she wanted me to be happy with the product and service and that the company would make it right. But unlike the majority of those people, it did not come across as condescending - she was genuine, willing to explore options, and ultimately took the time to gather more information and see what options were actually available. The installation manager, Del, came out the next morning, worked with the installers to find an efficient solution to move the unit, and the system was completed within the original schedule. The two-man installation team ended up working a little later, and even on a Friday afternoon before a long weekend, showed professionalism and patience in testing the system, cleaning up, and making sure all of my questions were answered before calling the job complete. Ultimately, I am very satisfied with my Bellow's experience and would recommend. I am very impressed with Chelsea and her handling of the situation. The 1-Star Review reflects my assessment of an unbending schedule of fees charged by Bellows for its services. 1) The Fixed Schedule of Fees for Services is extremely expensive. How expensive?? Well, a few years ago, Bellows came out to our home to install a replacement part in the wall plate of a Toto wall-hung toilet. We provided the plumber with the correct replacement part. The actual repair required perhaps 10--15 minutes. The fee: $547 (including a service call fee of $149 plus $398 for the repair). In 2026, it surely costs more. The current service call fee is $189. At the time, Bellows HVAC was installing a ductless mini-split unit in our home, so I off-handedly requested this plumbing repair without determining the costs upfront. And indeed, I am responsible for my ignorance about plumbing charges; I should have known this minor toilet repair could cost as much as $547. That's on me. After much haggling, the fee was reduced to $400 - presumably because of the coexisting, and far more expensive HVAC installation. Still, wouldn't you have thought that a plumbing company might feel discomforted to ask for $547 for a trivial toilet repair? I learned a hard lesson about fees for plumbing services. 2) We once had an annual maintenance contract with Bellows for a reasonable fee of $300. Then Bellows informed us that only one of our three ductless A/C units was covered by the contract. Mind you, the units were actually installed by Bellows (cost: $15,500), with an average annual use of about 7 days. Did not matter. The new contract cost was $418. We should have read the small print on the contract. We paid the annual fee as there appeared to be no other option. However, I informed Bellows that I regarded the new fees as both excessive and unreasonable - and a genuine discourtesy to a long-time customer. Despite the complaint, Bellows somehow concluded that, given our previous use of their maintenance services, we had signed on for an annual subscription. And a few weeks ago, I discovered that Bellows had previously charged my credit card - unbeknownst to me - for a (now) more costly fee of $516 for a recurring maintenance contract. In effect, Bellows charged my credit card without any notification in advance or afterward. (This practice is expressly forbidden in California.) After two telephone calls to Bellows and a complaint to the BBB, (over a span of 14 days), the fee was finally removed. Bellows seemingly believes that with a refund of the unjustifiable fees, the company is absolved of any further accountability. In effect, 'We refunded the $516 charge, what more do you want?' Well, as always, Caveat Emptor! Get price quotes in advance, and be vigilant about recurring subscriptions. Do not expect a company like Bellows to accept responsibility for their contribution to any dispute, or to apologize for any inconvenience and distress experienced by the customer.

He even cleaned the dirty floor under the dryer and the washer when he was all done! So glad that I called to have my dryer serviced before I had any problems because my dryer vent hose had come apart from the back of the dryer and needed repair, which was included in the price. The scary part is that I did not even know that it was damaged! Boy! I am so glad that I called to have my dryer serviced before I had any problems with the dryer! Peace of mind! Priceless! I contacted Me Raccoon to rid the building I manage in Martinez of Raccoons. Eric was incredibly persistent and very professional. As it turned out there were two mother's and four babies in different areas of the building. It was very tricky because the building is over 80 years old with many pockets for the Raccoons to hide they also had several areas to enter and exit the building. Eric removed the animals very carefully and sealed the building so that could not return. I cannot recommend the work of Mr Raccoon and Eric more highly. It was a fabulous experience thanks to his attitude. read more

We are a household in Diamond Height area . We were having rats problem from the yard .He is always on time . A steady person, experienced and most professional . His rates are reasonable and does not promise you the sky .He only has to come once . Did such a wonderful job , completely thorough and problem is gone !He also comes back to make sure .We would recommend him to anyone . We called another big company . If you ever have raccoon problem, make sure to give Mr. Raccoon a call. We had a family of raccoons above to ceiling for 2-3 weeks. The first company we called came and gave us a run around and charged us a lot of money and they could not get rid of the animal. Finally got in touch with Mr. Raccoon. Junio and his friend came and by next day, the family of raccoon left my house!!!!! These guys are real professional and definitely honest and trustworhty. Mr Racoon is an exceptional wild care solution professional company. Call him first if you have an issue! Fast response, guaranteed work and follow-up action as needed. Junio was able to quickly and safely trap and release two skunks out of my crawl space. In addition, he created wire and wood decking to ensure no critters could invade our home ever again. Erik was phenomenal,my grandma had a family of raccoons under her house that were very active, he came out on a Saturday assessed the situation and put evacuation orders in place! He came back to check the cameras on Sunday which was his day off and by Monday the raccoons were gone and my grandma could sleep again! Erik is excellent! He is professional, honest and his knowledge on wildlife is impressive. He works hard and does not cut corners. Erik closed all the entry points where rats and opossoms were getting in, he humanely evicted a family of opossums from under the house and even found a baby opossum hiding in our living room! After setting dozens of rat traps in our attic, we'll now hire Erik to replace the compromised insulation. You cannot go wrong hiring him! read more

I cannot say enough good things about Mr. Raccoon! We had a mother raccoon and four babies living in our garage walls. It was a very smelly situation complete with flies. They answered right away, and Eduardo came the next morning. He was so polite, hard working and informative. He evicted them, cleaned and sanitized, and helped to secure the house. I own a 5 unit apartment building in Pt. Richmond. The building has had rodent problems for years, particularly skunks and raccoons living quarreling underneath the building. Junio sealed off all the access points and put one-way doors so they could leave but not return. its been about 5 months and so far, so good, they haven't been able to get back under the building! read more

Thanks Junio for the awesome job! Recently I had problems with a "Raccoon Invasion" in my house and Mr Raccoon team were spot on, took care of the raccoon and the whole gang inside of my porch. I called them and they said that since I sprayed to try and get rid of the ants myself they would have to wait six months before they would treat the home. Didn't ask up front, claimed I ordered the spray off the internet (not the case, purchased locally), and stuck to their line of 'wait six months'. I would imagine most homeowners would attempt to solve an ant issue themselves first, and a quick question on the phone when setting up the inspection appointment would of saved me the inspection fee. Be careful if you consider doing business with them.

Mighty Men gave a quote of a minimum of $400, and doesn't offer vacuuming. Meanwhile, Norcal Wildlife Removal did the job the day after I called -- vacuuming and all --for $375, which included a travel surcharge of $75 from San Jose to my home in Oakland. Contrast that with a quote of $800 from All N One Pest Eliminators (and the quote came almost a week after I requested it). Try Norcal Wildlife Removal instead, or Dan the Bug Man for non-raccoon issues.
