I came to this location with 25 other people -- unannounced -- and they did a fabulous job of getting everything cooked and out to us, despite that two of their employees were on lunch breaks. Very impressive. Though you can have your burger pretty much any way you want it, they come stock with "special sauce" a' la In and Out Burger (and McDonald's, though most people tend to conveniently forget the fact that McDonald's set that bar way back when). It's a decent burger. Small (about the same size as a McDonald's cheeseburger). Nicely toasted bun. Good flavor, but nothing memorable. The fries, which are the 'fresh cut' variety, are exceptional. Nicely crisp. Not greasy at all. My main complaint with this joint is the homeless dude who homesteaded the men's restroom for half an hour, bathing himself and basically using the place as his personal spa. Not cool. People fall on hard times. Some businesses allow them to come in and wash up. Fine. When it interferes with the customers being able to wash their hands, it's overboard. Not only did he impede that, but he also started yelling at some of the youngsters in our party. I corrected him, but again, not cool. All the while, the employees acted as if this was normal, and that we should just let this guy do what he does. Nope. We chose to eat lunch (and pay for it) at P. Terry's -- not the Salvation Army. While the guy never asked for a thing (I'd have bought him a burger), his behavior and inconsiderate amount of time in the bathroom was unacceptable. And that is the responsibility of the manager on duty, who was derelict in his/her duty. Indeed, this is Austin, where things are 'weird' and people tend to have a love fest for those who are down on their luck (though not that much love, else they'd rent the guy a studio apartment), allowing someone to come into a business and act in such a way is not good. If you eat here, you'll have a decent meal. But wash your hands and go to the bathroom beforehand. Also, don't be surprised if you have unexpected company at your table.

YUM! Been in and around Austin a few times for work in the past and always saw these P Terry restaurants around... finally tried them on my last visit... DEFINITELY WORTH IT! Very "In-n-Out" vibes, so if you like them, you'll enjoy P terrys. Reasonably priced as well. 2 combos for under $20! Unheard of today, when places like Whataburger or Wendy's push you closer to $30. Now here is to hoping they open more locations in Houston.

Cheeseburger and homemade fresh French fries

Here at a conference. Told by a local to try it and we were not disappointed! We are all fans of in n out and this place some thought was better. I had a cheeseburger with bacon and the fries! OMG it was like when you cut fresh potato's at home to make fries. I had a Mexican vanilla shake as well. I hope they expand to the Vegas area.

Clean and convenient P.Terrys that right by campus. The burgers are delicious and are extremely reasonably priced. The fries are some of the best fast food fried but you HAVE to eat them immediately. They are best when consumed fresh. The service is relatively fast but the drive thru can be a little slow when busy. The nice thing about this location is that it is next to a chick fil an and a raising canes. So if you want a little bit from a few places it's easy to get. I actually got a P Terrys burger and went next door to chick fil a and got a chicken sandwich and put them together to make a super sandwich

Number 2 combo

This is a good options for the late night munchies. They have homemade burgers and fresh cut shoestring fries. We opted for 2 number 2's which was standard cheeseburger , lettuce, tomato and special burger sauce. We also added the combo to have the fries. The burgers seemed par cooked from what we saw at 10:00 pm on a Saturday and were heated up and cheesed. Fountain drinks are serve yourself. Added on one chocolate shake. 16.72 all in. The reason for the 3 star review was the par cooked burger and also the patty so thin the bread to patty ratio is off. I'd opt again for the double patty.

This place is a joke. The burgers are tiny! I have had better burgers at a school cafeteria. The meat is very thin! The cheese is cheap american slices. The fries have no seasoning. They are thin and greasy! Never again!

P. Terry's Burger Station is an Austin original. How do you describe a great cheeseburger, wonderful fries and an oatmeal chocolate chip cookies? There seems to be a P. Terry's on every corner in Austin, you should stop by one and try them out. The service was fast and the food just as it was ordered. When in Austin, go get Full.

Wasn't a fan. Bread was dry and burger was sub-par. I'd only go again if it was the last thing open.

We ordered the Philly cheesesteak, buffalo chicken fingers, and the smash burger, and everything was absolutely delicious. The Philly cheesesteak was packed with tender, flavorful meat and melted cheese, while the buffalo chicken fingers were crispy, juicy, and perfectly coated with just the right amount of heat. The smash burger stood out with its crispy edges, juicy patty, and well-balanced toppings. Everything tasted fresh, well-seasoned, and made to order. Mile High Mo's delivers solid comfort food that hits the spot, and it's definitely a place worth checking out if you're in Austin and craving something flavorful and satisfying.

But by the time my friend arrived about 1:10 the line had disappeared and the crowd was quickly thinning out. I had the farmhouse club and my friend went with a salad (I forget which one). My sandwich was absolutely delicious and I cleaned it up. His salad was enormous and he couldn't finish it. He had enough leftover to take home for another meal. Neither came with a side but they are available for purchase. The restaurant is bright and cheerful inside with plenty of seating. And the staff are very friendly and eager to assist throughout the meal. The only downside is their prices being a little high for the type of setting so one star off. I will probably return anyway for the delicious sandwich. But I wish it came with chips!

I've been for both lunch and dinner, and lunch is clearly the peak time, which makes sense given the sandwich, salad, and soup menu. It feels built for the midday lunch crowd. The kitchen runs very efficiently, the line moves quickly, and online ordering is very easy. It's counter service, but I've taken meals to go a few times and everything traveled well. As of February 2026, it still has that brand new restaurant feel. The interior is bright, clean, and modern, and there's a ton of outdoor seating. However, you are just off 38th Street and across from the Seton medical complex, so al fresco dining may not be the quietest experience depending on traffic and time of day. Overall, a great addition to the area for lunch (or dinner).
