My mind is blown. Came here on a Saturday night at around 8 pm. The staff were all very kind. We used the QR code to look at the menu and the server came by to take our order. I absolutely loved everything we ordered here. The hummus was delicious. I couldn't stop eating it The shallot yogurt was one of a kind. The best yogurt I've ever tasted at any Persian restaurant . The beef and chicken koobideh was just amazing . Flavorful, tender and super juicy. The best I've ever tasted in my life. Even the saffron basmati rice was actually fragrant. Loved the kashk bademjoon. Absolutely delicious. Tried the combination koobideh. Enjoyed the chicken more than the meat. Everything else was average. I'm still reeling from paying $11.99 for a small bowl of yogurt with chopped cucumber in it. The meal cost us upwards of $110 for two and this is not a fancy place. I think the sides are really expensive for what they are - especially the yogurt and the shirazi salad (Again just chopped cucumber and tomatoes in a small bowl) Tahdig with ghormeh sabzi came swimming in oil with barely 2 small pieces of meat in it and four kidney beans. Lunch date with one of my besties after our late morning walk. I was craving Persian food, so we decided to try this place since it's conveniently located near Home Depot, which was our next stop for a quick errand. The restaurant was empty, probably because we came in for an early lunch. The host was very friendly and welcoming, although I did feel a little rushed to order since she checked in with us a few times to see if we were ready. I would totally understand if it had been busy, but we were the only customers there at the time. Since it was our first visit and the menu is accessed by QR code, we were still scrolling through everything and deciding what to get. We ended up ordering individual plates. I had the Chelo Kebab Koobideh, which is a ground beef kabob served with saffron rice, grilled tomato, and fresh onion slices. My bestie ordered the lamb chops with saffron rice and grilled peppers. While we were waiting, the host brought out complimentary flatbread, yogurt, and salad, which was such a nice surprise. Overall, we really enjoyed our meal. The food was flavorful and the portions were generous. The lamb chops were slightly charred, but my friend still enjoyed them. This place is more of a casual spot to eat, which makes it great for a relaxed lunch. I'm already planning to bring another bestie next week so she can try this spot too. Came here with friends on a Saturday night after seeing some positive reviews online, but unfortunately this place was a disappointment across the board. When we arrived, the restaurant was completely empty, which quickly made sense to us. We were asked to view the menu via QR code but not order through it, but just tell the server what we wanted, which felt unnecessarily awkward. Prices also felt very high for what was offered. I paid nearly $25 for my dish, and it was absolutely not worth it. Additionally, they had images of the dishes on the menu which did not look like what we received. Food took almost 30 minutes to arrive. We were given complimentary lavash with butter and mint, but both the bread and butter were cold, making it nearly impossible to spread, and the combination itself was unappealing. Water was self serve from a jug that was never refilled. There were also cleaning solution bottles left on every table, which felt strange. We didn't know if we were expected to clean the tables ourselves. I ordered the gormeh sabzi, a dish I've had many times elsewhere. This version was overly sour, very oily, and came with very little stew compared to a large portion of rice. Service wise, the staff were friendly, but there were notable issues. My friend ordered chicken and was served beef instead. The server simply removed it from the plate. That's especially concerning for anyone with dietary restrictions. None of us enjoyed our experience, and given the price, wait time, and food quality, this isn't a place I'd recommend. read more

It was my first time having sabzi and I loved it - it was authentic and spiced well and wonderful. It had so much olive oil in it though - I wonder if that is normal. I'm not sure who was helping us out - she was so warm and sweet I figured she must be the owner, or friend of the owner. The interior is .... interesting, lol. The restaurant was otherwise empty aside from your group and one employee. A woman from the kitchen then commented in Persian, twice, asking why two people were seated at a table for four. Unfortunately for the situation, I am fluent in Persian and understood everything being said. My wife asked what was said, and once I translated it, the atmosphere immediately became uncomfortable and unwelcoming. I understand restaurants have seating preferences, but the way it was discussed -- especially assuming customers would not understand -- completely changed the experience for us. We stumbled across this restaurant while in the area. Friday evening a live musician who sang or played soft music for our dining experience was a nice touch. Greeted & sat down immediately as there were a few party's already enjoying the evening. No menus were given out but a handy QR code was available on the table and as we waited for our delicious food the restaurant had more traffic walk in for dine in or pick up orders. Lastly, this restaurant has regulars who are recognized by staff and given warm hospitality back. We'd return to support this local business owner and its community. read more

So good. The meat tastes fresh and the kabob is cooked perfectly--juicy, tender, and full of flavor. Even the chicken koobideh is amazing--not dry at all like other Persian restaurants. Also, I don't normally order barg, but I tried my mom's barg that she ordered (it's tender filet mignon kabob) and it was delicious. The woman (Sunny) working there is incredibly sweet, and her husband is very nice too. Good food and genuinely kind people. Chicken kabob - At first bite I was confused (the texture almost reminded me of tofu even though it's chicken), but wow it worked! Juicy, flavorful, and well-seasoned. Honestly, this ended up being my favorite dish, and I usually don't like chicken kabobs because they're too dry. Bonus: it reheats just as well for leftovers. Rice - Standard saffron rice, nothing groundbreaking but a solid pairing. Sides - Loved that they included fresh mint and red onion to brighten up the plate. Such a nice touch. My Daughters took me to this place telling me it had great reviews. We were happy to find a new place that we can go to as Iranian Americans, having been here for over 50 years, I know all the Persian food restaurants around here. Well, it was a terrible experience and on Mather's day to top it off! The décor was nice, it was setup ok, but the music was way too loud on the left side of the place. They acted like it was a fast food place, just showed us pointed to where out table was, there was No menu, they had QR Code only. No Veggie plate or Bread and Butter, which is customary in all Persian Restaurants as an appetizer, so we ordered the eggplant dish, came with two strands of mint and about maybe 10 tiny pieces of Lavash bread for 5 people. The Rude waitress with half bleached hair came and brought us a skinny pitcher of water and left it for usw to pour. Never came back to check on us or bring us more water. She came and asked what we wanted to order and disappeared. We waited for a very long time patiently. Finally she comes and bring the food, She brought me something completely different then what I had ordered, and I said, this not what i ordered, she said we ran out of the one you ordered and i brought you this instead. I said, you should have came and told me you didn't have what I ordered and gave me a choice, which she said rudely, so what do you want me to do? I said, I guess nothing and just pushed the plate back. Then another person came and said, what can i bring you, and offered another choice, which she said it was ready to bring now, and she will bring it out. Took my plate and left for about 15 minutes, while my family sat there waiting for their Mom's meal to come. I noticed my Son in law had ordered Ghormeh Sabzi, and Tahdig Appetizer which was very runny (watery) , the container had two small pieces of meat in it and that was it. One of my Daughter's had ordered Chicken Cabob, and her meat was not cooked enough. Also was very Salty. They had no salad dressing other then Italian, as we were told, so the other lady asked what would we like, and I said, lemon and Salt and pepper at least. My daughter wanted Persian Salad Dressing, but they had none. Then Finally my meal arrived, It was not what I expected still! They had thrown something together and brought it out. I had intentionally not ordered Beef, but their rice had tiny pieces of Beef in it. None of us really enjoyed our meal! But we were glad we were together. I believe these people have no people skills!! Also watch out for the bill! They tried to charge my daughter for two meals for me, and tried to charge a full meal for my Son In Law's Appetizer. They tried to make it better, but then tried to gouge my daughter by jacking up the bill. They left all the dished on the table in our way, and did not remove them until after the customers left the table. I was planning to meet some friends there this week for lunch, but changed location. First impression is important and they blew it. I suggest they Fire the Bleached hair woman who has no people skills and is harming their business! Tried this restaurant with my family recently and it was pretty good. The ambiance isn't my favorite as it doesn't have a cozy feeling and feels a bit more like a supermarket turned restaurant, but it was very clean and organized inside which I appreciated. Service was a bit slow as it seemed there were only two people working but they were friendly and working hard to meet all of our needs as we were a larger party. The food was pretty good. The rice was a bit too oily but the meats and especially the kabob kubideh were very delicious. Their eggplant dip appetizer was also tasty. I would be open to coming back here and trying some other items. If you're in the area and looking for some good Persian food, I do think this restaurant is worth trying. read more

First of all it seems that the grocery store portion will close this coming Friday and they will expand the business to be only a restaurant. Wish they could keep both!! We opted for Barg kabob, chicken koobideh kabob and ghormeh Sabzi stew. The kabobs were juicy and tender and the presentation was beautiful. The ghormeh Sabzi was Ok and lacked the sour flavor that should have. Seems they do not add lemon or sour grape juice to it. Hope they change the recipe and do make it the way it is traditionally. The restaurant is in a strip mall on Bollinger, across the Home Depot. We went on a Saturday for lunch, and there were plenty of spots available for parking. The restaurant is family-owned and fairly large; there were plenty of available tables when we visited. Service was nice, and food was tasty. We ordered the Beef Koubideh, and the Chicken Koubideh for main course. Both were tender and juicy. We also got the yoghurt with cucumber, which was also good. The owners were very friendly, and made sure everything was perfect. Prices were very reasonable, which was very welcome in this age where everyone else jacks up their prices. We were very happy with everything, and this will be our favorite restaurant when we feel like Persian food. read more

Ordered a family plate Queen for two and Gheimeh & Saffron rice. I liked the dining area when picking up the order, room was nice, bright and clean. The lady (owner?) was very pleasant and cheerful, I remembered thinking we should dine in the next time. Not really qualified to judge Persian food, we thought the food was good for the most part with some misses. The Queen plate came with two koobideh (beef and chicken thigh) and pieces of chicken breast. The koobideh were our favorite, both were flavorful and moist. The chicken breast however was very dry, salty and tough which disappointed us. We liked the grilled tomatoes but wished there were more than one quarter of grilled onion, perhaps some peppers. The Gheimeh was good but on the bland side, so was the saffron rice. I did enjoy the fresh mint. Glad that we gave PK a try and would come back for the koobideh. read more

The restaurant was clean except for couple of tables that were not cleared. As for service, they were not welcoming. They did have several opportunities to be. Since my initial visit, I have come to Persian Kabobs multiple times, and the food has continued to be good overall. However, there are a few factors that have inspired me to update my review, from 5 stars to 3, and that is being very kind. I think it's important for people to take notice of these issues, especially the owner. It feels to me that the owner cares more about his financial bottom line, than he does about customer satisfaction, transparency, and trust. At first I overlooked some of these issues, and told myself that it's just a business starting out, and I shouldn't update my review. Today was the final straw, and I couldn't bite my tongue any longer. This business is overcharging, and tricking customers as part of their business model. As an Iranian, it is embarrassing to watch my people run a business in this manner. As a customer, it is infuriating to be a victim of these games. Charging $1.99 for HALF of 1 tomato is despicable. So I figured, I won't order tomato from them anymore. If you look online, the price for 1 skewer of barg is $17.99, but the true price is $23.99. So I figured, I won't order barg anymore. If you notice, when you order the chicken ($9.99 for 1 skewer with 5 pieces) your fingers will be stained yellow all day long. This is because they aren't using saffron, they're using yellow food coloring. That is yet another sign of cutting corners for profit. The last straw for me was today, when all I ordered was 1 skewer of kabob, and asked if it comes with complimentary lavash bread. The owner said yes and when I picked it up, I was charged $1.99 for 1 tiny piece of lavash AND parsley. I never received the parsley, and I never ordered it! You can buy an entire package of lavash for less than what they charged for 1 "complimentary" piece. These practices are unacceptable. I understand there is inflation and food costs are high, but no other persian restaurant in the area is charging outrageous prices like these. I stopped going to Yas because they would give "complimentary" bottles of Kirkland water and then charge $4 for them at the end. These are practices that make people look down at our culture. There has to be a limit to the greed. Customers can all see the owners greedy nature, when they are charged for things that were supposed to be complimentary, or charged an exhorbitantly high price for particular items. A business will not survive with these types of practices. You have to care about your customers. You have to earn their trust. I recommended many people to give this establishment their business, and they did. Now I'm going to make sure those same people are aware of these tactics. If and when, the owner decides to run an honest business, I will be back to give him another chance, I will update my review, and I will let my people know he is a man of character. Until then, he can find out first hand what a struggle running a business can be, when your bottom line comes before your customers and your business model relies on dishonesty and greed.. read more

They offer a full menu of Persian kabobs and stews. Order at the register and they bring it to you. Koobideh kabob plate is mouthwateringly delicious, expertly grilled and succulent.
