I LIVE in Sun City Texas in Georgetown, Texas. I have lived in another Sun City facility. I like these facilities due to all of the amenities provided. Well, right now the tyrannical board (Pulte controlled) has almost everything closed...for the last 7 months...and we PAY for the amenities they have closed. OK. That's just a sideline to lay out what Pulte is all about. By the way, I live in a home that was built by Del Webb. I wouldn't purchase a Pulte home here. The quality of those homes is not good. I considered a Pulte home prior to purchasing a Del Webb built home. The Pulte homes are nowhere near close to what Del Webb offered. Pulte CONTOLS our facility. I have tried to make a complaint to an individual here (that is an appointed executive director AND reports to the board) about an employee that stepped over the line. Emails and phone calls have gone unanswered. Ask yourself this question BEFORE you purchase any Pulte homes. Do you really want to live in a community where YOUR community contact (reporting directly to the board) doesn't want to communicate with a resident? So, I've tried to find a phone number to the Pulte Corporation to contact their Human Resources department to lodge a complaint about the employees that are out of line. For the LIFE of me, I cannot find such a number. I've made MULTIPLE requests via their email links...crickets folks. NO RESPONSE FROM ANYONE AT PULTE. Not one. Once again, do you want to deal with Pulte...for anything? I did find a contact at their investor relations department who confirmed the person I am searching for, is not an employee of Pulte. With an individual who is not responding to a resident who reports to the board, it is amazing to me that Pulte would have ZERO info on this person. How convenient for them. If you are looking for a new home and come across Pulte......RUN and I mean RUN! We have been in our new home for about 1 1/2 years. They just finished fixing all the issues with the home. And when I say fix, that's giving them a lot of undue credit. The fact is we gave up on a bunch of issue simply because dealing with Pulte is like a stick in the eye with a sharp stick. Salespeople are liars. Workers are incompetent and don't care. Superintendent is clueless. Upper management couldn't get an issue resolved if their life depended on it. The fit and finish on the house is terrible. I've spent thousands of dollars fixing Pulte's workmanship issues. I cannot express how horrible they are from start to finish. Pulte Home Mortgage approved a 21 year Army Veteran for a new construction priced at $274,000. Construction was going to take around 9 months. Well 8 months into the process Pulte Homes and Pulte Mortgage denied the financing for this Army Veteran who was getting ready to retire because he could not provide proof of his retirement pay and has no way to prove his retirement income until he retires officially (Government BS). Keep in mind the Army Veteran is still active duty and being paid when it is time to close on the home that they have been planning to move into for 9 months. Instead of working with the Army Veteran, moving the closing back 30 days, Pulte Homes insist on terminating the contract so Pulte could put it back on the market for the new price of $295,000. Over $20,000 more than the Army Veteran had the home that he and his family designed and had built. I even had a buyer who agreed to buy the home for the veteran and sell it t0 him and his family in 30 days when he was retired and could show proof of his retirement income. PULTE HOMES REFUSED TO ASSIGN THE CONTRACT SO THEY COULD MAKE AN ADDITIONAL $20,000 ONTOP OF THE HUGE $$$ PROFIT THEY WERE ALREADY MAKING. So DO NOT BELIEVE what you see on Pulte Homes website. Purchased a new Las Vegas Pulte home in Dec 2013. It is a second home for us (vacation). Came in to find the drywall splitting and blistering away in several locations. Spoke to Pulte's warranty dept that said it was only covered for 12 months. They explained that because their houses are built "better than others", you must constantly run the air to keep them "climate controlled". Otherwise they will fall apart, because.....their homes are built "better" than others. What a crock! So, I can incur a $300 per month electric bill or redrywall the entire house, because....remember, a Pulte home is built better. Ps. Had a different vacation home for the previous 6 years, never ran the air when we were not there. Never a problem. Guess that builder was not as "good" as a Pulte. Also had an issue with repair to hardwood floor that was damaged prior to moving in. Their first repair was to replace a single board by cutting in out and gluing in a replacement. That lifted after 3 months. They then came back and fixed it properly. Do NOT buy from them....$300K investment been there less than 30 total days of use and it is falling apart and they do not care because....say it along with me.....they build a "better" home. Very sloppy work, they do not take responsibility for anything. Cheap labor, the end product is very shitty -- no respect for your time or money. One of my 3 ACs wasn't cooling properly. House is 6 months old and the AC units have a 2 year parts and Labor warranty. I called Customer Service and they refused to send a technician to look into the problem saying, "It's within 30 degrees of the outside so we will not send anyone. " It was good enough by their standards even though it was almost 80 in the house and our Temps are in the 110 plus this time of year. So, I called Lennox directly to come and look at it. They diagnosed the problem... and it wasn't broken. It was missing parts. It was not ever fully installed... so a deficiency not warranty. The cold air was blowing into the ceiling, not the house. I had to pay $195 to get this diagnosed. THEN Pulte came out to repair it. BUT, they won't reimburse me to the $195 I had to pay to prove it wasn't working properly in order to get them to come. The deficiencies and warranty department, aka Customer Service, are trained to refuse service. They are extremely rude too. read more

PLEASE READ. If your buying in Reverence Pulte last Vegas. Please make sure you do not get BRYAN as your SUPER. Our home has repairs that are half way done. Can't get anyone to come back and get things fixed. DO NOT GIVE THEM THE SURVEY until you have all you need done in the home. Find out how long you have and don't let them push you around for it. The super has the home for 30 days and then they give it to the Warrenty department. Bryan did the walk thru and said he had taken care of all the issues we had. None of turns out to be true. The slider 8500 upgrade, interior two tone paint upgrade of 2780.00the wall texture was 2200.00 upgrade, the leak in the laundry room, the uneven walls, baseboard and crooked plugins, exterior paint. I upgraded to Santa Fe texture walls and two tone paint and they can no do this work. The entire house needs to be redone. Cheap builder grade paint no trade that can actually do this style of wall texture. Bubbles in the mud and so the walls have bubbles. Have scheduled them to come fix things since sept 12th and we have had no shows. They just forget he tells us. Crack in my bathtub, bowed out walls and bowed in walls. No level is being used anywhere. Not the windows the walls the floor the baseboards. Nothing is level. I mean nothing. The ruined my garage floor I had to pay out of pocket to help solve the issue. My tile shower isn't level the water builds up and walk they a puddle. They came to fix it and they only cut out the section that is messed up. Now it's a mountain and we have water around the outside section of the repair. The grout not same color. Still needs to be repaired for the 3rd time. No one part of the house has been done right or nice. Not the cabinets the windows the countertops the walls the paint the finishing work calking of baseboards the island. I upgraded the cabinets and did soft close. To avoid spending my money they only gave me half the soft close hinges. Missing 15 or so. Two tone cabinets. It's not all the same color had to have panels replaced. The list is a mile long with no solution to the problem. I got a drywall quote to get the 2nd bath and the Laundry room and the master wall paint and texture fixed and done right it came in at 1200 bucks. And the entire house needs redone. Just shows the level of the terrible job done for a 600k house. I'm out of money time and extremely frustrated. Oh and I have had 4 flat tires. The streets are covered with nails and all kinds of crap streets are not being taken care of. My front yard landscape was added in 10 mins no rhyme or reason. Random plants placed all over and the rock was full or nails and trash and roofing and concrete. My driveway no level. Please read this before you move into this community. I had a Pulte house before this and I lived in that home for over 15 years and it was a very nice place to live. So, I didn't think to do research on the quality of what's going on today. I highly regret selling my old home and I wrote this today to make sure you don't do what I did. Do the research. Pulte gets less then one star. I was shocked to see how many of us there are out there. Most people getting attorneys spending even more money. Waiting a year to get a call back. It's extremely upsetting. I see no end. It is sad when a builder like Pulte HOmes does everything it can to prevent a 3rd party inspector to inspect the "QUALITY" of the product that they promote as being a leader in. The community at Reverence is a nightmare. I have performed multiple inspections and the superintendents are rookies that don't seem to know how to get the sub-contractors to do what they have been hired to do. Fit and Finish is garbage. Everytime I am requested to inspect a house in that community, Pulte has some new requirement. They do not want you to know before you sigh how bad the house is built. The last one I inspected the superintendent removed all of the blue tape that showed serious flaws in workmanship. Of course my client still got a full and complete report, but come on Pulte, accept what you present to your buyers and work to improve it instead of hiding what you are building. I think in the future lawyers will be very busy with this community. It is very sad because Pulte used to build the best homes, A true leader amongst the others. Now $600-700,00 buys quality that you can find in builders that use to be sub par and hundred of thousands less. A very sad story. read more

Absolutely the most dishonest and shady builder we've ever worked with. Went into contract at Reverence and then they started to change prices that we've already signed on. They will play games with you and try to squeeze every last penny out of you. The difference in only 3 options were more thank $30,000. The basically raises the price to over $80,000 for 2 balconies and sliding glass door. It's a shame because it's a well designed community but as a builder, they can't deliver on what's promised. I have different expectations for different price ranges and the floorplan that we chose was their Weston and would've came up to be about $1.1 million. I went back to look at the build quality and was so disappointed but at the same time glad they screwed us over and that caused us to back out of our build. Our experience with Pulte thus far has been horrible. Our celebration walk through is actually more of a nightmare. As we were wisked through the house we were told that as long as construction was finished we needed to check off that everything was complete on the checklist. Even though we learned our sliding multi panel doors were bowed and don't open, entire walls were incorrectly painted,(and we had a paint upgrade) the kitchen cabinets were damaged, baseboards had knocks and divets exposing the wood, and these are the deficiencies we saw on the first day. We haven't even moved in yet. Our project manager even had the balls to tell us not to call him and just go to the website to fill out a service request. Here we are a week later still having not moved into our home and no repairs have been completed. The best part is when the project manager told us how to fill out the customer satisfaction survey. We are incredibly disappointed and would not recommend anyone buy a pulte home read more
