We've utilized SAS Plumbing twice now. We were having consistent problems with our main sewer line backing up (3 times in less than 2 years). Other companies just sent a snake down cleared the clog and went on their way. Sebastian took the time to advise what might be happening, sent the camera down to identify the problem which ended up being Orangeberg piping which is consistent with the area. He advised why we should dig it up and replace since we had 2 partial collapses rather than going trenchless. We coordinated with Sebastian and our paver landscaper. Sebastian was punctual both times he came to our house. Sebastian went above and beyond for our job(s). I hired Sebastian to do two fixes: replace the fittings on my water heater and stop a leak under my bathroom. He replaced the water heater fittings but told me he couldn't fix the leak under the bathroom because there were too many leaks and suggested I repipe the entire house. I asked for time to get a second opinion. He charged me $380 to replace the pipe fittings and $300 for the inspection. After calling several other plumbers for a second opinion, most of them were going to do free inspections and the ones that were going to charge me were only charging $100 and would waive that if I hired them to fix the leak. I called Sebastian to complain and he said he would refund me the $300, but only refunded $150. It turned out the leak under the bathroom was caused by the toilet and another plumber fixed it in under two hours and charged me $500. That included a fungicide treatment on the wet wood. Side note: another plumbing company quoted the repipe to cost $9k, whereas Sebastian quoted $14k. Update: I was accused of lying in my review, including about the quote from another plumbing company. So I attached a picture of the $9k quote. Final word: The reason I'm posting this review is because I trusted the 5 star rating for SAS Plumbing too much. I'm hoping my review will not only help future Yelpers, but also get Sebastian to be more fair and honest. I told this to Sebastian and it's true, we hit the jackpot finding him and his team for our plumbing issues. As a new homeowner, all sort of issues arise in the first year. We knew we had to take care of some plumbing issues which had been the cause for many other issues. I was worried about finding someone I could trust because much of the big job was in the tiny crawl space and that area of the home is a mess with wires, previous rodent activity, old pipes, etc and an area of the home where I feel still uncomfortable going. I found SAS through a recommendation and Sebastian was super thorough in explaning what was going on. He recommended not patching the pipe but replacement of it as issues arise later. Sure enough that piping was a mess the whole way down and had been leaking and re-patching itself for a long time. I can't believe we were drinking and using water from that pipe, it was nasty. He also helped us with some other issues around the house that weren't functioning or that needed updating for safety reasons. Great experience with a big project. SAS Plumbing originally came out to diagnose a sewer leak. After discovering a few leaking pipes and meeting Sebastian the owner, we decided to repipe all the sewer lines, replace old incorrectly installed water pipes and install a water softening system and instant water heater. I was immediately impressed with Sebastian because he took the time to go underneath the house himself rather than one of his crew members. He spent a lot of time down there and took pictures to show me. He never tried to up-sell me but gave me all the options with pros and cons. SAS spent 6 days straight( including a Saturday), all day long, replacing our entire sewer system and water lines. They neatly repiped the drains in the crawlspace in ABS piping, replaced the sewer line to the street and installed a property line clean out. They expertly installed a new water main line and replaced all the old water pipes underneath the house with PEX tubing. Victor and Adrian ( thank you guys!) from SAS showed up at 7am sharp and worked almost NONSTOP until the evening for the entire week. They were extremely polite, quiet and respectful, always leaving the space clean after the days work. With a project this size there were a few expected hiccups but Sebastian was always available to trouble shoot and fix it. This guy is dependable, hardworking and just one of the most good-natured and funniest people I've ever met. Like your handy "I can fix anything" uncle who's super nice. He always called me back. How many tradesman have follow-through like that these days? Super Plumber! We have had lots of unexplained water issues in our complex, and many plumbers were called out by different residents. My hose bib failed and the garden hose burst on Friday night, and then my kitchen sink started leaking on Tuesday night. I texted Sebastian of SAS Plumbing and he came the next day between jobs. He was able to replace the leaky faucet without turning off the water to the complex (always a plus). It took about an hour, the new faucet looks perfect, and the price was very reasonable. But he was suspicious about the water issues and checked the PSI. It was at 150+! That's more than double what is rated for the complex pipes. I notified management and they sent someone to fix it, but of all of the plumbers that were on site recently (probably because of the PSI!), Sebastian was the only one that caught this potential emergency. He saved a lot of money and hassle for the complex, too, because a pipe absolutely would have burst somewhere else if he hadn't caught it. He also coached me on repairing the hose bib, and I was able to fix that myself! That's a super plumber! No wonder he's my go-to guy. read more

Although I did receive prompt communication, I ran into a road block when asking questions about pricing. Scheduling was easy and readily available, but when it came down to sealing the deal, unless I was willing to sign a blank check to the cost of fixing my problem, then no go. I asked specific questions about the cost of materials, and got no answers. I received an "I don't know" when asked how much the cost of materials might be. Sorry... but I can't write a blank check to get my issue handled. Can anyone Else? I can't tell you how impressed I was with SAS plumbing service a local business in West San Jose. 408 318 1639 Initially Sebastian had me choose a new toilet and garbage grinder as the old ones were ready to be replaced and non reparable. I recieved excellent advise and chose quality products that he does not make a commission off of. Later Sebastian came to my house to install my new garbage grinder and toilet. He did an excellent job of explaining what he was going to do and improved our piping from our dishwasher to the garbage grinder. We were very happy with his work. Low and behold an an unpleasant surprise a flooded basement. He and his journeymen stayed day and night to install a new sump pump and removed the water and carpet from my basement.
