They backed up the installation warranty and tore out the stucco and replaced it. Now the stucco is separating from the window and cracking where it meets the original stucco, also looks nothing like the original stucco. I have made several calls and they said they would take care of it. Still waiting for them to call me back. I have had 6 other windows replaced by a competitor and the stucco has not cracked or pulled away from the window. you can't even tell the windows have been replaced.

Seth and his crew came out and did the job over 2 days. They were on time, pleasant, clean, and did great work. Seth pointed out a flaw in a couple of the window panes and said he was submitting a claim to get replacement parts so they would be perfect (and honestly, we would have never even noticed the issue). I just had the windows installed and completed this week and couldn't be happier with the job. The team of window installers blew us away with their customer service and professionalism. They respected our property by taking great care to protect anything that might have got damaged during install, they ensured all their work space was spotless upon leaving and they didn't try to rush through the job to get it done it one day. On top of that they adjusted my patio door to swing more freely without me asking them and did it free of charge. Their work was meticulous, every joint and corner of the window trim inside and out was perfectly sealed and trimmed and they cleaned the windows leaving them spotless. Through the finish walkthrough they pointed out a very discrete scratch on a window pane that I wouldn't have ever seen and they insisted to take care of it through the Milgard warranty. Just another huge plus. To say the least I'm very thankful I hired Tracer Window and Door to take care of this big project. I would recommend them to anyone looking to replace their windows. I called and emailed for weeks and the sales person finally got back asking if the owner got in touch with me. I am nearly 5 months in and I cannot get them to respond to email or phone calls and now have to chase them down through the credit card company. Stay away, I now see why they closed down their old business and started fresh last year.

I told the salesman that I didn't want or need or order the frames I also said I ordered handles for the doors but he said that was not included. I told him to refund me the frames and get me a price on the handles. He told me the handles were the same price as the frames (hard to believe) I asked for a refund for the frames and they said all orders were final and no refunds are issued. They have terrible customer service UPDATE. After several bad reviews written on multiple sites I got a refund but the quality of the doors are not worth the money

We had several window companies make presentations to replace 28 windows and three sliding doors in…read moreour house. We were still undecided when we received a call from Jake, the owner of Modern Resolution. He answered some questions we had from his sales rep's presentation and decided it would be best for him to see our house to respond to a couple of concerns we had. We did research and found that the Anlin windows he proposed were highly rated. Jake gave us a good price and we signed a contract. We had a very short delay in getting our windows installed due to the end of the year holidays. The install went well. It was very impressive how hard the installers worked. They were on time every day and were very careful of not damaging anything in our home, including the floor. Per Jake's recommendation, we had a combination of retrofit and new windows installed. The new windows required chopping out some stucco. After those windows were installed, new stucco was put on immediately. Modern Resolution had a great employee named Luis paint all of the new stucco. That was one of the reasons we went with Modern Resolution as most other window companies we spoke with said we were responsible for any painting required after the install. We had a couple of small issues, such as a bathroom screen missing. (it was found in the warehouse behind a box) but Jake always took care of those in a timely fashion. We were shocked how much outside noise was reduced by our new windows and sliders along with the utility savings! Also, it was surprising how nice the windows looked from the inside. If we would have known what a great job we would get from Modern Resolution, we would have replaced our windows much sooner! Thank you, Jake!

This took 4 days and the install crew showed up on time and cleaned up each day and answered my question as I watched over everything. I was worried that my stucco might not come out right, but even that was on point. I also double-checked the windows at the end and the only thing I found was a casement window that was a little sticky to open and they quickly fixed it. Regarding the quote process, Tony was easy to work with, knowledgeable about their products, and revised my order several times as I worked out the final details. I had a few concerns, like making sure that when I replaced a narrow window at my front door that the frame would not be too thick, but it looks great. Also thanks to Debbie for checking after the job (and after I paid) to make sure I was still happy. Based on the job they did at my house, my neighbor is going to update their windows too.
