    We're always looking for new boba spot! I believe this one took over an old boba shop. The menu was expansive and drinks were good. The worker (or could be owner) was very nice!

    I don't usually leave reviews, but this place genuinely deserves one. This was my second time getting the pandan drink, and it confirmed it wasn't a fluke--it's consistently great. The flavor is smooth, rich, and not overly sweet. What really sets it apart is how loaded the toppings are. They're generous and actually add to the drink instead of feeling like an afterthought. I've had pandan drinks before (including from 7 Leaves Cafe), and honestly, this one tastes better--more depth, better balance, and way more satisfying overall. If you're a pandan fan or want a drink that doesn't feel skimpy, Tea Project is 100% worth it. I'll definitely be back.

    Service is always welcoming. Slushies are so delicious and abundant amount of lychee coconut which i LOVE! they do not skimp! Chairs and tables are cute seating when you walk in. Dont forget to get a stamp card too!

    Favorite boba spot in SF and easily the best in the neighborhood. Drinks are always consistently good and boba is high quality, tastes just like the boba shops in Asia. I always get the puff cream black milk tea with boba. Owner is hella chill and makes the vibe great every time, recognizes regulars. The stamp card (buy 9, get 1 free) is a nice bonus too.

    Remember the days when growing up, boba wasn't a big thing and there were those mom & pop shops…read morethat would charge only $1.99 or $2? In this economy, that's unheard of but here at 5 Degree Tea House, that childhood feeling returns! Moving away from my romanticism and nostalgia, I'm blown away to find a boba milk tea drink for $1.99 with good tea, sweetness, and chewy boba. They have regular black tea, jasmine milk tea, taro milk tea, and Thai milk tea all for $1.99! Just for that alone and the fact it tastes good is enough for me! I will note that it's $10 minimum for Apple Pay/card, so cash preferred, but that's a given in mom & pop shops :-) I didn't try any of their other drinks or food, but shoutout to them for being the Costco hot dog of boba shops here in the Bay! Plus the inside is fun with claw machines, booths, and after school middle school or high school kids creating memories. Plus the staff were really nice! This spot is a gem and I will be coming back!

But this place is authentic couldn't read half the menu cause it's not in English but that's fine just enough to get what we wanted. Some nice booths and tables friendly quick service prices are great and drinks tasted very organic got the line passion tea, coconut, fresh fruit mix and boba and Taro $1.99 special milk tea which was awesome. Fruit drinks came with fresh fruit slices and coconut drink tasted like a pina collada. Lots of food options also. Definitely recommended wish we had this one in Sacramento:
