Parking is limited so you're left with parking on the streets or in the neighborhoods. The shop itself is small with a few tables indoors and a back patio with additional tables. The service is always friendly and welcoming. Prices are reasonable and the pastries are yummy. They also merch, mugs, and other things to buy from small businesses. If you have a small business, they offer pop ups outside their shop free of charge! If I happen to be passing through Newport Beach, especially through the pacific coast highway, the go-to coffee place is Vacancy Coffee. The coffee shop is cozy, kinda minimalistic, with beautiful house plants, a space for clothes, merchandise (including reusable coffee tumblers from my new favorite brand Created Co. - a local from Costa Mesa) and coffee beans from Partners. You have bench seating both inside and outside the venue along with two small tables, and beautiful outdoor patio seating which captures the ocean breeze. There is a small counter with pastries along with a beautiful menu (which low key I want one, I would buy one to put in my wall; its very pretty) The baristas are very lovely and nice - they have always greeted me with genuine happiness. From the times I have been here, I recommend: - pumpkin spice latte: the best pumpkin spice latte in my opinion is right here. You can actually taste the pumpkin and the spice - its not too sweet and its perfect. - iced matcha w/ oat milk - doesn't taste fishy, they use great quality matcha and the overall drink makes it the best in the orange coast - iced lavender latte - this is also my favorite - I would compare this to stereoscope, offset and corridor Flow, it fits in the top 5 best ones. it's not too sweet, not two overpowering and its doesn't have a mold after taste like other venues I had (ie: colossus - sorry) As for a study spot, I would recommend it on the condition that you are good with patio seating and there is no outlets so bring your portable chargers if you want to gets some studying done. This place is also puppy friendly if you want to bring your puppy. For parking, the only downside is that its difficult to find sometimes and you have to pay to park there. but other than that, if you happen to be in this part of town, I highly recommend making a stop. read more

Eater LA listed this place as one of 17 remarkable coffee bars to discover in OC. It listed Flat White and Gothic Mocha as popular choices, so those are what I got. Flat White was excellent, probably the best one I had so far, although one at Flat White in Cypress is very close. Gothic Mocha looked cool but the taste wasn't too different from a regular mocha, although there was a faint amount of bright note in the beginning from activated charcoal. Also tried regular drip coffee, which was pretty good. This place uses beans from Partners Coffee Roasters. It carries pastries from Blackmarket Bakery. Parking is a challenge due to its location. There's no designated parking lot; just street parking, which tend to get filled up fast. Interior is small but there's more seating out in the back patio. read more

The barista's recommended something sweet a lot of the food options look very good. Tasty and fresh. Mediocre coffee spot to say the least. I come here occasionally when down at the beach and I think a weekday is a much better option. Today the line wrapped out the door which is expected at any good coffee spot on the weekends. The day I visited, they had one barista ringing and crafting so the wait was a little longer than maybe other places with more staff, although none of us seemed to mind. I had an iced lavender matcha and also grabbed a bag of heavenly aromatic beans to go. They offer a few substitutes for dairy milk as well. At the register, you'll also find small health drink shots. Once you walk in, you are greeted by merchandise including hats, sunglasses, lotions, hand creams, tumblers, cards, and more! The staff here are super nice and welcoming. They have both indoor and outdoor seating. They do have more outdoor seating than indoors, so that would be a better option for studying or staying to hang out for a while. After the first one I overlooked their customer service but I've built enough trust in the coffee I come back. HOWEVER I won't be coming here. The staff is always so friendly and welcoming. There never is a line too long, making it a quick stop when I'm on the go. Their indoor and outdoor space is inviting, and decorated with California beachy vibes. They also offer wifi which is great if you are planning on getting some work done. Came in on a Saturday morning to try out a new coffee spot. Maple syrup latte Vanilla latte For both they're solid and you can taste the coffee beans which is good, but you couldn't really taste the syrup flavor. The lattes also weren't scalding and were the perfect drinkable temperature right when we got them. They were pretty busy when we came in at 9:50am. Didn't take too long for us to get our drinks. Cost was $11 for both drinks, which is surprisingly good for a third wave coffee shop. They have a nice outdoor patio at the back which I'm sure is great to sit at and then also gets you away from the waiting folks. We didn't try and pastures because we were about to go get breakfast but they did look tasty in the case. If you're going to Newport for a morning walk, be sure to stop here and get a coffee. read more

Our first time here I'm sure it will not be our last. Our new dog groomer is across the street so we were looking for a spot to get some coffee. There are quite a few choices but we gave this one a try and we are glad we did. We had the mocha and the chia lattes. Both were excellent. We tried the jalapeño and bacon croissant. It was pretty good, but the cooking method was a little off. The inside was not as warm as it should've been, but if they had cooked it any longer, it would've burnt. But it was tasty. This Newport Beach coffee shop is the perfect fix for my early morning brain vacancy. Their giant 'Coffee' sign is hard to miss from PCH. This sign has become iconic on my coastal explorations, but this past weekend was the first time I was able to drop in. Vacancy Coffee serves up caffeine, pastries and a light food menu (mainly breakfast burritos). Plus, they have a few clothing items and plants on site for purchase. There's an outdoor patio that includes picnic style benches with umbrellas for shade. Here you'll find pups basking in the rays while their human sips on a maple latte. My beverage of choice was their matcha with oat milk and maple sweetener. This drink was light but caffeinated, the perfect beverage to prep me for an afternoon of errands. Parking can definitely be tough this close to the beach. There are a few dedicated spots near the shop, otherwise you'll need to park on the street in the already packed neighborhoods. read more

I think the crowd for me was not what I was expecting. Everyone knew each other when I walked in, customers to customers, customers to barista, everyone! I felt very weirded out as I came in with crocs and a hoodie and people were dressed very nicely. I think this spot is great for a morning walk to coffee, as it is very close to a neighborhood. Just moved to OC January 2022 and I'm on a quest to find my favorite third wave coffee shop. This is the 12th cafe I've tried. I took the dog to Huntington Beach dog beach and was driving down PCH and saw Vacancy! I stopped by, parking wasn't too difficult at 10am ish on a Saturday. Small ish shop but a decent amount of indoor seating (maybe 5 tables of 2) and cute plants. Got a cortado, it was decent! Could've used a smidge more foam but flavors were nice.
