Great, small, super cozy spot that instantly feels welcoming the moment you walk in and walk to the back. The back outdoor patio is lovely bonus. It is beautifully done up. Has wonderful shades and park benches that creates such a warm and inviting atmosphere to socialize, study or read a book . The coffee is genuinely good, well done cortado but unfortunately they don't serve it in a glass (only "to go" paper cup). Parking is definitely the main downside it's limited and you have to paid or risk it. I love love love Vacancy Coffee! My family friend's have a beach house a short walk from this cafe and we have been making our way to Vacancy for years! I swear by their dirty chai latte - I am super picky about chai and this one is delicious. You also cannot go wrong with their matcha or maple latte. If you're looking for a basic coffee/latte menu then this is a great spot. I have tried the vanilla latte and the maple latte and both lattes are very coffee forward and sweetened perfectly. I have also tried their Nutella croissant which is so amazing and delicious. Personally, I wish they had just a few more things on their menu but having the basics I think makes this a very solid coffee shop. There is a handful of seating on the inside, which usually gets pretty full on the weekends, but they also have an outdoor area where there's a lot of room too. The line was at least 15 people deep and there was a guest vendor playing music selling baked goods and swag right outside the door. The coffee we received was good, especially the cortado. It was strong yet smooth. My hubby ordered an iced vanilla almond milk latte which had a nice taste, though could've had a stronger coffee taste. There's street parking along the 101 and we walked to the beach from Vacancy and hung out for a while since there wasn't an open seat at the shop. I got the iced coffee with sugar-free vanilla. I don't know if they didn't put enough syrup, but it really didn't have any vanilla flavor. I am glad that they offered a sugar free syrup option. They don't have cold brew. Just their house made coffee over ice . The coffee itself was not inherently unpleasant, but did not stand out. my friend got the hot maple latte. She had the same consensus that I did, that it lacked flavor. The portion size was fairly generous. the price was reasonable. they accepted contactless payment. The service was good but I wouldn't say that they went above and beyond in any regard. There was a restroom available for customer use. it was a small interior that had some cute decorations. The seating was very minimal, but me and my friend were able to find an area to sit and talk. we went on a rainy day otherwise we would have loved to walk outside near the beach Overall, this establishment was just okay. Nothing about the experience itself was negative. It was just that me and my friend weren't thrilled with what we ordered. Went to Vacancy to grab a coffee with girlfriends. Parking can be a beast as it's directly on PCH. If you can't find a spot in the neighborhood, then there are pay to park spots a little bit down the street. There are a couple spots to sit inside and room outside but I highly recommend grabbing your coffee and walking across the street to Newport Beach. The baristas are lovely and there was some delicious pastries (not allergen friendly) to get alongside your coffee. I got a latte but the matcha looked popular. Would return! read more

The beach + iced coffee = Blissful me. Simple as that. Every time I visit Newport Beach, a short walk to VACANCY COFFEE is warranted before settling into the sand and basking in the sunlight with that vitamin SEA. Don't let their name fool you, it's never really vacant here. I've seen people camp out with their laptops, others that quickly pick-up and go, and since it is pet-friendly, a few puppers from time to time. Even though the interior is on the smaller side, don't forget there's some lovely outdoor seating in the back. Minimalistic, plant-adorned, bohemian vibes. I have a few favorites here: ICED LAVENDER LATTE and the ICED MAPLE LATTE, both made with whole milk by default. The lavender is a little overpowering, so slightly adjust. I also love their ICED COFFEE, which comes a little bigger than their iced lattes. On my last visit, I opted for VANILLA iced coffee. Dreamy. Pricing is great for a third-wave coffee shop. I'd say $4-$5 average. It's one of the reasons I continue to visit. As others have stated, parking is only available on the street, so plan accordingly. See you next summer! read more

If I happen to be passing through Newport Beach, especially through the pacific coast highway, the go-to coffee place is Vacancy Coffee. The coffee shop is cozy, kinda minimalistic, with beautiful house plants, a space for clothes, merchandise (including reusable coffee tumblers from my new favorite brand Created Co. - a local from Costa Mesa) and coffee beans from Partners. You have bench seating both inside and outside the venue along with two small tables, and beautiful outdoor patio seating which captures the ocean breeze. There is a small counter with pastries along with a beautiful menu (which low key I want one, I would buy one to put in my wall; its very pretty) The baristas are very lovely and nice - they have always greeted me with genuine happiness. From the times I have been here, I recommend: - pumpkin spice latte: the best pumpkin spice latte in my opinion is right here. You can actually taste the pumpkin and the spice - its not too sweet and its perfect. - iced matcha w/ oat milk - doesn't taste fishy, they use great quality matcha and the overall drink makes it the best in the orange coast - iced lavender latte - this is also my favorite - I would compare this to stereoscope, offset and corridor Flow, it fits in the top 5 best ones. it's not too sweet, not two overpowering and its doesn't have a mold after taste like other venues I had (ie: colossus - sorry) As for a study spot, I would recommend it on the condition that you are good with patio seating and there is no outlets so bring your portable chargers if you want to gets some studying done. This place is also puppy friendly if you want to bring your puppy. For parking, the only downside is that its difficult to find sometimes and you have to pay to park there. but other than that, if you happen to be in this part of town, I highly recommend making a stop. read more

Eater LA listed this place as one of 17 remarkable coffee bars to discover in OC. It listed Flat White and Gothic Mocha as popular choices, so those are what I got. Flat White was excellent, probably the best one I had so far, although one at Flat White in Cypress is very close. Gothic Mocha looked cool but the taste wasn't too different from a regular mocha, although there was a faint amount of bright note in the beginning from activated charcoal. Also tried regular drip coffee, which was pretty good. This place uses beans from Partners Coffee Roasters. It carries pastries from Blackmarket Bakery. Parking is a challenge due to its location. There's no designated parking lot; just street parking, which tend to get filled up fast. Interior is small but there's more seating out in the back patio. read more

After the first one I overlooked their customer service but I've built enough trust in the coffee I come back. HOWEVER I won't be coming here. If you are not of a certain ethnicity the customers WILL looked and stare at you. I didn't get the same pep in the step type of customer service of the people before and after me.
