I was busy with the home inspector but Sheldon took time to point out the significant findings, visual evidence of pests and explain the damage significance. For the time he spent and experience he brought , I feel the price vs value was very reasonable, especially given the quality of the report . The inspector that came out was friendly and prompt. Noting the company recently increased inspection fee and price policy. I had a third party complete repairs, common practice. One item in the report was not clear how much replacement panel was needed to clear the finding. Upon re-inspection and treatment, the inspector said the repair was not made. After clarifying the repairs needed, the company charged full amount for 3rd inspection to sign off on clean report. I'm leaving 3 stars due to unclear item in report and company change in policy to charge full price for multiple inspections. Other companies will give you a small discount to reinspect, which was not offered. read more

FIRST HAND EXPERIENCE AHEAD (cause they will flag for it "not being a firsthand experience".) This company clearly pays to have reviews removed as my review was flagged despite it being a personal experience so now instead of the 2 star I gave them, it's now 1 star Inspector was scheduled for a pest inspection for the sale of our home which took place on Thursday the 25th. He was supposed to be there by 4:30, but it was rescheduled for 5:30 becase the inspector was running behind. When he did arrive, he was not in a company vehicle which I thought was odd to show up at a client's home in an unmarked car. Inspector also had no mask or gloves on while in the home. We unlocked and opened the gate for him to get into the backyard and he left it completely open when he was done. We have a dog and thankfully someone went out to check it before letting the dog out otherwise our dog, who is a big runner, would have been gone. Our dog also doesn't like people, particularly males, in the house that he doesn't know and barks and goes crazy anytime there is so we had him harnessed and leashed upon the inspector's arrival. The inspector can see this happening and continued to try to talk to the dog as he continued to bark and try to get away from the person holding the leash. If a dog is freaking out like that and you're clearly the cause, get out of the house, don't hang around just because you think it's funny to see the dog act that way. We also found that a jewelry box was opened after he left. We have no way of knowing if he was the one who opened it or if it was the home inspector/buyers/agent that were in the house before him. The done a good job for inspection of terminate and pest. But when looking at the report, they should have included pictures of areas that had problems. The picture would have clearly showed visually of the extent of the issue and visually the location within the home. This was my reason for giving a 4 stars and not a 5 stars. This was a horrible report with an estimated repair cost of over $4000. They said there were termites and the would have to drill holes in the garage floor and put in Termite treatment Also said that there was a lot of dryrot around the roof beams. I love Defender. I bought a newly built home in Elk Grove not knowing anything and a friend referred them to me. Bill is great. He's always friendly and helpful, and Page and Ruth are always pleasant to speak to on the phone, and always willing to accommodate my requests. I live near an open land that is now being turned over for condos. The solution that Defender uses to keep the bugs away is super powerful. We don't see ANY bugs and we can't smell what is sprayed when Bill provides the service. They treat the garage, interior, and perimeter of my house every other month. They get rid of any cobwebs, wasp nests that they find, etc. and even in the months that they don't come, we only see an occasional silver fish or pinch bug. I'm assuming most of these positive reviews by people with 1-3 reviews are from the business owner or from realtors giving kickbacks to this company to clear properties. Now that I've had most of my subfloors replaced and I'm framing new walls after the seller of the home I purchased hired them for a pest inspection, I have to warn others. The extensive damages they missed is in the background of all the "minor" damage they took picture of. They ignored that half my floors were rotted and the structure isn't sound. They ignored all the leaking pipes that have to be replaced. They ignored $20,000 worth of damages that was fully visible just to please a seller. Now I have an FHA loan purchased with down payment assistance but will be homeless in a few weeks because my newly purchased home is uninhabitable. read more
