DO NOT RENT from this Management Company! This property is managed by Essential Management, and my experience has been beyond frustrating. Over the last 24 months, the water has been shut off more than 25 times, sometimes for days at a time, and hot water is frequently unavailable. Living without running water or hot water is unacceptable, yet management continues to expect tenants to pay full rent despite these ongoing habitability issues. The conditions of the property are terrible. Rats have been found dead not only in the parking structure, but even in the pool -- YES, the pool!!! The hallways and walls are filthy, and it is clear that maintenance and cleanliness are not priorities. What makes the situation even worse is the complete lack of communication from management. I have sent multiple emails and written letters regarding these serious concerns and have received little to no response. Essential Management shows no urgency, accountability, or care for the tenants living here. What I find especially telling is that the properties they manage in more affluent areas appear to be well-maintained and properly cared for, while properties like this one are neglected. It speaks volumes about where they choose to invest their attention and resources. No tenant should have to deal with repeated water shutoffs, unsanitary conditions, and ignored complaints while still being charged full rent. Save yourself the stress, frustration, and disappointment. STAY FAR AWAY from renting any property managed by Essential Management. read more

During the pandemic I moved into an Essential Management property. A small unit building in Beverly Hills and whenever I needed something, Nidia was immediately responsive. She would text day or night, even on weekends. It became such a nice relationship that I would send photos of my puppy and even took him in to meet her personally to thank her for all the help. When my lease was ending, and I started searching new apartments, the management companies were so apprehensive with the Pandemic and tenants missing payments though I never had, that it was so off putting. Especially when I had cultivated a relationship with Essential that was so welcoming. Nidia created that experience for me and she even sent me to the apartment that I am writing this review from! They are always helpful, they work their ass*s off, and they do whatever it takes to make sure their tenants are taken care of. Whenever I go to the office, Gaby is always there to greet me with a smile and ask how I am. She remembers my name, and she is genuinely kind and happy to see me!! Lydia, our off site manager is so great at what she does. It's always a pleasure calling and texting her when I need assistance with maintenance work in and around my unit. Lydia is very helpful, flexible and always respond in a timely manner to any questions or concerns. She also, give me the same amount of respect as I give her. With so many finding fault and complaining about companies, when you encounter one that demonstrates politeness and understanding it deserves not only a SHOUT-OUT but public attention. My interactions with Essential Management LA have been nothing short of excellent. Gabby and Nidia are beyond cordial. Always able to answer my questions, quell my anxieties, and help me through various processes, these ladies have the patience of saints. I couldn't imagine dealing with rents, requests, and people's idiosyncrasies all day. It has to be exhausting. Do not rent from this company!! We pay our rent diligently every month, yet at least once a week if not more, we wake up to no hot water!!!!! This is considered a basic necessity when you rent a living space! Everyone in this building has to work in the morning! No hot water to shower in the morning is not acceptable... especially when it is on a continual basis!! Once, Mia the manager said to "get over it" and " boil some water and use a wash cloth" ... we went several days with no hot water! They said it was fixed but it goes out every week... this is on going for over a year now....But they expect their rent on time! read more

Nadia Lobos at Essential managment did a great job getting my electricity back on a Monday morning after a call to her Sunday night. Repair man showed up promptly at 9:00 AM and fixed the issue. And old main fuse probably put in in th 50's when the building was built. She always responds quickly even on the weekends. I give her 5 stars for getting it done in a speedy time. All I can say is, I have rented from Essential for over 20years. I have never had a problem getting repairs or maintenance. After my fist two apartments, I had to move mid lease because my dogs were too old to walk down the stairs and the owner found a first floor place for me immediately! I move to one of their buildings about three months ago. The manager was on top of everything. The unit was remodeled and in great conditions. My building has a pool. The building is very secure. Maintenance crew are doing an outstanding work and they are very efficient. So far it has been such a pleasant experience.
