    Mango green tea with boba
    Vivian T.

Great study spot with good drinks! I got the mango green tea with 25% sweetness and boba and it was perfect, not too sweet and the boba was nice and chewy. The drinks came out pretty quickly too. On a Tuesday afternoon, it was packed - we thankfully got a booth but there were no other empty tables. It was a little loud and there were no outlets next to us, but the study space was clean and comfortable. Overall, would be back to do some work here!

A very nice and chill late night tea, drinks and snack place for people to congregate and either study or have a nice time chatting with friends. This place is located in an odd strip mall but it's much bigger than it looks. They have lots of booths and tables here and it was still pretty full around 9:30-10pm. I Ghadiri ordered their Factory Milk Tea and Passion Black Tea to try for drinks and their Milo Brick Toast with Ice Cream. The drinks were nice specially the Factory Milk Tea. It had a nice after taste which I love. The Milo Brick Toast was just ok, not something I would ever crave or get again but at that time of the day it would be hard getting anything better. Over all a great late night tea/cafe specially during the week days.

We were looking for a late-night treat and decided to stop in. Parking was decent, though I can imagine it gets pretty busy during the day since it's in a plaza with a lot of other shops. Customer service was excellent; the woman who helped us was incredibly sweet and very helpful. Cleanliness wasn't really an issue; most of the tables were taken, and the few that were open could've used a quick wipe-down, but nothing major. They also have some fun little claw machines, which was a nice touch. My fiancé ordered the Thai Crema Blend. He said it was okay.. not bad, but not amazing. He often compares Thai tea to 7 Leaves (his favorite), and this didn't come close for him. It had a much more milky flavor than he prefers. I tried the tiramisu latte and honestly would never order it again or recommend it to anyone. I hated it. And I don't hate much coffee.. I usually love strong coffee and could talk your ear off about beans and flavor profiles, but this one just missed the mark in the worst way. We also tried the bubble waffle with ice cream and fruit. It was okay, but I think it would've been much better dining in instead of taking it to go. The popcorn chicken had a very strong basil flavor, but it was still decent. The highlight of our entire night, which is funny because we almost didn't order it was the egg rolls. We ordered the small (4 egg rolls) and immediately wished we had gotten the large (6). They were hot, crispy, and absolutely delicious. Hopefully we'll find better drinks next time, because the food definitely has potential.

    1. The milk tea was well-crafted! I like the options to adjust sweetness! 2. The spot has fun casual vibes! The interior is big! 3. The staff was friendly and timely with my order! It was ready within 10 mins! 4. There are indoor and outdoor seatings! There are a lot of tables! 5. Parking lot has a lot of spot, but it can get crowded depending on time and day! Note: There is a restroom available for customers! Photo: Nom Nom Green Milk Tea

I've been craving brick toast and found this spot! Their brick toast dessert was so delicious and only $10! They also have a lot of tables to hang out or do some work! Definitely planning to come back to try their drinks.

A great spot for hanging out late at night! We ordered the FTB Condensed Milk with Milo Toast + 4 Scoops Ice Cream and Supreme Tropical Tea. I wanted more chocolate and worker Jocelyn was so kind in getting that for me. Friendly staff, free Wi-Fi, and even claw machine games until 2 AM -- A comfy and casual spot I'd definitely return to!

My husband found this place on a whim and I'm glad he did. Service is definitely mid but the tea was good. We ordered the strawberry tea with boba and the aloha smoothie, which is a pineapple smoothie. My husband loved it so much that he bought one more before we left. The strawberry tea was great and the sweetness level was right where I needed it. The ambiance is really cool! It's such a great hangout spot for groups and gatherings with friends. I'd love to come back. It's totally a plus that they have super late night hours and it's quite lively.

I got the royal ceylon milk tea and I ordered online. When I got the drinks it tasted very very watery. It tasted like I was drinking milk with water. The service was really nice and it was pretty busy but I was very disappointed in my drink.

The coffee shop is huge! Lot of tables and very cute decor design! I came in pretty late at almost 2am when they alm close but barista still very accommodate! Ordered nom nom milk ( ice blend). Drink came out quick, SUPER BOMB!!! So gassss, for $7 the cup is absolutely gigantic they gave u a lot worth the money! Ordered at 50% so is not too sweet! Will be back again for other drinks they have 9/10.

I enjoy studying here! Big booths, a few outlets, and not too busy which makes it a good study space. Parking is easy and the interior is lit to resemble that of a bar which is very cool. There's also a few board games on the side to play with friends as well. I ordered a green milk tea ($5.46), which tasted pretty standard. Although the cup is a little bigger than the standard, they also add a good amount of ice which diluted the taste a little. The popcorn chicken ($7.80) was well-seasoned. The best part of the bubble waffle (8.84) was the ice cream surprisingly as our waffle came out lukewarm even after waiting over 20 minutes for it.

Passion fruit with lychee jelly! It was good but extremely sweet. Definitely would get 50-75% sweetness They also had games to play and hangout!

I've been to the San Gabriel location and the one that was "FTB on the beach" long ago in West Covina. My group and I went to the Saigon night market not too far from here and decided to drop on by without spending a pretty penny on some of the food booths. I was surprised with the huge space that this place had for seating. I'm not sure about how some of the boba shops are in OC, but it is tough to find boba shops with an abundance of seating area nowadays. There were some board games provided. I saw some groups bringing their own, while others were studying away at their laptops. I would say that this place is great for bigger groups for about 4-7 people in their own booth. From what I recall, majority of the menu is similar to the SG location. Was a little sad that they didn't do half and half seasoned fries here. The drinks are normal what you expect at a typical boba place, but FTB has been stepping up its game with some specialized drinks. Overall, I would come here because I enjoy the drinks, the food and the vibes if I'm in the area.

They've also got a nice little patio to just rest and relax at while you enjoy your drinks. I've had a few pretty deep conversations coming out of this place. Okay, even though I did come to a coffee shop, I did end up getting a hojicha latte that was roasty, nutty, and delicious alongside the vanilla notes that they add. Great choice for some of you who don't do so well with caffeine. It's easy to drink, and thoughtfully prepared! I got something a little different. It was a strawberry co-ferment espresso in a cappuccino ratio. You could really taste that strawberry come through, and having it hot and with milk was a perfect choice. Fruity, complex, and funky! Love to see places serving co-ferments. I don't think it's over-played in specialty coffee, and I do appreciate having the option! And, I didn't get it today, but getting a fancy pour-over at this spot really hits. If you coffee sweats like the fun stuff, you'll have plenty of that here! Not many places offer this combination, so whenever I see it on a menu, I have to try it. What I really liked about this one is how well balanced it is. The earl grey is light enough that it doesn't overpower the matcha, so you can actually taste both flavors clearly without one taking over the other. The Hojicha Vanilla Cream Latte was also really good. The cream on top was silky, smooth, and rich, adding a nice layer of sweetness that paired well with the roasted, nutty flavor of the hojicha. It made the drink feel really comforting and well put together.

I feel like I have raved to multiple friends about Nep and how unique and delicious it is. Nep is located across from Mile Square Regional Park and has ample parking. I also appreciate how on top of it the servers always are and how they make sure you are well taken care of. Nep is known for their Banh Mi Chao, which is kind of like Bo Ne but with an "everything but the kitchen sink" vibe. I definitely recommend first-time visitors try this dish since it is really what makes them stand out. The tenderness of the beef mixes so well with the sauce, tomatoes, and pâté, while the banh mi acts as the perfect dipping vessel that ties everything together. Besides the Banh Mi Chao, there are so many other dishes that are equally mouthwatering, such as their Crab Toast (with a generous amount of crab and a creamy mouthfeel) and their new steamed egg dish with pork floss (a salty flavor balanced with custardy egg). In my opinion, no matter what dish you decide to get, you can guarantee it will be well-seasoned. Really excited to continue being a repeat customer and trying everything under their roof.

Keeping it simple: everything was absolutely delicious. As of the date of this review, this is the best Earl Grey Matcha I've had. It was perfectly balanced between the floral Earl Grey notes and the grassiness of the matcha. The Longanisa Burrito was hearty and came served with Kei Concept's aji verde sauce.
