Probably a tear down or major Reno. Several code violations. Exposed wiring for lights near water on water slide. They do nothing for you while you're there. They also ran out of room keys and we got one to share for 8 of us. They wouldn't change out towels for clean ones and no one ever answered the phone for front desk. horrible breakfast. We had to go out to eat. Resort park area doesn't open till 2 pm and closes at 6. Only 1 slide open and only a couple hours a day I'm sure I missed something. It was all bad. shame on Ramada for letting them pay to use their name. Their one photo on the site had to be staged also prepare to walk a lot of stairs it's basically a run down motel with a rundown water park area. We went into the room and saw that the lampshade had tons of black mold on it. The armchair had tons of stains from god knows what. The tub and shower had black hairs all in it like someone had just shaved in it. We ended up leaving and finding somewhere else to stay. Super bizarre and will never ever come back. My Review on The Flamingo Waterpark Resort in Kissimmee, Fl We went on a staycation there as we had several times in the past. Back in 2014 and 2017, they had live music and hula hoop contests and dances for the kids, it was fun. You could order nachos and french fries at the bar and have drinks, but not this time. I booked this place August 23-25, 2024, but we wound up checking out on the 24th due to having a horrible experience. The room itself was nice. Wooden floors, fridge, microwave and a nice jacuzzi we weren't expecting. It overlooked the water park that was closed when we got there because we didn't get there til 6pm due to traffic. The tiki bar outside and the bar inside were both closed so we couldn't even order a drink if we wanted to. The next day the waterpark and lazy river were both opened but the lazy river tubes were just the size for a child not an adult so it was really uncomfortable sitting in them you barely fit and the lazy river was a big swimming pool because it did not move. There was no current it was beyond lazy. You had to move yourself if you wanted to go anywhere. The tiki bar was supposed to open at noon but didn't actually open until 1:30 ish. We ordered a whiskey ginger ale the bartender rang it up a receipt printed out but she didn't give it to us. She turned around instead and wrote how much it was on a piece of paper. It was $15 so we handed her a $20 bill we get our change back. We leave her a $2 tip and we had to ask for a receipt and when she finally gave it to us, we noticed there was a 15% gratuity already added after we tipped her the $2 because we didn't get an original receipt to pay in the first place. It's cash only at the bars. They do the same thing in the restaurant inside the hotel and it's very deceitful and dishonest. They don't want you to know that they add the 15% gratuity so they don't give you a bill to pay. There's no signs anywhere posted on property that gratuity would be automatically added. They just tell you how much it is and then you leave a tip thinking that's, the norm but now they're getting the tip plus the 15% gratuity and they don't give a receipt unless you ask. It's an awful way to do business to cheat your customers and it gives the hotel a very bad taste in my mouth. The only food that you can order from there is Puerto Rican. I love Puerto Rican Cuisine don't get me wrong but sometimes after a hot day, swimming and sitting in the sun, you just want a big juicy burger and french fries. Thank God for Door Dash! The breakfast in the hotel was ok. Big portions for the affordable prices. My daughter ordered burnt pancakes and I had eggs with toast no butter or jelly comes with it just toast. When you ask for it they don't have jelly and they bring you melted margarine that tastes like chemical. They don't have orange juice or apple juice for the kids only passionfruit which was pretty good I must say. There is no ice machines on the floors you go into the little store they have in the lobby and you're allowed one small bag of ice per day. For it being a weekend it wasn't crowded at all but from my experience and from reading all the bad reviews, now I know why. read more

When booking here I think the biggest thing to keep in mind is that you are mainly paying for the water park which I honestly loved and had a great time celebrating with my family for my nephew's birthday. The rooms were clean and nicely stocked up but some things were off. 1. Our hotel phone didn't work! Not saying it's a big deal but kinda wtf 2. Big crack on peep holes 3. My parents and me and my brother had our own rooms side by side and completely different rooms it was crazy 4. There was this weird 2hr period where they turned off the water park and didn't let anyone enter cause they said it was "raining" but it was beautifully sunny 5. Blanket is a literally sheet will not keep you warm also blanket and sheet did feel a little damp 6. No bottom grip on door just a little open space at the bottom But the water park is totally worth it and kids will love it ! read more

DO NOT BOOK!!! ROACH INFESTED***** Booked this hotel through Southwest Airlines rapid rewards since I'm a CC holder. We arrived late after a wedding we were in town for. First of all the hotel is located BEHIND A CAR DEALERSHIP in a dark sketchy area. The sign clearly says the flamingo Waterpark resort but there's a banner hung to say Ramada by Wyndham. The front office is old and outdated with orange walls. There's a resort fee you're told about only upon check in. Check in is when they advise their water slides don't work although that's their selling point (go figure). We got to our room and at first glance it looked outdated but fine for one night. We weren't even in the room 30 mins when my fiancé killed a HUGE cockroach. I thought it may have been a waterbug(it's FL) but then he opened the cabinet to see where it went and that's when we realized a BUNCH more ran behind the mini fridge. I went to grab my stuff to leave and that's when I noticed baby roaches under the sink area and climbing up the bathroom wall. The place is disgusting and sketchy. We ended up leaving and searching for a new room and driving over 20 mins at 3am into Orlando to stay at the Holiday inn which was amazing and clean. We advised Isabella whom is very nice at the front desk of the situation she advised she would inform her manager when they arrived to have us refunded but now I'm having to reach out to have my CC refunded and waiting to hear back etc. Annoying. read more

The ONLY reason I'm giving this "hotel" two stars is because of the waterpark. It's perfect for small children. Other than that this has got to be the worst hotel. They advertise as "affordable" but then your hit with outrageous fees and they do not include the water park so you have to pay an additional fee. I've been here a few times in the past where we just rented a room to take the kids to the water park but after this stay it will be the last. I came in during the hurricane and upon check-in the woman was extremely rude and abrasive. I had my three children with me. They went over the policy and said, "no smoking, no pets." And my daughter said, "We have kittens!" All she heard was pets and is always excited to tell people about her kittens we got recently. The woman then told me we would not be able to stay with animals (I just saw someone walking a dog out front). I assured her our pets weren't in with us and proceeded to check-in. I requested a room where I could view my car and preferably lower floor. She barked at me, "We don't take special requests." And proceeded to put me in a room on the inside when there were numerous open on the outside of the building where I could view my vehicle and it wouldn't be such a hassle getting my 1 year old, 4 year old, and seven year old along with our stuff inside. I got in the room and it was filthy. The sheets stained, the remote broken, dead bugs, etc. They never answer their phones and good luck getting your deposit back! They take it and then tell you that it takes up to ten business days to get it back and then after ten business days IF you can get ahold of them they tell you something must've happened in their system and they're issuing it. Then you'll likely have to continue calling and next thing you know it's been over a month. I would have not stayed here during the hurricane but had no choice. The other "affordable" hotels were booked. They definitely raised the prices in lieu of hurricane Ian as well. An amazing and inexpensive place for a family stay or for a secluded retreat. There is a swimming pool and water park open till late for the kids and adults to have a good time. Check in staff is amazing and polite and room service is beyond par. The rooms themselves are huge with comfortable beds, lots of pillows, towels, lotion, soaps, shampoos and conditioners. There is also a flat screen TV, a fridge, a microwave and a coffee maker with free coffee in every room. Located in a central area by a major intersection, the entrance is easy to miss since it seems interconnected with a used car driveway. My family and I did a waterpark at hotel week. We were truly disappointed in the Flamingo Waterpark Resort. It was the 3rd waterpark hotel we visited and I have to say the lobby is the ONLY appealing part of the visit. We drove around to our room and while surveying the room, what did we find? a roach. YES a German roach. I immediately called the front desk and was transferred to the manager who insisted we take another room. I was so dissatisfied with the first room I was even more disappointed in the 2nd. I went to the front desk and asked for a refund. They agreed to give me back the money including the resort fee. I made up for the night by going back to Coco Keys Resort where we had an amazing first night. This resort needs a lot of work. When I looked up the reviews as I always do for any place that I stay I was worried !!! But honestly the front desk was super nice! Her name was maria, she helped me with all my needs. I got my room early and when we got there we started at the pool until our room was ready. The room wasn't amazing! But it wasn't horrible either. It was clean. Just checked in an have to say the receptionist was very good and friendly. Very knowledgeable and professional. However, that's the extent of a good feeling here. They rooms need a deep cleaning. No less that 4m5 hairs left in the bathroom and a pubic hair on the wall. Yes, gross. The ice bucket does not have a liner. The bottom is cracked with a hole. There was a KOller ex on the floor. Seriously how could they leave that broken ice bucket? The bed lamp has cracks in the shade and is a big dust bowl. The air conditioning works amazing which was already on and the room cooled when we got in. I'm grossed out I even went there! Their water filtering system is definitely not update! My biggest problem with this hotel was our balcony door that automatically locked when it closed but didn't have a way of unlocking it from the balcony EVEN WITH THE KEY CARD! I was downstairs tending to the laundry and my 14 year old son went back to room #1357 from the pool. He decided to check out the balcony. He had a key card with him but soon found out that the balcony door would automatically lock and there was no way to unlock it even with the card (it appears that there used to be a key card mechanism on the door but it really was just an empty slot. He was wet from the pool and shivered on the balcony for about an hour until he decided to climb off the balcony and luckily didn't fall from the third floor. What kind of idiot decided to have a balcony door that automatically locks without a sign warning you that even a key card won't get you back in? Not sure if all the balcony doors are garbage or it just happened to be my room but the hotel needs to do something about that. Besides this major problem, the hotel was fine. It looked and smelled clean. I also didn't like that they didn't serve breakfast. When I asked about breakfast, they said that they're not serving it because of covid. Seems like a poor excuse for the hotel trying to save money. A group of people can wait in the lobby without masks, but the hotel can't serve breakfast? That doesn't make much sense. read more

Pros: Good location Water park was as advertised, but very crowded Room was OK, Cons: Restaurant closed. There are pre-made sandwiches, drinks, cookies and the like sold from a 24-hour store near the front desk. No "entertainment" as they advertise. Poor housekeeping, bed never madevthe three nights we were there. Fresh towels was all. The towels you are given when entering the water park area are small and thinnish. My daughter had a gymnastic competition this weekend and it was also her 10th birthday. I would give more stars if it was based on the people who worked there. They were wonderful. We stayed here from Thursday until Sunday. I saw this place online and was actually excited because of the Waterpark. But when we arrived i was completely turned off about the way the room looked and the actual resort. The outside looks like an abandoned place not even welcoming. What gets people is the Waterpark. The people there are very nice and very police but the building itself was out dated and old. Overall our experience was good because we went in knowing it probably wasn't going to be amazing just based off the price. There was four of us who stayed two nights, the first night was Sunday and we spent time at the pool, the pool area was clean but there was super loud music the whole night, this music lasted almost till 12am which was a little weird. The next day we spent the whole day at the water park area, the water park honestly is super impressive for the price and is great for kids plus there's free cabanas for use first come first serve. The actual hotel room was very lack luster, it's gets the job down just to sleep at but is definitely more of a 'motel' quality then 'resort', the room looked like it had not been deep cleaned and kind of just old plus the phone in the room was not even hooked up. The second day we came back up after almost 6 hours of being gone and noticed the room was not replenished or cleaned either, when we called they said if you wanted your room cleaned you had to put in a written request prior to needing it. So that was kind of weird I say if your paying less then $90 a night it's a steal anything over that maybe weigh out some more options. read more

This was the third year in a row and will be the last. For small kids the waterpark is good, but that is it. Things have changed and a lot of things don't work there and they are so full of excuses. They have always been deceptive with their business practices by not showing online that the waterpark isn't open on Monday and allowing people to purchase tickets for their families, and that really sucks. Well I called that morning to find out the waterpark and pool times and only then was told that they were making repairs to the adult pool and it was closed. Seriously?? Two weeks AFTER the kids get out of school is when you decide its time to make repairs on the pool, and not notify anyone? I was really mad, because besides the 2 feet of water in the lazy river that was the only other place to actually get into the water. When i asked about it at the front desk at first she was sarcastic about it because I told her that I had called the day before (which was my mistake because i called that morning but was hot and tired after 3 hours with 3 kids in the car) and was told well I knew yesterday. Like that was going to make a difference when I already scheduled to time off of work and paid the deposit which was non refundable at that time. Then I was told that they sent out emails and must have missed me. I know they are full of it because just like the waterpark that is closed on Monday that they don't reveal on their website, all they want is the money and could care less about anything else. Then I tried calling the front desk, and the phones don't work. I was told they were switching carriers but just saw another review where the phones weren't working a year ago. Even when you call they NEVER answer the phone at the front desk either. The water park is nice, but they don't pressure wash the walkway so tons of kids are walking to go on the slides and falling. Then my niece has long hair and wanted to blow dry it after getting out of the pool. No blow dryer. The shower water is no longer hot, as other people in the hotel and i were talking about. It is a just slight of cool. Nothing except the main lobby and rooms are air conditioned so the bathrooms by the pool are hot and smell like pure urine. I won't even go in them. The laundry room and arcade are empty because they are hot boxes. Then on our last day after going the waterpark i went into the laundry room to change my nephew because the bathrooms smell and he shut the door and locked us in. For about 15 minutes i tried calling the main lobby where nobody answered the phone. We were hot, sweaty, and I was worried because we couldn't get out. After another 5 minutes an employee came out of his car and we were banging on the windows and flailing our hands, and he came and openened the door to let us out. I was furious and went to the front desk and after I told them what happened their only reaction or response was "Wow"????? Thats it, no sorry, are you ok. Just wow? It was a fun little get away for a few years but no longer a nice place to go to anymore. Probably never was, but at least things were working and in the room. read more

You definitely pay for the water park and not the hotel. It was very outdated! The tub faucet dripped continuously, the refrigerator had a wonky leg and made a loud buzzing noise, and they are aware tiny ants all over the bathroom countertop. There's not ice machines or room clocks. There was resort music blasting until 10:00. My kids had a great time water areas. We probably won't be back with so many other, newer options available. read more

Maybe they are a little understaffed but no one really answered the phone when I called throughout my stay. The arcade was nice for the kids the rooms were pretty outdated no USB plug-ins for phones or smart TVs for Netflix or anything like that.My room smelled like a wet sock the whole entire time I was there which made me worried that we were breathing in whatever was coming out of the AC unit . just a little musty. not much to choose from to eat in the pantry. They were extremely uncomfortable. The sheets and covers on the beds are rough, the lotions soaps and shampoos are cheap better off brining your own. The fees they add on are stupid, the water park should be included in your stay. There is no free breakfast not even continental which is so ridiculous especial for a "resort". They have restaurant which serves Latin food CANT comment on it because we didn't try it. They advertise a convenience store that's 24HR which is not true because they close the lobby 1am-7am. my whole family came 09/28 - 09/29 in room 4101 & 4102 and another in one of the bunk rooms. I had the worst experience ever. First off by saying the rooms are outdated is a understatement, we came the afternoon of the 28th dropped our stuff then went to old town for the evening (we didn't check or turn on our ac on before we left. We got back at almost midnight. I went to turn our ac on and we stayed up until almost 1am waiting for our room to cool and it didn't I put it all the way to 61 Thank god my cousins in the 4102 we left the door open to get some cooling. I have 18 month twins and we slept above the covers and the kids slept in only diapers above covers. I was pissed to say the least. Woke up we all went to the waterpark. The lifeguards were horrible didn't give a rats as* all in the shack on their phones and rude when I asked when the slides were running again, if they didn't want to be bothered then they need to put a sign out for lunch time or shut the shutters in the shack down.... Alexis went to turn her shower on and roachs came out.... I got a tubbed room 4101 I didn't even turn mine on after I saw that she screamed. My final straw my cousin son is border line autistic she sent him out of the lazy river to go walk to the cabana where his dad was and he made a detour and he's not tall enough to even ride the slide he's only 3. Managed to walk up the walkway to the slide and slide down the purple slide with no life guard present and he slipped came off screaming and crying. We were pissed finally realized where he was and ran after it was to late. Shouldn't have some staff been present? We all left and passed the cabana still with life guards and staff sitting on their asses bullshi****. Their was no reason for this. read more

Stayed here only one night & it was one night too many! From the entrance you can tell it wasn't very well taken care of, the landscaping hadn't been taken care of in quite sometime. Looked like a very sketchy area. The entrance sign was very faded, if you drive too fast you might miss the entrance & not even notice it! The grounds were not taken care of, shrubs growing out of hand, looked like your are about to drive into a jungle! Lobby looked decent enough, girl at front desk was attentive(forgot her name). Rooms definitely need a major upgrade. They smell of mold, furniture is out dated & damaged. Beds were suppose to be queen size, but felt smaller. TV was very small, maybe a 32". Floor tiles under sink were broken. You can see sunlight in the gap of the door. Didn't use any of the amenities, but the Waterpark area wasn't very big at all, probably not worth the extra money. From what I saw the pool bar only opened later in the day, but not much going on. All in all we wont be staying here again. Wish I could say better things. read more

When I looked at the reviews I was alittle worried. When you pull up its definitely an older hotel but my family and I had a BLAST!!! I recommend it to anyone who wants a good trip for you & your kids! This place definitely deserves way more than 2 stars! The price you pay and what you get you won't get anywhere else!! They have a free shuttle to magic kingdom, Everyday at 7pm they have a family movie playing and free popcorn (first come, first serve) They have an activity game where the kids can play video games or color, an arcade room & a bar with TVs for the parents (dads) lol. I don't know how anyone could have had a bad experience here it's definitely a hidden gem & I can't wait for our family to return. 10 stars if I could for FLAMINGO! read more
