Water also sat around the drain, but the gravel made it difficult to see the exact condition of the membrane below. We needed a replacement without closing the business for an extended period or leaving merchandise exposed. Royal Roofing Long Island inspected the stockroom, measured the roof, and worked around the exhaust curb, drain, parapets, and roof hatch. The proposal divided the replacement into sections and explained which removal work would happen before opening hours. We selected a white TPO system over new insulation and a cover board. Gravel removal was the messiest part, and there was no pretending otherwise. The crew installed protection at the rear loading area and used controlled containers instead of letting loose material fall. Some dust still made its way into the stockroom entrance on the first morning, and they added another barrier before continuing. Once the old system was removed, wet insulation extended farther from the drain than expected. The deck itself needed only a limited repair. They photographed the wet area, measured it, and explained the change before new materials went down. The additional amount followed the pricing in the contract. Tapered insulation and a drain sump corrected the worst low area. The TPO was installed over a high-density cover board, and the seams were heat welded. The exhaust curb received new flashing, while walkway pads created a route from the hatch to the equipment. Deliveries continued during the project because the crew left a protected path to the rear door. We received a daily update identifying the completed section and confirming that the roof had been left watertight. The noisiest removal was usually finished before our busiest hours. The roof, loading area, stockroom entrance, and sidewalk were cleaned at completion. The contractor tested the drain and returned after the next rain to look at the area that had previously held water. The stockroom has stayed dry, and drainage is noticeably better. For a commercial flat-roof job, the scheduling plan was almost as important as the membrane. They did not promise there would be zero disruption, but the disruption stayed predictable enough that we remained open

    Our building contains a shared commercial kitchen used by several small food businesses. Closing…read morethe entire operation for a roof replacement was not realistic, but neither was continuing to repair leaks near the preparation and storage areas. The old flat roof had numerous patches around exhaust curbs, refrigeration lines, and plumbing vents. It had also been coated more than once, which made it difficult to see what was happening underneath. We received proposals for additional repairs, a restoration coating, and complete replacement. Moisture testing and roof openings showed that a substantial amount of insulation was already wet, particularly around two exhaust curbs and the rear drain. A coating might have improved the surface, but it would not have removed the trapped moisture. That explanation was the reason we chose replacement. Financing was arranged through a third-party lender, with approval and payment terms determined by that lender. The monthly-payment option allowed us to complete the entire roof instead of dividing the work into separate repair phases. Everything about the lending arrangement was documented separately from the construction agreement. Because the kitchen remained occupied, the replacement was divided into controlled sections. Exhaust shutdowns were scheduled between production periods, temporary coverings were installed below sensitive areas, and the loudest demolition was completed early in the day. After tear-off, deteriorated decking was found beside one curb where years of condensation and leakage had affected the substrate. We received photographs and measurements before authorizing that additional work. The new assembly included tapered polyiso insulation, a high-density cover board, PVC membrane, new curb flashing, and walk pads along the equipment-service routes. The PVC system was selected in part because of the amount of grease-producing exhaust equipment on the roof. A scheduled membrane delivery arrived a day late, and the update about it could have come sooner, but the open sections had already been secured and no interior areas were affected. At completion, the drains and seams were checked, debris was removed from the rear service area, and we received a roof plan identifying the equipment and warranty boundaries. Production continued during almost the entire project. More importantly, several intense storms have passed without a single drip in the kitchen or storage space.

    The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.
