After the job was done, he came back a couple weeks later to check on things and made the assessment that everything looked good. Since that checkup the house has been quiet and there have been no signs of rats/rodents, thank God. *One minor issue I did have; they left their trimmings of wire mesh, some wood, and drops of cement within the areas they worked on...something I cleaned up afterward. Wire mesh can prick you so I was a little annoyed about that. Overall though he was professional, timely, and answered all my questions. And I do have peace of mind knowing I can call them anytime if any issues come up, as their work is covered for up to a year.

The other was a smooth talker and made everything sound completely overblown. When Juan called and heard how much these other guys were charging, he told me to be careful. He and his crew came, did a thorough inspection around the house and in the attic, and explained the mild rat problem very calmly and reasonably. No scare tactics, way more reasonable / appropriate pricing, honest and clear with explanations and photos. They sealed all the entrances and set out traps. Within less than a week, I could smell that something had died, and even though we weren't at the pre-scheduled one-week mark to have the traps assessed, Juan went out of his way to come check the traps and found TWO rats that he had caught! When I was trying to get quotes for service and was dealing with poor and long drawn-out communication with other pest control companies, he stood out in the best possible way, promptly returning my call to schedule an inspection and consultation. Juan was also the least alarmist in his assessment of my problem. After the inspection he told me where he thought the rodents were coming in from and then offered a conservative plan of treatment: installing wire screens over those entry points, placing traps in the attic and crawl space, and monitoring the areas for a month to see if the rats returned. Compare this to a consultation and quote from another company, where they seemed to describe my attic as one big hazmat situation filled with rat droppings. On top of the exclusion service, they were pressuring me to do a costly deep cleaning of the attic with an install of new insulation, saying that they were available the next day to do all the work and that the rats would multiply exponentially if I didn't act soon. I didn't feel comfortable with being scared into the hard sell, so I didn't go with that company. (Later on I asked Juan if I needed my attic cleaned, and he said that the number of droppings was pretty minimal, so no.) It's been a month since the barrier screens were installed, which seemed to have solved the problem right away -- during each weekly follow-up visit from Pro Excel Pest to check the traps, they came up empty. And thankfully I'm not hearing any more squeaking or chewing noises in any part of my house. After receiving several quotes, I decided on this one company because they offered the best customer service, made it clear that all my pest issues would be handled, and had unbelievably affordable pricing. A time was agreed upon for a technician to come by our home within twenty-four hours to begin spraying a pesticide mix and to set off a bug bomb fogger. The technician arrived 30 minutes before our scheduled appointment, walked the entire property, and immediately got to work. The tech was on my property for less than 2 hours and crawled under the house to spray every single inch. He also sprayed our two yards, porch, patio, driveway, and around the garage. The technician also repaired all basement screens and other areas where bugs can return. While the tech was making these repairs, spiders, termites, and water bugs were seen crawling out from under the house onto my driveway and simply dying on the spot. This went on for the next hour. Needless to say, I was extremely happy and satisfied with the service I received from this company's employee (sorry, I do not recall his name). We first had another company come out to inspect our home and give us a quote. The other company barely looked inside the crawl space and told us it's subterranean termites and that we also have the other type of termites that need fumigation, but we can just do subterranean for now. When they sent us a quote, I think they just offered a 1-year guarantee. Josh from AABC came out a couple days later and was extremely thorough with his inspection. He walked through the entire house and even went into our attic. He educated us along the way about everything from termites, homes, etc. and answered all of our many questions. He told us that we do have both types of termites, but it's more pressing that we take care of the subterranean ones. Since we plan on remodeling parts of our house, he said we should hold off on tenting it until afterwards, in case any new wood has termites. It was comforting to know that despite our house being over 40 years old and having never been tented, there was minimal damage to our wood. Josh encouraged us to get at least a 3rd quote, but we didn't want to. Josh's quote was roughly similar to the other one (maybe slightly cheaper, but he offered a 10-year guarantee! Moreover, we liked Josh and believe in relationships. We felt Josh invested the time to earn our business. His crew came out and treated the perimeter and crawl space. I'd like to update my review since my first stellar review was for the initial estimate process…read moreonly and I said I would update (but forgot). It's been 5 years and we've had plenty of people up in our attic since Rodent Masters completed our job and any time someone goes up there, I beg them to check and double check to ensure there are no rodent droppings. During this time, we have not heard a peep in the attic which is a complete 180 from what we were hearing before - it always sounded like the rats were having a party up there in the middle of the night. The process took about a month from start to finnish because the first thing they do is cover and patch all holes or entrances up so that nothing can get in (or out) and not just outside of the house but inside the attic and inside every single area from within the house. It's a LOT of work but they did it very well. Then, they came back and, in our case, because things were so bad, they sucked out all of the insulation and then reinsulated the entire attic with much higher quality material than what had been removed. Then they came back on final time to ensure there was no activity. So, I have no reason not to continue recommending Rodent Masters and I have for the last 5 years. I do think I will contact them soon though just to have someone do a walk around to ensure there are no new holes that have developed since they were last here. Highly recommend and I'm glad to see that the reviews continue to be outstanding since the one I gave 5 years ago!
