After noticing a subtle sewage smell, we discovered that our plumbing had clogged, causing the cleanout pipe to pop off. Our entire crawlspace had become a literal lake of sewage. It was late afternoon on a weekend, but Alex from Francos Magical Plumbing showed up with a positive attitude--even though it was his day off. He worked deep into the evening to unclog the system and didn't stop there. He crawled into the disaster under the house, assessed the damage, identified further issues, and provided clear, expert solutions to get us through a very tumultuous time. The most incredible part about Alex was his spirit. He told me he truly loves his job, and it shows in his work ethic and transparency. My wife and I are so grateful for his help. We can finally breathe a sigh of relief and enjoy our home knowing it's safe and handled by a pro. Ask for Alex--you won't regret it!

The issue was no hot water coming out of shower of my tenant's apt. As a property manager that has dealt with this issue in the past, even I knew what the problem was. So Alex came out and said I had to not only replace the cartridge but the valve system as well bc it was rusted. Tenant thought it looked fine. Plumber gave an estimate of 1900.!!! I immediately said NO WAY! I think with the rest of the reviews maybe they took the estimate at face value and not knowing about plumbing issues just paid for it and was happy with the service! My experiences made me question that estimate! I hired another plumber and I told him the exact problem to repair saying I had this issue before on other apts I managed. And they fixed it for $ 385.( which is reasonable but still slightly higher, but I was tired of getting another estimate). So see the BIG difference I save over 1500.!!! So just a caveat, don't go with your first estimate blindly. Second, I ONLY go with FREE estimates, pay by the job and not the hour mostly.

The best thing about him is he is incredibly reliable and always shows up when he says he will, and he always fixes the problem. His rates are reasonable and he is very nice to work with and very nice to communicate with tenants as well. He was the very first to respond to our request with an actual estimate --- when I also supplied multiple photos -- while 3 others wanted to first evaluate in person with an additional appointment, and last 1 said they did not actually fix leaking faucets despite that being listed on their business profile. My husband and I asked Michael after his initial very fair estimate if he perhaps could also fix some other issues for us at an additional cost -- a loose house siding board inside our light well, and two loose plumbing bits, a kitchen faucet and a bathroom sink hot water handle. He thought it best to come out for the initial cellar sink fix, and then evaluate the other 3 tasks in person, which seemed very reasonable. He made quick work of the cellar faucet, handily fixing our amateur attempted earlier repair into a straightened and 100% water-tight fix. Then he climbed into our awkward light well, only accessible through a waist-height open window, jacked up a ladder, inspected the siding and determined the loose board was luckily only a cosmetic cover for the original 1905 redwood siding, reattached the loose board and caulked the edges for good measure. Then he promptly fixed our loose kitchen faucet and wobbly bathroom hot water handle. I cannot recommend him enough -- 5 stars all around -- on time, friendly, thorough, gung-ho for awkward work fixes like our light well, and very fair pricing. I almost want more stuff to break in this old house to hire him again. Two definite thumbs up!

    Kenny demonstrated very poor communication throughout this experience. He arrived at our home…read morewithout ringing the doorbell or notifying us and began opening and working on our unit without informing anyone. When my partner went outside to check, he found the unit already open and Kenny working on it. When asked for a quote, Kenny said he needed to call the tankless water heater manufacturer to perform a diagnosis. My partner mentioned that the error indicated a venturi valve issue, but Kenny dismissed this and insisted the problem was due to a faulty motherboard. He also repeatedly claimed that previous plumbers were dishonest and had not properly fixed the issue. Kenny stated that parts should be sent directly to the homeowner rather than the contractor. However, after his call with the manufacturer, he told my partner the parts would instead be sent to him. He then quoted $1,200 for the repair and mentioned he would deduct a $300 diagnostic fee--despite never clearly communicating that such a fee would apply, even when asked multiple times. When I called to request a breakdown of the quoted cost, Kenny was dismissive and laughed at me, saying I didn't understand. I simply asked for a detailed explanation of the charges, but he refused to provide one, claiming it was just for labor. He then abruptly stated he would cancel the order and hung up on me. If I could give this company a zero star, I would. ***I need to revise my original review based on what happened after. We reached out directly to Rinnai, and they informed us that they prefer working with a certified Rinnai plumber. When the certified technician came out, he contacted Rinnai and was told that the replacement part had already been sent to Kenny. This directly contradicts Kenny's claim that he had canceled the order. The part is now being shipped to him despite what he told us. When the certified plumber tried to coordinate with Kenny to obtain the part, Kenny hung up on him. Fortunately, the certified Rinnai plumber we worked with was professional, communicative, and clearly explained the situation and next steps needed to fix the issue. He told us upfront he will be charging $450 for the work since it won't take long to install the part (1 hour tops), which is 1/3 of what Kenny quoted. Based on this experience, I strongly recommend avoiding this plumber.

However, Martin from Affordable Hydro Jetting was able to clear the obstruction from the drain opening, saving us from invasive and costly operations. He was very diligent and thorough throughout the whole process, explaining everything clearly in person and also via his completion report. We could not be more satisfied.

    The short review is this: Martin is a wizard! He sucked a 2 lb. Piece of metal out of my main line…read morewith a shop vac, saving me thousands of dollars in repair costs! The details: I called Martin after a clog removal by another company went sideways (probably the topic of a no star review in the future). The first company identified where the problem was, but also caused a spill of sewage inside the house, then quoted me $5k to dig up the pipe and really fix the problem. To no one's surprise, I wasn't happy. So I called AHJ for a second opinion, and Martin answered the call. He spent a good 20 minutes on the phone, asking me detailed questions about the problem, and explaining my options (the other company did none of that). He made no guarantees, but said he thought he could solve the problem, so I asked him to have a look. He was at my house within 3 hours. The line had two objects stuck inside, causing backups. Martin worked to jet out one of the objects out, then used a camera to inspect the entire 80 ft. length of the pipe. The second object was still there, though, and it looked like digging was the only option. However, this is where the real magic happened! The second object was about 12 ft from the clean out, and it was not budging. Martin, however, thinks outside the box. He got out a large shop vac and stuffed the hose down the line. With the help of his camera he aligned the end of the hose with the obstruction and started up the vacuum. It took a while and was not easy work, but Martin eventually pulled out a 8" long, 2 lb. solid steel spring! That's no exaggeration (How that got in there I'll never know). It was Amazing! He also documented everything with his camera and thoroughly explained everything that we could see. So, I now know all about the good, and the bad, of my main sewer line, should any future problem arise. Thank you, Martin, for the exceptional service!
