Came here with a friend today! Jam Jam is located off of major streets by The District, so it's close to many shops, restaurants, etc. They have a parking lot that has a good amount of spots. I got the ube slush without boba. It came out to about $7.50 and was good. I was kind of surprised at the size to cost ratio, even without boba. [[HIGHLIGHT]]The inside had some seating and a good sized lobby for those waiting to order drinks.[[ENDHIGHLIGHT]] When we came, it wasn't too busy and there were lots of staff working so my drink came out quickly. [[HIGHLIGHT]]I was surprised at how dirty and unorganized the shop was for how staffed they were and how not busy it was. Chairs were all over the place, the floors were dirty, and the tables were dirty and wet with drinks. There was hair on the seats and the floor.[[ENDHIGHLIGHT]] We eventually stood up to wait for our drinks because of the mess. The drink was yummy but due to the price to size value and the uncleanliness of the place, i'll probably not return.

I finally got to try the coconut mango pomelo here! I got it with 25% sugar, and it was a good sweetness. I really liked the mango and pomelo in this drink, and it came with crystal boba that had a really satisfying chewy texture. I did think the coconut was a tad bit overpowering and didn't enjoy that part as much. I wish they had an option without the coconut, but it was still delicious and refreshing! You order on a kisok and it wasn't too busy on a Friday night, so drinks came out decently quickly :) [[HIGHLIGHT]]They have tables inside too to enjoy your drink![[ENDHIGHLIGHT]]
It's been a while since I've been here but was craving the coconut mango pomelo so decided to come back but was a bit disappointed It's been pretty hot so the drink sounded really refreshing. Came here around 8PM on a Friday night. It wasnt too crowded. The drink came out quick but it was very watery and not a slush at all.
Decided to stop by this tea shop after kicking it in Diamond Jamboree and they did not disappoint. [[HIGHLIGHT]]I like how clean and new the shop feels.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]Their logo is cute and the color scheme is nice with that color green and beige.[[ENDHIGHLIGHT]] I made sure to grab a couple of those free stickers to add to my Hydroflask, lol. We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!

There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. [[HIGHLIGHT]]The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done.[[ENDHIGHLIGHT]] Service was friendly, and one small detail is that I always appreciate their to-go bags. They're sturdy and insulated, making carrying multiple drinks much easier. Overall, it's one of my favorite boba spots, and I'd definitely keep coming back, especially for the Ube Cheese Foam Slush.

We got the green grape smash at 50% sweetness, which was perfect for us. Not a lot of boba places offer green grapes, especially with fresh grape bits in the drink! I like that it didn't have that artificial grape flavor as well. You order at a kiosk, and then they call your name when it's done. They have cute stickers for free at the counter. [[HIGHLIGHT]]There are plenty of tables for you to chill with your friends while you wait for your drink.[[ENDHIGHLIGHT]] Towards the end of our drink, it got a little bitter because of the lime slices at the bottom. I would go back here to try their milk teas, but I noticed that their selection was pretty basic.
Yummy and refreshing drinks! I love their coconut pomelo drink--it's the perfect amount of coconut creaminess and slight tartness from the fresh pomelo bits. The green grape smash is also really yummy and refreshing on a hot day. Love that their drinks feature real fruit!
Probably my fave boba spot in Irvine! My go to order is the passion fruit smash, add lychee jelly. So bomb! Yesterday I tried one of their seasonal drinks - the peach slush and added lychee jelly. It was so delicious. I like how you can order ahead online and pick up in store. Makes it much more convenient.

Their menu has a lot of unique drink options, so we got two to try. 75% sweetness was perfect for me without being overly sweet. *Crumble Coconut Slush with Boba 5/5 - This was sweet and smooth with a lovely and strong milky coconut taste. We added honey boba, and it was nice and chewy. *Brulee Thai Slush with Coffee Jelly 5/5 - This was sweet and tasty. The Thai tea flavor came through, though I didn't taste the creme brulee as much. The coffee jelly went really well with this drink.
As soon as you walk in, it smells funky. It was pretty empty. I got the mango coconut grapefruit drink. Was good and had a lot of toppings. My husband got the green grape smash. He did not like it at all. Surprised this place had 4 1/2 Disappointed. Esp because the top two drinks were just okay.
Overall okay! Very clean inside with decent amount of sitting for even larger groups. You can either order at the front or there's also a tablet on the side where you can do self-order. Got the green grape smash with 75% sweet ness and agar boba -- be sure to mixed well because the syrup and mashed up grape pieces are all at the bottom! Appreciate the fact that they use fresh grape bits/did not taste artificial but I thought the tea flavor was a bit underwhelming but overall not bad!

I tried the Tangy Fresh Peach Slush and Peach Yogurt Yakult. Both have a really nice fresh peach flavor, but they taste completely different. Tangy Fresh Peach Slush Super refreshing with a nice sweet-and-tangy balance. It doesn't taste overly sweet or artificial. I found out they use 4401 premium white peaches, which explains why the peach flavor tastes so natural. Perfect for a hot day! Peach Yogurt Yakult This one might actually be my favorite! The combination of white peach, Yakult, and organic Greek yogurt gives it a smooth, creamy texture while still keeping that fresh peach flavor. Really refreshing and flavorful without feeling too heavy. If you like peach drinks or anything with a sweet-and-tangy flavor, I'd definitely recommend giving these two a try. Definitely one of those places I didn't expect to remember, but ended up wanting to come back to! read more
I've seen Jam Jam a lot on my socials, so I was excited to see I was near one. It's located in a plaza in Corporate Park, so a little tucked away. They had one self service iPad and then one register to order from. [[HIGHLIGHT]]The logo is extremely cute and the inside is well designed, kind of reminds me of a brighter Omomo.[[ENDHIGHLIGHT]] I ordered the Tangy Fresh Peach Slush which is one of their summer seasonal drinks. It was SO good. I'm so sad it's only around for a bit, I'll definitely have to come again. It has clear jelly-like balls, fresh peach inside, and a great slush texture. It is reminiscent of Sunright frosties (which are my favorite). We also ordered the Brulee Thai Tea Slush, which didn't come with a topping but the flavor was spot on. We stopped over at this location since we had to try a new boba stop before heading home. The location was fairly busy, parking wasn't too bad. Green Grape Smash & Tea Jelly - my niece noted they liked this drink, they would get it again. 5/5 3. Thai Milk Tea - Brown Sugar boba - the tea was alright, it tasted like the standard Thai Tea to me, the color was uber orange, but I felt like the tea flavor was weak. The boba were soft and chewy. 3/5 4. Coconut Mango Pomelo & Tea Jelly- My niece got this drink and they said it was delicious. They would order it again. 5/5 5. W O W ! This place is refreshing and yummy! I got the green grape smash (100% sweetness) and the peach slushie (75% sweetness) and wow...this on a hot summery day is amazing. The green grape smash does have a strong tea taste which I appreciate, but the peach slushie is my FAVORITE! The bits and agar boba it comes with makes the drink so tasty. The drinks were made quickly as well. read more
My friend and I were around the area craving boba and couldn't decide where to go, so we literally flipped a coin between places and ended up at Jam Jam Tea Lab. I got the Tsubaki Oolong Milk Tea. I originally just wanted a regular oolong drink, but this seasonal one caught my attention and I'm glad I tried it. It had a really nice light floral flavor that complemented the oolong well without overpowering it, so you could still taste the tea clearly. My friend got the Green Grape Smash and said it was really good. I took a sip too, and for someone who usually doesn't like grape-flavored things, it was surprisingly refreshing. It tasted light, fresh, and not overly artificial like a lot of grape drinks can be. The inside of the shop is really clean and spacious, making it a nice place to sit for a bit, and the workers made our drinks pretty quickly which was nice since it was a pretty spontaneous stop for us. read more

I got the Brûlée Brown Sugar Boba with soy milk (+$0.75). It has been amazing!!! The name perfectly captures all the flavors you will taste in the first sip. The service is kind and direct. [[HIGHLIGHT]]I went in the early afternoon and there were plenty of seating.[[ENDHIGHLIGHT]] Jam Jam Tea Lab came up in my radar in the "recommended places" list on Yelp. And, WOW! I'm glad I went. Really good drinks! Got 25% sweet for all and i think its a perfect amount for me. i got myself a jasmine tea with agar boba and it was a refreshing treat. jasmine is fragrant too! the agar boba added some sweetness to my drink which was still not too sweet (a good thing) coconut mango pomelo at 25% sweetness is still pretty sweet. i cant imagine what full sugar tastes like.. white peach tea at 25% was the most like a 25%. if anything, 50% sweetness would probably be okay too (for my personal preference) service is really good here. the staff are young and i noticed they welcome in every guest! and they call out names loudly. prompt and quick service. and the insulated bags are so nice. and they have free stickers!!!! comfy but sleek interior. feels a little nice and fancy with a specific vibe that i cant quite describe. but its cute! lighting in the counter seating area is a little dim tho, dunno if a bulb went out there read more

Stopped by JamJam Tea Lab while running an errand at Tesla, and decided to grab an afternoon drink with my parents. Honestly, I was a bit surprised when I walked in -- compared to most boba shops, this place was packed with non-Asian customers, which says a lot! We tried a couple of their seasonal drinks: The Tsubaki Oolong Milk Tea was light and refreshing, with a subtle floral aroma. Not too sweet, which I really appreciated. The Coconut Mango Pomelo was a standout. The bottom was loaded with fresh fruit, and you can tell they don't skimp on ingredients. It had a nice coconut flavor without being overly sweet or heavy. We also ordered a few classics: The Burlee Brown Sugar Boba Milk Tea was rich and satisfying, with generous portions of both pudding and boba. It's made with whole milk and no tea base, so it's also kid-friendly -- my son loved it. The Mango Matcha Latte is a must-try if you're a matcha fan. The matcha flavor is strong and well-balanced with the mango. Overall, the shop is clean, spacious, and comfortable with plenty of seating. I also liked the self-order kiosks -- super convenient. Jam jam is a pretty nice boba stop near the District! There's a good variety of drinks here and there's almost no wait here. The parking is super plentiful too! You order by kiosk and wait for your drink here. We got the Oreo cream boba fresh milk and tsubaki oolong milk tea. The tsubaki is a spring exclusive which seemed appealing, but it was kinda just like a jasmine and oolong tea combined. Not too bad honestly! The Oreo cream boba fresh milk was pretty on par and enjoyable. Would come back if I'm just by the area :D read more

My new favorite tea / boba spot! Found this while browsing DoorDash delivery... haven't stopped ordering since. The coconut mango pomelo and the mango slush is top tier. The fresh mango chunks make all the difference. I love adding agar boba to the drinks. It is perfectly chewy and plump. The brown sugar brulee milk tea is also a favorite. Even their basic flavored fruit teas are delicious. You can adjust ice and sweetness level. I appreciate the deliveries coming in this reusable tote. Price point is reasonable. Great service. I have yet to make it to their actual store front but I've had many many deliveries and they have been consistently good every single time. read more

Everything else feels kind of mid, not bad but not memorable either. The ambience can be a hit or miss. When it gets busy, it's pretty loud, and there isn't much seating available, so it's not the best spot if you're trying to chill or hang out for a while. Service is very minimal since it's mostly self-service with kiosks. You order, wait, and grab your drink so don't expect much interaction or personalized service. Grapefruit Smash, Oolong Tea, Mango Matcha Latte, and Mango Coconut Pomelo--and overall, everything was really good. Each drink had a refreshing taste that made it perfect for a warm day. The flavors were well-balanced, not overly sweet, and you can really taste the quality of the ingredients. The Mango Matcha Latte stood out with its creamy texture and rich matcha flavor, paired nicely with the mango. The Grapefruit Smash was especially refreshing, with a nice citrusy kick that wasn't too sour. The Oolong Tea was smooth and light, and the Mango Coconut Pomelo had a unique combination of flavors that worked really well together. I also liked the presentation--the drinks look great, and even the to-go bags feel a bit more elevated and fancy, which adds to the overall experience. Was craving a cold sweet treat so we decided to stop by Jam Jam Tea Lab since we were in the area. The store is located in a plaza with other restaurants and there's a decent amount of parking. There's a kiosk where you can order from or you can order at the cashier. There's a good amount of tables inside which is perfect for studying or just hanging out with friends. We ordered in the kiosk and got the ube slush and peach oolong milk tea. Our drinks came out within a couple of minutes. They were good, but could use a little more flavor. Fun fact about boba : Boba gained mass popularity by transforming traditional tea into a highly customizable, texture-driven experience. Jam Jam is located in Irvine, which is a perfect treat for after my cousin's math class. Although the place was noisy and very busy, we got our drinks within 5 minutes, as there were at least 5 staff members working. Love the drinks here! Got the coconut mango pomelo and it was delicious. I usually don't even like coconut, but the drink paired the flavors of coconut, mango, and pomelo very well together. I also loved the chewy sago balls which still had a bite to them. It was perfect in the drink! Please note that pomelo does have a bitter flavor to it, so if you don't like that then you may not like the drink. But I enjoy pomelo/grapefruit, so I loved the drink! Stopped by Jam Jam and tried the Oreo Cream Boba Fresh Milk (100% sweet) and the Brûlée Brown Sugar Boba Milk Tea (75% sweet). Both drinks were really good! The boba was warm, fresh, and perfectly chewy, which made a big difference. You can tell the drinks are made to order because everything tasted fresh and well balanced. The Oreo cream drink was creamy and dessert-like, while the brown sugar milk tea had a nice caramelized flavor from the brûlée topping. Sweetness levels were spot on for both. The inside had a few tables and bar top like seating. Would be a great place to study or get work done! Definitely a great spot if you're craving fresh boba -- I'd come back again to try more from the menu! read more
Was recommend by a friend, so the gf and I went here for a quick pick me up! We got in right before the rush, which was amazing!! Got the White Peach Milk tea with coffee jelly and my gf got the Green Grape fruit tea with tea jelly. Both were really good, I'd recommend the green grape if you like a more mellow fruity taste vs something really tart. The white peach is a favorite, and I can see why! Loved the balance of flavor, and the coffee jelly really compliments it as well :) Smaller indoor space, but would be great for getting worked done if you're quick enough to get some seating! read more
Jam Jam is classic Taiwanese milk tea. What makes it stand out from other milk tea places in OC is that they focus on real fruit jams and stronger tea flavor rather than on a long list or toppings, sugary flavors, or trendy foam experiences. Their white peach milk tea and coconut mango pomelo are some of my favorites. Many boba tea shops are either good at being a fruit teas specialty shop or a premium milk tea shop. Jam Jam is good at being both and I think that is why they remain popular. read more
