We got the green grape smash at 50% sweetness, which was perfect for us. Not a lot of boba places offer green grapes, especially with fresh grape bits in the drink! I like that it didn't have that artificial grape flavor as well. You order at a kiosk, and then they call your name when it's done. They have cute stickers for free at the counter. [[HIGHLIGHT]]There are plenty of tables for you to chill with your friends while you wait for your drink.[[ENDHIGHLIGHT]] Towards the end of our drink, it got a little bitter because of the lime slices at the bottom. I would go back here to try their milk teas, but I noticed that their selection was pretty basic.

We ordered their specialty drinks which is the Brulee Brown Sugar Boba Milk Tea and the Cheese Barley Milk Tea. Both a 5/5. The Cheese barley is delicious and has enough sweetness to it. It's definitely my favorite from those two drinks. You can taste more Barley tea than milk! The Brulee is good, but too sweet for my palate. It's not often that we are in Irvine, but I gotta stop by again soon to try their other popular drinks. If you guys like good quality tea, you gotta come through!

Their menu has a lot of unique drink options, so we got two to try. 75% sweetness was perfect for me without being overly sweet. *Crumble Coconut Slush with Boba 5/5 - This was sweet and smooth with a lovely and strong milky coconut taste. We added honey boba, and it was nice and chewy. *Brulee Thai Slush with Coffee Jelly 5/5 - This was sweet and tasty. The Thai tea flavor came through, though I didn't taste the creme brulee as much. The coffee jelly went really well with this drink.

Appreciate the fact that they use fresh grape bits/did not taste artificial but I thought the tea flavor was a bit underwhelming but overall not bad!
As soon as you walk in, it smells funky. It was pretty empty. I got the mango coconut grapefruit drink. Was good and had a lot of toppings. My husband got the green grape smash. He did not like it at all. Surprised this place had 4 1/2 Disappointed. Esp because the top two drinks were just okay.

I originally just wanted a regular oolong drink, but this seasonal one caught my attention and I'm glad I tried it. It had a really nice light floral flavor that complemented the oolong well without overpowering it, so you could still taste the tea clearly. My friend got the Green Grape Smash and said it was really good. I took a sip too, and for someone who usually doesn't like grape-flavored things, it was surprisingly refreshing. It tasted light, fresh, and not overly artificial like a lot of grape drinks can be. [[HIGHLIGHT]]The inside of the shop is really clean and spacious, making it a nice place to sit for a bit, and the workers made our drinks pretty quickly which was nice since it was a pretty spontaneous stop for us.[[ENDHIGHLIGHT]]
Really good drinks! Got 25% sweet for all and i think its a perfect amount for me. i got myself a jasmine tea with agar boba and it was a refreshing treat. jasmine is fragrant too! the agar boba added some sweetness to my drink which was still not too sweet (a good thing) coconut mango pomelo at 25% sweetness is still pretty sweet. i cant imagine what full sugar tastes like.. white peach tea at 25% was the most like a 25%. if anything, 50% sweetness would probably be okay too (for my personal preference) service is really good here. the staff are young and i noticed they welcome in every guest! and they call out names loudly. prompt and quick service. and the insulated bags are so nice. and they have free stickers!!!! Jam jam is a pretty nice boba stop near the District! There's a good variety of drinks here and there's almost no wait here. The parking is super plentiful too! You order by kiosk and wait for your drink here. We got the Oreo cream boba fresh milk and tsubaki oolong milk tea. The tsubaki is a spring exclusive which seemed appealing, but it was kinda just like a jasmine and oolong tea combined. Not too bad honestly! The Oreo cream boba fresh milk was pretty on par and enjoyable. Would come back if I'm just by the area :D

Fun fact about boba : Boba gained mass popularity by transforming traditional tea into a highly customizable, texture-driven experience. Jam Jam is located in Irvine, which is a perfect treat for after my cousin's math class. Although the place was noisy and very busy, we got our drinks within 5 minutes, as there were at least 5 staff members working. [[HIGHLIGHT]]I love the whole design and ambiance of this boba place.[[ENDHIGHLIGHT]] White peach milk tea- (8/10) subtle peach taste, normal ice is way too much for me- ice took up half the cup!?! I will get less ice next time. Not too sweet (perfect sweetness) at 100% sweetness, perfect consistency, creamy. Stopped by around 4 PM on a Saturday. The plaza has a decently sized parking lot, so even though it was pretty busy, finding a spot was easy. There was a short line to order, and our drinks came out just a few minutes later. I ordered my usual, the Ube Cheese Foam Slush, and it was as good as always. It's smooth, creamy, and definitely on the sweeter side, so I usually come here to get it as a dessert or smoothie rather than a traditional tea. The cheese foam adds a slightly salty finish that balances the sweetness really well. We also tried the Peach Yogurt Yakult. The Yakult flavor came through nicely, and it wasn't overly sweet. The only complaint was the peach pieces. They settled at the bottom and didn't really blend with the drink, even after stirring. If I were to order it again, but I could do without the peach bits. [[HIGHLIGHT]]The shop has a good amount of seating. Most people were chatting with friends, but there were also a few people working on laptops, so it's a place where you can either hang out or get some work done.[[ENDHIGHLIGHT]] Service was friendly, and one small detail is that I always appreciate their to-go bags. My family always recommends this place so I thought I'd give it a try. We got the green grape smash and the grapefruit one and I thought they were both really good! They were both very refreshing with bits of the fruits inside. There is one kiosk on the side when you enter the store but you can also order at the counter. My new favorite tea / boba spot! Found this while browsing DoorDash delivery... haven't stopped ordering since. The coconut mango pomelo and the mango slush is top tier. The fresh mango chunks make all the difference. I love adding agar boba to the drinks. It is perfectly chewy and plump. The brown sugar brulee milk tea is also a favorite. Even their basic flavored fruit teas are delicious. You can adjust ice and sweetness level. I appreciate the deliveries coming in this reusable tote. Price point is reasonable. Great service. I have yet to make it to their actual store front but I've had many many deliveries and they have been consistently good every single time. read more

Drinks are solid overall, but nothing really stands out except the ube cheese foam slush that one is actually really good and worth coming back for. Everything else feels kind of mid, not bad but not memorable either. The ambience can be a hit or miss. When it gets busy, it's pretty loud, and there isn't much seating available, so it's not the best spot if you're trying to chill or hang out for a while. Service is very minimal since it's mostly self-service with kiosks. You order, wait, and grab your drink so don't expect much interaction or personalized service. Overall, it's a decent place if you're craving a quick drink, especially the ube cheese foam slush, but not somewhere I'd go out of my way for. read more
Love the drinks here! Got the coconut mango pomelo and it was delicious. I usually don't even like coconut, but the drink paired the flavors of coconut, mango, and pomelo very well together. I also loved the chewy sago balls which still had a bite to them. It was perfect in the drink! Please note that pomelo does have a bitter flavor to it, so if you don't like that then you may not like the drink. But I enjoy pomelo/grapefruit, so I loved the drink! What makes it stand out from other milk tea places in OC is that they focus on real fruit jams and stronger tea flavor rather than on a long list or toppings, sugary flavors, or trendy foam experiences. Their white peach milk tea and coconut mango pomelo are some of my favorites. Many boba tea shops are either good at being a fruit teas specialty shop or a premium milk tea shop. Jam Jam is good at being both and I think that is why they remain popular. read more

The flavors were well-balanced, not overly sweet, and you can really taste the quality of the ingredients. The Mango Matcha Latte stood out with its creamy texture and rich matcha flavor, paired nicely with the mango. The Grapefruit Smash was especially refreshing, with a nice citrusy kick that wasn't too sour. The Oolong Tea was smooth and light, and the Mango Coconut Pomelo had a unique combination of flavors that worked really well together. I also liked the presentation--the drinks look great, and even the to-go bags feel a bit more elevated and fancy, which adds to the overall experience. Was craving a cold sweet treat so we decided to stop by Jam Jam Tea Lab since we were in the area. The store is located in a plaza with other restaurants and there's a decent amount of parking. There's a kiosk where you can order from or you can order at the cashier. There's a good amount of tables inside which is perfect for studying or just hanging out with friends. We ordered in the kiosk and got the ube slush and peach oolong milk tea. Our drinks came out within a couple of minutes. They were good, but could use a little more flavor. They definitely hit the spot for our cravings though! read more

Stopped by Jam Jam and tried the Oreo Cream Boba Fresh Milk (100% sweet) and the Brûlée Brown Sugar Boba Milk Tea (75% sweet). Both drinks were really good! The boba was warm, fresh, and perfectly chewy, which made a big difference. You can tell the drinks are made to order because everything tasted fresh and well balanced. The Oreo cream drink was creamy and dessert-like, while the brown sugar milk tea had a nice caramelized flavor from the brûlée topping. Sweetness levels were spot on for both. The inside had a few tables and bar top like seating. Would be a great place to study or get work done! Was recommend by a friend, so the gf and I went here for a quick pick me up! We got in right before the rush, which was amazing!! Got the White Peach Milk tea with coffee jelly and my gf got the Green Grape fruit tea with tea jelly. Both were really good, I'd recommend the green grape if you like a more mellow fruity taste vs something really tart. The white peach is a favorite, and I can see why! Loved the balance of flavor, and the coffee jelly really compliments it as well :) Smaller indoor space, but would be great for getting worked done if you're quick enough to get some seating! read more

I was excited to try Jam Jam in Pasadena, but the experience was disappointing. Their ordering system seems poorly organized--there's no one managing the front, and everything is handled through kiosks. Orders were piling up without names being called, and at one point there were around 15 drinks sitting on the counter waiting to be picked up. The blonde employee working that day appeared overwhelmed, which made the situation even more chaotic. We ordered the Ube Cheese Foam Slush and the Coconut Mango Paloma. Both drinks tasted good, but they were definitely not worth the nearly 50-minute wait. Located in a popular strip mall "The Lab" created fresh innovative concoctions and the staff delivered the pretty hand crafted creations quickly and efficiently. We tried the Crumble Coconut Slush w Brown Sugar Boba featuring crumbled coxonut cookies and the unique Grapefruit Americano (yes, a great bold combo) w Brown Sugar Boba. I feel like this place gets better and better every time I visit, which makes me happy to have solid milk tea options in Irvine. Their slogan is cute, too. You can order at the kiosk or with someone at the register. Inside is super bright, modern, and peppy, and the staff are moving fast when it's busy but aren't rude. Nowadays lots of young people flock here to hangout, so it does get loud and crowded. Fortunately, parking hasn't been an issue for me since there are always spots available throughout the plaza lot. My most recent drink was the seasonal Snow Blossom Jasmine Milk Tea with seasonal tea jelly, less sweet and less ice - delicious! It was a creamy, lightly floral tea with pleasantly sweetened jelly cubes. Every cup looked pretty and had its own memorable flavor: Coconut Mango Pomelo The mango flavor is rich, the coconut is smooth, and it gives off that refreshing tropical fruit vibe, almost like mango pomelo sago. Sweet, creamy, and perfect for summer. Brown Sugar Boba Milk Tea The brown sugar aroma is strong, the boba is soft and chewy, and the milk tea base is very smooth. They're located where the old.sunright used to be! Parking was easy to find! They're on door dash, which is really convenient! Tea boutique is clean, bright and aesthetically pleasing! The workers are polite and professional! She even checked the bags before she handed me the drinks. The insulated bags are Velcro vs sticky tape! I am huge a fan of the grapefruit green tea! I got it without additional sugar and aloe vera. I love the fresh slices of grapefruit and pulp! They use syrup as well. The peach milk tea is perfection! You get the essence of the peach, which I'm sure is syrup. I got it without additional sugar. I'll definitely be back! read more

Came here to try it out since so many people have been raving about it! I got their #1 drink, which was the Mango Pomelo w 75% sweet. I felt that this drink was good...I was told it would be better w 100% sweetness, which I will try the next time I come back and see if my opinions change. I usually don't opt for a mango sago type of drink and that's what this reminded me of, so that also might contribute to my predisposed opinion of this drink. The next time I come back, I do want to try a different type of drink and see how it is. The white peach milk tea and ube cheese foam drinks sound yummy, so I'm looking forward to trying it again! Staff is very nice and attentive. They get busy but they get through the line fairly quickly. Ambiance is fresh and clean, a good amount of seating available for those wanting to sit and talk for a bit. read more

it was okay ... not worth the hectic parking lot and fight for parking I got their popular jasmine milk tea but honestly it wasn't anything special. It wasnt that strong in flavor The mango pomelo was not a fav but its just my opinion tbh i just think the pomelo goes weird w the mango and coconut lol read more
Besides the ultra cute logo that looks like my niece, the drinks here are on point and fulfills whatever I am craving at the moment. I love cheese foam on my milk teas and their cheese foam barley tea is soooooo good. It's like the perfect combination and that popping barley is so satisfying. Ohh it doesn't stop there, that Mochigome Milk Tea is oolong tea base with a sweet corn flavor and that is also a very addictive mouth feel and I love it! They have a Mango Coconut Pomelo is a burst of sunshine. As always, you can't go wrong with a Brulee Thai Blend or a simple Passion Fruit Tea. Definitely worth swinging by Jam Jam Tea Lab in Irvine, CA off of Jamboree Rd with friendly and prompt service. read more

OVERALL : I tried Jam Jam before once a long time ago and for some reason didn't visit again until recently -- but now that I did, I've already been back 2x! I mainly get their fruit based drinks. They use fresh fruits / "jams", combined with different teas to create super refreshing drinks. Sweetness adjustments are available, and a good variety of toppings too. They can get busy (line out the door sometimes) but I like placing an online order and just picking up. It's super fast this way + you can get rewards points still. The store is clean, bright, and has seating -- I saw lots of ppl hanging out here and enjoying their drinks! PARKING : Shared parking lot w/ the other stores in the plaza. I usually only visit at night and while it can be pretty crowded here, I don't end up having issues with finding a spot to park near the storefront. FOOD/DRINKS : Tangy Strawberry Slush - Fresh strawberries blended with strawberry jam, agar boba included -- still good and not too sour even at 75% sweet. Super refreshing and great for a hot day or after a meal! The agar boba goes well with the drink. I did end up getting their brown sugar boba added this time too bc I forgot it came with agar boba, but I'd prob stick to just the default agar next time! read more
