The short version: don't hire them. In our case, P. W. Stephens solved no problems, created MANY problems, and caused tons of damage and stress to me and my family. 7 months later I am still dealing with the repercussions of my contractor hiring them and we are still not back in our house. During an extremely difficult time, PWSEI made life exponentially harder. I think it's important to let people know our full experience. After the Eaton Fire we had severe wind damage and ash/smoke issues. Testing showed there was lead in the ash/soot in our home. This company was hired to lead abate. The main issue is complete mismanagement by Andy Magee, our project manager. He was in charge of the project and approach. He was largely unavailable, wasn't on site during work, often never followed up, and was always "out of town" when needed. Based on conversations with other employees at the company, I am certain you would have a better experience with a different project manager, although I'm also sure that's not the only problem here. This company did lead abatement completely wrong, per multiple lead abatement and cleaning professionals (a basic understanding of sampling and some common sense will also tell you this). Lead was found in ash in certain samples in certain rooms. PWSEI's approach was to set up hyper localized containment barriers around only immediately where those samples happened to have been taken. For instance, in my daughters bedroom, they contained and cleaned only one window where the sample was taken, but not the window directly next to it, also covered in ash, where a sample was not taken. Even this was done wrong. For instance, lead was found in a sample on our living room floor (our door had burst open during the fire blowing in ash), but they arbitrarily contained and cleaned the windowsill in that room instead. They never cleaned the floor that had the lead containing sample. Also after cleaning, they "cleared" by sampling the wrong surfaces in the tiny containment areas, rather than the lead positive surface (like a windowsill) and testing nowhere else. This company destroyed our walls. The way in which they installed the containment areas involved staples and the wrong type of tape applied directly to plaster. When removing it, they ripped up the walls, left holes and staples, and left thick visible tape residue (from what looks like duct tape) everywhere including on our glass windows and countertops. The removal team told me they were coming back the next day to finish cleaning up the residue with different materials they didn't have with them at the time....and never showed up again. Andy said they weren't coming back because they hadn't been paid yet. During "abatement", they spread contamination. Before cleaning they moved all of the uncleaned contents (covered in lead ash!) from the containment areas into other rooms of the house that did not test positive for lead. We eventually had to hire another abatement company to lead clean the whole house. They mishandled and broke items in our home- such as our engraved wedding champagne flutes. The workers were observed on cameras cleaning without any safety precautions- no mask or gloves or suits or anything. To cap it all off- after months of trying to get Andy to at least finish removal (sending photos, following up, etc), we got a surprise lien on our house in the mail even though Andy told me that payment was already approved by insurance and was in motion. On July 1, he said he would get back to me "next week" about payment going through, release from the lien, and "following that we can discuss having a team member come and take a look at any other issue" I never heard from him again. The cleanup and repairs had to be done by another company. I'm still not sure if the lien has been removed yet. Maybe the company can respond here to let me know. read more

Bad experience with PW Stevens. I don't recommend them. Before the contract was signed, it was agreed that only the first floor of the house would be accessed. The foreman and every member of his crew decided to cut the plastic barrier and enter the second floor to use an upstairs bathroom. This all happened while the job was supposed to be in an asbestos and lead containment condition. The manager, quality control, and even the owner of the company, feel that it is fine for the crew to roam throughout your house, use private bathrooms ,touch and inspect anything that they want. They did not complete all contract items. The field crew is comprised of unskilled operators and petty thief's. Working with Steven Berkus and the PW Stephens team saved me time, money, and stress, and I wish I would have started with them and their experienced team instead of trying a newer company with fewer reviews but a higher yelp score. Steve came in to fix another company's work after our contractor reviewed the work done by the first asbestos abatement team and literally refused to take the repair job. This alarmed me because re-doing abatement work can add multiple weeks to your timeline for returning home. But the contractor explained that until someone came back out to improve the misaligned cuts made into my walls and ceiling, he was at risk of taking a job that was unlikely to pass a city inspection and would be ordered to be redone. Steve came out and walked me through the errors that had been made with proper cleaning required by the P5 plan, outlined how they could balance fixing cuts in critical areas without going overboard on time and price in others, and even explained the property loss coverage I was eligible for that had been completely overlooked by the other company. He explained the options we had while both me and my insurance adjustor were on site, and did it with such a thoughtful knowledge of city and insurance codes that my insurance adjustor immediately agreed and approved the new scope of work. That allowed him to go from inspection, to approval, to finishing the abatement and getting clearance for my contractor to begin work all in just one week. I wouldn't recommend this business to my worst enemy. They came in for asbestos mitigation via an insurance claim at my house. Prior to them doing their job a plumber had to cut exterior stucco for leak mitigation. When PW Stephens did the interior wall cuts to eliminate the water in dry wall they left the hole on the other side wide open without telling me. They sealed the area off so I couldn't see that the kitchen, bathroom, master bedroom, and attic was exposed to the outdoors. Due to this, rats came into my house and PW Stephens just said someone should have sealed the exterior wall prior to them doing their job. If they had any professional standards they would have at least told me they left the hole open so I could have done something. Another contractor at the house was so disgusted that he sealed it himself in a matter of minutes with plastic left behind by PW Stephens, just like PW Stephens could have. The damage was already done and PW Stephens showed a total lack of professionalism and standards and passed the buck and did nothing to correct the problem. Hire at your own risk. Thank you for validating what I said with your response. Still no acknowledgement that rats didn't have access to the inside of the house prior to you cutting the dry wall. Also, not acknowledging, by looking at the photos, that the manner of containment still allowed rats access to the kitchen, bedroom, master bath, and attic. Still not acknowledging that a 1 minute fix that you could have done after cutting the walls would have kept the rats out, but a totally unrelated contractor with professional standards did instead of you. Showing that you are not part of a team trying to repair a house just an outfit thoughtlessly doing their single scope without an eye on the overall effect, like a professional outfit would do. They never tried to discuss the issue they immediately tried deferring any blame elsewhere. Hired this company on recommendation of the flooring person I was going to use ( he has been fired) they came out and removed the flooring from the kitchen and laundry room that had asbestos, they did not wear hazmat suits like required, they were in blue jeans and shirts, the kitchen had spots that were not taped off properly and had dust in my kitchen cabinets on the dishes and on my air fryer after they were supposed to be done. I was told by them that they would have someone come out by end of week to give a clearance to remove the containment, the next morning ( not even 24 hours) they came and tore down the confinement plastic without having the air tested. I called and questioned them on this since I have health issues and did not want to take the chance of asbestos being in the air in my home. was told they did self testing (huh? you can say that and fake the results to be cheap) told them that was not acceptable and wanted a clearance from 3rd party as I was told was going to be done, they sent a lab out to test the air (even though there was dust on counter and they walked thru my house with the contaminated materials they did not test the area where they walked thru) they did NOT follow procedures for a clearance. "the asbestos consultant will submit a clearance letter to show that abatement was successful and the air is suitable for reoccupancy. The asbestos abatement contractor can then begin containment teardown activities." They DID NOT remove the nails and staples from the floor which is part of the clean up job, they had them sticking up and even had them sticking up by steps so if you did not see them you would trip and fall down the steps. when I showed them that fact they did NOT even offer to come out and remove the nails and staples from the floor like they were supposed to do, now having to pay the flooring person more money to finish the work this place was supposed to do, they even left a rusty nail on the floor to be stepped on, I gave that to the supervisor as well as a staple they left sitting on top of the floor to be stepped on. VERY BAD COMPANY ON FOLLOWING THRU ON THE JOB!!!! The containment room was not fully sealed as you can see in photos there is gaps in the area that is supposed to be fully sealed. I have not received any clearance in writing as requested, they only got a "verbal clearance" and I told them I wanted it in writing, the supervisor has ghosted me when I pointed out the fact that there was areas in my kitchen where the plastic was not secured properly and that the bottom of one of the doors was not sealed off. He DID NOT seem to care. it is now a week later and still no written clearance from anyone but they made sure to send the bill out really quick! AVOID THIS PLACE THEY DO NOT CARE ABOUT YOUR HEALTH AND WILL LIE TO YOU AND NOT GET A CLEARANCE UNLESS YOU PUSH THE ISSUE AND THEN WILL NOT PROVIDE PROOF OF CLEARANCE, BUT THEY WILL SEND YOU A BILL TO TRY TO GET PAID FOR THIS SCAM! called them again yesterday about clearance and again silence from them, THEY DO NOT CARE ALL THEY WANT IS YOUR MONEY! read more

Dave walked in totally professional knew exactly what to do, calmed my mind with his well, mannered, professional expertise. This firm came in to do mold remediation in our apartment. They did nothing to contain the dust and debris. They left many areas untreated, and the areas they did work on were left with new holes in the sheetrock, or sheetrock missing completely. The existing mold wasn't even removed, just poorly painted over. The original spores weren't even wiped up. Paint stains were left on our wood floor, scratches and gouges in moulding and doorways throughout the unit from them dragging their equipment in and out. Careless, unprofessional work. Every time I called the reception repeatedly would tell me " they are telling me your job is complete " when I can clearly see my house is still taped up and not complete and they're van sitting outside my home all weekend . The only call I ever received was when they finally finished and called me several times to rush me to come pick up my key. You would think that for a $7,000 job you would be able to afford better customer service . Had to change my review to one star.
