I've lived here for several years, but this past year has been the worst. The ongoing construction has made living here completely miserable. Management told me the project would be quick, minimally invasive, and barely noticeable -- none of that was true. The noise is constant, the disruption is nonstop, and the overall experience has been exhausting. I lost access to my patio for months. I had to live out of boxes for a week, clean up the construction crew's mess myself, and deal with multiple privacy invasions -- including workers entering my garage for weeks and coming into my apartment and moving around my possessions. I was told everything could just be covered, but instead I had to pack almost everything up making my space unlivable. There is no peace or quiet. You can't work from home, you can't relax, and you certainly can't enjoy your space. The walls shake from the work. The entire community is dusty and dirty, and you track it into your unit constantly. Expect to find construction work happening right next to your car. If you are lucky they may tape plastic onto your car. Management offered a $600 concession as compensation, which is insulting given the level of disruption. They still expect full rent while delivering a half-livable experience. Communication is also poor -- they only notify you of work via paper notices taped to your door, and the construction team often removes them, so you're left unaware your unit is being accessed or blocked off. Bottom line: I used to like living here, but this past year has changed everything. Do not move in while construction is ongoing. You will regret it.

The ambiance of the golf course is nice, but the pools need serious attention. Also, the interior of the apartments is from the 2000's! These apartments are no way near worth the range of $3000.00 to $4000.00 a month for two bedrooms!

I just moved to Rancho Monterey a few weeks ago and so far it has been amazing. The community is clean and refreshingly not too cookie-cutter. Lots of trees to brighten up the view, and see units (like mine) have a golf course view! It's quiet, right next to the Tustin Marketplace and Sports Park, and has a pretty fair amount of parking (for guests/extra cars) which is rare in this area. The office team (both at Rancho Monterey & Leasing Center) is super responsive and are happy to answer any and all questions usually within the same day. They helped me out a lot during the move-in process. The maintenance team(s) have also been noteworthy. They came to do some routine maintenance checks and were very friendly and extremely fast. I also had an issue with my A/C unit and Jose from maintenance came out the next day (could have come same day if requested). He was personable, quick, and he got my A/C pumping out cold air just in time for summer! Thanks Jose! Overall, this is a fantastic place to live. The only minor downside is that it is a bit pricey for the square footage depending on certain factors such as golf course view. Prices are comparable to other complexes in the immediate area; however, you could find a larger unit for cheaper elsewhere in OC. Depends on your general area preferences and if the benefits listed above are worth it to you.

Two screws I found on the road by the trash area plus a staple. I threw them away before they puncture someone else's tire.

There are multiple motorists who frequently enter and exit the property loudly and obnoxiously revving their vehicles. Management ought to have a quiet hours policy and remind these people not to make so much noise.

Overall, the property is excellent. A few things stand out right away, starting with the gym. It is…read moreexceptional and feels like a space people genuinely enjoy being in, even beyond working out. The rooftop pools are beautiful, though they can get busy with kids on weekends. It would be great to see one designated as adults only. The dog park looks like a great feature for those with social dogs. Ours is a bit older and not quite as enthusiastic about the younger crowd, but it is still a nice amenity to have. That said, the best part of this complex is the leadership, especially Johnny, the General Manager. Well-run properties always have strong leadership behind them, and that is very evident here. When we moved in, Johnny personally made sure everything was taken care of, from small adjustments to the overall move-in experience. Greystar is fortunate to have someone like him leading the property. If you are considering living here, I would absolutely recommend it. My wife and I have been very happy with our experience.

As a newer community, they're still working out some kinks, but we're excited to see the property continue to evolve. One thing we didn't fully anticipate is that the area isn't quite as walkable or bike-friendly as we had hoped yet, so we're really looking forward to the retail development being expedited so residents can have closer access to fun hangouts, shopping, and food options. We'd also love to see more community-building and social events to help residents connect and meet each other. It could even be great to have some kind of message board or community feature in the resident portal for informal meetups, recommendations, or local events. Overall, it's been a great experience and we're excited to see the community continue to grow.

I've been booking the clubhouse at this apartment for my daughter's birthday for the past few…read moreyears, and up until now, everything had always gone smoothly. Unfortunately, my most recent experience was very disappointing. Last Sunday, when we arrived at the clubhouse for our reservation, someone was still eating there--even though it was hours before my scheduled time. I immediately called the office, and they assured me someone would come to clean up and place a reserved sign. No one ever showed up. On top of that, I was charged for a terrace reservation that I never used. There was never an agreement emailed to me, even though I was told one would be sent. Because no agreement was provided and the terrace was not utilized, I shouldn't be responsible for those charges. I've already called the office to have this reviewed, and was told someone would get back to me, but I'm still waiting. To make matters worse, I made another reservation for October for my daughter's upcoming birthday. I've called three separate times for confirmation and follow-up, and each time I was told I'd receive a call back. No one has ever called. For the amount of money residents are paying for this community and these reservations, the lack of professionalism and follow-through is extremely disappointing. I expected much better customer service, especially given the positive experiences I've had here in the past.

After my initial negative move-in experience, the company reached out claiming they wanted to "make…read morethings right." Unfortunately, their actions have shown the opposite. They repeatedly asked what they could do to rectify the situation, and I provided multiple reasonable requests -- including accountability from Kevin and Ariel for the issues at move-in, a temporary rent reduction, or at the very least a clear explanation of what options they're actually able to offer. Every single request was denied without any explanation. I still feel unwelcome and unsupported here, despite their offers of how they can "help." My final request was assistance with moving out after such a poor experience which was once again denied (shocker). At this point, it's clear they only reach out to be able to say they followed protocol, not because they care about fixing the issue or helping their residents feel better about where they live. The multiple empty gestures with no real solutions has only reinforced my feelings of feeling unwelcome here. It has also goes to show that the resident services and the Irvine Company don't really care about their residents, they just want to follow protocol and collect your rent. I cannot wait to move out, and I will be pursuing this situation to the fullest extent. I will never rent with the Irvine Company again. I do not recommend moving in here. Even if they go wrong, they don't care to really fix it.

I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.
