It's 2:08AM and since there is a large group of teenagers who have been laughing and shouting outside my window for hours I figured I'd draft a Yelp review, as I'll be up for awhile. My experience tonight was very typical of what you get with River Ranch - beautiful landscaping aside the complex is fraught by soulless corporate ownership with poor hiring and management practices. I tried calling Security tonight, the number isn't listed online nor provided as a prompt on the main phone line. After four attempts I finally got someone in emergency maintenance (phones, gates, etc. rarely work here). The emergency maintenance woman was great but let me know that there is no security number listed. I noticed months ago I wasn't seeing security anymore, I assume Decron got rid of it to save money. So, the kids are still being really loud. This isn't the worst complex in the world, but it's still quite poorly managed and woefully overpriced relative to the quality. A quick pros/cons: Pros: They accept dogs of all breeds, which is great. The apartments are nicely designed, the vaulted ceiling units are really nice. Cons: Incompetent staff - I literally had a note on my car threatening to tow it for parking in a space that wasn't mine. The note was written in a handwriting style that looked like a 13 year old girl wrote it. At the time my car had a Decron sticker on it with the parking space number displayed (can these bimbos read?). The beauty of this situation was that it happened again a few months later even after I called the office to tell these morons to keep their hands off my car. Literacy is your friend guys. Theft of rent check - a staff member stole my rent check (keeping it all the way classy over here Decron) and attempted to deposit it to a bank account in Mexico. The whole thing was so hilariously poorly executed the bank spotted it immediately. The apartment management tried to charge me a late fee despite the fact that the delay was caused by the fact that they hire thieves, and would only accept payment in the form of a money order. They literally forced me to miss work in order to accommodate their demand that I hand deliver a money order. On that note, if you are a person with a regular job please know that this apartment complex will occasionally interfere with your ability to work (like tonight). Earlier in the year a neglected dog was left outside all night to bark incessantly, it was noisy and very sad. These kinds of problems are common and unpredictable, it's difficult to maintain a regular sleep schedule, particularly in the summer. Nothing works consistently. Do you enjoy lukewarm showers? Then this is the place for you. I've had several clickers to get into the gates, only one has worked. My attempts to get my phone number programmed into the gate all failed, it was more than the office staff could handle. The issues with drug abuse have been improved, but there is still one very problematic group here who are struggling with serious addiction. Heavy furniture slamming against the walls, children screaming, toddlers wandering in diapers late at night, kids knocking on doors and begging for food are not unheard of in one area of the complex. Why this has been allowed to go on I have no idea. It has been quieter as of late, but this situation has been a problem for at least a year, it's very tragic, I hope that family is able to find the help they need. Occasionally the complex management will respond to these reviews by saying "you should have come to us first." Spare me, your phones don't even work half the time (tonight being a prime example). Judging by your past behavior, you guys would probably expect me to take another day off work to come in and chat with you in person to resolve the fact that you can't manage the complex effectively. Here's a fun update - Their shitty website is down (again) so I went into the office to pay my rent and get a copy of my payment history. They refused, citing "policy." Not sure which policy this falls under, could be the "always be a petty little asshole for no reason" policy, or it could be the "always practice a high degree of incompetence policy," as they adhere to both very strictly. Second fun update, here's my response to their comment on my review, I will share the outcome whether positive or negative: If you want to "make my experience a positive one" then start by complying with my two simple requests: 1. Really liked these apartments was nice they had a "Heroes Program" for veterans. Was a little upset thay I left my I'D there and went back to get it and they had "gone to lunch" at 3 PM knowing i was coming back to get my I'D. And left a message to ask them to send it back to me and STILL have NOT heard back from ANYONE. Been living here for a month now & I have no complaints so far. Drew Dawson made the move in process so easy & is very responsive and professional when it comes to any questions or concerns you may have. I would highly recommend asking for Drew if you're thinking of renting at this property! The units are all updated with real granite countertops & wood-like floors making cleaning easy. Our initial move in was a little stressful like moving always is. Their recent completion of the clubhouse (includes 24 hr workout room, a pool table, XBox One, PS3, and multiple hi def TV's) and two new swimming pools really brings the value of the place up. Their unfurnished one bedrooms are a real bargain for things you get access to. They're in the process of completing security gates for entry into the complex which is always a plus for keeping mischievous ongoings out. I moved out because Simi Valley isn't for me but River Ranch apartments is a solid choice for those just starting out or someone who wants a cheaper place that's decent. read more

In June of 2014, I moved from the AVALON BAY apartments located next to Town Center into the RIVER RANCH apartments. My experience here is far more positive. They are remodeling, so the grounds are kept up very nice. The pool and gym are awesome - all new - with modern furnishings. The kitchen has granite counters and all new full size stainless steel appliances. The wood-like floors are beautiful and easy to keep clean. The management here have timely responded to any concerns, while been more than professional - they were polite, helpful and friendly too. When my windows are closed, I can't hear outside noise. Neighbors are nice. I have no complaints. read more

As soon as I said I was inquiring about a low income apartment, she seemed to get annoyed and would tell me the regular price for a one bedroom apartment. Where do I begin? To think that my husband and I's apartment nightmares were over the moment we moved, Eek! Methinks not is right. Allow me to break it down for you on why choosing to move to River Ranch Apartments is a major mistake. This place may look nice on the outside but it is far from it. If there was a word for this place it would be a horrorific!, it was an absolute horror show, because the moment we moved in, you got dirty carpets, half painted walls, moldy windows, no bathroom vents to let the steam out so all the walls and ceilings molded up, BUGS EVERYWHERE! Massive infestations of rats, roaches, fleas, and BED BUGS! I could not understand how a company like DECRON could claim this place was renovated, renewed, or even upgraded. The professionalism here is subpar, the maintenance was dangerously unsatisfactory, our electrical power was out and it turned out that people who did the wiring of the apartments, cut corners and did not do the job properly, the wires were not wired right and was not up to the professional and respectable standards to be even remotely safe to live in. If you thought that was bad, there is more, my husband and I love jacuzzi's doesn't anyone? well don't hop in the hot tub just yet, because the pool and spa were not up to health code standards, the county had to come down and shut the pool facilities down indefinitely because, people like my husband got sick, and his body got red all over with rash and the skin on his hands was peeling off, kids were constantly pooping in the pool, you get the point right? It was a disaster, the residents, my neighbors were living in horrible conditions, pests plagued their homes and to no answer or avail, no one in management cared or even tried to fix things or come up with solutions. The police was constantly kicking children off the playground, what kind of person calls the police to tell kids they are not allowed to play on the playground? Ridiculous, If you think your parking spot or your car is safe, I don't think so, our car was parked legally in our parking spot, but there was constantly battles with neighbors stealing our assigned spots, and neighbors would fight back, one crashed into our car and marked our car on purpose because they felt we were to close to the line, our car was perfectly within the legal confines of our space. It its that the parking spots are small very small. So now we are approaching the end of our 11 month lease, we get a note on the door saying residents rent is being raised, well as it turns out, everyone was either getting a 100 dollar to 300 dollar increase in their rent for the upcoming year, there were many tenants by the dozens were seen moving out, it was crazy seeing that many families move out so fast. It was almost like they were forcing everyone out. My husband and I didn't not want to pay such increase, it was asinine. So we decided to move out, it came down to inspections, 2 employees at River Ranch, inspected our apartment at separate inspections they said our apartment looked great, and there was not much needed to be done, because my husband and I kept it in pristine condition. But when it came down to the official inspection by the lead maintenance inspector he completely butchered our review, and tried to force us, my husband and I to pay 530 bucks to replace the carpet, 230 bucks to repaint the walls, another 100 for clean up. It was a farce!!! complete hack job! The man smelled of cigarettes, alcohol, and breath mints. How can a man of his rank show up smelling like he was have a clue about what is clean or not? The treatment we recieved was horrendous and appalling. Since the inspection, my husband and I are disputing the charges, and are currently fighting these ridiculous claims. In conclusion, save yourself the trouble turn back now, do not let this place fool you into their trap. read more

PLEASE DON'T MOVE IN THIS PLACE!!! If I could give it a minus zero I would! This place is infested with, all kinds of bugs such as roaches, fleas, bed bugs, spiders, you name it. Before I signed my contract I asked about pest control, and they said the apartment was clean, and on the contract it says they were giving us a bug free apartment, which it was a lie. 1st day I move in I saw a roach and it's been a month since we moved in and pretty much we've seen a roach everyday, I've been patient with them because they been working with me, but the issue is that the unit should've been treated as many times possible before they move someone in. The roaches are coming from my downstairs neighbors, it's just simply disgusting, to the point my daughter was having dinner in the dinning table and a baby roach was on top of the table while she was having dinner. The property manager and her manager said I would be getting refunded everything as far as security deposit and other fee's involved before we moved in. But in order for me to move out and look for another place I need that money to reserve an apartment and put it down as a security deposit but now they are saying I need to wait 21 days after I move out to get that refunded. Which it doesn't make sense keeping in mind everything they have put us through. My apartment is so clean there is no reason to have bugs, and my neighbor is been at the property for a year and half and they been dealing with this the whole time. I've been trying to get hold of a manger on corp. and she never answers and doesn't return my calls, I know and they know I've been really patient about the whole situation but I'm getting to my limit, I called today to speak to someone above her on the corporate side, and if I don't heard from them, I'm going to take legal action to the fullest and escalate it to the California Department Of Consumer Affairs. read more

Beware of this company (River Ranch and/or Decron Properties) especially when you move out. Their tactic is to "clear your account" with them upon surrendering the keys, including carpet cleaning, etc., among others, only to find out that they would still be charging you for carpet cleaning, etc., long after you have left. The sad part is that, they won't send you any bill to your new address. They will simply send it directly to their contracted collection agency (IQ Data) so that the burden to collect is passed over, and that they won't have to do the explaining to you as to why they still have charges to your account when in fact they already "cleared your account" when you left. Unfortunately, when that collection agency has the go-signal to collect such receivable, it simultaneously reports your 'non-payment' to credit rating agencies, thus, ruining your credit reputation before you are even made aware of it. In my case, I saw my credit score drop by as much as 35 points, thus, prompting me to contact the credit bureaus and inquire who made the derogatory report. read more

If it was possible to give negative stars I would. This is the absolute worst apartment complex in history; I assure you. If you're looking for a place to live, do yourself a favor and avoid here at all costs. First, everything is broken. My toilet has been leaking for weeks, my washer doesn't work, and the dishwasher doesn't either!! All since I moved in three months ago. We filed MULTIPLE maintenance requests and when they came to fix it the maintenance man called me dumb and said I didn't know how to work a washer/ dishwasher. Then he attempted to work it and failed saying he would have to order parts (and never did)!!! Neighbors recorded Into my apartment window (WHICH IS ILLEGAL). Neighbors also attempted BREAKING INTO MY APARTMENT! They left the screen broken and holes yes HOLES in my front door. So long story short DON'T DO IT PEOPLE!! TRUST ME!! read more

Please beware of this complex! If I could, I would move immediately. Unfortunately, it isn't an option for me right now, but I can at least take the time to warn others. There are the obvious disadvantages such as dog poop everywhere, trash and cigarette butts all over the place, and major parking issues, but it's the things that come out after the office closes that will keep you up at night. Gang members hanging out at the pool and then fighting, the SWAT team arrives here at least once a week, homeless and hard drug users are very common, and if that doesn't bother you maybe living next door to an apartment that has been broken into multiple times will. Tonight is the 3rd time and management simply didn't have the time to come by and lock it up appropriately. Two different sets of tenants have moved out because of fear, and I have to say, it's causing me massive anxiety and keeping me up most nights. The police don't even bother taking a report anymore because it has become so commonplace. 1 month tenant. Management team here is very "helpful", "understanding", and good at saying "sorry". I got my apartment all dusty, the toilet and new washer has yellow stain all over with funky smell (I have to clean them up all by myself), cabinet drawer was not properly put together, and many more (and for sure they will deduct my deposit to "clean" my apartment when I leave even though I didn't even get a nice clean one first place)...I called them more than 3 times, begging them to come and fix some of those problems and it took them more than 2 weeks to get them partially done (because I begged them to). When I moved in, they gave me a wrong key for my mail box. As usual, first I called and asked nicely, then I had begged them to give me key. They said I "HAVE" to come to the office to pick it up because they wouldn't drop it off at my apartment. Seriously, I WORK 7 DAYS A WEEK TO PAY FOR THIS PLACE AND "HELPFUL" STAFFS. I leave to work before they open and don't come back home after they close. It's not even my fault in the first place so why on earth do I have to come and pick the key up, which would make me late for work or I have to leave work early? As a result, I couldn't get my electric bill to pay it on time and my electric got shut down for a night and all my food in the fridge became trash. Yep!! I called again and begged again, and told them what happened and they said it would take them two days to get me the key since I just told them so. WHY? WHY? WHY? I HAVE BEEN TELLING THEM THE WHOLE TIME ABOUT MY MAILBOX KEY. I seriously don't know what to do anymore. I almost broke down while begging them just to get me the key and I am sorry if it's that hard for them; ITS VERY HARD FOR ME TOO. I work so hard for all of this T_T If I had time for another moving and didn't get charged for breaking the lease, I would move out of this place right away. 5 stars so my review can stand out from 1 and 2 star ones. These apartments are still beyond terrible!! I would never give these apartments a good review and I would never recommend them to anyone. They make it seem like they are high end, beautiful apartment homes.. they are not!! My apartment was dirty and full of animal hair when I moved in, the carpets were so dirty, everything was definitely not cleaned and my apartment was not ready for move in like they said. We were told prior to moving in that the apartment was going to be clean and the carpets as well. Definitely not!! The oven took over 3 hours to clean, the handles on the cabinets aren't even put on straight. The maintenance crew sucks.. they can't do anything right. One of the bathroom doors and a number of nails sticking out of it which my daughter could have hurt herself on it. This are things that are absolutely unacceptable and if my daughter would have hurt herself on this nails we would have had a serious problem. Part of the cabinets look like a damn dog chewed them up. Also when having them repaint instead of repainting the entire area they spot painted which made the walls look like 2 different colors. They last time they were there painting I pointed that out and with an attitude I was told, Wendy the paint isn't dry it isn't dry.. OK well when it dried it looked like 2 different colors. I'm sorry but I pay alot of money to live here so I expect things to get done right. I would have never moved in to these apartments if I knew I was going to have all these issues.. they also have a terrible cockroach, silver fish and ant issues as well.. read more
