The teas have always been amazing and love how they use fresh fruit-you can REALLY taste the difference. My go-to order is the peach fruit tea, 30% sweetness with boba. The tea is perfectly sweetened and has the best natural fruit texture/flavor. I've never had an issue with my orders and the customer service is always consistently good. The teas always come out super quickly and I love how clean this place is. ALSO, there's free parking (just let valet know you're going to Yi Fang).

Luckily, Yi Fang is one of those spots where parking is rarely an issue. They have their own parking lot, plenty of nearby street parking, and even additional parking near a church close by, which makes visiting much more convenient compared to many other boba shops in LA. The store itself is on the smaller side, with only a few chairs and seating options available. They offer both a self-serve kiosk for quick ordering and a front register if you have questions or prefer ordering with staff assistance. Yi Fang is best known for their fruit teas, which are considered their specialty. Personally, I tend to prefer milk teas, and while the drinks are still good, I found the quality of the grass jelly and boba to feel somewhat inconsistent compared to other boba places I've visited.

CHAGEE Modern Teahouse is a modern Chinese tea concept that focuses on tea-forward drinks rather…read morethan the typical overly sweet bubble tea experience. We walked into a polished, contemporary space with a premium feel, the kind of place that feels closer to a specialty tea café than a traditional boba shop. The branding, presentation, and overall atmosphere are a big part of the appeal, creating a space that feels designed for both grabbing a drink and hanging out. The interior is clean and intentional, with a design that elevates the experience beyond a typical tea stop. The biggest strength of CHAGEE is the tea quality. The drinks tend to highlight the actual tea flavor, which makes them stand out from many milk tea shops that rely heavily on sugar or toppings. The jasmine-based drinks are a good example, with a fragrant floral profile that comes through clearly without being perfumed. The menu has a nice balance between classic milk teas and more unique tea creations. The drinks are generally less sweet and more focused on the tea itself, so it works well for anyone who wants something different from standard boba. The downside is that the drinks can feel a little expensive compared to other tea shops, especially since most of the appeal comes from the quality of the tea rather than large portions or lots of toppings. The portions are reasonable, but the cost reflects the premium positioning of the brand. The main issue with CHAGEE is consistency and wait times. Some locations can get extremely crowded, and the popularity sometimes creates long lines that make the experience less convenient. The ordering process is usually organized, but the wait can be difficult to justify when the final drink is more of a solid tea experience rather than something completely unique. Service is generally friendly, and the staff seem well trained despite the busy environment. They handle the flow efficiently, but the volume can test the operation's capacity. CHAGEE feels like a premium tea shop aimed at people who appreciate the flavor of tea itself. It is not necessarily the place to go if you want a dessert-like boba drink loaded with toppings, but it is a good option for jasmine tea, oolong, and more refined milk tea flavors. The atmosphere and presentation add to the experience, though the long waits and higher prices may determine whether it becomes a regular stop or just a place to try once. For what it does, it executes the concept well, offering a drink that feels more like a tea experience than a sugary treat.

I wanted to give Chagee a try because of all the hype, but overall, I found it just okay…read more One of my biggest frustrations was that some drinks don't allow you to customize the ice level or sweetness, which is something I generally expect from a tea or boba shop. Being able to adjust a drink to your personal preference is a big part of the experience for me. The store itself is beautiful and clearly designed with social media in mind. It's stylish, modern, and definitely very Instagram-friendly. However, it felt like the focus was more on the branding and aesthetics than on the tea itself. The drinks were decent, but nothing particularly memorable. If you're looking for a trendy spot to take photos or see what the buzz is about, it might be worth a visit. But if you're a serious tea drinker or looking for what I'd consider a true boba tea shop experience, I probably wouldn't recommend it as my first choice.

The way to order here was primarily from a kiosk with people helping you out if needed. I came by to grab a drink before meeting some friends for dinner. I ordered a Matcha white champaca salted cheese. The only thing I really knew about this drink was the Matcha part lol. But it looked and sounded amazing so I went with it. It was really good! Interesting flavors for sure. I really enjoyed the drink that I got here. If this place is truly closed it's really sad. Hopefully I could go to another location soon.

4.5 STARS i love…read moremolly tea, although i do think the consistency depends on the location. the san gabriel location is very consistent for me. sometimes it does taste a little watered down, but most of the time, the teas are great. this molly tea is always busy, especially in the evenings and nighttime. there are a few spots in the tiny parking lot and some parking behind the building, but otherwise you have to try to get lucky for street parking. it's very spacious inside for a boba shop, with some seating along the side, and there's seating outside as well. there are two kiosks on the side to order, and then pickup for drinks is at the counter. when it's very crowded, there's also a line to just pick up orders. prepare to wait a while for your drinks! i actually like to order 20-30 minutes ahead of time via the app if i can. - peach tie guan yin oolong milk tea (5/5): SO good - this milk tea is what made molly tea live up to the hype for me! it was very fragrant and perfectly sweet, and i could still taste the tea, as well as the peach flavor. it was the perfect balance between milky and fruity. it was also lightly creamy, and i loved sipping it through the small straws - premium jasmine milk tea (5/5): basically their signature drink, which is one of the best jasmine teas i've ever had. i just loved the fragrance, although it was definitely more floral than other jasmine teas - tongmu lapsang milk tea (4/5): this had a really good black tea flavor. it wasn't too bitter, but i could definitely taste a little bitterness - kind of like a roasted tea. overall, it had a good balance of sweetness, bitterness, and milkiness. i did appreciate the flavors, but i didn't enjoy it as much as the others because i'm not as much of a fan of black tea - premium jasmine matcha (4.5/5): i wish the matcha flavor was a little stronger, but there was really only matcha in the foam on top. the foam did have a subtle matcha flavor, but when i mixed it with the jasmine tea, it was hidden because the jasmine was so fragrant. i still really enjoyed this drink though because it tasted lighter and more refreshing. it was a little less sweet than the regular jasmine milk tea - jasmine apple milk tea (4.5/5): at first, i thought it tasted a little too much like artificial apple. i also didn't like that the apple overshadowed the jasmine, but the flavor grew on me a lot. i enjoyed how fruity it was, and i thought it was so unique that i might begin ordering it over the peach tie guan yin - camellia zest (3.5/5): this drink had a very good zesty flavor, with a really good balance of milkiness, floralness, and citrus. i thought there could've been a little camellia flavor though. what bothered me about this drink was that the lemon slices were so big that the pieces of lemon kept getting stuck in the small straw. alternatively, i would get too many chunks of lemon and seeds with the big straw. it was really annoying to drink, but if i had to choose, i would recommending drinking it with the big straw - jasmine mango smoothie (3.5/5): this drink contained very fresh ingredients, but i wish the mango was a little stronger. i could taste the jasmine, but it also wasn't that strong. i thought the drink was actually a bit watery, although i liked that the coconut added some creaminess and coconut flavor. i also enjoyed the level of sweetness and the bits of fruit, especially the grapefruit molly tea was the brand that put me onto milk tea drinks without boba, and now i only order boba 50% of the time. basically expect the drinks to taste like their name implies, but 3x more intensely - the jasmine tea tastes VERY jasmine! i will say that i've had a couple of issues with their drinks tasting watered down before, especially at crowded times, but it's not usually an issue. as of right now, molly tea is still one of my favorite boba teas, even with the stiff competition in the sgv.

When we arrived at the Grove, the first thing we wanted were some drinks so we headed over to Figure 8 Tea Project. This place was crazy busy when we got in line but the staff moved quickly and eventually it was our turn to order. I ordered the literal first thing I saw on the counter and that was the Sparkling Yuzu Lemonade. Now, I've had a whole lot of lemonade since moving to LA and this just might be some of the best I've had. The taste was fantastic, my thirst was quenched, and I left definitely knowing this is a place I'll be returning too in the future. Overall, this place gets all ten fingers up instead of just two thumbs. The drink was delicious and the crew was super quick, what more could I ask for?

My favorite is their original Champion Milk Tea, which has a red/black tea base. The tea is always aromatic and when paired with milk, it has a creamy, milky and even a frothy consistency. Another unique feature of this tea shop is their delicious Shiso-silk boba. It's almost like a "mochi boba" - instead of the traditional round pearl tapioca starch balls, these mochi boba are cube-shaped jelly like, but yet chewy & squishy like a mochi. The shish-silk boba has a decent tea flavor on its own. I always get my drinks with 0% sugar as I feel the toppings add just enough sweetness to make the drink pleasurable without giving you massive sugar spike. I'd come here again whenever I'm in the Sawtelle area. Service has always been good - friendly and efficient staff. The shop itself has a clean, modern feel to it.
