We couldn't be more thrilled with the results! The first contractor we contacted actually referred us to Timberline due to the size and complexity of the job. I had some rough drawings I had made using free 3D drawing software (look at the photos to compare the concept drawings to the final result). I showed them my ideas in December, we discussed materials, components, and pricing throughout January, and signed a contract in late January. They prepared architectural drawings in February and the engineering in March. By April we were in Permitting with the city and broke ground in late May. They knew we were planning a big party for Mid August so they worked feverishly to get it all done in time. Tony was our project manager and was great with communication. Lucas was our construction lead and Matt his assistant, and they both were great to have on the job, and they kept us updated daily with what they were working on and what was coming next. I was also impressed with their choice of contractors for the gas, electric, masonry, and painting, all did high quality work and were very professional, courteous, and respectful of our home and our neighbors. Throughout the project Tony (Project Manager) had great ideas on how we could improve things, and they were always very responsive to our wishes, working very hard to make sure everything was exactly as we wanted. For as much of an ordeal as it can be to have people working at your house for four months, they made it as painless and as stress free as possible. There we no major issues or concerns, and even the minor stuff was typically cleared up in one email or phone call. I can't imagine having a better experience. And the final result is absolutely amazing! We are on the patio every day and throughout the weekends, watching football, cooking, and enjoying hosting friends and family. It's made such a huge impact on our quality of life. I only wish we had done this sooner. The scope of the work was a 16x30 covered patio, plus pavers along the front and side, and a separate paver and fire pit area. The patio has 4 skylights, a ceiling fan, 12 recessed can lights, four 4Kw heaters, a 36-inch gas fireplace, 36-inch Hestan grill and dual side burners, Bose speakers, and a 70-inch Skyvue outdoor TV. The counter tops are granite, and the kitchen, built-in seating, and fireplace are covered in natural stone. The seating is topped with natural blue stone and has built-in storage areas underneath. The flooring is Mbrico porcelain tile and it is amazing! We've already had things like grease and even a bit of paint spill on to it, but everything just wipes up effortlessly with a little shot of Formula 409 and a paper towel. It's expensive, but if you want zero maintenance flooring that will last a lifetime, this is the stuff to get. I can't speak highly enough of Timberline patio covers and their entire team. If you are looking for top quality work, you won't be disappointed. read more

I nearly hired these folks. We and they spent a fair amount of time spec'ing out the job. I didn't comparison shop at first...I really just wanted to get the job done. Their rep was helpful and easy to work with. Where it fell apart was when they sent the contract. The contract contained language I haven't seen before or since. It basically laid out an arbitration process if there's a dispute...okay...and also prohibited posting to social media about our interactions with the company. Hmmm. Well, since I didn't sign the contract, I can post this. Why? What happened, repeatedly, that they felt they need this language? And how am I to trust their online reputation if their unhappy customers are contractually prohibited from posting about their bad experiences? Something fishy, there. Also, this company actually does business under a different alias. The name on the contract was not "Timberline." The whole thing seemed too fishy so we backed away. And I gave their rep this same feedback. Anyway, after getting bids from 2 other companies, both of which were ~$8k less (!!!!) for the same exact work, we feel like we dodged a bullet. We hired one of those other companies and they did the work in a day and it's more beautiful and functional than I think Timberline's design would have been. And we saved thousands. The team at Timberline Patio Covers and Rock Electric helped to transform our backyard patio into a beautiful outdoor entertainment and living space. It started with a very thorough review of our architectural plans with the sales engineer (Skylar Owen) who guided us on the various aspects of their construction process. This included looking at other client projects which convinced me the company was qualified and competent. Once engaged, their professionalism really kicked into gear! Starting with the consistent communications I received on our project from Jesica (Jet) Garcia (Customer Care Manager) to the onsite project manager (Kyle Bannister). Their onsite foreman (Lucas Cook) took tremendous interest in every aspect of the construction process. Lucas's enthusiasm for making our pavilion come to life was real and very much appreciated! On the Rock Electric side, their team came through by really listening to what we wanted to accomplish, both functionally and esthetically. Aaron Motter (Lead Journeyman) went out of his way to help review and implement a custom electrical and lighting program for our project. Brad Wood and Chris Hale (On site Foreman) executed the electrical plan with top notch professionalism. We hired Timberline to repair and upgrade our exterior, unattached grill structure, which suffered fire damage. They were professional and impressive throughout the whole process, from initial visit to project completion. They even determined a better, cheaper way to do the project than initially proposed. Timberline Patio Covers is an exceptional Company! They were very professional with exceptional craftsmanship, and the quality of work they produced are as advertised. We've dealt with so many contractors in the past who failed to deliver per contract or as promised, or that the end product was poorly produced or that it would quickly fall apart. This made us very cautious in dealing with any contractors for our project needs. However, Timberline Patio Covers was an exception, and they definitely have met and exceeded our expectations. From the sales team (Tim), who made great down to earth impression and persuaded us to give them a chance, to permitting, engineering, and electrical departments, through their due diligent, all were an integral part in the successful execution of the project from beginning to the end. Brett was an excellent project manager who listened to what we wanted and how we envisioned our patio deck to be and didn't hesitate to deliver it to our satisfaction. His crews, Mario & Kyle had great attention to details, and built precisely to the engineering blueprints. They were very informative, kind, and respectful. They always asked for our inputs before proceeding in each phase of the project. The project was built and delivered as scheduled. We love our Timberline Patio Cover, patio and outdoor fireplace. Brett and Kyle were great to work with on a daily basis. The process was LONG for us, getting a permit from the City of Sammamish the biggest hurdle but Timberline had someone to get us through that process. The design process was great, they walked us through different options and what they recommended. Timberline provided ongoing updates on their work and schedule. They were clean, picking up any debris often. Any contractors were managed by Timberline and everyone we worked with I would recommend. I am writing this assessment based on design, construction, and finish of our project, without consideration of schedule. Scope of Project: Gable style roof cover attached to house over existing backyard deck, footprint of 26' x 18'. Metal panel roofing with 4 skylights. Ceiling of stained tongue-and-groove pine. Modified Timbertech (composite) decking and new bench construction. Addition of a kitchen counter with built-in natural gas grill with matching cabinets and drawers. Electrical includes: recessed ceiling lights, two 6KW electrical heaters, hanging ceiling fan, low voltage accent lighting. Assessment: Based on our experience with 8 major house remodel projects and another half dozen landscape projects (decks, fences, outdoor kitchens and pool construction) we rate the quality of the Timberline work as exceptionally high. The design for our patio cover project was done by a Timberline-selected civil and structural engineering company, with drawings and accompanying structural calculations for stresses and loads. This design work was complete and excellent in detail. Timberline was very helpful in gaining the building permit from our city, this required extra effort and documentation to address the local code for surface water permeability. Kyle Bannister was our project manager - he was outstanding as a communicator, had excellent listening skills, was always ready to answer questions and offer insights into the details of the project. He is a master at construction and takes ownership for his work and the work of his team - it shows in the resultant quality, which has been repeatedly noticed and commented on by neighbors and friends. Kyle orchestrated all aspects of the project with other subcontractors and inspectors. He kept us informed about the schedule of activities, and he kept a collection of photos to document progress and show construction details that would later be covered by siding panels. Regarding schedule, we observed the same results as are common with other projects where construction material deliveries and hand-offs to other subcontractors introduce time gaps. We did not wait long for inspectors. We have learned to be flexible with contractors, and we employed flexibility on this project. Bottom line - we are very satisfied with the work done by Timberline, and we feel we received high value for the cost of the project. read more

Invited Timberline Patio Covers out for a bid. The process seemed seamless at first but quickly turned into a hassle, when it became clear that we no longer wanted to move forward with the project. I won't go into grave detail because I'm sure this company has done great work and provided services that people have liked. What I can tell you, coming from an experienced construction professional myself with over 15 years, is that the contract you sign and the cancelation stipulation it states on the contract is not what they adhere to. You need to be clear with them at the beginning on their cancelation process. In the end, they were trying to retain $500 from us but after going back and fourth with their General Manager I was able to get a couple more hundred dollars back. My advice, get multiple bids.. they are on the expensive side. Their contracts have some "gray area", get clarity upfront before you sign, Especially if you aren't all that knowledgeable about the construction process. read more
