Ruth is a racist. 601 Westholme Ave is a great location for UCLA students, that is why I wanted to move in. Back in 2015, I tried to call them to take a look at the unit, but they just kept stalling or even hanging up my phone call during the conversation over 2 weeks. I had to find a Caucasian roommate to make the contact. Then things went smoothly and we signed the contract within 3 days. In addition, during my stay (2015 - 2017), the maintenance came slowly and late. After the request, it took them 2 months to fix a clogged bathtub; 1 month to fix showerhead, so on so on. They just simply don't care about the tenants. By the way, the 5 stars review below is posted by one of their employee, Keri Miller. This is just low. They truly have no shame. read more

Ruth and Keri were great. My son and his 3 roommates rented and apartment in the Westholme apartment complex. Great location! Great price! Able to do a 10 month lease...big plus for the boys their senior year at UCLA. Covered parking garage. Sad they did not find the apartment before their senior year. Only minor maintenance issues throughout the year (ex. garbage disposal stopped.) Maintenance request were taken care of in a timely manner. It would seem that Westhill has had some turnover, in a positive way. When I first started renting an office suite from Westhill I dealt with Gary who was not easy/pleasant to work with. However, he has since left and the newer staff has been extremely receptive, friendly, and has addressed building issues in a timely manner. read more

First of all, I have to echo everyone else's sentiments about Gary. He is just awful to talk to, one of the rudest people I have ever had the displeasure of working with. He would consistently talk down to me and my roommates as if we had the mental capacity of a toddler. Also, he would constantly just say goodbye and hang up the phone before I could finish discussing what I called for. Got my blood pressure up every time I had to deal with him. Now, this actual apartment that I rented and the building were alright. We have been living in West Hills Managed Property for about 6-7 months. The building is relatively older than those around the neighborhood and does need lots of improvements and repairs but we can also understand a business can only sustain so much expense and have to put off certain improvements to the following year. Considering the high real estate costs, the rent appears to be pretty fair. Some of the improvements such water leaks, warping wall paint in our bathroom due to water damaged and replacing hallway carpeting especially where the trash chute is located should be done sooner rather than later. WHM is prompt in acknowledging a problem and does their best to accommodate tenants in most cases. read more

I disagree strongly with Ruei L's previous comments. I have found NOTHING from time we applied to today, when as we reside as happy tenants, to indicate her accusations are valid. As a minority myself, if in fact, these accusations were an accurate deception of their business practices, I'd think we would have experienced them - when in fact, we've had exactly the opposite experience. Management has gone above and beyond: looking in our apartment after hours (at our request) to check on a lonely pet, agreeing to minor improvements needed and being extremely responsive (next day) to unexpected service requests. Too often, I think some people evoke personally charged, divisive, offensive language when they cant make a credible argument for their own cause. I dont know the particulars or the individual but suspect this may have been the case with the earlier review. To be clear, my review is a top-notch endorsement for West Hill from a very satisfied, minority resident. I am happy to answer any questions about their management practices - as I've experienced them and I would encourage you to reach out to me directly if you're considering them. The management company are very nice. They responded quickly to issues and they are fair. I love this neighborhood and I grew up in this area. Our apartment was nice and spacious with a balcony and a faux fireplace. The grounds are well kept and the maintenance people they hired are very good. The downside for a period of time was the elevator since it use to break down frequently even though they kept fixing it. Finally they replaced the needed parts and panels and the elevator never broke down after that. It was like a brand new elevator. Anyway after we moved out it looks like they rehabbed the lobby area making it more attractive. Overall this is a very nice apt, it's a great neighborhood and the neighbors are nice too. read more

This management group is truly a pejorative company. It functions on a rudimentary level and their demeanor is so crass, it's surely a scam. BEWARE! You apply, and deposit a healthy, amount of cold hard cash for the rental application, then are subjected to pecuniary abuse. We have excellent credit, with substantial resources. Their property is appealing because it resides in a pleasant neighborhood. This is the bait-and-hook. Then off they go with your rental application fee. read more

Simply put, Westhill Management is the worst. Ruth and Gary are two of the rudest/hateful people I have ever had the misfortune of dealing with. I lived at one of their properties for two and a half years, and everything was fine till I requested minor repairs (doorbell broke, bathtub needed to be re-caulked, security lights outside needed to be replaced, etc.) They refused all my requests, so I ended up filing a case with the city of West Hollywood and got a rent reduction as a result (sanctioned by the city). A few months later a leak in the unit above caused my bathroom ceiling to start caving in. Westhill came out and replaced the damaged drywall but did not test for mold. They ignored my request for a mold test, so I hired a mold testing company and received results back that I had black mold in the walls. Westhill refused to treat for mold, so I took them to small claims court... and won (seeing Gary in court was a highlight as he is one of the most unlikeable people in the world - let's just say the judge was not a fan). Seven months from the time of the leak, I am just now receiving my judgement from the case. Westhill didn't pay the judgement so I had to file a Writ of Execution so that the Sheriff's department could serve their bank and freeze their bank account. Dealing with Ruth/Gary/Westhill is terrible. They do not care about their tenants. Ruth once said to me "this is a business, and if we make repairs, we're losing money." I moved out of my apartment in May, and I couldn't be happier. Save yourself form the stress and find better landlords. read more

Like all the reviewers below me wrote, Ruth and Gary are horrible people who must hate themselves and their jobs. The elevator in our building has been constantly breaking down which forces everyone to walk outside to the garage and open the garage door to enter the parking lot. The servicemen will come and patch up the problem, then a couple of days later, the elevator breaks again. It's always stuck on the 1st floor, the door trying to close, then opening by itself again. Westhill Management does not want to cough up the big bucks to fix the main problem and these short, temporary fixes never last. By the way, the elevator inspection certificate has been expired for quite some time as well. Mick and Aleece who are our building managers are awesome people. Renters beware. This management company rushed us into a decision and pressured us to rent when we were not ready. The apartment complex we looked at was a 2 bedroom. The rooms were nice and spacious. However, there was no view except a wall of the adjacent building. The apartment building itself including the lobby, hallways, elevator, and general facility were average to less than average. The most appealing aspect of the apartment was the size, the space, newly painted walls. The price was also pretty good compared to the nearby apartments with parking included. We liked the place but wanted one week to weigh our options. We had some reservations mainly the lack of natural lighting in the apartment and no real view from the windows, which made this spacious apartment seem confined. However, the management company expected us to make a decision within two days after seeing the apartment. They made us feel incredibly pressured. After seeing the first apartment, they, then, asked us to see an apartment that was still under construction in case we preferred that one over the available apartment. When we went to go take a look at the apartment under construction, they told us that we could not see the apartment because it is under construction but wanted us to make a decision as to which apartment we preferred the same day. We could not make a decision and requested to see the original apartment again. They refused to let us see the apartment and wanted us to make a decision immediately. They were rude, demeaning and extremely pressuring. We, of course, declined the apartment. My husband and I have excellent credit with no history of every being late or delinquent on any payments, and we now are in an apartment that we love. The apartment was OK, but I think the management company is extremely rude, and I think will likely be difficult to deal with had we moved in. They are not accommodating whatsoever and will likely be a nightmare to deal with had we moved in. read more

I found one of their location listings online and sent them an email with my contact information, three days later I hadn't heard back from them. I called their office and the person who answered was especially rude to me. He mentioned that someone else had already inquired about the space and that they could not accommodate them (I'm assuming he was referring to my email from earlier in the week). I would have liked to inquire about other spaces in their control, but he rushed me off of the phone. She was diligent, professional and kind to both of us. Other renters looked down on us, weirdly, for having lived in a foreign country prior to renting and because my boyfriend isn't a citizen; Westhill had no problem with that. In my experience Ruth was fantastic to deal with! Every time I called, the receptionist I spoke to was very kind and Ruth was fast to respond as well. I was hesitant at first to sign the lease based on some of the reviews I saw. My reccomendation would be to go to their office and meet the team and assess the situation for yourself. If you enter into a deal with these dishonest and unpleasant people, you need to hire a lawyer to review any contract before you sign it. I ended up having to hire a lawyer once I realized I was screwed over by these thieves. I'll explain, I signed a 12 month lease for an office. I payed every month and was a perfect tenant. When the time was approaching for the end of the lease I called Gary, yes, the famous Gary highlighted in other reviews. He informed me that I needed to give them a 4 month advance on my deciding not to renew my lease. I could have fought this in court but my attorney said it wasn't worth it. The clause that states the 4 month notice was stuck somewhere in the middle of their addendum, so that it would not stand out. Other states have laws where these kinds of clauses must be highlighted, next to the signature page, and management must send a notice to the tenant reminding them that the renew clause date is coming up. They did none of this. Gary informed me that I owed 4 additional months on a 12 month lease UNLESS I arranged and show the office to prospective tenants. Basically, I had to act as their agent, which might relieve me of the 4 month penalty, or pay the penalty. Gary isn't someone I would trust to pick up my laundry. He's a hack hired by the OWNER to cary out the OWNER'S bad faith leases and practices. The OWNER had the misleading lease written up. The OWNER is someone who is out to cheat any and all who might fall into his trap of a lower rent, while, in the end, you save no money, but spend more than you agreed to. One other note, most of my security deposit was withheld for unreasonable reasons. I am done with them and decided not to sue them for this and all of their other bad faith dealings. It cost me thousands of dollars simply because I, in good faith, signed a 12 month lease on an office. STAY AWAY from WEST HILL management at all costs or your costs will end up being much more than you ever imagined or agreed to. read more

This company is the worst ever. I have a disabeled elderly friend with a credit score of over 800. She has section 8 and has an income. She was denied with NO EXPLANATION by Gary. He was simply very rude to her and didnt tell her why. She has a SERVICE dog with ALL requested and required paperwork. After providing this to him he turned his nose up to her. The managers of this building are great. The wife was VERY knowledgeable, understanding and sympathetic to my senior citizen friend. The husband (still referign to the building manager) was very helpful with us and took the time to explain things to us. Both are very nice people. My friend is considering a law suit against Gary and the company of Wellpoint due to the descrimination Gary showed her. This company doesnt care about anyone or anything other than the money you bring in. So if u have section 8 I suggest u go elsewhere and DONT give this company your $. I think Gary is gay and is still angry because he hasnt came out of the closet. Nobody cares but his bitterness effects his job The ONLY good thing about Wellpoint Management is the MANAGERS.
