Let me preface this review. I don't typically bash the 'mom and pop' establishments. However, there are exceptions to this rule. Very few exceptions, but there are some. Tonight's dinner was that exception. I'm not going to slam them on the fact that I had to wait close to thirty mins for my food. But what I will slam them on what they're trying to pass along for a properly made banh mi. We ordered three sandwiches tonight: combo, Vietnamese ham, and the grilled pork. I didn't realize that now a days, thin slivers of meat with a smidge of pate passes as acceptable. And my grilled pork??? It tasted more like pork jerky. Hoping to be optimistic I thought maybe it would taste better than it looks....MAN WAS I WRONG!!?!? I really wanted to like this spot and I'm a definite banh mi enthusiast, but this poor excuse for a weirdly constructed sandwich was just so pitiful and sad. And after looking at these reviews who swear by this place with five stars, y'all haven't been to a legitimately GOOD spot. Let me know, I can refer you to a wayyyy better place. PS. This place is run by a sweet Vietnamese couple and their daughter who works the register. They've already got my vote, I love supporting small businesses! My matcha smoothie was refreshing. The regular size here is a large at other places and it was perfectly sweet. The boba was also chewy and yummy. I do wish they coat it in more honey for that extra wow factor. Matcha not your thing? They have A TON of other flavors ranging from chocolate to mango. Lots of parking and $.25 charge on credit card purchases. Delicious and the only boba shop within miles. My friend and I were looking for a boba spot in city heights and this came upon on yelp search. It is a cute and clean mom and pop shop. The couple were very sweet. The thing that surprised me the most was the extensive list of flavors for a smoothie/slush/milk tea. They even have soursap , durian and jackfruit flavors! Prices were decent. A small was $4.19 and a large is $4.69. My friend loved her milk tea smoothie and I love my rose smoothie. The boba was made perfectly, not hard nor mushy like other places. Dropped by here today and I enjoyed my visit. I've been here 2-3 times now and it's always a great experience. The employees are very friendly, the drinks arrive quickly, and there is a wide selection of drinks to choose from. I noticed they took out the yogurt machines, which is just fine, because their drinks/food selection make up for it. Additionally, the also have a candy selection plus a mini ice fridge that includes ice cream you'd normally get from an ice cream truck. I ended up choosing a "real fruit" banana smoothie with boba added into it (equaled around $3 something), which was pretty good. I'm around students all day and my only respite is my prep period after lunch. I've been avoiding the cafeteria food pretty much all year. Some things are good but I hate running into other teachers in the line because then I have to pretend I like them...LOL! (j/k, but not really). But sometimes I forget to bring a yogurt. I then remembered that this is literally right next to my school. I usually get the grilled chicken sandwich, not spicy. The chicken is flavorful and I love the toasted bread! Usually when I'm there, there's really no one around, so it doesn't take that long. I sometimes get the fresh shrimp spring rolls too that come with a great peanut sauce. When I started coming here, I'd just get the food, but lately I've also ordered a Vietnamese coffee as well. I find that I can get more done in the afternoon after drinking it. I haven't tried any of the bobbas, maybe soon. The couple that owns it are very friendly whenever I come in. I also like that I don't have to walk very far. I've been to this part of the neighborhood many times and never knew this place existed! It's right next to Hoover High School. I wished we had a place similar near by especially on hot days! They have a variety selection of smoothies and slushies. They're actually pretty good and the prices aren't bad either. I usually get a mango slush with rainbow jelly for $3.75 while I've been to other places that charge nearly $5. It's comparable and delicious. Not only do they sell smoothies and slush, they sell food! Yum! It's fairly small and there's only a few tables. Usually I take everything to go. Parking is okay. Stopped here while i was in the area. The milk tea selection was off the charts- so many awesome flavors to choose from. I got the lavender milk tea with boba and my sister got the rose milk tea with boba. Both were excellent. I couldn't really taste the lavender but it was still good ( just the right consistency of tea and milk and sweetness). The rose tea was a very interesting flavor. It was very floral unique flavor if you've never tried it before, but a little too sweet for me. Overall i could tell that this shop is knowledgable when it comes to making bubble tea. Ive had bubble tea from shops in nyc and boston and this would totally hold its own. Only drawback is that their boba was not sweetened, but if you don't like that anyways you're in luck. read more

This place gets really busy on weekdays when school is let out, so I'd stay away from it during those times. This place appears to be an older self serve yogurt joint, but they've evolved into a Vietnamese sandwich and smoothie place. They offer spring rolls, banh mi, smoothies and coffees with bobba. Me, being the aficionado of Vietnamese iced coffee, I wanted to try this place out once and for all. We came in and the place was dead quiet, only one lady working behind the register. She took our order and quickly got to making our stuff. Their smoothie selection is crazy huge, about 56 different smoothie combos they serve. That's a lot of different stuff. My friend tried the matcha green tea smoothie and I got the large iced coffee. Prices were acceptable, we got out of there for around six bucks. My friend made the comment that it tasted a lot like the old matcha green tea blast that Jamba juice use to offer. My iced Vietnamese tasted good, however the coffee they used had a weird after taste. The coffee didn't taste like it was freshly brewed, tasted kinda burnt. She got the milk/coffee ratio down correctly, but I can't advise people to try to the coffee here and expect a solid ca phe sua da. Would love to return and try out more smoothies. This is my favorite place to get pennywort. I also tried they're going to be us coffee and it's really good as well. I enjoyed the atmosphere, it's a small shop that used to be a yogurt shop. This is the BEST pennywort in San Diego. They don't even advertise for it but it is the most refreshing and delicious healthy drink ever. This makes me want to come back every day to get one because the person there was also very nice. Big mistake the 3 Mexican ladies were as rude as ever, I believe it's the same ladies as before, i was with my grandson this morning getting a dozen donuts. This is honestly one of City Heights treasures. I have always missed the candy shop form when i was a kid, and this place a similar feel to it. I has mostly sweets. Ice cream, Candy, Sweet teas, and Smoothies and the never left unmentioned Boba. So many variety's to chose from lichee, red bean, star fruit, avocado, just to name a few odd ones. They have some food food to. Springs rolls and some Asian stir-fry looking meals and sandwiches. The sandwich wasn't great, but it works. The workers were very polite, laid back and ready to take our order. The price seemed very decent. The wait was about 20 min. for spring rolls and Vietnamese coffee w/boba. The sad news: they no longer have the yogert machines going because business was not bangin' enough. I think they really had a great idea but maybe had to suffer because of location and marketing. The good news: they said if business picks up they will probably get those things running again. My overall experience is this was a fun little spot to stop in for take out. We ate in, but should have gotten it to go (because of work). I might go back some time, but not for the spring rolls. Yum Yum is right! This place just opened near my work and I went after looking at their awesome website. I got a small peanut butter yogurt with Reese's and strawberries. It was delicious and only $2.78! FYI - as of right now they only accept cash. They have a lot of flavors... blueberry, pomegranate, cheesecake, etc. They even have the natural yogurt that is a tad bitter but I'm sure it would be better with fruit. It's fun to be able to serve yourself to any yogurt and toppings! They also have boba, sandwiches, and stuff that I am looking forward to trying. I freaking love this place. Boba rocks, good price, not super sweet. I got the raspberry milk tea...that thing was bomb. My friend wanted me to try the sandwich so we halved the chicken one. Size was awesome. Bread was warm. Veggies were nice and fresh. I loved it.
