I stayed up there between 2024 and 2025 probably 3 to 5 times. It was a way for my ex-girlfriend and I to get away and just be by ourselves for a minute. I've read most if not almost all of the comment that's been said. First and foremost you're not staying at a five star resort. Secondly, since I was able to talk to the woman that took the reservation when I made them. I know that they purchased it maybe a dozen years ago or so. Yes, I can say it probably was the cutest thing up there. I suspect on any minimal level it's probably been a struggle for the owner to address or take care of things. There's also a Labor factor on the quality of individual that you might get in that area. I ran an operation up there for almost 4 months at UCLA conference center. I did a complete remodel of their bar and bathrooms up there. We didn't hire anybody up there we brought in our own company people but my point being is I probably recognize or discern early on what I'm looking at. I try to be lenient with all the things that could or could not go wrong any place I might be staying. I happen to stay at an Airbnb, which was phenomenal. Again I rented their 4 to 5 times with a relationship that I had acquired up there. I never perceived or thought it was all that bad. The beds are more than comfortable. I didn't have much of any immediate needs to be taken care of, but the woman was always available when I needed her if I needed to ask a question. You become extremely intimate within weeks of living in an environment at least if you're cognizant of your surroundings area. That being said, I'm sure there were other places up there, but that place certainly had everything I needed. Quaint, quiet, romantic. Yes, I, will agree that it could use some maintenance. I think any business owner does what they can with what they have. Again, it wasn't the Ritz Carlton. I gave it four stars because my experience was more than good enough for me. I would stay there again and again, even if things weren't as good as what they were when I was up there previously. I have no relationship with the owner nor am I weak in stating something is good or bad. I definitely understand what I'm reading when I'm reading comments. I think at my age in my early 70s entitles me that. Again, I enjoyed my stay there. And I don't feel there's any need for a beat down even if amenities weren't flawless. I'm capable of dissecting and critiquing everything to the 10th degree being in the construction industry. I also know when it's time to just massage some rough edges and to enjoy the things I can enjoy out of it. Every time I got up to leave knowing I had to go. I never wanted to go. Again, I enjoyed my stay. On another note, I've traveled the world and 20 continental US states and I never found one place that was flawless. And I stayed at more places than most people will ever stay at. I think this place was all in all is exactly a four star. read more

We slept on urine/feces stained blankets for 2 nights unknowingly. Was looking for my phone in the sheets and found it. Lodge confirmed the stains were there prior to us staying in and failed to fully inspect the sheeting before providing it to us. The best part is when we demanded a refund, they ignored my emails and calls. We had cabin J and the bedding was not clean. There was hair in between the sheets and stains. We asked the office for new sheets and he changed them with what he could find with clean sheets. He said housekeeping is gone for the day but he will have them come by tomorrow. The TV didn't work in one of the rooms and there was no heater. He switched us to another room, I think it was Apt A, and the bed sheets where just as bad. Cigarette hole and stains in the sheets. It did come with a working TV and heater. The mattresses were horrible, woke up with back aches. We were suppose to stay for two nights but only stayed for one because of how bad it was. The person at the front desk had mention about a discount, but never gave us one. When we got home, some of our daughters had bites. Hoping what ever bites they got stayed at that place and didn't come home with us. I would not recommend at this point. THIS IS YOUR WARNING TO MOVE ON! I needed a place to stay for one night here in Lake Arrowhead. This was horrendous. I was willing to accept a little run down for a better price but I wasn't willing to accept how absolutely filthy this place was. There were piles of dead bugs in the corners, the floors were sticky, hair absolutely everywhere, and there was food left in my fridge from the previous guest. The bed had little black pellets encased in the covers from what I expect were bug droppings. It looked as if the bed had just been remade from the previous guest and none of the sheets had been washed. After I told the manager, he begged me not to write this review, but I can't let a small family with children make the mistake I made and get sick from it. Check out the photos and see for yourself. 4 stars for the lovely manager and staff. I asked for a laundry facility and she said they don't have one for guests, but she was nice enough to wash my load of clothes. Thank you! As for the property... it's very rundown and old. It was quite nostalgic to use actual keys to get into room and not key cards. It has lots of potential. Our room was clean (G suite) , however, there is broken window blinds and the recessed lighting in the bathroom was falling. There were quite a few electrical outlets not working and the lamp sconces on the wall were loose. We only stayed the night. Great location close to village. Was extremely disappointed. The doors had gaps so light came through the front and back door. It was extremely hot. The TV didn't work and maintenance couldn't get it working either. The light bulbs were very low wattage and the fixture by the bed didn't work since someone cut the electrical cord. WiFi did not work unless you walked over to the front lobby. One unit didn't have electricity so there was an extension cord from the main office across the main entrance driveway to the unit needing electricity. They said there was a pool but it was so poorly maintained and was more like a wadding pool. read more

Somebody tried to get into our room after midnight tonight. First they knocked and I told them to go away. Then a couple of minutes later somebody unlocked the door and tried to come in!!! My husband jumped up and slammed the door shut. I called the front office and she said she was so sorry, she had given somebody the wrong key!!! What? How does that even happen?? We had to come here for work and this was the only place around available. The first day we noticed the porch was almost falling through. After we realized any key you have unlocks other rooms just by barely putting your key (or any key you have) in. Our doorknob was jiggling pretty badly off the handles as well. Our top chain lock was broken so that couldn't be used as a safety measure. In the room, there's a door that connects to the room over that uses a lock just like the one on the front door that you can put any key in and unlock it with. The shower in the room was broken and didn't work so we unfortunately have not been able to shower the past few days due to this. Maid service also did not come even though we had the maid service sign on our door every day. We also noticed there is black mold on the wall. The lamp was also falling off the wall as well. Rat poo in the bathroom. We did not even notice until the last day, but our work put us down for a King Deluxe and they gave us a Queen instead. I came here with my family, two young children, and will never come back here again. The bed sheets were dirty, had visible stains. One of the beds had dirt and loose chain someone else had left behind. The bathroom was dirty with a vape pen my daughter found on the sink. The shower had very visible mold. The floors were dirty. The heater did not work. The lights in the little living room area did not work and was broken with missing light bulbs. Great location , so very close to village , with in walking distance rampage . Rooms and cabins are a true mountain experience , so close in wilderness your right in it w nothing but forest all around you trails and a actual stream which runs right threw the cabins wildlife all around , so get ready for an ours doormen experience . Great location close to the village, cute updated room. We had room 6 , two queen-fire place room with private patio. It was a lovely wood burning fire place (we ended up going to the store to pick up some wood) Kids loved the patio for snow play. We were able to bring our pup along for a $20 fee which was awesome! Only worry was the icy driveway that was a little steep and packed full of cars. But they were doing there best to plow snow to make spots bigger and lay down stuff on the ground for better traction. Please allow me to first state, the lady checking us in was super kind and warm. She was the only star in this review. We checked into room 10. There was construction happening in the nearby rooms, so power tools and several saws were strewn on the path. My 6 year old tripped over a power cord. Two people were smoking right outside the door. There was an overfilled ashtray and lighter outside the door. Room was as clean as expected and not too bad, but the heater vent which is right next to the bed was covered in dust. My daughter was stuffy and wheezing after being in the room for an hour. Perhaps the dust. More likely the smoke. Lady next door yells at her baby constantly, on and on, "shut up!" It's a crying baby. Awful. It seems they live here. Didn't end until after 10 and started before 6. It's not the baby that's bothersome, it's the yelling mom. We can hear every single word she says to the child. People on other side partied and watched tv, blasted music til pretty late. It was super loud. Walls are so thin, that when they did go to sleep, we could hear them snoring. Worst part, at 9:45 PM, when we were asleep (my little girl finally down after all the noise), gentlemen from the lodge knocks on the door and startled us awake. I stumbled to the door, and opened it a crack, when he said, "you got the red Mercedes'? Someone said it's yours. You gotta move it." No. I don't have a Mercedes'. Not my car. What the hell. We chose this place because very little was available in the area for a mother daughter trip, but really wish we had made another choice. I could go on but you probably get the picture. This place would be a real treasure if the owners gave a crap about the safety and quality of the property structural issues and damages that will in time become even a safety concern for their guests and employees. Now that we're on the topic.... The treetop lodge employees manager included are very kind and helpful and One particular took the time out of her cleaning schedule (even though it wasn't her job) to show us around the property since I was interested to look around since we have a wedding coming up in the summer. She showed us a few rooms with the kitchens, 1 Q room and 1 K room. Seeing the rooms they really needed updates. I've heard multiple times over from many different sources that this owner is a crook who doesn't pay her employees in a timely manner, I've heard from several employees who are struggling to make ends meet because they will go weeks at a time with no pay, after pay day has already long passed, and even continued to work for month+ with no pay and left with empty promises, checks that were no good "end of year bonuses" that no one ever received. I truly felt for these workers and furthermore I feel obligated to let this be known. Lake Arrowhead is somewhere I consider a very tight knit community where people help and look out for others. Businesses included. Sadly not this business or it's owners. They only look out for their own well being, And have let their people down while they have property in Kern they tend too while letting down the individuals who keep this place running ( barely). They're not getting paid for the work they do their hours are shorter than what they worked. They will cut hours based on how many rooms an employee has And what they believe how long a room should take to clean (even if it's left a disaster. The owner makes up the rules as she sees fit to pay the the least amount possible. I've done a little research and owners are under 16 different violations per employees. just to make a few, wage theft, labor law penalties x10! overall it's sad to see the employees who are mountain locals being treated so unfairly. Don't even get me started on the fact that they knowingly rent a room that has been ridden the last 5yrs with severe black mold! the owner is well aware of th issue and has been told over and over yet still rooms needs to be rented show must go on! I'll leave on this note, To the owners of Treetop Lodge and for the sake of you're employees patients and hard work, Vijal and Nijal you should be ashamed of yourselves and need to be held accountable and I know will be held accountable very soon. There's a sign in the front saying something like "we say 'Merry Christmas' and 'God Bless America"...if this offends you LEAVE." I didn't particularly care whether the owners celebrated Christmas, Hanukkah, or Eid, or requested their blessings from God, Chthulu, or the Flying Spaghetti Monster. But I did leave, for unrelated reasons. The blinds fell off the window when I touched them, the lights didn't work, the electrical outlets didn't work, the stove didn't work, the pool wasn't heated--all of which I looked the other way at until a German cockroach ran across the bathroom at night. I don't go on vacation to deal with that--I can get it in LA. This is like your grandma's house, once your grandma has gotten too old to, and can't afford to, keep it clean or safe any more but won't leave and go to assisted living. It's a beautiful little cabin/hotel near Lake Arrowhead Village (walking distance if you're up for it). We stayed here many years ago, and we loved it so much we came back. This time we booked the Creek Cabin and the Fireplace 2 queens. The Cabin has 3 beds and a little living room with a full kitchen. It's separated from other rooms. Good for privacy. The Queens room is spacious and cute! Little dining table, microwave, coffee maker, and fridge. The outside is decorated with lights and Halloween decorations. I recommend checking out their backyard. Nice place for a picnic or a morning/afternoon walk. Super cute! I didn't catch her name, but the owner lady is sweet and accomodating. Let's start by saying we almost didn't stay because our immediate reaction was bad... we should have trusted our instincts. We arrived at 315pm (check in was 3pm) and were informed the room was not ready because the previous renters "really destroyed the place last night." He said it would be available at 4pm... drove around for an hour came back and it still was not ready. We are a family of 5, with 3 small kiddos and one kiddo with special needs... we can't just wing it like that when it's 32 degrees out.... We stayed in our heated car for another 45 minutes and our room was still not ready! Sooo frustrating. I asked for a refund of some sort for this huge inconvenience and he said he could give us 10% discount, which he did. Once we finally got in the room it was freezing (after about 30 minutes the wall heaters did kick on) floors were wet and even after wiping up the floors the floors continued to stay wet! Like all of our socks were soaked... they must have a leak of some sort because water was seeping through the cracks in the floor. We found dog food on the floor along with wet hair clumps and black funk. The room seemed very out dated, thrown together, and it just gave us a dirty feeling. We made it through the night, but woke early and hit the road. We will not be staying here ever again. read more

Could use some improvement. We had 3 rooms, when we checked in asked the owner which was the best and was told 12. It was basic had a walled-off patio area. 11 was a similar basic room, but with a whirlpool tub. Then 6, I think was, newly remodelled, gorgeous and had a huge yard with an outdoor table and a BBQ. We all spent most of our time there because the room was huge and nice. The wifi was too slow to stream, even though the router was just outside our room. The shower was tiny, the outlets in the bathroom do not work and are partially covered by the mirror. TV sitting on top of the minifridge seemed to get the basic broadcast channel, while room 6 had like full-on satellite a wall-mounted flat-screen TV. There are no smoking disclosures, but outside every room, in front of the air conditioner intake, are disgusting old ashtrays. Our private patio had a table with an umbrella that looked like it survived a hurricane, barely, it was shredded, faded, and useless. Certainly not the best room if the 3 we rented. In fact, we could've easily had 2 of the huge rooms instead of 3. Oh and lastly, we arrived well after check-in time and none of the rooms were ready, the nice room wasn't available until well after 6pm. read more

I have been here for a few days due to fire evacuation. They are very friendly and accommodating. This is a rustic little place near the lake. The room is a little outdated but has everything I need. They are accommodating my 3 large dogs and one little elderly dog. My room has a large fenced deck. There is a trail outside the back of my room to walk the dogs. There is a wall unit AC., a small refrigerator with a freezer, full size coffee pot and a microwave. There is a pool as well. The bed is comfortable. read more

We had a family vacation with my parents and sibling. This was such a beautiful location. We stayed in cabin J, it was a 2 bedroom 1 had 2 beds and the other had 1. It was very comfortable, we had a private area porch to sit outside and not be bothered. We also had a kitchen so it made things so much better, you spend less money. They give you bar b q pits that you can borrow and just put back when finished. The staff was great, overall such a great experience. read more

At first blush, not a bad place. Close to Lake Arrowhead village, in the trees, and hits all the main points we needed - two clean beds, easy room for my wife to access with her walker and a pool. The beds were comfortable and the wifi worked fine, so we survived the night, but the property is in need of some major improvements to bring it to the level of collecting the resort fee that they assess. Some things we experienced: - Our hot water in the sink did not work - the shut off at the wall was off - when I turned it on, I found out why - the sink handle leaked - the pool was unheated, had a crumbling deck and a fence badly in need of repair - the deck in front of many of the rooms looks like it is in the process of renovation, sort of. Paint is stripped in some areas, repainted in others and just peeling in others - the top of many of the wood bannisters are patched with fence slats. That might work if they were cut to fit, sanded and painted, but they are not - there is no ice machine. I was told they are thinking of getting one, but "we haven't yet" - The desk coverage is spotty, at best. We went to the office a number of times and found someone there about half the time. The message on the door to call the office number was not helpful in an area with little to no cell signal We're giving them 3 stars because they are trying . It looks and feels like a 1960's property that's been in renovation since the current owners bought it 12 years ago - but there's still a long way to go. It has potential - just rename the resort fee to a property renovation fund and you'll be worth the prices I know you need to charge for an area motel, please. read more

Believe the bad reviews!! I wish I had. I just dropped $250 on a room that smelled like pee, sticky floors, chewed up (by a dog) remote, broken TV, no channels, PAPER THIN walls. Sleazy crowd. Next door neighbors rolled in at midnight and screamed, slammed doors, and laughed for hours. No one at the front desk after 9 pm, so you're on your own. Room was old, everything sorta falling apart. Ridiculously expensive, grubby and with all of the ambience of a very old, run down single wide trailer. I especially enjoyed the dirty vase of dusty "silk" (crap) gladiolas which welcomed us. This should not detract from the grounds, covered with broken tools, odds and ends of lumber and construction materials strewn about and empty and broken flower pots everywhere...plus an altogether run down appearance. And all this for over $275 a night. Score! Do not be fooled by internet photos, which look expansive and pretty. I have normal sized feet, and after walking it, our entire room was about 18 by 16 (a tad more than a cell at a decent federal prison). In these Covid days, one wants cleanliness, but the overwhelming stench of some weird cleanser they used made our throats sting and eyes water all night. Even with this obviously dangerous, reeking chemical, the place still seemed dirty and really, REALLY run down. We were checked in by a nice enough but clearly WAY over her head clerk. As she talked to the computer, which apparently wasn't listening or cooperating, I looked at my husband with loving eyes... "Thanks for this birthday surprise" they said (he took me here for my birthday), although my brain was saying something very, very different. Although I had to give one, I'd prefer to give no stars. What a delightful place to regroup from the busyness of city life. Gal friends came up for a few days midweek and thoroughly enjoyed our time. What may be lacking in the rustic rooms is made up by the wonderful staff. Michelle, Cheryl and Bruce and the surroundings of nature were incredible. Don't expect the luxuries of a Hilton namely because you don't pay that price. This is a wholesome, clean, friendly accommodating place to rest then get out and hike, visit the lakes, have a delicious breakfast ( Bill's Villager Restaurant in Blue Jay) or visit the deli at Jensen 's Market . You absolutely must visit the homemade fudge at the incredible soda fountain at Goodwin's Market at Lake Gregory. read more

I was put up here while doing the Oktoberfest in the village. I will have stayed 7 Saturdays in a row. I love the place. The owner has been more than gracious and has upgraded me to some really nice rooms a few times. I've stayed in room 6 which has two queen beds and giant fireplace. A quiet little fenced in patio as well. Very comfortable. Also stayed in room 12. One king size bed again with fenced patio and super comfortable. My favorite upgrade was to room 14. Jetted tub, full kitchen, another giant fireplace and patio. The grounds are quiet and clean. Great little walking trail to enjoy your coffee just behind the property. Meh, is all i can say and a $15 RESORT FEE, WTF! Property seems cute with potential, but this is where it ends. Upon getting into Room #5 (slightly sketchy walk way) the first thing i noticed were the busted blinds covering the window, dirty floor that wasn't cleaned, and old door entering room. There's 2 queen beds, and 1 feels like you're going to roll off and right next to the "heater." The person trying to sleep there will be overheated, and the one in the other bed will be an ice cube. There's a fireplace that makes the room even colder unless you get up every hour and add wood, assuming you go buy some, and nope that "RESORT FEE" doesn't include wood. The bathroom is disgusting with NO, 0, none, NADA working hot water, and no, that RESORT FEE doesn't get you hot water either. read more

Check in was good with the friendly owner, but the room was a huge disappointment. Reeks of smokes and musty smell. Bedding has hair and dirt all over. I am allergic to cats and dogs, so I was miserable the whole time I was there. Thank god it was only for one night. The owner apologized and said he will give me a full refund. This place almost ruined my Anniversary weekend! My husband grew up as a kid staying here and said it was wonderful. We booked it without checking the reviews beforehand. Check in was supposed to be at 3. We arrived at 4:30. There was a note on the door that said to call this number that they were out on the grounds. So I called twice no answer. Left a voicemail. Waited awkwardly by the door for 15 minutes before I saw what looked to be a housekeeper. I approached her and asked if she knew how we could check in. She told me she would look into. She did run to the lobby and see if she could locate the front desk person. Took about 10 more minutes for the lady to come. She eventually came up to me and said why didn't you call? I have it posted? I replied I did! Twice! She said I never got anything. That is not how I, as a paying customer want to be greeted. She gave us our key but told us our room still wasn't ready and wouldn't be for a bit. Are you kidding me!? So we left and did our thing and came back later that evening. The room upon arrival was clean but smelled like natural gas. The heater inside the room seems to have a gas leak. I tried calling her again but no response. I highly doubt she would have cared or believed me if I had informed her of this. This place seems to have different owners and frankly they don't seem to care about customers one bit. The staff were friendly and attentive! We even had a fireplace, refrigerator, microwave and coffee maker! The good: This is a cute place, on the road in to Arrowhead Village. A little stream runs down the middle; there are outdoor barbecues and a nice pool. Once the road quiets down at night, it's very peaceful. Price is very good, for the location (around $100 on a weekend). The bad: The bed was hard as hell (friends next door said theirs was fine) and the walls were thin (or the screaming brat next door was especially loud). There doesn't seem to be quite enough parking. The linens smell like they're going extra-heavy on the fabric softener. On the other hand, the proprietor was very nice, and accommodating; will deserve more stars if he renovates the place a little. They're dog-friendly. I'm sorry to say that the place is really run down. We spent 2 nights there because our usual place was booked. This place ran about $200 a night and as my nephew articulated, "It's a Dump". The wi-fi did not work, the light bulb went out, the toilet stopped flushing, the TV remote did not work, dirty bathroom, no phones to call the front desk, spider in the bed.... and the list goes on. The bathroom had some type of odor that radiated out into the room and the blankets seemed musty. The towels in the bathroom were stained. This place COULD be great ... in an awesome spot with an amazing back yard IF taken care of. The trail is covered with large black trash bags filled with IDK what. Logs covering the trail making it very hard for your dog or kids to get through. The rooms are okay but the fake plants covered in dust could go.. my husband has allergies and we had to go get Benadryl for him to get through the night. Very upset I spent 230$ to stay here !! read more
