My experience at the Tree Top Lodge has been very impressive. Not only are the rooms clean and homely, the management and staff are some of the nicest and most gracious people ever. They really care about their guests. The units are uniquely designed in a retro style. Each cottage has its own special warm spirit. I have stayed in their biggest unit and their smaller ones. The nature around is exquisite, the walk to the village - very brief this place is just awesome. Tree Top lodge is a wonderful hidden gem that has far better cabins than any others in the vicinity. Creekside cabin is not same as shown in the pics. No swing, no sectional sofa as they claim. No coffee provided, guests r expected to get their own coffee and filters. They provide microwave but dishes r not microwavable. Then whats the point of the microwave? Customer service needs to improve as most of them cant speak proper English. read more

On top of it all, they work very, very hard!! My one star is all about the condition of the lodge! Great location, cute patio with so many possibilities! In reality, the place is totally trashed! Going into the room...what a disappointment. I have traveled extensively in my life. I can say, with all certainty, that I never saw anyplace like this one. The drapes were mixed matched. Old, dirty, one panel hung backwards! the bed was not straight, falling by the feet. One of the bed leg was broken. They fixed it by putting a piece of wood at the bottom that we tripped on many times! Everywhere was dirty and old! The ceiling was patched and not painted. The little refrigerator could not be regulated. It froze my strawberries, cream and more. Bathroom was a bit better. However, the shower rod was a green piece of metal, did not match. The water came very hot and then frozen while showering. last but not least: the floor! It was so dirty that our sheets were felty at the bottom where our feet were. It was actually, disgusting. I stopped at a store to get socks so I could use them instead of my nice ones. Before coming home, I trashed them. Moreover, I got bitten by an unknown insect, all over my leg. Truly unbelievable! To see the place on line you would think it's a resort! Strangely enough, it has the potential. But cleanness is the most important thing, even in a dump!! That concludes my review, I'm sure I forgot something but I'm also sure this depicts a pretty good picture of a miserable situation! mostly, it's not a cheap place at all! Stay somewhere else. To start, it is no longer called "Arrowhead Tree Top Lodge", it is now called "OYO Townhouses". A curious name as we are not familiar with who or what "OYO" is and there are no townhouses on the properly. The properly is no longer the woodsy, charming, cabin-like experience it used to be as it is now owned and operated by this OYO investment company and serviced from India. The stay is nothing like what it used to be or what you would expect from a mountain property. Plenty of firewood is available to burn within your private fireplace, however the chimneys are in desperate need of servicing to the point where 20% of the smoke was bellowing back into our room. Thankfully, we didn't fall asleep with the fire burning as this could have easily resulted in asphyxiation. The pool area/cover which all rooms open to is an eyesore and is in serious need of servicing as well. In Lake Arrowhead you want to walk through your front door in the morning to the beautiful sites of tall trees, a beautiful sunrise and fresh air. Not a dilapidated swimming pool. I was also overcharged $15 for my stay. It took 8 calls with OYO in India to try to get this refunded. I was told this was for use of the coffee machine and parking. I was later told this was a resort fee. This was not indicated within my booking confirmation. Try Saddleback Inn, an establishment that still provides the mountain stay you are seeking and just down the road. read more

When it comes to lodging options in Lake Arrowhead, this is a place to take OFF your list. For $250 a night, you get filthy, old furniture, busted blinds (yes, the old metal kind), a musty/dirty smell, a smoke alarm that is activated by shower steam, bugs running across the floor, trash from the previous tenants still in the bathroom trash can, and jail-grade soap. The mattresses felt like they were wrapped in plastic but I was too afraid to investigate. If you do find yourself checking into the Tree Top, avoid Room "A" which was awful! read more

We got stuck in route to Big Bear due to road conditions. Lady and staff were great and took care of me and my family gave us a great room and everything worked! It was pricey for what we got but I had no choice and it was out last resort for accommodations. Thank you Tree Too! read more

Filthy conditions: the oven was dirty, dried food on some of the dishes, dirty silverware. Hair and other debris in the shower stall and on the bathroom floor, soap dish had dried soap scum left on it. Rodent droppings behind the beds in both bedrooms and dirty linens in all but one of the four beds. The one bed that seemed to have clean linens did not have pillow cases on the pillows but they looked new so we slept in that bed. Due to these conditions I packed up my bags and the groceries for the week and left after the one horrible night. The manager told me that since it was 'prepaid' that none of the money for the 5 nights we had scheduled was refundable. They were under renovation and new management - neither were disclosed to myself or the insurance company who made the reservations. read more

I brought my girls here for a winter trip and we loved it. I was nervous after reading previous reviews, but we had a wonderful experience during our stay. Check in was fast & easy. Staff was welcoming. The kitchen was equipped with everything that we needed. Lake Arrowhead Village is close enough to walk. We went to Snowdrift Snowtube park which was a 25 minute drive and we had a blast. I can't speak for the other rooms on the property, but I was impressed with our room. It was nice & clean and we had no issues with the heater. We will definitely stay here again, I've already recommended this place to friends & family. read more

We stayed at the Tree Top Lodge in April 2011. The owners are new and have had the property 9 months. The walls are paper thin and there are no phones in any of the rooms to contact the front desk. We found that out the hard way. A couple stayed next door to us in the room and from 9pm until 6am were having very loud sex all night. It is a free country and people should be able to do what they want to do, however, due to the fact that the walls were so thin we felt like we were on the set of a porn movie. Also, with no phone in the room and virutally no cellular service in the mountains, we were unable to contact the front desk to complain. The owners were not there at the time we stayed, so I called to speak to the them about a week later, one being Elizabeth and I'm not sure of her husband's name. I told them the situation and he said that it was not their problem that we had no sleep and that we should have called the office. I mentioned that there were no phones in the room and he said that I should have checked with my cell phone carrier before I went up to the mountains to make sure I had service! Is it my problem that they have no phones in the room???? Also, the walls are virtually non-existant sound-wise. Also, the manager put this couple in the room right next to us, when the entire motel was empty. I was not about to go door to door at 3am in the snow in my pj's looking for the manager to complain! We got no sleep all night and woke up angry and exhausted in the morning. When I called the owners were rude (he even said the "f" word to me on the phone) and are not willing at all to compromise by reiumbursing us even half of what we paid for the room, due to the fact we had a horrible night there. I would NEVER stay at the Tree Top Lodge again, even for free. read more

This little place in Arrowhead exceeded all of our expectations. The room was clean, spacious and very comfortable. The overall location is beautiful. Within walking distance from the Arrowhead Village and their local market. Grills at our disposal. Plenty of space to hang out on the patio and they're still expanding. I stayed here in June for a concert in Lake Arrowhead. First off this motel has a AAA sign out front and is listed as a AAA friendly motel. The owner would not give any discount for AAA. So don't go there for a AAA discount, just be prepared to pay full price. The room smelled like old socks. I had to go get a air freshener for the room to even breathe in it. The electric was nothing to be proud of either. The front drapes did not close all the way. No screen on the front door. Very pricey for a dump, don't you think? Try to stay anywhere else. This should be your last shot for a room. read more

They have a 7-day cancelation policy and they get VERY UPSET (actually yelled at me) if you try to cancel! So make sure you're sure you can make the trip because they'll charge you FULL PRICE if you don't cancel within the 7 days. There's some kind of sewage issue so the bathroom has a bad odor. We had to go outside and ask for the hot water heater to be turned on as we were all taking cold showers. The bedspreads are old and need replacing as does the carpet. The outside is cute and very rustic. But not worth the price in my opinion. read more

I was pleased to find the owners so welcoming to dog owners. They really enjoy them. The lodge was completely full, lots of happy faces. No noise,thin wall issues for me. Elizabeth let me hang out as I arrived way too early. I watched as they hosed down the lot and patios. Neat as a pin. The pool is heated and pristine. This is a 4 acre property with a wonderful trail beneath towering pines. Did I mention the babbling brook just outside my very, very Private, Private huge enclosed patio? Or all the BBQ's. Lake Arrowhead is magnificent with breath-taking views, but not at the Tree Top Lodge. First we were charged $500.00 for a 3 night stay for a Friday family wedding. We arrived late at night and did not see the mediocre exteriors of the individual rooms. We noticed that the pool was covered and locked from patrons. The crumbling concrete around the edges of the pool area were perhaps why. The lighting at night was very poor and the few stairs were treacherous. As soon as we entered the room we noticed how shabby it looked over all. The venetian blind slats were bent and torn away leaving large gaps against any possible privacy. The bedding was obviously well used with blood(?) and stains on the underside of the bed cover. ICK! There was accumulated dust and hair in the floor around the bed area and the corners. Double ICK! The toilet seat swung 45 degrees on either side of the base. We requested it to be tightened/replaced and we were told it would be all taken care of. It wasn't! Nothing was repaired. The shower is so small you could soap the sides and spin round really quickly to get clean- like on an older cruise ship. The shower leaked. The TV in the room worked but there was no channel info at all, the menu did not work and the info button did not work. Most channels read "not accessible", but the 'piece de resistence' was Larry the Cockroach who crawled across the bathroom floor on the morning we left to fly home. The manager had only an answer machine on from the evening until the office opened the next day which was surprising considering she lives above the office...We feel we were greatly overcharged and are due a letter of apology!! All our relatives stayed in much grander accommodations at the several Air B&Bs, for much less than what we were charged. HIGHLY NOT RECOMMENDED! read more

Avoid at all costs. This place is terrible. I would rather sleep in my car next time than have to stay here. It's dirty, run down, and a sorry excuse for a lodge. There is dust and soot and dirt all over the room. Bathrooms flush all night. Fridges do not work despite repeated requests to management. Wifi doesn't work in certain rooms, despite their advertising that it does. Not sure how they have stayed in business for so long. ALSO - don't be fooled by the "two" stars you see on here and think it may be tolerable. Look at anyone that rated this above a 1 star. They have at most 4 reviews, and that usually means they are likely just the owners themselves or friends and family who were asked to sign on and review. This hotel charged us an extra $91 when we got there claiming that Expedia only paid a partial amount for my reservation. Upon looking at my account, I found that Expedia charged me the entire amount. I had to start a dispute with my bank as this hotel would not fix the issue after multiple promises to do so. To top it off, they charged a second fraudulent amount while I was waiting for a credit. Needless to say, they are not to be trusted. If they ask for more money when you get there, review your reservation and charges before you hand them anything! This has been a nightmare to reconcile. And lastly, this place is filthy! The rooms are nasty and smell moldy. The beds are crap and the bathrooms are disgusting. I would rather bathe in the creek that runs through the place. read more

We didn't expect to be in Lake Arrowhead for the night, but decided to detour there after a night in Palm Springs. We had no place to stay but figured it wouldn't be too difficult finding something. We checked three different places prior to winding up at the Tree Top Lodge. The price was more or less what other places were charging. We paid about $140 for a Friday night. We were a little surprised when we stopped in and asked to see one of the rooms and the woman at the front desk (Manager/owner I presume) said that she does not show rooms. The sign outside said it was AAA approved so we took our chances. We both understood why she didn't show the rooms upon stepping inside. Very old carpet, bedding and fixtures. Maybe they are going for the whole mountain rustic feel, but they are missing the mark, that's for sure. The property itself is very quaint, but seemed to be cluttered and junky. We noticed ladders laying around up against buildings, full trash cans, an old RV stored in the parking lot and other random items strewn about. And we like Halloween just as much as the next people, but this place goes a little overboard with the decorations. We had to just laugh at the sign in the bathroom stating not to throw toilet paper in the toilet. We kind of wondered where they wanted us to put it. Overall the place was tolerable for one night just passing through, but there must be better options in the area. read more

This place isn't as bad as the reviews make it. Maybe they are old reviews. We have towels, complimentary shampoo and soap, bed seems clean and no dust. Great little place for a weekend. It's January so maybe the helps with parking. What I like. Dog friendly. We have a pit and a little dog. No issues with the breed. We have the private deck so that's nice. Firewood is supplied in a trash bin so it stays dry. Secluded feeling. The little nature trail out back. Tv swivels so you can watch it while you eat or use the bathroom if you must. Great location to the village. What I didn't like. The shower. I'm 6 foot. The shower head is at my shoulders so I have to squat to wash my hair. Main for to the desk is locked all the time. You have to ring the door bell to get help. The wall heater makes popping noises when it turns off. Freaks my dogs out. Sheets are from the 40s you would think. Shower door barely closes. Coffee pot but no coffee. Overall this place isn't bad. Overpriced maybe, but they allowed my pit so I don't complain much since a lot of places still hold on to the stereo type. We had tp, towels, hot water, parking, a bed, and had fun. I guess if you're really picky then you can find more to hate, but since we were just sleeping here and hitting the trails and sightseeing during the day, most of the decor and other stuff is tolerable. But since motel 6 allows dogs and they give you coffee and better upkeep I'll try and stay there next time. But I would start here again as a second option. read more

I felt I had no choice arrowhead and big bear were packed. No fireplace stuck in a room made for 6. It's old, the Wi-Fi won't make up its mind if it wants to work. I wrote this earlier but am now adding on. It is 9:09 pm and I feel like I live somewhere that 20 people live in an apartment. It is so loud. Stayed here for my girlfriend's birthday some time ago. Everyone complaining in these reviews is a huge baby. It's cute and rustic and not a Hilton, and for some people that's an issue, but to me it's a plus. Great location in walking distance of town area, DOG FRIENDLY which is super important to me, short hiking trail near the rooms that the dogs loved to run around, and the room we stayed in had a little living room and even a kitchen so we could cook our own meals while we were there. Everyone who worked here was very friendly as well. It's a cool spot and we will definitely stay again if we return to lake arrowhead! read more

It's a dump! First impression, expensive, well I guess it will be nice! When we arrive, not the case. When we show up there is a hoarder's yard sale on the deck. Looks terrible. So trashy. Walk in the front office and it stinks of what I think is moth balls. I sign my contract and I don't get a copy, and I flip the page over and it is someone else's copy too. Wth? Going inside well I guess I should go in there with the expectation that this should be better a tent? Pubes and dried piss on seat, dead cricket in corner, throw rug in front of shower mildew smelling, kitchen had stove unplugged, dishes dirty in cabinet, ledge at front door has half smoked cigar. I made a 2 night reservation so we could spend time with some of our grandchildren in the Arrowhead area. We found out the kids would not be available and cancelled our room a full week ahead. So far we have not received any of our 2 night stay cost, over $400 as a refund. Expedia said they would only keep $191. I am sure that over the 4th of July they were able to re rent the unit, but still feel they need to keep all our money. Very sad read more

I went and took photos with my wedding party and husband at this lodge. They have a gazebo, gorgeous views, and a cute trail. The pine trees on this property are breath taking. I would recommend anyone looking to take photographs for weddings, family portraits, etc come here. I will definitely consider coming back to arrowhead on my 1yr anniversary and staying at tree top! This place lacks a basic understanding of customer service and common sense. We arrived here for few nights but had to leave after first night due to horrible smell in a room, dirty linens, technical issue with the TV , and also icy pathway to our room that one of our family member fell on their back. We asked for a simple receipt and manager or owner refused it which surprised and shocked us and overall horrible and terrible experience at this place. I enjoyed my stay here. It's nestled into the woods and the rooms are cute and clean. The staff was very friendly and helpful. My only complaint would be the thin walls. The assholes next us didn't have trained dogs or trained children. Dogs barked all day and the kids started screaming at 5am. Thank god they left the first day and it was peace and quiet from there. For the people complaining about the return policy, Dont book something if you can't commit. Los Angeles is land of the flakes so I understand why they have this policy. Well...where to begin? The location was pretty awesome as it is only a short distance from the village. The property is dated and in need of repair, but if that was the only issue we would have been happy enough with our visit. We were informed that there was no heat in the unit upon arrival which we were fine with but unfortunately the rest of the stay got much worse. After arriving to our room around 4ish we heard tons of noise outside our room and in adjacent rooms. We just figured it was the people cleaning the rooms or something and it would get better when they were finished...nope. There is literally nothing stopping the outside noise from coming in. The property has no sound deadening quality at all. After returning from dinner around 9:30pm we noticed a Uhaul truck parked outside our room. Apparently the long term tenants above our room were being evicted and decided to move out on our relaxing weekend. Long term tenants in a vacation resort is certainly a red flag of business desperation. And the bunch of evicted chainsmoking hillbillies were literally stomping around and throwing crap out the window right above us after 9:30 pm. By chance we bumped into the woman who booked us in the hellhole under the evicted chainsmoking hillbillies and asked her if we could change rooms. I was informed that no other rooms were clean and she was heading home. After about another half hour of madness we decided to just drive home around10 pm. We didn't know if the move was going to continue all night and into the morning so we felt we had no options but to leave. Thankfully our money was refunded after being offered a credit for the next stay (ummm, no thanks). I hope the owners and/or management can get a handle on basic business skills because the property potential is amazing. Spend a few bucks on remodeling, insulation, don't rent long term, and don't book rooms to vacationers under evicted chainsmoking hillbillies. read more

This place is disgusting. Situated in a cute quiet spot in the pines, looks great from outside but not clean and overpriced. My parents and I spent a night this past weekend and it was one of the last places available near the lake arrowhead resort and spa. They wanted a 100 dollar refundable deposit for our five pound dog that doesn't shed. Claimed to be "newly renovated", that's a lie. This place was terrible from the start. We stayed in cabin J, Walked inside to the living room, two person sofa in a four person cabin. Floor was disgustingly dirty. Cable wires everywhere from the TV hanging on the wall. tV barely worked. One bedroom with two full size beds, and one dresser, no lamps, just a mirror on the wall. Other bedroom had one little window and a two full beds with a TV. Both mine and my moms bed sheets were dirty, she didn't even sleep in them, she slept on top and woke up with a rash on her legs. The shower curtain wasn't even long enough so it was easy to flood the bathroom. One of the mirror lights were burnt out. Lastly, the heaters woke me up crackling when the thermostat was off, I couldn't turn the heaters off even tho it said off so it was hot most of the night. Terrible stay, do not recommend. read more

For a rustic, cabin-like feel I give this place two thumbs up. I wasn't looking for much - just a place to lay my head for the night, and I got the last room they had, which was a spacious suite (Suite C) and had the place all to myself. There was a kitchen, with dishes in the cabinets and stuff to clean up after yourself; a microwave and small fridge and freezer; living room; bedroom with two beds and a nice sized wrap-around porch outside with seating. I thought it was a darling little place. It was my first time at a place so small, quaint, surrounded by trees, near the top of a mountain. The owners were incredibly nice, and informed me they took over ownership from another owner that earned the place a poor reputation. They also live on site, which was kind of comforting as I was traveling alone. My only disappointment was not having an iron the next day (or at least not being able to find one) and being a tad concerned that the place wasn't more secure (the stairs lead right up from the walkway to my room - this place is OUTSIDE :). But I WAS in the mountains. Otherwise, I enjoyed it for it's novelty and quaint feel - it really added enjoyment to my little weekend adventure. read more
