    We just bought a house in the Outer Richmond. It's a bit of a fixer upper. Our backyard had retaining walls that were decades old and crumbling. We contacted Mike, he came out gave us a fair estimate. We hired him and his company to tear out the old retaining walls, and replace it, install some steal support beams to brace the back retaining wall. He also re did put patio and installed several drains throughout the back yard. His workers were always on time, polite, and worked hard. Their craftsmanship was outstanding and everyone was a real pleasure to work with. Mike would stop by everyday in the morning to make sure everything was getting done, and to make sure the his crew had everything they needed. We will definitely be hiring him when we have to redo our front driveway. We were beyond pleased with the work he and his crew did. Wouldn't hesitate to recommend them.

    After the late October heavy rain storms we found that water was leaking from the yard and side of the house into the garage. There was also accumulated mud close to the side panels of the house (this was a known disclosure when we purchased the house). My realtor recommended Michael Heavey Construction to help with a drainage solution. I spoke with Michael Heavey over the phone and he came to visit and assess the issue. After speaking with Mike and getting a quote I decided to go with his company. Once he got the ok Mike and and his team got to work quick before it rained again and there was more leaking. The soil around my house has high clay content, so the soil was excavated, and base rock was added and compacted. French drains were installed and drainage from the gutters was moved from the surface to pipes underground. The foundation was covered in muridrain and a steel reinforced swale with curb was built to drain surface water. It rained after Mike and his team installed the underground drainage and the garage stayed dry. In addition to installing drainage around the house a ripraff was built below where the pipes discharged the water on the hillside of my property to reduce erosion of the hillside. I think the ripraff looks cool and fits with the hillside and looks aesthetically pleasing. We also wanted a fence installed in the back yard for safety since we have a young kid. I wanted horizontal boards and even though our property is on an incline, Mike did a good job building that type of fence in a staggered manner with a built in gate and steps to the hillside. I am not worried about water leaking into my garage this rainy season and I am happy with the craftsmanship of Mike's construction team. I would recommend them to friends and mentioned to Mike that I would like to use them again in future construction projects because they got the job done in a reasonable time.

    Michael and his team were able to work with our budget and come up with a great plan for backyard. They worked hard and diligent and they all clearly care about finish product. Highly recommend. The pictures of my backyard are some before and afters but house/backyard isn't completed. But you can see the work Michael Heavey did and see how awesome him and his team are.

    If I can give Michael and his crew 100 stars, I would! Our driveway needed a major facelift after a partial sewer and waterline replacement due to our renovation. The spots where the sewer and water lines were replaced did not match our existing concrete design and stood out like a sore thumb. The driveway looked dirty and ugly with excess concrete splattered everywhere. After seeing Michael's work from two of our neighbors front yards on the same street, we contacted Michael to see if he can fix our driveway without redoing the entire concrete. He thoroughly explained what needed to be done and promised that once they're done with our driveway, we would love it....and WE DID! We had to go darker color for the new stain so it would cover the existing red/orangey stain. Now it matches our house's exterior colors. Don't mind the garage door since it'll be replaced with a nice modern door soon!!! Here are some before and after photos that I'm so excited to share so you all see the beautiful transformation! THANK SO MUCH AGAIN MICHAEL AND CREW!!! Till our next project

    So grateful for these guys for turning my backyard into a place I can relax. These guys did a fantastic job! They were always on time, demonstrated strong work ethic and were trustworthy. I know my backyard wasn't the easiest to deal with and they continued to push through and make it work in the timely manner we agreed on. They were also very clean and tidy with their workspace. I'm very pleased with the work that they have done.

    Michaels' company does phenomenal work and came up with creative ways to get us the backyard of our dreams. We have a very classic Sunset backyard which consists of sand and slopes towards the house. I have horrible allergies and could never spend time outside so we wanted to cement in 70% of the yard and make it more usable for our little family. Concrete stamping was my initial idea however, on our first consultation with Michael he highly encouraged us to consider pavers as concrete will crack due to the sand base. While the cost of pavers is more, we wouldn't be dealing with cracking of the cement. We opted for the pavers after lots and lots of talks between my husband and myself. Let me tell you, they look fantastic! We get compliments from our neighbors and visitors all the time on how beautiful our yard is now!!!! The overall project took about 2 weeks. The first week was excavating all the sand out of the yard, lots and lots and lots of work for the guys. The next week was preparing for the pavers to come in, creating new drainage due to the slope of the yard and of course building a retaining wall because of that same slope. The end result is truly stunning and we are now spending so much time outside and enjoying this new beautiful space. This was exactly what our vision was "to have a usable, beautiful, low maintenance yard" and Michael and his team delivered. Thank you for the fantastic work Michael and the pleasure of working with you all.

This involved shoring the house, pouring all new foundation and retaining walls, and expanding the walls and framing. Overall, Mick (owner) and his team's work was thorough and detailed, and I would recommend him to other home owners, and consider him for my next project. 1) Mick (the owner) was the most thorough in bidding compared to other contractors. He came to the house multiple times, brought subcontractors to look at the job, and ultimately gave an estimate that was competitive and had my confidence. 2) Mick was one of the safest and most punctual contractors I have met. The work would start at the exact time every day, the work site would be thoroughly cleaned each day, and there would be high emphasis on safety (hard hats, signage, etc) 3) Mick had to communicate with an architect, three engineers, and a variety of subcontractors and he handled that very well. He was always a step ahead in seeing upcoming problems to resolve. 4) Mick was at the job site and worked with others himself each day! This raised the quality and made sure the work stayed on track. 5) the work finished on time, as previously estimated, despite the fact that the work was done during the rainy winter. 6) Most importantly, the end result was great, all inspections passed on the first try, and other contractors and subcontractors that visited the site were impressed. During the free consult Alejandro was clearly much more engaged in actually solving my problems. Example: the fence needed to be low enough to see over as I back out of my driveway, for safety reasons. Alejandro held a tape measure at various heights and various points as I backed out. It seemed obvious to him that this was the right thing to do, but no other contractor I met with did this. 3. Construction was done in a single day (7 hours). 4. Sometimes I work with contracting firms where an attentive sales person asks about your project, and then a separate team (plus an annoying game of telephone) comes to actually work on the project. Not with Maldonado! At least for now Alejandro is not only figuring out the design with you but actually building the fence 5. Alejandro made several AI renderings showing the different options, which were quite helpful. I'm surprised more people aren't doing this 6. Above all I got the sense that Alejandro cares deeply about doing great work. We would absolutely work with them again

He knows every aspect of residential construction and can come up with creative solutions for whatever issues you're having. He handled three issues on our property--a back-up sump pump, a downspout that was bringing water back into our house instead of to the street, and some washout from underneath one corner of our foundation from years of rainwater running where it shouldn't. He also repaired a mudsill that was damage by rats. My family is very pleased with Edwin's work and are feeling confident that future rains won't lead to more interior damage in the future.

    Jim and his crew did a phenomenal job on our foundation replacement project. From the first time I…read morereached out to him, he was very patient and forthcoming with me, even offering advice and guidance with how best to get started with approaching the city, as well as assessing bids. We have a three-story Victorian that needed the original brick foundation replaced, as the condition was very deteriorated and well past its useful life. Jim came out to assess the situation and wasn't intimidated at all. He is a straight shooter and tells it as it is, and our job was going to be a major one. I picked Jim because he truly knows his craft and enjoys what he does. Plus he doesn't sugarcoat the inevitable surprises that will arise (plus he has a wicked sense of humor and some great stories to share). We started in the middle of last Summer and finished right on schedule during early Fall. I will be the first to say that it was a huge capital investment to undertake: excavating, removing the original perimeter foundation and shoring up the massive structure, while ultimately putting rebar and pouring the new concrete. I was quite nervous about all of the things that could have gone wrong, but Jim communicated constantly throughout the process and made sure his men were on task and doing quality work. Mid-way through, we had a incident where the sprinklers were inadvertantly triggered overnight, causing water to flood into the trenches. Jim came out immediately with his men after they became aware of the situation (even though it happened on the Labor Day holiday) and personally went to work to shore up the beams that were supporting the house and checking and double-checking any structural weakness caused by the water. Because of his diligence and attentiveness, I honestly felt like we averted a major catastrophe. Jim treated our home with the care and attention he would have given had it been his own home. He has a penchant for finding creative solutions to deal with a host of unexpected problems, and through it all, he was punctual, steadfast and very thorough with his oversight, being on-site every day. We have now moved on to our next phase of the project, but without Jim Patterson & Co, we literally wouldn't have a solid foundation for which to proceed. My thanks to him and his team for the transformative work they did to our forever home.

We saw Jim's bright orange…read morevan on the Golden Gate Bridge yesterday and it reminded us to get our great experience on Yelp! Last summer Jim and his crew replaced our 130 yr old brick foundation. It was a huge job and we shopped it around, but Jim's estimate came in at the bottom end of the range. What really won us over, however, Jim's approach. He is old school and dedicated to the craft - you could just tell by the way he approached the bid and the conversations w/ the Engineer. And he did not disappoint. He showed up early every morning, had his crew in line and busy every moment of the working day. His guys respected him and all mentioned how much they learned working w/ Jim. I was pretty hands-on, crawling around and checking things. Jim helped me understand all of the parts of the process and how he was making key decisions. He was patient w/ my questions and often went the extra mile to keep me happy. For example, I needed to replace some drainage and he had his guys dig up the concrete on the side of the house to help me out (definitely NOT in the contract). There are also little personal touches that you can't pay for. When his crew found an antique bottle from the SF Dairy Company, Jim put it by the front door with a little note - he knew that this kind of thing would matter to us. Anyway, the job was done on budget and ahead of schedule with great communication throughout. Most importantly, Jim always worked with us to resolve any issues (real or perceived) that I came to him with over the course of the project. Five stars!!
