This is feedback for the "wine down" event. This was a lovely event. The wine was great and the cheese and fruit platters were a great pairing. I would have loved to see this be a 21+ event though. Kids were running around all over the place which made it difficult to actually wind down. I love that we have family friendly offerings like the movie nights at the pool, but maybe consider events that are just for the grown ups. Regardless, thank you for putting on the event! read more

I have lived at Serrano for about 6 months now and figured I should leave a review. I do like living here, is it perfect? No, but has been pleasant living here. The rent if affordable IMO for being in Irvine. The appliances are fairly up to date, minus the fridge and dishwasher but nothing to get upset about. Maintenance: We have had our fair share of things stop working, but I must say the team that responds to the service tickets has been top notch. They are prompt, courteous and leave the house clean after doing work. Top notch in my book and its like night and day compared to my previous living arrangements. Pool: I have gone to the main pool by the leasing center so I will review that, there is another pool inside of the community as well that I have not been to. The pool is always clean and has not been busy during my visits. The water has been nice and warm and I have no complaints. Gym: The gym is pretty nice too, the only downside is they do not have any sort of bench (incline, decline or straight). They offer free weights (dumbbells and a few weighted bars), medicine balls, 5 or 6 treadmills, a couple of stationary bikes and then a few different weight machines. There are also yoga mats available. Not bad and it is open 24 hours a day. They recently updated the air conditioning unit inside the gym as well. There are 3 or 4 tvs mounted on the wall too. The community is clean IMO, I havent run across any issues, nor have I seen any bug issues. We have the occasional house spider here and there but nothing out of the ordinary IMO. My biggest complaint is the parking, part of that issue comes from the construction happening, but on Fri-Sun parking is absolutely terrible. I find this unacceptable, especially for paying tenants. There have been a few late nights I have come home and not one single parking spot is available ANYWHERE in the complex. I have had to park at the leasing center and hope I dont get towed away. This irritates me because I have a parking pass and still cannot find a parking spot. one of the main issues is on the weekends, people park without a pass in the tenant parking, then you will find tenants parking in the few guest spots available. I do not think parking is monitored, so no one is towed but I think the community needs to start doing something or giving a discount on rent for not having adequate parking for tenants that pay for it as part of their lease. The next time I cannot find a spot, I plan to go and talk to management about it because it is ridiculous. That is my only gripe. My neighbors are friendly, never too loud. read more

The Clubhouse at the Serrano Apartments is amazing. It's good size, decorated beautifully (you really don't need to bring anything extra to decorate), and very clean. There is a giant TV, and full kitchen with a large island for serving large groups. There is also a beautiful adjoining patio and BBQ area. First off this is my fifth Irvine company property I have lived in so I feel that I am qualified to speak of my experience in dealing with them as a company. Honestly, every experience I have had with the IC has been generally positive and professional. They do an overall great job in managing the thousand of people/personalities that live in their communities. Certainly no easy task. Here's my ratings breakdown followed by my overall experience. Maintenance crew/office staff/overall location: 5+ stars Apartment building itself: 2 stars Pros: Location! It's walking distance to the Tustin Marketplace and close to the 5 freeway and toll roads. It's convenience with a capital "C". This is what originally drew me to Serrano. Maintenance staff. The team here is the best I've ever seen. Maintenance requests are handled within one day or sooner and everyone I've dealt with has been friendly, professional and all around awesome. I wish I could give them 10 stars! Office staff: The guys in the office are all professional and always ready to jump in and help. I'm surprised that other reviewers have complained about the office staff as they've always been great in helping me. Zero complaints. Price. While still spendy being that it's Irvine the rent is a little lower than other nearby properties. Cons: Noise. Far and away the most noisy Irvine Company property I have ever lived in. Not that my neighbors were excessively loud but the construction of the units feels very cheap and you WILL hear every thump, thud, creak, footstep and door shutting. Hearing music and people talking from within the apartment is a daily occurrence. It took me a while to not jump every time a neighboring door closed which made my walls shake. Ironically my downstairs neighbors thought I had a rowing machine and nearly went insane from their ceiling creaking and vibrating when it was just me sitting in my lazy boy rocker recliner (which I've never had an issue with in the newer properties). The floors and walls have zero sound insulation and does it ever show. Apartment age: Full disclosure-the previous four Irvine company apartments I've lived in were all newer and I had become a bit spoiled. However these are older units for Irvine standards and it really shows. The appliances are dated (have you ever seen a range oven without a clock/temp gauge??) and it feels like an old school style apartment and not the luxury style home of a Murano or Amalfi where I have previously lived. Community: Not necessarily a con but it has the feel of a glorified college apartment complex. In the summer many residents have their front doors open in the evenings giving it a college dorm like vibe. Neither here nor there but just an observation worth noting. Unfortunately I needed to move before my lease term was up due to a change in my personal situation but overall it's about a 2/3 star experience. If you can spend a little more per month there are newer and better built communities in the Irvine Company portfolio. read more

Been here for about two months. Parking seems ample when I was looking at the place, but it's hard to find parking when you come home later in the day. No one would really know this until you sign a lease and start living here. Staff seems very nice, but I'm starting to feel uncomfortable living here. Had two packages stolen from my front door. Seems like someone else from the complex had the same problem. If this has happened multiple times, to multiple tenants, then there is a big problem. Yet, I don't see any cameras to monitor activities around the complex to fix this issue. Front office offered to switch us to another unit, but I signed a lease for this unit due to a rent deal. Wouldn't make sense to relocate to another unit and end up paying more, when I could just move to a different complex and pay more for an upgraded apartment. Now I am always feeling paranoid about losing things here. read more

We recently had our baby shower at Serrano Apartment Homes Club House in Irvine. Aside from the initial tour we had years ago, we've never revisited the Club House, much to our loss. This Club House is spacious, bright, airy, clean and elegantly decorated with ample seating. The giant island is perfect for setting up a buffet, drink station and then some. We used every inch of the place, including the five burner stove, ovens and double door fridge, to prep, stage and entertain our friends and family. This place is a hidden gem in the community, and we were so glad to have our shower here, just within walking distance of our apartment. Our family and guests were blown away by the space, stylish decor and convenient parking. We would like to thank the Serrano Front Office team namely, Miguel and Rosio, and Property Manager, Sam, for facilitating and making special accommodations to celebrate the imminent arrival of our baby from the comfort of our community. read more

I haven't moved in yet, so can't yet speak to the living experience here, but I can say that Venezia at the leasing office went above and beyond to support me in my apartment search. I live in San Jose, and if anyone has tried to coordinate getting new housing remotely, it can be a nightmare. She helped me at every step of my tour process (via phone), recommended local healthy restaurants, genuinely seemed to care about finding a good home for myself and my pet. The best part was that she personally drove to the building and did a video tour of the unit I'd be living in, since I was only in town for one day and didn't get to see this specific unit. I lived at Serrano apartments from Oct 2016 to Dec 2018. After 6 months, my bathtub had a hole that appeared out of nowhere in the corner (see pic). I reported it and they told me they needed at least a full 24 hours to reglaze and for it to dry, etc. It finally got done in July 2018. When I moved out, they included it in my move out expenses for $263. They also included another $50 to "power scrub" the carpet when they charged me $50 to "clean" and another $25 to remove stains. Plus $125 for apartment cleaning. My apt is 560 sq feet, so there's only about 400 or so of actual carpet. After some back and forth with Sam in the leasing office, he provided pics and said that I did not indicate there was a hole when I moved in. This apartment was built in 2004 and most likely, the bathtub is from 2004 so it was 12 years old. This is obvious wear and tear. I have reported this to BBB but I feel that reporting this on Yelp will help with decision making for potential as well as current renters who may have this same issue. read more

I lived at Serrano for almost a year. The grounds are lovely and well maintained. I lived alone and I felt safe walking my dogs anytime of the day or night. It's a great place to live if you have children, but the children's play area is WEAK!!! Be prepared to go to the park down the street on Bryan if you have kids that want to play at a playground. It's also a little expensive with the additional pet rent of $50 per month, per pet. I paid $1750 for a 1 bedroom w/garage apx, 725 sqft. It may be cheaper for cat owners, but I'm not sure. Don't think that the pet rent will keep you from having to give up half of your deposit when you leave. I left my apartment immaculate, but when I left I still paid for paint, carpet cleaning & a cleaning service. In the lease, it specifies that you are not charged unless it's above "normal wear and tear" but that is not the case - They will charge you for all of that, regardless. For example: I was charged for the PREVIOUS tenant's carpet stains. About 2 weeks after I moved in the carpet began to show the wear and tear from the previous tenants. There was an obvious spilled red wine stain that I didn't make, but was charged for - Also, even though I was charged to paint my apartment upon leaving, I LIVED for 11 months with crayon drawings and marks all over the patio because of the previous tenant's children who were allowed to draw on walls..So, don't expect for your patio to be painted, but do expect to pay for paint when you leave. And don't expect for your carpet to stay as nice as it looks when you moved in, either - Unless it's new, I didn't have new carpet, obviously. The maintenance staff is awesome. I have written a review about them before..Good stuff, they aim to please. I had a few run ins with the management, including before I moved in. Fortunately, everything was settled and corrected, but not before causing me some serious stress. Make no mistake that it was my expression of said stress that got the situation handled. Had I just accepted what I was given, this would be a completely different review with fewer stars. I think the office staff has had some turnover (I'm guessing) so I'm cutting them some slack in this review - they could be better and more organized. Thankfully, I am very organized so I was able to effectively get my points across. When dealing with the office staff, be firm or they will smile and apologize and do nothing else. Overall I give Serrano 3 stars because it was a nice, quiet & safe place to live with great amenities. Both pools are gorgeous & there are lots of hummingbirds, it has a very natural setting. Also, the Peter's Canyon Trail is located next to the property and there are many access points throughout the complex. Serrano lost 2 stars because of the pet areas (fake grass so it can be smelly, I would NEVER want to live in the apartments where the pet area is - There's no way) office staff's errors & undeserved move out charges.. read more

I've been living in the apartment for more than 2 years. I called and made requests to exterminate cockroaches for literally 20 times. All the spraying they make is absolutely useless. The management doesn't care at all. I called numerous times, filled in 20 forms. NO RESULT. The roaches are still there. So disappointing and disgusting. read more

This review is not for the apartments but for their maintenance team they are amazing! This Saturday my daughters washer broke with a full soaking wet load of sheets in progress. I told her call maintenance! She said mom it's not an emergency. I said give it a try. Within 30 minutes Edwardo showed up 15 minutes later he replaced a part an wala it was running like a champ then he came back with a new set of mini blinds an replaced the worn out ones on the patio door to the laundry room!!! We tried to tip him he would not take it just gave us a giant smile and said glad I could help you! There are MANY wonderful conscientious maintenance professionals at Serrano such as Maria, John and others whose names escape me. It is all about what you're looking for. We were looking for a nice place to call home for at least 6 months, not a place to split between roommates while attending college. The leasing office smelled a little odd when my boyfriend and I walked in. It was downhill from there. The apartments were meh. Inexpensive flooring, fixtures and overall 'economy' feeling. Don't get me wrong, I'm all for practical balances in life, but there is a way to do things so they don't feel cheap. The complex is nice enough, with all the usual amenities that one expects from the Irvine Company. It just did not feel like a place to call home. I expect a leasing consultant to know they represent the property and parent company. Our leasing consultant had a hole in the back of her dress (if you must know, she was wearing red underwear). If I could go back in time, I would've skipped touring this community. read more

I've been living here for 2 years. Good location, close to freeways. It's a IAC community, and one of more expensive ones. Expect to pay about $1800-$1900 for a 2 bedroom 2 bath, $1350 - $1550 for a 1 bedroom. Don't ever walk right into the leasing office and sign the lease. You can get referral discounts (from current residents), move-in discounts if you mention you saw their ad on craigslist. I referred my friend, he got 200 off security deposit, $500 off 1st months rent, and I got $400 for referring him. The apartments facing El Camino Real are the cheapest. But if you get one of those, I would not recommend the second floor. It's really noisy because you're facing the street. Plus you hear everything from upstairs and downstairs (due to the garage right below). The 3rd floor is really quiet, but a chore to throw trash out, get groceries up 2 flights of stairs. I think it's worth it compared to the continuous noise on the second floor. read more

My boyfriend, his 4 year old son and I received exceptional service at Serrano. Audra gave us superior service from the moment we first walked into the leasing office a few months back. Since then, she has gone above and beyond to follow up with unit availability and to answer our questions in a professional and timely manner. Audra understood that it can be a challenge apartment shopping with a toddler, but she made it a fun environment for him that prevented the situation from being stressful. She listened to our needs and was eager to help us find the right apartment. Serrano was our favorite property in the Irvine area and one of the reasons is because of her service. So far, living here at Serrano has been great! I definitely feel the pros living here weight out the cons. Pros: Location! Location! Location!!!! I love how I'm close to everything! There's the Marketplace, Tustin District, Diamond Jamboree, Irvine Spectrum 5-10 mins away, honestly, there's nothing that I have to drive more than 5-10 miles for. It's so awesome! Also, this is a really pet friendly place. I live in the pet area and I swear, almost every one of my neighbors has dogs. It's great for Bosley bc he makes new friends every time we go out to walk. Facilities are great here as well. There's 2 nice sized pools, gym, business facility area, a garage, and washer/dryer. For a 1 bedroom apartment, it's a a nice size for just me. Cons: It could get noisy. Everyone else is really good about noise but sometimes you can get a noisy neighbor. I haven't had a problem but I've heard other neighbors complaining about some people who are constantly being loud and having lots of people over. If you live in the pet area, SOME OWNERS DO NOT PICK UP AFTER THEIR PET! It is sooo frustrating to see dog poop on the sidewalk and owners not picking it up?!?! There are doggie bags throughout the place and it is not that hard to grab one and pick up after your dog!!! These people need to be shot for reals. I ALWAYS pick up after my dog because that's what you get for owning a dog!! The leasing office has been addressing this problem for months but some people just don't get it!! I really get upset about that. For the price and location, I really enjoy living in Serrano. The only thing I really don't like about it is annoying neighbors but other than that, it's a really nice place to live. read more

So the lease is up, "should I stay or should I go!" We've decided to renew the lease and stay... we've had a great experience here, nice apartment, great location, close to everything,quiet & respectful neighbors, fast service. We had one minor problem with the kitchen sink, was fixed in the same day we requested the repair... One thing we discovered as we bought our new home (still under-construction) through Irvine Pacific, part of the Irvine company...we get a percentage of the rent we've paid toward the closing costs of buying the new home, also we don'y have to pay any fees for breaking the lease when the new home is ready, and that's Awesome... I've been living here for almost 2 years now. It's in a great location with quick access to many local shops and restaurants. It's also super easy to hop on several different freeways from here which makes getting around OC traffic much more tolerable. The community itself is quiet and the units are nice. Maintenance is quick and any issues I've had have been resolved or answered within an hour of requesting service. Today for example, I got my sink clogged with egg shells (about 40-50 in all), put a ticket in online, and Crystal responded promptly and quickly helped me sort out the clog. She was great. Thanks Crystal. Anyway, if you are looking for a place that is quiet, safe, pretty much worry free, and located centrally in OC. You may want to check out this community. read more

I lived here for 4 years in the 700 building. While I LOVED many things about my experience there were things I didn't love which makes this a mixed review. Property: 5 stars. This property is well kept, clean and the floor plans are nice. My only complaint is that there are a lot of dog owners that don't pick up after their pets. My advice would be to make sure the doggy bag dispensers are always filled (a lot of times they can be empty) and have dispensers in more areas. Service: Sometimes 2 stars and sometimes 4. The manager there, I forget his name, Sean? He was always super nice. There is a lot of turnover with the rest of the staff. A lot of times they have no idea what you are talking about and it takes a lot of time to get issues resolved. Parking: 5 stars. Parking can be an issue if your household has more than 2 cars. If you have 2 people on the lease you are allotted your garage and then a parking space (which you use with a sticker for your car that you have to buy). If you park in a non-guest spot without this sticker you will get a note and eventually towed. The rules are simple. We never had an issue because we had two cars. I parked in the garage and my husband had the sticker. Now, there are tenants that don't want to pay for the sticker and just use up guest spots. These are the people that ruin it for everyone else. Not sure what the leasing office can do about this but something should be done. Maintenance: Something I disliked was that there were always mandatory inspections, testings, etc. It seemed like 4 or 5 times a year. I was pregnant while there and had a newborn baby so it was inconvenient for me to have people in and out of the house so much. Noise: 1 star. If possible rent from the uppermost floor. We had a ground floor apartment and it was HORRIBLE. The first tenant that lived above us was super nice but he would work out on a treadmill or do exercises a few times a day and it sounded like the ceiling was going to fall down. The second tenant that moved in above us were young girls that went out late at night. They would come home around 3am and walk around in boots or heels and make a ton of noise. They also had a dog that they left in the patio all day and all night. This dog constantly howled and barked (probably because it was left outside 24/7). The tenant that came after that was a kick boxer of some sort since I saw him in his gear quite often. He would train above me at all hours of the day and night and slam his doors so loud that my baby would wake up from her sleep and cry. This was the last straw for me so we ended breaking our lease and moving out to a house. Amenities: 5 stars. They have 2 nice pools (not heated) with showers and restrooms, a gym, a business center and a clubhouse you can rent out for events. Rent: 3 stars. They get you in with a cheap move-in special but the rent will increase each year anywhere from $25 to $100 depending on your luck. We were lucky that our rent only increased by $25 or $50 each year. My neighbor's rent went up by at least $100 each year. Move-out: 1 star. This is where they will always find a way to financially GOUGE you. I had a professional cleaning company come in and clean before my move-out. They STILL charged me $150 for cleaning. Before I moved out they told me to clean the place to avoid the charges. Update: I thought it couldn't get worse here, but boy was I wrong! Not one, not two, but three cockroaches have made an appearance in our apartment in the last two weeks. Construction is STILL going on, imagine the loudest noises you can, coupled with groups of construction workers screaming and laughing and playing music as loud as they can, every single day at 8 am sharp. Basically, my Bf and I are counting down the days until our lease is up. My bf has received multiple harassing phone calls from the Irvine company management begging him to remove his negative review from yelp. There are clearly many fake, inside-job reviews being posted that are one sentence long and thank people by name and do not mention one word about actually living in these apartments. Just thanks for the chocolate strawberries!? And the real reviewers are getting intimidated/harassed into deleting theirs. We called the resident services office yesterday to find out when this construction will finally be over, and they have no idea. This is where I'm living now. It's a pretty quiet community of mostly working professionals. Parking is hard to find coming home late at night. There are gates that surround Serrano, which I assume are there to keep us safe from Irvine's bunny infestation considering this town's reputation for low crime rates. It's conveniently located near a mega shopping center (where in Irvine isn't this true?) and a high school. Mmm fresh meat...
