The sink in my bathroom recently got clogged with my wife's hair, ofcourse trimming my beard was also posed a problem. I put in a service request and Jose responded responded quickly and did a great job. He was in and out in no time and left no mess behind. The only reason why I'm not leaving 5 stars, is due to how expensive it was living at Serrano. However, the customer service was AWESOME at all times :) The leasing office and maintenance staff helped us out in a timely manner with any issues that might have arisen. They were very good with following upon completion of any maintenance as well to ensure that we were satisfied with the work. Every single staff person that I've encountered is friendly and professional. For our move-out, Jana at the leasing office was so very helpful to explain the breakdown of our final costs. If it weren't for the pricing, I would have loved to remain a resident at Serrano. One other downside are barking dogs, and there isn't much you can do about that. Just get some earplugs and noise-cancelling headphones lol. Also, the pool facilities are beautiful! Serrano is a great place to live :) read more

My boyfriend, his 4 year old son and I received exceptional service at Serrano. Audra gave us superior service from the moment we first walked into the leasing office a few months back. Since then, she has gone above and beyond to follow up with unit availability and to answer our questions in a professional and timely manner. Audra understood that it can be a challenge apartment shopping with a toddler, but she made it a fun environment for him that prevented the situation from being stressful. She listened to our needs and was eager to help us find the right apartment. Serrano was our favorite property in the Irvine area and one of the reasons is because of her service. I lived here for 4 years in the 700 building. While I LOVED many things about my experience there were things I didn't love which makes this a mixed review. Property: 5 stars. This property is well kept, clean and the floor plans are nice. My only complaint is that there are a lot of dog owners that don't pick up after their pets. My advice would be to make sure the doggy bag dispensers are always filled (a lot of times they can be empty) and have dispensers in more areas. Service: Sometimes 2 stars and sometimes 4. The manager there, I forget his name, Sean? He was always super nice. There is a lot of turnover with the rest of the staff. A lot of times they have no idea what you are talking about and it takes a lot of time to get issues resolved. Parking: 5 stars. Parking can be an issue if your household has more than 2 cars. If you have 2 people on the lease you are allotted your garage and then a parking space (which you use with a sticker for your car that you have to buy). If you park in a non-guest spot without this sticker you will get a note and eventually towed. The rules are simple. We never had an issue because we had two cars. I parked in the garage and my husband had the sticker. Now, there are tenants that don't want to pay for the sticker and just use up guest spots. These are the people that ruin it for everyone else. Not sure what the leasing office can do about this but something should be done. Maintenance: Something I disliked was that there were always mandatory inspections, testings, etc. It seemed like 4 or 5 times a year. I was pregnant while there and had a newborn baby so it was inconvenient for me to have people in and out of the house so much. Noise: 1 star. If possible rent from the uppermost floor. We had a ground floor apartment and it was HORRIBLE. The first tenant that lived above us was super nice but he would work out on a treadmill or do exercises a few times a day and it sounded like the ceiling was going to fall down. The second tenant that moved in above us were young girls that went out late at night. They would come home around 3am and walk around in boots or heels and make a ton of noise. They also had a dog that they left in the patio all day and all night. This dog constantly howled and barked (probably because it was left outside 24/7). The tenant that came after that was a kick boxer of some sort since I saw him in his gear quite often. He would train above me at all hours of the day and night and slam his doors so loud that my baby would wake up from her sleep and cry. This was the last straw for me so we ended breaking our lease and moving out to a house. Amenities: 5 stars. They have 2 nice pools (not heated) with showers and restrooms, a gym, a business center and a clubhouse you can rent out for events. Rent: 3 stars. They get you in with a cheap move-in special but the rent will increase each year anywhere from $25 to $100 depending on your luck. We were lucky that our rent only increased by $25 or $50 each year. My neighbor's rent went up by at least $100 each year. Move-out: 1 star. This is where they will always find a way to financially GOUGE you. I had a professional cleaning company come in and clean before my move-out. They STILL charged me $150 for cleaning. Before I moved out they told me to clean the place to avoid the charges. Update: I thought it couldn't get worse here, but boy was I wrong! Not one, not two, but three cockroaches have made an appearance in our apartment in the last two weeks. Construction is STILL going on, imagine the loudest noises you can, coupled with groups of construction workers screaming and laughing and playing music as loud as they can, every single day at 8 am sharp. Basically, my Bf and I are counting down the days until our lease is up. My bf has received multiple harassing phone calls from the Irvine company management begging him to remove his negative review from yelp. There are clearly many fake, inside-job reviews being posted that are one sentence long and thank people by name and do not mention one word about actually living in these apartments. Just thanks for the chocolate strawberries!? And the real reviewers are getting intimidated/harassed into deleting theirs. We called the resident services office yesterday to find out when this construction will finally be over, and they have no idea. So to reiterate my initial review: DO NOT RENT HERE - IT IS A PERPETUAL CONSTRUCTION ZONE! read more

*Edit per Serrano response* Me and my neighbors had numerous conversations with the front office (Sam, Jason, etc) over a period of 6 months about a variety of problems including theft, overgrown landscaping, cleanliness, and general security. They chose ignore and belittle us and our problems as much as possible. Only after a very heated conversation did Sam lift a finger. (They distributed a flyer mentioning theft from cars, but avoided mentioning the garage thefts) This did nothing to stop more garages from getting broken into and personal property getting stolen. Serrano staff had their chance. In short: Serrano has gone downhill. The staff has a "resident is always wrong" attitude, and there's rampant theft from garages and cars. Dog waste everywhere. Rent increased $200/month over our two lease renewals, the first was $140. Don't think your move-in rate will last, they're betting on you paying more instead of moving. Don't expect anything to be improved with that rate hike. The pool and fitness center are constantly breaking down or closed. Lousy appliances for the cost. The details: I fully expect someone from the office to respond with their pre-written reply of "We regret to hear you experienced these frustrations...". Serrano Apartments- if you truly cared about this property then you need to shape up. People work very hard to call this place home. You owe it to your customers to work just as hard to make it worthwhile. Sending texts or responding to Yelp reviews doesn't cut it. You'll notice all the good reviews on here are people mentioning how nice it was to move in, but after that don't expect anything. The staff dodges responsibilities and does the absolute minimum and nothing more. They don't care about you and it shows. Your personal property is not secure. The staff will hide behind the lease and say your security is up to you. Don't think the gates keep thieves out. Thieves break into the garages regularly. We've seen plenty of police cars here and there have been drug dealers getting arrested as well as other arrests that brought out up to 7 police cars at a time. Irvine PD has told me Serrano is one of the most problem-ridden areas in all of Irvine. The property manager said he doesn't believe it but he was in charge while the quality of life here has declined. You can decide who to believe. I'll believe the police. Expect thin walls that rattle when your neighbor shuts their door. You will hear them in their apartment and they will hear you inside yours. The kitchen appliances are very low grade and make a $2000 apartment feel like an old extended stay hotel. If you use the garbage disposal, plan to unclog your sink regularly. Ants, cockroaches, and mice will be everywhere (including the third floors) and you really need to take care of them on your own. The exterminator only comes Monday, Wednesday, and Friday, so expect an ant infestation on Saturday morning (that's how it was for us on at least 4 occasions). I had to handle this on my own or I'd be living in a $2000/mo ant farm. It's too bad the decision-making staff members aren't required to live onsite. If they did, maybe they'd take better care of the place. read more

I have lived here since mid April and I absolutely love it! I work in Tustin, so the convenience of the location is everything! I have never had a problem with parking and the management does a very good job of making sure it is patrolled. I live in a dog building and the noise level is surprisingly low, a family member came to visit and didn't even realize there were dogs living in the surrounding buildings! Overall the price is reasonable for our two bedroom two bathroom and I am always so happy to come home to a well kept community! read more

This is the worst maintenance I have ever seen in my life. My a/c has been out during really hot times. To only have an argument with the maintenance guy on the phone. After the 3rd time of being out they said it was fixed. No it's not it is still hot in here and I work from here. It's miserable. I have called the office and left messages they never pick up messages when you leave them. So you have to not only do a maintenance request online but you have to call them as well when they are there and then you are lucky if they answer the phone. If you leave a bad review of maintenance someone will then call you but it goes no where. What a joke. Don't waste your money. read more

We've been living in Serrano for 4 months now.. It's large and has a nice floor plan. We live in a 1 bedroom and pay $1475/mo which is a tad expensive but it's a nice community ~ we have pools, a gym, a great trail behind our complex we use for biking and runs, you get a garage, and parking is usually easy, we have a washer and dryer in the unit and close to the 5 fwy and in a wonderful location ... BUT it's noisy !! Our upstairs neighbor is obnoxious and up doing laundry, watching movies really loud or have people over till late into the night ... the first two weeks we were in our apt our neighbors across the way were yelling and fighting so much between the hours of 12-2am the cops were here every night of the week @.@ Plus The walls are thin so just be courteous at decent hours of the night !! And i love dogs but there are dogs in every other apt that won't ever stop BARKING! ...plus people aren't courteous enough to clean after their dogs even when there are doggie bag dispensers everywhere!! .. i mean seriously if you can't clean up after your dog you shouldn't have one! ... Also and the plumbing sucks! ... the water temperature is warm ALL the time when it's hot outside because supposedly the pipes are old and not underground and so if its hot the pipes get hot and thus you get no cool/cold water. Honestly I can go on about a few other things I hate about our complex but I'll stop here because I think you get the point. and yes.. this might be just bad luck with neighbors but it's been 4 months already of not getting to go 2 days straight without something being an issue~ I've lived in apartments in Los Angeles and never had this much of an issue with noise and this is Irvine!! We've complained to the leasing office but they can't really do anything unless you put in formal complaints and obviously their office is usually closed when all the noise is going on so we're forced to leave messages on their after hour services, and they don't get to your neighbors for a while and sometimes by the time they get there it's usually too late. It's also just a matter of 'he' said 'she' said ... so they can't really do anything about it for you. Don't get me wrong, the leasing office agents are mostly nice but what's the point if they can't do anything about any of the complaints you have whats the point, right. . read more

I have been living here for 2 years. The staff Sam, Mihaela, Melissa, Monique, Amy, Jose, Steve, Claudia, Maria and Jonathan to name a few are incredible. The maintenance is the most professional and detail oriented I've dealt with in any rental situation. And the front office staff have been accomodating and helpful at every turn. Noisy neighbors were addressed personally without my involvement after I mentioned the issue to management. Parking regulations and rules were clearly explained when I received a couple of notices on my car without a permit. I now only park my permitted car outside (with never a single issue) and my cars without permits in my garage as allowed with a two bedroom unit. Whenever I have an issue with a repair it has been made within 48 hours no question. And in the event that it took longer it was again personally tended to. A story about repair, my stove had some grease and debris stuck to it and I couldn't get it off on my own. I went to the front office and spoke with one of the maintenance managers, Claudia. She and one of her staff Maria told me what product to buy to keep the stove clean and even made a maintenance stop and showed me how to apply and maintain the cleaning. My favorite part about the property is proximity to shopping and the freeway both are less then a 5 minute drive. My least favorite part of the property is there is no where to walk on property. I consequently have to walk on a bike path. Which I thoroughly enjoy now that I have gotten used to it. I will be renewing for my 3rd year soon. In closing I leave you with this sentiment. If you are looking for a fantastic rental experience this place is for you. If you are looking to be unhappy you will be unhappy no matter what. read more

This is a place that you can certainly call HOME! Not only units accommodate our needs in space but the staffs are great! From the time I inquired Denise was very welcoming not to mention that the best mgr was running the place, Jim. He knows his residents and is pretty good in the follow up if needed. I renewed my lease with the help of Kimberly who was another superstar. She was knowledgeable and very thorough...not to mention the maintenance crew - they get things done, thanks Javier and team.... New resident at Serrano and LOVING IT! My boyfriend and I searched throughout Irvine for an apartment together and found this through my previous work manager's recommendation. She lived at half of the Irvine Company's apartments and told us she loves this one the most and we couldn't agree more. Nick was our sales rep and has been helpful through our whole process. He even call a week after we moved in to check up and made sure everything is okay with the apartment. Maintenance- We failed to check the dish washer and the alarm before we moved in. When we checked it a day later and found that it wasn't working properly. It wasn't a big deal because we were slowly moving our stuff in that week anyways. Placed a maintenance call and the dish washer was fixed the SAME DAY! The maintenance person even left a reminder that an appointment with the alarm system company was coming the same week to replace our alarm. That really shows how much they care for their tenants. Unit- Living in Irvine can be expensive. My boyfriend and I wanted a place to live in and not a big place to host parties. Our unit is not the biggest, but it fits all of my clothes and shoes and that is important enough for me. There are numerous layouts of the balcony styles and ours have a glass over it. The downfall of that is when our upstairs neighbor pours water down their balcony, our glass gets splatters on it. But I'm sure there's nothing a window squeegee can't clean. Amenities- AMAZING!!!! 2 jr. olympic size pools with about 6 lanes, plenty of chairs for you to lounge in and bbq pit for you to grill on. They also have a nice size gym for you to do cardio or light weight lifting. Parking- My guests and I have not had any issues with it so far. So far, WE LOVE IT!! read more

We've been living in Serrano for over a year, and we love it. Their employees are very helpful, and their maintenance team is always right there when you need them. They are very responsive to anything that happens. I would say overall we are very happy with Serrano, and Jana was a great help today with our renewal. We will be here for another year if not more. Quality of property is getting worse by the day. Construction noise all day and noisy neighbors all day and night. Parking is a joke. People use garages as storage and to restore old cars all while having at least 3 cars taking up the very limited parking spaces. Emergency lanes painted red are treated as regular parking spaces and nothing is done about it even though management sees it. Seems like a very big safety issue that is totally disregarded along with the safety of tenants that actually follow the rules. Possibly this could be fixed if the property was inspected by the fire department or maybe if the Irvine Company actually cared about safety. Noise could be reduced if the management actually followed up on offenders. Very obvious this property only cares about collecting rent and not about the comfort and safety of the renters. read more

This apartments complex is very clean and well maintained and beautiful but the worst part is the front office. They are very impolite and sometimes rude, they always make you wait and don't get the problem fixed on time. This is the "WORST" place I have ever lived in the staff members in the office are very rude and unhelpful! I would not recommend anyone to move into this place when it's the Irvine company it's very challenging as I had the worst experience here, I had explains to the office member( s) that I had some fraud going on in my account and they were no help nor understanding about my situation and were not empathetic what so ever two days later they gave me a two day evection notice to move out, Being a single mother they still had no empathy and legally you can not evict a single mother by law I had hired a lawyer and Pershing a law suit under the Irvine company, I'm hoping that this all works in my favor. I have moved out ( my decision) and would never live under a Irvine Company Apartment home again! I had a really bad experience with the workers at the leasing office. There was an issue I needed resolved and no one was able to help. I had spoken to Rocio and another gentleman for over a month and they weren't able to resolve it. I got a random phone call from Mihaela in regards to something different I explained to her the situation and not only was she Friendly, understanding and amazing but she took the time to look into the matter. She also called me back twice and was on the phone with me for Over an hour finding a solution. If you guys are looking into moving in here or need any kind of assistance please ask for Mihaela. I have lived here for a year this month and absolutely love it. I had a small apartment fire on Wednesday, March 12, 2014. Thank God the fire extinguisher outside my front door was up to code and operational. I had the fire out before much damage was done. I could not have asked for a better support team than Javier and his maintenance staff. He came in and took charge. He had a cleaning crew here in three hours that were here until 10 PM cleaning up ash and soot. The carpets were cleaned the following day. And a brand new stove was installed. He made sure everything was taken care of and went off without a hitch. He followed up with me throughout the 2 day ordeal and made sure everything was done according to regulations so that my family and I were safe. Javier I can not thank you enough for all you did for me. You made sure my family and I were safe and comfortable. You acted so quickly that the interruption to our lives was minimal. I moved in fairly recently and ran into some issues with the leasing agent, but the actual leasing/resident office for Serrano was very quick and helpful. They accommodated to the terms which were initially set. The neighborhood is large so they have two pools, three sets of grills, a decently sized gym, and a few dog friendly areas. The positives to this apartment community: no parking issues and maintenance issues are promptly addressed. This would be a great community overall if we didn't have to interact with the office staff. The staff were great when we moved in 2016, sadly one of the new staff members relayed that there was turnover and the new manager is trying her best? Not that comforting to hear when you are expressing concerns about always receiving a different answer depending on who you speak with. There's zero follow ups on issues. Our lease renewal process was a nightmare. One tip would be: please get things in WRITING and the name of the person you spoke with, because you will get a different answer 5 mins later from someone else. The office staff looks annoyed as soon as you step in - basically a 5 star if we don't have to interact with the current staff especially when one has admitted the changes that have occurred in management since 2016 and acknowledging there are issues that are being worked on, but we haven't seen any progress. read more

I looked at 9 Irvine Company properties this past weekend as we are apartment hunting. I met Christopher, our leasing agent, and WOW, I was blown away with his knowledge, service, and expertise. All the other agents that I have met this weekend were either hating that they have to be working on the weekends, or they're super burnt out. Christopher explained EVERYTHING to us, it wasn't just opening a door, showing us how great the place was but our EXPERIENCE with him made us just want to sign the lease even though it wasn't our top top apartment to live at. So if you're searching like me, definitely look for Christopher because it made my experience so much better. read more
