Did an iced maple latte w oat milk half sweet paired with the best cronut I've had to date. Really soft, right amount of glaze, hell of a pairing. Not local to here- will be an automatic whenever I'm in town. 10/10

[[HIGHLIGHT]]Great, small, super cozy spot that instantly feels welcoming the moment you walk in and walk to the back.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]The back outdoor patio is lovely bonus. It is beautifully done up. Has wonderful shades and park benches that creates such a warm and inviting atmosphere to socialize, study or read a book[[ENDHIGHLIGHT]] . The coffee is genuinely good, well done cortado but unfortunately they don't serve it in a glass (only "to go" paper cup). Parking is definitely the main downside it's limited and you have to paid or risk it. However, the quality of the drinks, service and that neat patio in the back is more than makes up for it.

Just moved to this area and stopped by here on my daily walk for a lil pick me up! I ordered the pistachio cloud which I think is a seasonal drink, super good and not overwhelmingly nutty. Also liked that it was a petite size and just the little boost I wanted! My go to for a quick coffee! I almost always get a parking spot right in front. The latte is delicious I just wish it was a little bigger. There's so much ice I feel like it's gone in seconds! Came in mid day on Thursday! Place wasn't busy so I got my coffee quickly! Service was okay. I love love love Vacancy Coffee! My family friend's have a beach house a short walk from this cafe and we have been making our way to Vacancy for years! I swear by their dirty chai latte - I am super picky about chai and this one is delicious. You also cannot go wrong with their matcha or maple latte. On my last visit, I also tried the everything but the bagel croissant which was filled with cream cheese. Anything you get here will be delish!

If you're looking for a basic coffee/latte menu then this is a great spot. I have tried the vanilla latte and the maple latte and both lattes are very coffee forward and sweetened perfectly. I have also tried their Nutella croissant which is so amazing and delicious. Personally, I wish they had just a few more things on their menu but having the basics I think makes this a very solid coffee shop. [[HIGHLIGHT]]There is a handful of seating on the inside, which usually gets pretty full on the weekends, but they also have an outdoor area where there's a lot of room too.[[ENDHIGHLIGHT]] Parking isn't too bad, it's all street but on the weekend it's easy. Love going here for coffee then grabbing a burrito next door @ tidepoole's!

We arrived on a Saturday at 8am and got in a long, very loud line to order. The line was at least 15 people deep and there was a guest vendor playing music selling baked goods and swag right outside the door. The coffee we received was good, especially the cortado. It was strong yet smooth. My hubby ordered an iced vanilla almond milk latte which had a nice taste, though could've had a stronger coffee taste. There's street parking along the 101 and we walked to the beach from Vacancy and hung out for a while since there wasn't an open seat at the shop. If you're in a hurry, this isn't the place for you but I'd grab a drink if you have time to kill.

Is located facing a busy street so parking in front of you're lucky enough to find that may be difficult. On the weekends it's even worse you maybe have to circle around and imo it's not worth all of that.

I got the iced coffee with sugar-free vanilla. I don't know if they didn't put enough syrup, but it really didn't have any vanilla flavor. I am glad that they offered a sugar free syrup option. They don't have cold brew. Just their house made coffee over ice . The coffee itself was not inherently unpleasant, but did not stand out. my friend got the hot maple latte. She had the same consensus that I did, that it lacked flavor. The portion size was fairly generous. the price was reasonable. they accepted contactless payment. The service was good but I wouldn't say that they went above and beyond in any regard. There was a restroom available for customer use. it was a small interior that had some cute decorations. The seating was very minimal, but me and my friend were able to find an area to sit and talk. we went on a rainy day otherwise we would have loved to walk outside near the beach Overall, this establishment was just okay. Nothing about the experience itself was negative. It was just that me and my friend weren't thrilled with what we ordered. I would love to come back and review more of their items if they invited me back.

Perfect place to stop by for coffee before heading to the beach. Parking was a little bad but we found some on the nearby side street. There was a bit of a line but it went by pretty fast. I ordered an Iced Chagaccino and it was very delicious. It wasn't too strong but had an excellent, rich flavor. Love this place!

Got the iced maple latte, it was pretty good. The maple flavor was good and got better the more I drank, the coffee flavor was more mild but overall a nice drink and good place to sit outdoors and get some work done or chat with friends. read more

My team and I stayed at an air BnB down the road and I am glad Vacancy was a literal 5 mins away. They were a life saver. The coffee is great and I heard their flat white was straight from down under. (According to my friend who lived there). I also ate a breakfast sando that hit the spot after a night of drinking. The owners are also very nice. Had a good chat during one of my 5 or 6 visits. My team worked here for a half day and while we took up a few spots in this small shop they were very hospitable. While I no longer visit Newport often, I will make Vacancy part of my tour each time. read more

Really good coffee. The owner knows his stuff. I just got the daily brew, which was awesome and surprisingly inexpensive. My friend got a pour over. He spent about 5 minutes with the owner talking about what kind of coffee he liked best. Then the owner picked a brew that fit best with what my friend wanted. Reminded me of going to a high end bar. Highly recommend. Definitely returning next time I'm in Newport. read more

I love their iced lavender latte, and when available their ham and cheese croissant warmed up. This is the perfect combo in in my book. The lavender is subtle but still gives the coffee a nice flavor; not too sweet. I would highly recommend. read more

This place is freaking great. Orion knows SO much about coffee, it's impossible to have a conversation with him and learn nothing. When you ask for a pourover, it becomes a whole conversation about what kind of coffee you like, what you want in a cup, what kind of notes will come out in different beans, etc. His passion for coffee rubs off on you and, if you think that all coffee is just coffee, tasting what they're making here will change your mind. Since it's beachside, most people stop in and go right away, so their 6-ish seats and two long benches are usually open. I'm not sure if they have Wi-Fi because I, too, stop in for coffee and go. The size of the cup they use for pourovers is rather small, but the taste is worth the price. It's a really great location on PCH, just south of Orange St. My friend and I like coming here after an early morning of surfing, so a visit to Vacancy has become somewhat of a ritual. The sign on top of the building is tricky because it says COFFEE on the south side, but the north side says BANKS JOURNAL. So if you see that while driving south on PC, that's it. read more

A small coffee joint on PCH. If you're looking for lavish this isn't the place for you as Vacancy sticks to the basics which is coffee. I would recommend the flat white with was nutty, creamy and smooth. The coffee was great but the prices were not. Small cups for a high price was not what I was expecting. read more

Awesome local coffee spot that is on par with the other "trendy" coffee shops in the area. I'm almost reluctant to review this cafe because I selfishly want to keep this place a secret... Give the Gothic Mocha, Lavender Americano, or just a plain espresso a try. They serve double shots in every drink for no upcharge as well :-) read more

Cute vibe. Went at 730 in the morning on a Sunday and there were immediately the other people in line so this is clearly as loved place! Got a matcha latte and a ham and cheese croissant and couldn't stop consuming either of them! Definitely worth the stop if you're in the mood! read more

I've visited a couple times, and have left satisfied each time. Black coffee is great, need to try spro on my next trip. We love the patio seating out back, although it can get full on weekends (as you'd expect). Only about 100 yards from the beach too, so great location if you can find parking in the surrounding neighborhood. read more

Stopped here for a coffee break while on a bike ride from Long Beach to Newport Beach. Order an ice cooler and a blueberry muffin. Both were very good and tasted very fresh. Great coffee shop to visit in Long bike ridesZ they have outdoor seating and can park your bikes in the rear next to their building. read more

I stopped in for coffee for the first time last week. I pass the shop often and never tried it. They offer coffee, cappuccino, pour over coffee, lattes and tea. They also have a few pastries and a cooler with other beverages. The shop is cute and is decorated nicely. The barista was friendly and helped with my coffee selection. I ordered a pour over coffee for $5. I'm giving 4 stars for a few reasons. The coffee was weak and watered down. The other coffee shop that I go to adds warm creamer and sweeter into my coffee. Here you add your own creamer or milk and it's cold. Which instantly decreases the temperature of the coffee. The cup of coffee is about 6 oz, so small. For $5, I was expecting more and think the pour over I make at home is much better. Maybe I'll come back again and give them another try. read more

First off, the service here is legit. I asked for a coffee and they pretty much curated their offerings. It was almost like a wine/beer tasting where they asked me, "What flavors do you like?". I was taken aback because that's never happened to me at a coffee spot before. Normally, you get a few choice to pick from and you just kinda have to guess and hope it plays out ok. Here, I felt like they really wanted me to have a dope coffee experience. I appreciate that. I don't know what I had, because I just let them make it for me and I didn't question them. Why bother them if I know they know what they're doing? Anyway, it was delicious and I didn't even need to add milk, creamer, or any type of sweetener to it. I also appreciated that. They have breakfast sandwiches and pastries available for purchase and I was so excited because they have turkey sausage and turkey bacon. Again, something else I can appreciate! I don't live closeby so I won't be a regular, but I highly recommend this place if you're a local. read more

I would highly recommend this place. I came here with a friend and the customer service was amazing; they were extremely friendly and accommodating of ALL of our requestions. The coffee was outstanding and very reasonably priced. I got a large iced latte with honey & oat milk and it was $6.00 The quality and price are in line, in my opinion. It was a large coffee maybe 20 oz and with an alternative milk, that price is hard to find elsewhere. I would come back in a second if I lived closer! Definitely check this place out! So good!! A more "trendy" coffee shop with plenty of options for the healthy and non. All drinks (including matcha) can come unsweetened, or be sweetened with honey, pure maple, or stevia! (Or regular sugar of course) There are also plenty of milk substitutes to go with the wide menu. Stop by when in Newport! Goes great with some relaxation on the beach or to serve as that morning pick me up. read more

Awesome spot! This tiny coffee shop is the perfect place to grab a lavender latte and chat with a friend. Although parking is a bit tough, it's well-worth the time for the quality of coffee and baked goods. The service was super friendly and I loved my iced latte with lavender syrup. I also had a delicious blueberry muffin which tasted super fresh and not too sweet. Highly recommend coming to this spot-- it's the new hip coffee shop without the pretentiousness. read more

Initial Impression: Great location. Parking is easy 4ish spots directly in front of the door, plus more around back. Orion and Oliver were very friendly and helpful. Coffee was delicious. Wasn't crowded and was in and out quickly. Moderately priced - great addition to a morning drive to work. Continued Enjoyment: Vacancy is on my way to work- I typically go to another elegant coffee shop in Newport - however this one is directly along my commute. I have now been going to Vacancy nearly daily for the last 2 weeks. The employees are genuine, friendly and take the time to interact with the customers and make you feel like a pal or "mate". Orion introduced me to a new drink called the "Long Black" apparently an Aussie drink that is a new (to me) twist to an Americano. The people there make getting my morning coffee a bright start my work day. I couldn't be more pleased to have a friendly and warm environment to enjoy on my way to work. Love this place! Great quality and even better service. The atmosphere is amazing and really plays into that Newport vibe. My only complaint is that it is a little overprices, but it is a small independent coffee shop, so I am willing to pay a few extra dollars. My normal order is the iced lavender vanilla latte with oat milk, and it comes out perfect every time :) read more

If you visit, I'd recommend ordering at a lower sweetness level than you normally would, as this place tends toward the sweeter side.

I normally drink my coffee black or I do cold brew, but it has honey too so it was sweeter. I think it was too much milk for my liking. If I went back, I'd prob try their affogato. That sounded good too. I also ordered the campfire french toast. It was good. In hindsight, the coffee plus the sweet french toast was too much sweet in one sitting. It was still good and I finished it. My other coworkers got an avocado toast and the trojan horse bowl. Those looked good too and they enjoyed it. Overall, it was good and the ambience is nice, but it's overpriced for what it was. The parking and lack of seating is definitely a turn off for me. If there was more room it would be cool, but the layout was not what I had anticipated. It looked bigger in the photos other people had posted. The staff is friendly so that was nice. I'm glad I went and tried it out though.

When I asked for one, she spent a moment at the screen and then told me she couldn't print it because she had already closed out my tab. I was confused why 1) she didn't give me a receipt in the first place, then 2) she decided that was the only solution - to tell me it could not be done. After I asked her to find a solution as I needed a copy of the receipt, she finally asked her colleague beside her, who pointed her to the right place, and, voila, the receipt was printed. Leading with "I can't" is never the right customer service instinct, especially for something as basic as a receipt. I also tried to buy the butter they import from France. I stood at the case for several minutes with no acknowledgment. I finally walked over to the nearest employee (her name was Lucy) who was finishing up with a customer at the register right next to the butter section. I politely asked if she could help me when she was free. She looked at me, nodded, and said she would. Then proceeded to assist every customer who lined up behind that original customer without once glancing back in my direction. In fact, I had enough time to walk to the bakery, go through the entire gift card situation as mentioned above, and return to the butter section, and Lucy still hadn't looked over. I left without the butter. Moulin used to have fantastic service. I don't know where those regulars went, but two strikes in one visit, with two different employees, is hard to brush off.
