A Homeowner's Warning: My Experience With HHI, Inc. and Home Flood Restoration…read more I am sharing my personal experience with Robert L. Hartley II / HHI, Inc. and Aaron V. Appleby / Home Flood Restoration. My insurance claim did not involve a major flood. It involved a bathroom sink overflow that lasted approximately 10 minutes. I immediately cleaned the water myself using six to eight bath towels, two times, until all visible water had been removed. These contractors came to my condominium approximately seven weeks after the sink overflow. Due to an unexpected medical issue, I was unable to personally manage my insurance claim for approximately 7 1/2 months. My daughter stepped in to manage the claim. We were not familiar with restoration claim procedures, and I feel we were taken advantage of during the handling of both claims. After the fact, we received invoices, estimates, and documentation containing descriptions such as "emergency water evacuation," "Category 3" conditions, raw sewage, and "after-hours emergency services." I dispute these descriptions based on the timeline and the actual conditions that existed in my home. MAJOR CONCERNS: 1. Work Performed Without Proper Documentation or Authorization Extensive demolition and contents-handling decisions were made without what I believe was proper documentation, a valid work order, clear directives, or authorization for the full scope of work performed. My two-bedroom condominium was demolished down to the studs, leaving no toilet, sink, tub, double vanity, or walls. I dispute that this level of destruction was warranted based on the original water event. 2. Contents Handling, Inventory, Licensing, and Storage Concerns I was not provided an inventory list of my personal belongings, documentation identifying where my property was stored, or records showing how my belongings were handled, transported, stored, or returned. After approximately 4 1/2 months of storage, my personal contents were placed unprotected in my garage, where they remain today. My belongings were not properly protected or restored, and many items appear to be a complete loss. The invoicing for pack-out, storage, and pack-back services for my two-bedroom condominium exceeded $40,000. 3. Disputed Invoices, Scope of Work, and Claim Handling I received estimates and invoices that I dispute contained inflated, unsupported, and inaccurate details. I was told the contractors stayed within the guidelines entered into Exactimate and therefore could not have overcharged. My concern is what information was entered into Exactimate that created the scope, charges, and allowances. We experienced repeated pressure and harassment for payment. We were told work would not continue unless payments were made in full. My daughter was forced to file a second insurance claim before work would continue. She questioned the contractor why a second claim was needed as there were no issues She informed the insurance adjuster when filing the claim that there were no issues. The second claim resulted in an estimate of approximately $114,000, and payments were made based on that claim. I have reported my concerns regarding the circumstances surrounding this claim to the appropriate parties. 4. Insurance Check Concerns I discovered two insurance checks totaling more than $60,000. These checks were forged. The signatures on these checks are not my signature or my daughter's signature. Neither my daughter nor I signed, authorized, endorsed, or gave permission for anyone to sign or negotiate these checks on our behalf. The mailing address was changed so the checks were not sent to our home, but to an address associated with the contractor. We had no knowledge these checks existed until they were discovered. I have retained supporting documentation regarding these transactions and have reported my concerns to the appropriate authorities. 5. Continuing Impact We continue seeking resolution and the return of funds that have not been refunded so repairs can be completed and my daughter and I can return home. My property remains uninhabitable. This experience has raised serious concerns regarding the handling of a homeowner's property, financial interests, and insurance claim during a time when I was medically unable to oversee the process myself. I encourage every homeowner to verify contractor licensing, insist on written contracts and complete inventories, carefully review every invoice, and independently verify all insurance payments before authorizing restoration work. Stay clear of these contractors and their companies. My hope is that sharing my experience will help prevent another family from going through what my daughter and I have endured. I am sharing my concerns based on my personal experience and the documentation I have retained. Insurance fraud is a very serious matter and should always be investigated and addressed appropriately.

(They did indeed ask for materials but are now saying they didn't.) ___ 2. DEFLECT/IGNORE THE ISSUE RAISED -Dana "I've sent 3 emails to your 1 email..." -Janny "...if you are unwilling to provide results..." -Dana "I'm not unwilling. You just never asked. Why did it take this long to tell me that?" (My issue is their lack of communication, but she deflects to a story about me refusing asbestos testing, when in fact that conversation never happened.) ___ 3. DELAYED COMMUNICATION/NON-RESPONSIVE -- 5/21 Janny: "Please feel free to forward over the hygienist report...". --5/21 Dana:" They're attached, along with link to a few pics." CONTRADICT THEMSELVES --Janny: "You expressed to us on May 22nd that you did not want to proceed with testing" --Then her review says "Following the intial appointment [May 22nd] our office...left you a VM. Unfortunately we were unable to connect" (Here she says we talked, but her review contradicts her own statement) ___ 5. MISINFORMED, ARGUMENTATIVE, AND ACCUSATORY LANGUAGE --Misinformed/Accusatory: "You expressed to us that you didn't want to proceed with testing your property" --Accusatory/Argumentative: "If you are unwilling to provide results...we cannot proceed to assist any further" (Janny's tone is starkly different from most vendors'. They'd likely pose as a question--"Are you willing to" "I believe you expressed", --not an accusation.) Because of this, I'm changing my 2-star review to 1 star. But to be fair, this is just my experience. They do have great reviews, so you may have a better experience (if you decide to use them). Below is the original rating before this update: ____________________________________________________________ 6/3/2026 This is the email that I sent to Restoration1: "Hi Janny, I've sent 3 emails to your 1 email. And your 1 email was asking for materials I already provided. Their utter lack of follow-through was incredibly frustrating because I was super impressed with the estimator's professionalism, friendliness, and expertise. 1. The estimator came out May 27. 2. After a week I reached out. 2. Janny responded by asking for docs I already sent 3. I gave it to her again. 4. Then crickets... 6. I emailed a 3rd time for updates. No response. 7. I emailed again + messaged on Yelp 8. They finally responded saying I had refused asbestos testing, which they require. 9. I said I never refused because nobody informed me until 3 weeks in. So they asked for docs already provided (why ask for docs if asbestos was an issue?), did nothing for 3 weeks, said I refused asbestos testing, which wasn't true, and that I would've agreed to do the testing had I been informed, Janny's response was judgmental and rude. And the overall communication--or lack thereof--I received from Janny was misinformed, argumentative, accusatory, and rude. Had they told me about the asbestos testing requirement I would have complied. But, if my experience thus far was any indication of how it would be working with them, I decided to pass. I think I saved myself a lot of headache. Buyer beware.

I called Janny late Thursday night and her technician Marco came out early the next morning to assess the problems and figure out a solution. Roberto and the crew came out that same day and began work to dry and fix all the water damage. We have a new baby with respiratory issues and was very worried about tje situation. But, the guys did a great job isolating and containing the areas they were working on to avoid any dust and debris. They were all friendly, efficient, and very considerate to our needs. We really appreciate their professionalism. A few days later they did a final inspection to ensure there was no more moisture and by the end of the weekend everything was repaired as if nothing happened. The Restoration 1 team did an amazing job and so thankful for their quick and immediate response.
