I called Sutherland to get an estimate for replacing my water heater after my neighbor's unit…read morestarted leaking. Since all of our homes were built around the same time, I assumed my water heater was also 17 years old and might need replacement soon. After I sent photos of my water heater and the model details, Ti took the time to look up the serial/model number on the Bradford White website and discovered that my unit was actually only 11 years old, not 17 as I had thought. He texted me back and asked for clearer photos to confirm the manufacturing date. I called him right away, and even though I currently have no issues with my water heater, he generously spent time explaining everything in detail. He told me that Bradford White is a very reliable water heater and that this model generally does not require routine tank draining for maintenance. He also gave me valuable advice for the future, recommending that when I eventually replace the unit, I should install it on a metal drain pan with moisture detection for leak protection. I was genuinely impressed by his honesty, knowledge, and willingness to help without trying to sell me something I don't need right now. He could have easily pushed for a replacement, but instead he gave me thoughtful, professional advice and saved me unnecessary expense. I truly appreciate the time he spent helping me over the phone, and I would absolutely recommend Sutherland to anyone looking for an honest and knowledgeable professional.

Their team replaced our 30 year old hand-crank shutoff valve with an amazing, easy-to-use modern system (see photo attached to this review). What is hard to convey is their level of professionalism. This seemed steep so I requested Pro Drain come out for a second opinion. Chris from Pro Drain arrived and listened to my recap of the situation. He performed his own diagnostic tests and told me the source of the leak was actually from water getting outside the tub and getting through areas between the tile and the wall of the tub. All that was actually needed were splash guards and application of caulking. Chris saved us over $1,000, not to mention wall repair costs. I called on a Tuesday, and they were able to fit me within two weeks. The office staff clearly explained the pricing structure (which was fixed based on the size of the house, with optional add-ons like dryer vent cleaning) and sent a confirmation text the day before. The technicians, Andreas & Cody, called me 50 minutes before arrival, right arrived pretty close to the promised time. I knew there was construction down the street so I figured they would be delayed due to stopped traffic. The two arrived in a well-marked truck and was immediately professional. They took time to explain the negative pressure vacuum system they use, which involved hooking up a large hose to the main duct trunk near the furnace. They wore boot covers inside the house, which I appreciated. The cleaning itself involved systematically sealing off all registers and then using powerful air whips into each vent to agitate and loosen all the debris. They showed me the incredible amount of dirt, dust, and junk they removed from the main trunk--it was genuinely shocking and visually compelling. When finished with the vents they took on the dryer. The lint cleaned out of the vent and the filter was surprising. I expect the drying cycles will be quicker with a clean system. The entire process took approximately 5 hours. Once finished, they sealed up the access holes they created cleanly. There were only two rooms where they forgot to move furniture back in place. The immediate difference was significant: the air in the house feels fresher and less "stuffy," and the HVAC system runs noticeably quieter. I am confident that the removal of years of dust and allergens will benefit our household, especially during allergy season. Better Air Northwest delivered exactly what they promised: professional service, clear communication, and excellent results. I highly recommend them if you are looking to improve your indoor air quality.

I think this speaks volumes about the company. They closed my claim without finishing the repair or my knowledge. The service call record (as in the email below) indicates they looked at my right oven (I have a double oven), but it was the left oven with the issue. I was present when the service tech was there. He quickly diagnosed the issue (I believe he said it was a faulty ignition pan that was firing to early, and said he would need to order a new one). The truth is that this company has trouble following through with service calls. They've wasted enough of my time with Pro-serve, but I suggest you never let them start wasting yours. (email below) Dear Mr. Waters, Thank you for contacting us today. We apologize for the inconvenience and intend to clarify our records and the Home Warranty service procedures. Below is a copy of our records regarding our last visit to your home: **10/30 BM out-Went to home spoke w/ customer about gas smell. Found gas smell to be in right oven. BM found igniter works, it just takes about 15 to 20 seconds to ignite burner. No gas leak and oven works within specs. No deductible, no repairs needed at this time. If there are problems with the oven at this time, the procedure is to place a work order with your home warranty; and they will assign us or another company to diagnose the unit under warranty. Regarding parts being ordered that would be up to your warranty company in this case. We suggest you contact them for coverage inquiries.
