DO NOT RENT FROM INVITATION HOMES. If I could give them negative stars, I would. Our experience with Invitation Homes has been so frustrating, especially at the end of our lease. They charged us $417 for pest control because rats were in the attic from roof access (clearly the landlord's responsibility). But instead of taking ownership, they blamed us because of dog food and a temporary doggy door when we were dog-sitting even though the rats were found in the attic. We trimmed the trees ourselves and the rat problem disappeared. That should've made it clear this was an external issue, not a tenant-caused one. To avoid a late fee, we reached out to them multiple times every day for two weeks before rent was due & still ongoing now, 3.5 weeks later, trying to resolve the charge. We explained the situation over and over, and finally said we would pay the pest control fee if they removed the late fee, since we were actively working with them to resolve it. Instead of responding, Birtnee Gallardo emailed us an eviction threat. We've already submitted our move-out notice in March and are leaving next week, thankfully. This company doesn't listen, doesn't communicate, and doesn't care. We've tried to resolve things respectfully and were met with silence or threats. If you're thinking about renting from Invitation Homes, seriously reconsider. You'll get ignored when it matters, then punished for it. read more

House used to have a gorgeous front yard but now it's just weeds with junk. Invitation Homes has been notified of their empty house being used for an illegal party. It's been 5 days since I reported this and nothing has been done. This house is an eyesore with party trash on the front yard and dead grass all over. Nick a representation of invitation homes explained to me and made me even understand that we actually benefit from invitation homes leasing packages that it's even a little less for us in the long run so after observing that I found out he's absolutely right also I asked him about a few repairs I had had done in the house and why they had been done in this manner I wasn't completely satisfied with....he said, "I'll be happy to take a look at it for you and correct it, I'll just need you to submit work orders." Nick actually did correct a few things for us with work orders such as closet doors not being hung correctly and not being spaced out and he got them all functioning very well and they hadn't been like ever not even at move in, he also came and did some repairs on our dishwasher with a work order and then said have you had a safety inspection yet I was like no I never had one he goes would you mind if I do one for you I was like no please. Nick inspected all my smoke alarms made sure the carbon monoxide was running and so were up to date .....he's just amazing you can ask him anything thank you so much for having him he's an awesome smart maintenance feller and very knowledgeable about invitation homes what they have to offer and how it benefits us. They want you to pay the full amount on their portal. For example say i want to pay half my rent mid month to ease the stress. You have no options. I've been with this leasing company for about six months now, and overall I've had a really great experience. Everything has been super convenient and straightforward from the start. Came to my house to fix the shower door and a sprinkler system he went out of his way he had to make a run to Home Depot to make sure the sprinkler system was working correctly he came back in an efficient time and worked really hard he also fixed the window pan that was loose he found a new screw and make sure that the window was secured and he also came inside and checked anything else that may have needed to be done and he was really friendly and kind. read more

Frustrating Experience with Invitation Homes - Not What I Expected Unfortunately, my experience with Invitation Homes has been far from smooth, and I've encountered several challenges since moving into my new home on 3-16-25. I hope that the company can review and improve its processes to ensure future residents don't have to deal with the same frustrations that I've faced. Call Center Challenges and Language Barriers: The reason for my multiple calls to Invitation Homes is due to added charges that have appeared on my account. It shows that I owe a Home Liability Policy Admin Fee of $7.50 and a Renters Insurance Home Liability Policy Premium of $1.14. I have submitted the proper documentation, as required, but I am still being charged. Before moving in, it was emphasized that renters insurance needed to be submitted with all other documents. So why am I being penalized for submitting the correct documents? I called the billing department on 3/24 and spoke with a representative. She asked if I could resend the renters insurance documents, but I explained that I had already submitted them prior to my move-in. She assured me that once I provided them again, the charges would be removed. I even received an email confirming that my renters insurance policy was received, verified, and approved on 3/24. Despite this, the charges still appear on my account, and the issue remains unresolved. In addition to the billing confusion, I've experienced language barriers during my calls. Some representatives have had difficulty clearly explaining issues or understanding my concerns, which has made resolving the situation even more frustrating. It's challenging to get the help I need when communication is unclear or misinterpreted. Call Center Challenges: Every time I contacted the call center, I was told that my concerns would be passed along to the "right team." Representatives from the local office, as well as Angelica on 3/25, Princess on 3/26, and Carl on 3/28, all assured me that tickets were written for the issues I raised. However, despite these assurances, there was no follow-up or resolution. No one ever provided clarity on when I could expect action or contacted me again to update me on the status of these tickets. It felt like I was being passed around with no clear resolution, which only added to my frustration. On top of this, I had interactions with Carl and Michelle who were rude and unhelpful. It's funny how the reviews for Invitation Homes online seem to have a common theme of positive experiences with maintenance services, but no gold stars for the call center, local office, or the Conservice team. It's as though the maintenance staff gets all the praise, while the call center and other departments seem to fall short every time. I can't help but feel that my experience with these areas has been far below expectations. Broken Trash Can Issue and Lack of Communication: Upon moving in, I discovered that the trash can provided was broken. I went to Conservice's website and submitted a trouble ticket for a replacement. On 3/20, I received an email from a representative named "Markie," stating that Waste Management had been contacted and that a trash bin replacement was scheduled for Tuesday, 03/25 between 6 AM and 6 PM. The email instructed me to place the trash bin curbside by 6 AM. I followed the instructions exactly, but by 7:30 PM on 03/25, no replacement bin had been delivered. I then wrote an email to Markie, explaining the situation: "I would like to bring to your attention that, in accordance with your email, I set out the trash can for its scheduled replacement on Tuesday, March 25, between 6 AM and 6 PM. However, as of 7:40 PM on the same day, the old trash can is still at the curb. Could someone please investigate this matter?" In response, Markie replied, stating that they had contacted Waste Management again, and CSR Vivek had advised that the replacement could take up to 5 business days after 03/25. This was completely different from the timeline provided in the original email, and nowhere did Markie mention this in the first communication. Had I known it could take several more days, I would not have wasted my time setting out the trash can at all. FTC Action Against Invitation Homes: I also came across a recent press release from the Federal Trade Commission (FTC) in September 2024, detailing actions taken against Invitation Homes for allegedly deceiving renters and charging "junk fees," while also withholding security deposits. As a current resident, this only adds to my frustration and concern, as it shows that these types of practices are not isolated but part of a larger, ongoing issue. Positive Experiences: Edgar from the Maintenance team did my orientation, and he was thorough, answering all of my questions and addressing my concerns. Jared from Maintenance did an excellent job in getting everything in working order, and I truly appreciate his help. read more

He was very caring and attentive, really took the time to listen to our concerns, and provided helpful feedback and a clear solution. Even though the dishwasher ultimately has to be replaced, he managed to get it working temporarily so we could still use it in the meantime. Being it was the first time they do a walk through at the house.He was very professional and very thorough. the service he provided today was great! ZERO STARS -- My experience with Invitation Homes was nothing short of traumatic. If you value your money, mental health, and basic human dignity, stay far away from this company. I rented one of their homes in South Gate, California and it was, hands down, the worst housing experience I've ever had. This company is all about collecting rent and nickel-and-diming tenants--while completely ignoring any responsibility for maintaining the home or communicating with the people who live in it. Let me be specific: *- The heater and AC did not work for over six months. I submitted maintenance requests multiple times, followed up with emails and phone calls, and still nothing was done. No one came out to assess the issue until MONTHS had passed--and by then, I'd spent an entire winter and part of the summer either freezing or sweating in my own home. Their lack of urgency or care was beyond negligent. They never offered temporary solutions, alternate housing, or even a reduction in rent. I was literally left to suffer in silence. - Within four months of moving in, the stove, oven, and dishwasher all stopped working. I wasn't asking for luxury--just basic, functioning appliances in a home I was paying full rent for. Each of those issues required full replacement, which also took an unacceptable amount of time. There were weeks when I couldn't cook a meal in my own home because Invitation Homes couldn't get their act together. - When it came time to move out, they charged me $3,200, claiming I failed to notify them of my move-out date. I had emailed them multiple times with the exact vacate date, and I have receipts to prove it. Still, they completely ignored my communications--just like they did throughout my entire lease--and tried to hold me financially responsible for their lack of organization. I followed every protocol, but none of that mattered to them. What made it worse was the sheer imbalance in how they handle accountability. If rent was even a day late, I would receive a three-day notice to quit immediately. Yet when I emailed about urgent repairs or needed clarity on anything at all, I would be ignored for weeks or never get a response at all. Their priorities are crystal clear: get your money, and nothing else matters. Their so-called "Resident Services" team was useless. I would spend hours on the phone being transferred from person to person, each one telling me something different--or worse, promising to "follow up" and never doing so. It's a disjointed, faceless operation where no one takes ownership of your concerns, and nothing gets resolved in a timely or respectful way. Invitation Homes is the textbook definition of corporate greed. They don't care about providing livable homes. They care about collecting rent checks and punishing tenants for minor infractions while completely ignoring their own legal and ethical responsibilities as landlords. If you're considering renting from them--DON'T. You deserve better. No one should have to beg to have working heat, functional appliances, or basic communication. DO NOT BOTHER. This company is the worse renting experience I have ever had. The office is impossible to reach, takes forever to get back to you, is useless in solving issues, and they are overall a waste of time and money. They are also unforthcoming about what they charge you, and the billing system lumps utilities in with the rent. So if you have any disputes for the charges (which we ended up having a lot), they take ages to get back to you and tack on a late fee. Gilberto Camacho and Michael Molina, manAGE YOUR DAMN PROPERTY BETTER. The Glendale office is IMPOSSIBLE to get a hold of by phone. I have not, in the entire two years of dealing with them, ever reached this office through any of the phone numbers given to me. I have been transferred to the national line every single time, and had them leave a message with this office that never seems to see the light of day. I have tried calling at different times of the month, week, day, it did not matter. A few times I even asked the national line operator to transfer me to the Glendale office, and ended up getting automatically transferred back to the national line. What an absolute joke. Throughout the two years I lived in one of their homes, it was clear that the house was not well-maintained. There were several big maintenance issues, mostly regarding water issues. From day one, we notified them of water damage in front of a sliding glass door (which we later found out was installed backwards). This issue was not solved in a timely manner and led to the second largest room in the house being flooded multiple times. The floors were waterlogged and stripped away, a lot of personal property was damaged, and the room was on-and-off unusable for several months. This was linked to pre-existing issues with the house, and during those several months we tried many times to contact the office to send people to get it fully fixed. We also later found out that the water pipes were old prior to our move-in and led to various plumbing issues that drove up our water bill. The yard sprinkler was leaking for months from the very start, and was not visually detectable but slowly drove up our water bill. The man they sent for this issue was clearly not from the maintenance department, and literally looked up a YouTube video to sort it out. When it was "fixed" the first time round, the sprinkler malfunctioned and sprayed the house with water for an entire day and could only be stopped by shutting off the water line. There were other maintenance issues as well, but these were the biggest recurring headaches to deal with. Finally, the move-out process. We notified them early on and very clearly that we wanted to be present for the walking inspection to fix any remaining small issues. They forced us to pay for their own recommended cleaners, and we very clearly notified them what date and time the cleaners will be coming in. We even had the cleaner herself notify them. Not only did they decide to have the inspection without notifying us, but they did so before the cleaners even got there, so they took a bunch of BS cleaning, trash, and "pet odor" charges out of our deposit. A room that got charged, the pets were never even allowed in. If they had stopped wearing their asses like a hat for two seconds and actively coordinated with us, this wouldn't have been an issue. They forced us to pay hundreds of dollars for cleaners, didn't even allow the cleaners to do their job, and took over half of OUR deposit because THEY screwed up. The most neglectful, clueless, slow, infuriating office I have ever had to deal with. I personally truly don't believe anyone does any work at this place. This company should be shut down. read more

I've been renting my home for over 13 years. I love my home and my neighbors but NOT the management company. They hire workers that do half ass jobs and most of the time they never show up. Makes it very frustrating when you take time off work to be home. The latest my pool man never shows up on his designated day or just decides to skip the week doing the pool. I've had enough and it was time to write a review since I pay for the services and the management won't reach back to me to rectify the matter or compensate me for the 4 missed pool days. I am not one to write reviews but after the experience we've had with move out I felt it was necessary. After giving our 60 day notice, we paid the last rent at the end of May. It was a prorated amount for the 7 days in June. On the move out slip they charge you twice for the month of June. They also charged us $690 for landscaping. The company only had to mow the backyard and no landscaper cost $690 for a mow. When we moved into the house, it was not clean. The shower had mold in it, the carpet had the previous tenants hair in it, dust everywhere, the cabinets had crumbs in it, so definitely was not cleaned. Upon our move out they charged us a $500 cleaning fee. You pay an absurd amount for rent, we took care of the house move than the company ever did and we received little to none back on our security deposit. Our leasing agent also left the company during our move out period and no one from the company let us know. If you want to pay high rent, have a house that is not taken care of by the company, and not receive your security deposit back then invitation homes is your go to. read more
