My first week moving in sewage came up through plumbing in one of the bathrooms and soaked the entire bedroom it was connected to. Not only did it get all my boxes with important files, office supplies, printer and furniture wet with sewage; I also have not been able to set up my office to be able to work. The room had been unusable for the first few weeks and was a complete biohazard.The plumbing issue was from roots growing through the pipes and I just moved in, so it is definitely was not my fault.  When I called for repair they told me someone should be here within 4 hours. I waited 5 hours before I got a call that they would come the next morning, and still did not come untill late afternoon. The wall next to the shower was soaked and damaged from the same issue. So that was another day I was stuck with dry wall and painting work to be done.   In addition the carpets were soaked with sewage water for a week even after plumbing was fixed. It went from an unsanitary sewage biohazard to mold that you could smell through the entire house. My daughter and I were breathing it in for over a week. Which she has now been sick for 3 weeks, and now i am sick as well. First they were talking about just cleaning the carpets but after a week of complaining the carpets were replaced, thank goodness. The room still has a moldy smell when you walk in it. Not sure what that's about. The retaining wall on the side of the house is being held up by 2x4s which was noted by the technician on my first walk through. I have a dog and kids, so this is not safe. I had waited 3 times for them during their scheduled time with no show. As i am typing I am waiting for the 4th time. I have to be here because i can't leave my puppy in the house alone for several hours. Especially with them changing their window of time to show up while I'm already waiting, without warning. I do appreciate that most the issues were repaired. However I have lost so much time and money with all these issues. I lost more than a months worth of rent with these maintenance issues. In addition i was breathing in sewage and mold for 2 weeks. You guys should be checking your homes for safety and clearing all these issues before the client moves in.   When i tried to approach them about rental credit i had left several voicemails and emails before i got a response. The response was just that they would have someone get back to me. I was left in complete stress having to check my voicemails, emails and their client portal daily. It took almost a month to finally get some sort of credit and it was only a measly $362.59. I have had to stay home for half of the first couple of weeks that I have lived here for  necessary repairs. I have had to turn down several clients for work while being stuck here for those days. The room has not been usable to set up my office and have access to my computer, printer and files. The boxes were soaked in sewage so hopefully i don't catch anything serious. I feel between the toxic air we have been breathing, the inconvenience, the loss of 1 out of 3 rooms the entire time and loss of income I should get much more than that. I just moved in and it has been a complete headache. Including a huge loss of income for me. They know my income, i almost average what they gave me in a day. I lost over a months rent and still have other bills to pay. This is absolutely ridiculous. Unhappy, angry and frustrated client here. read more

To the Invitation Homes Management In light of the Corona-virus Pandemic continuing to be a world plaque; I placed a call to the Invitation Homes Pasadena office in Southern California on March 1, 2020 and spoke to the Assistant Property Manager Correna Clemente. The discussion centered around a serious discrepancy regarding my rental insurance plus my April and May rent balances. I admit that I did come across as a bit irritated and/or frustrated for which Ms. Clemente clearly observed but patiently and quietly, without interruption let me rant about my rental discrepancies. Ms. Clemente expertly and professionally went above and beyond the call of duty by demonstrating "World Class" customer service skills. She thoroughly took her time to soothe my anxieties by explaining and answering all related questions to my surprised satisfaction. As a former customer service representative, I have taken professional customer service training from companies such as Disney Studios, Universal Studios, Verizon Business Solutions and others; therefore I know a little something of what to expect as the customer. Ms. Clemente hit the mark for sure by exemplifying herself with the quality of service she provided. When I asked her the title of her position, she informed me that she was an Assistant Property Manager. I was in disbelief at first but because of her humanity and sincerity, I thought she was "THE Property Manager" in charge by the way she carried herself so professionally, polite and knowledgeable. Unfortunate, some of your asst. property managers and other employees have displayed very clinical, mechanic and despicable personalities; always rushing you off the phone and/or never returning calls and just plain rude. There's no reason for it, so you can imaging how refreshing it is to come a cross someone like Ms. Clemente. She's the complete antithesis and apparently chooses to represent herself and the company in the best light possible by having a positive attitude, very Infectious, you cant help but reciprocate! (Maybe management will recognize her for this gift/talent) In summary, Our call ended on a positive note and a rewarding experience. In spite of my initial disappointments about the company rules and regulations; Ms. Clemente totally disarmed me. She didn't interrupt and/or rush me off the phone but rather she represented herself as a true manager should, would and did. She patiently "LISTENED, showed compassion and respect. Ms. Clemente totally did her job by making sure I understood everything about my rental account/ledger before ending our call. Thank you Ms. Clemente Hope they acknowledge you for a job well done! I wish I can give invitation homes 0 stars. Please take the advice from myself and all of the other people reviewing them so poorly. It's a HORRIBLE spiteful and money making Wall Street company. They are selfish and could care less about your home or the people in it. We have lived here a little over a year - not late on one payment - and have been dealing with flies in our master bathroom. 50-100 flies at times over the last SIX MONTHS. no one cares to find a resolution to our problem. They have sent out half ass "exterminators" that could care less to try and find the root cause. Finally a company came out that found a dead rat in our attic along with maggot casing covering it. They removed the rat hoping that would be the cause but a month later and they are STILL there. They also found a HUGE hole in our ducting system not even a foot away from this dead rat-so whenever we were running our air and heat we were breathing in god knows what from the debris in the attic along with whatever contamination and disease the rat was carrying when it died. After dealing with all of the maintenance people, including the maintenance manager JOSE-who when leaving my house after looking at the issue said "well the good thing is it's only flies.." ARE YOU KIDDING ME????? Who says that. I finally decided to reach out to NICOLE the property manager-and she has done NOTHING to support us in this besides offering "$100" on our $2400 rent. And she offered me this today after calling her since Jan 2nd, 2018 repeatedly asking for compensation in the matter. What a joke. We have a 6 and 3 year old living in the house with no idea of the types of diseases this flies are carrying. They are HUGE flies that barely move when you get near them. We have had our master bathroom closed off and wasted many towels and bathroom decorations and curtains due to this issue. Along with that being the bathroom with the big bathtub to bathe our children in. They are a horrible company that could care less about the people and the situation and take their own "time" to get an issue resolved. I will not be paying rent anymore and have already been in contact with a lawyer. We have been calling them since last August reporting issues of flies. BEWARE AND PLEASE DO NOT RENT FROM THEM!!! along with this humungous issue we have had many little issues (WAY TOO MANY TO ONLY BE HERE A YEAR) some were handled quickly and others have needed to be redone bc the ppl the send out obviously aren't equipped. Their vendors are always knock of companies that they probably pay shit to them as well. Never I mean never rent from this company. WayPoint is nothing more then thugs in suites. The Encino office sucks Rachel Billotti is a terrible property manger. The new property manager Arlene Griffin is just at bad and terrible. The office will not answer your calls, voice messages, emails, and neither will corporate which is now Invitation Homes. The old company Colony Homes was amazing nice, even though somethings were never fixed even after moving in, they were all minor things from the previous company we moved in with. No big deal very nice people and maintenance people as well. Waypoint comes along and even though you pay your rent they send 3-day notices start charging you fees, that it cost them to serve 3-day notices. Then they will lock you out of your online paying account. Then start charging lawyer fees, fees on fees, late rent fees, and other nonsense that prevents you from paying them through western union your other mode of paying them. So, your next option is to pay in person. You will go to their office give them they rent the have been denying and not allowing you to pay; and deny it in person as well. This will continue to be the pattern for the next 6 months, the only way we got them to take the rent is by going to a lawyer. Then they will sue you and evict you. So you will have to go to court, before going in to court all this is settled by their two lawyers and your one. They agree you owe no money and they will give you your deposit back in 21 days of move out. You agree because you want nothing to do with this company anymore. You all go in-front of the judge agree to moving out, they agree you owe no money and will receive your deposit back. The judge writes it all up everyone signs, and everyone leaves happy. Now here you are four months later with no deposit back mind you was $1700, I kinda need that money. And the court says yea they failed to comply, Waypoint also sent to a creditor that you owe them money and a collections agency is now bugging you. When this was all settled in court. So now the court says you need to sue them to get something they already agreed to and failed. So please everyone save your self the money, headache, and stress. Never rent from this company, which has changed its name to Invitation Homes. I would also suggest not renting from them same company new name. read more

Renting a home for my family has often been a hassle and a headache. Almost 4 years ago, we needed a larger house because the family was growing and we rented this home through Colony American Homes. Not long after we moved in, that company merged with Waypoint Homes. Nothing changed except the website we used to pay our rent. A little later on, our home's management was taken over by Invitation Homes. Again the website changed.Other than that, they haven't made any changes to our lease except for regular rent increases (which are expected and understandable)! We have had occasional repairs and maintenance calls but really nothing out of the ordinary. Every time I have called or requested a visit through the online portal, we have gotten whatever the issue was addressed quickly and with very little inconvenience. Last month, we had a plumbing leak in a downstairs wall. I requested repairs through the online resident portal. Within 48 hours, plumbers were here to repair the leak. In the process of the repair, they needed to open holes in the ceiling and wall. The leak was pretty significant, so the holes were left open for a few weeks to ensure that they had time to completely dry on the inside. Last week (Wednesday), a man came by to close the holes but he didn't do the finish work. Today, an awesome man named Chris came by the house to do the finish work closing up the holes. He taped the seams, sealed them, and retextured the walls then left to give that work time to dry. Later on, he called me and got permission to come back by to repaint the ceiling and wall where the repairs had been done. He was prompt, polite, professional, AND he did beautiful work! He also cleaned up every speck of mess he had made while here. He explained what he was doing and how long it would take to completely dry. I could not have asked for better service nor a friendlier repairman and I really appreciate that! Thank you Invitation Homes Maintenance for employing actual professionals to come into my family's home to handle maintenance and repairs! Getting in touch or having anyone follow back up with you with this company is ridiculous especially when they know that they are in the wrong. If you are signing up to rent with them please make sure that they let you know of everything that you have to pay for, upon your move out, in writing! We were charged almost $1,000 to have the inside of the house repainted when we were instructed not to. The $1,000 was prorated because of a "policy" that they have stated that we had to have lived there for 3 years to not be charged. A "policy" that was never shown or explained to us. A "policy" that is not anywhere in our lease. When I called and emailed to dispute these charges I got the runaround from both Britnee and LaTanya. Both told me that it was a part of the California Code 1950.5 and I was told that I could look it up because "it's the law". I did look it up and it is not the law. In the code it states that landlords are able to take out a portion of the security deposit except for normal wear and tear. There was nothing wrong with the inside of our home for them to have to repaint the whole inside. I told them this in my dispute and was later sent the California Landlords and Tenants guide and they told me that they follow the guide when prorating/deducting amounts for paint. I have attached the photo that I was sent for reference. In the guide it states that if we lived in the residence for 2 or more years ( which we did) we would not be deducted in our security deposit and we were. After I disputed this is when they told me that they adopted a "policy" that states that the life of paint is 3 years which is why we were charged a prorated amount. But we were never made aware of this "policy" and to this day no one has sent it to me for reference. It was not in our lease and we did not sign anything when they supposedly adopted this "policy". This whole company is so unprofessional and even worse when you have to do a dispute. I had to constantly be sending follow up emails because no one would get back in touch with me. This is the worst rental company in the history of rental companies. If you want to have your life disrupted continually, and your families lives put in danger, rent from this company. I only put one start because I have to put a star. This company is NEGATIVE 100 STARS! Honestly the problem that Invitation Homes caused is much longer than I am allowed to write here. In short, Invitation homes put my family and I in danger. I am married and have 3 kids and a service dog. Invitation Homes hired a contractor to come into our home and spray toxic chemicals in our home while we were in the home. After the incident happened, one of the maintenance workers came to our home with a maintenance manager and told us that we were to be out of the home for 48 hours to allow for the toxic chemicals to leave the home. We were supposed to be informed 1 week before the scheduled maintenance. No one said anything. We were not informed. We didn't even know that toxic chemicals were going to be sprayed in our home. Invitation homes have put my family in danger and they do not even care. This is the worst company I have ever had dealings with. This company deserves to be shut down for good. When the work was completed by the contractor, the workers came down the stairs to find us, they were wearing heavy duty gas masks. They asked us, why are you here? They knew that we were supposed to be out of the home. Not a single time were we told that we had to be out of the home and not a single time were we notified that toxic chemicals were going to be sprayed in our home. This is a disgusting amount of negligence. This happened a couple of weeks ago and not a single time have I been called to be checked on, to offer assistance, to offer concession. 6/26 I received an email this morning from their social@invitationhomes.com email box. They claim someone will contact me. Nothing today. I'm not holding my breath. If you are thinking of renting from them, don't! 6/25 Well below is my original post and IH did send me a DM saying they are looking into my situation. Could this be real? Could they possibly do the right thing? We shall see.....I will continue to share updates. Posted originally 6/23: Why doesn't the Tampa office respond to security deposit disputes? I've been waiting over a month. First you sent the ledger to the incorrect address which is a violation of Florida Statute 83.49. I notified you of my change of address before I moved out but you still sent it to the wrong address. I moved out early because of code violations issued by Pinellas County Code Enforcement for a leaking roof. The roof leaked for almost a year. The walls and ceilings of the home were damaged, moldy and musty. IH spent months parading contractors in and out of the house just to deny the bids canceling work orders and deleting them. Finally the roof was replaced but it leaked more after the replacement because the contractor did a lousy job and didn't replace the rotten wood. It was actually raining in the kitchen! The house was deemed to not meet minimum housing standards and IH failed to resolve the issues within the required timeframe after receiving written notice. Therefore, Florida statutes allow for the tenant to terminate the rental agreement without additional fees. Your office billed me for charges that need to be removed and I am owed my security deposit and rent abatement. Your office has ignored every communication sent. If I could give 0 starts I would! BEWARE OF RENTING ANY HOMES FROM THIS COMPANY!!!!! Back in august my husband and I were interested in renting a home from their company. We confirmed with representative Armando from the Pasadena location that if we put down the $2500 security deposit but decided not to move in they would refund the money. We cancelled moving in the very next morning after paying the deposit and we were told they could not refund the deposit electronically only by a check sent out from their Arizona office and we would receive it by 2 weeks. 2 weeks and I received nothing! So I called to report fraud to my bank. The bank provided a temporary credit while investigating. Yesterday 10/31 the bank took back the credit because invitation homes informed them the amount was non refundable (WHAT?!?) and now my bank says I have to have this resolved through invitation homes. I've probably called the Pasadena location 20 times and it only ever forwards to the national call center who can do nothing besides send out a message to the Pasadena location to call me!! I've texted Armando and received no response. I feel bad because he is the only actual person from the Pasadena location I can contact but it doesn't seem like he cares either. It's ridiculous to me that I'm having so much trouble getting this situated when I never even moved into the home. They gladly and easily took my money but are making it soooo difficult to refund it back to me. UNLESS YOU WANT YOUR MONEY STOLEN, AVOID THIS COMPANY! read more
