    [[HIGHLIGHT]]The newly renovated San Leandro Pearl Bay Tea House word is obviously out because my parents and I knew better to line up early, and even with this, I stood in line in a position that was halfway to the Sang Chong market next door already! 9:00am hit, the doors opened, and it was like how Black Friday door busting used to be! The restaurant PACKED UP SUPER QUICK![[ENDHIGHLIGHT]] [[HIGHLIGHT]]The new colors and chandeliers really make the ambiance fancier than the previous restaurant.[[ENDHIGHLIGHT]] They even have a private VIP room in the back. [[HIGHLIGHT]]My family and I did notice that the carpets did not look new, and looked like they hadn't been cleaned, which confused us because of the grand re-opening and renovations done.[[ENDHIGHLIGHT]] Everything we ordered was absolutely delish dim sum. Their congee with century egg and chicken is packed with flavor! I enjoyed this for a few more days after as leftovers! I gave four stars though, because service was slow, unorganized, and if we hadn't called attention to the manager and servers, we might have needed to wait even longer for our food orders to go in and be served. Our combination rice noodles plate took over one hour and it took us asking one of the managers what happened to our noodle dish, as it had been over one hour, and was the last item to be crossed off our orders list,l. We told the manager we could just cancel it since we were full from dim sum. The manager hurried to the kitchen, then back to our table with the rice noodles dish in hand. We have dined in this Pearl Bay location for years, especially because of the dim sum and regular dinner and lunch menus, so we hope that with more staffing and organization, service will improve over time.

    Came back after they renovated the place. [[HIGHLIGHT]]The place is really nice, updated and modern.[[ENDHIGHLIGHT]] However dim sum not so great. Dim sum is made to order. Order on piece of paper and once submitted, the orders came out pretty fast. We had the shrimp rice roll, it was ok, the soy sauce was off, easy sweet enough. The chicken feet was not tender enough. The beef stew over rice rolls, the sauce was weird. The shrimp dumplings were the only thing that was left. Beef chow fun was missing seasoning even the turnip cake was not seasoned well. Maybe in time they will get better after their renovation.

    Traditional Chinese food served family style in classic set meals or a la carte. This little gem doesn't look like much from the outside but sure does pack a punch of a meal during dinner service fit for even a banquet style party. Dim sum is also offered during brunch if you happen to be looking for a spot but we haven't had a chance to try it yet but from this first experience, it's very likely it'll happen in the near future! [[HIGHLIGHT]]Squeezed in a mall hosting a huge, largely vacant parking lot, Pearl Bay Tea House welcomes you in through their tiny doors to dine in their decently sized ballroom spread with medium to large tables available to parties larger than 10.[[ENDHIGHLIGHT]] If you're coming with a larger party, you definitely should consider making a reservation. [[HIGHLIGHT]]Dimly lit but spacious, you'll find yourself flooded with sounds from patrons at surrounding tables once the peak rush arrives.[[ENDHIGHLIGHT]] With their own tanks of live seafood, your meal has got to include something from their catch! You'll have a variety including fish, lobster, shrimp and clams and have a few options of cooking styles to satisfy your craving of the day. We ended up getting a fish cooked two ways, soup and sautéed with vegetables, as well as lobster smothered in garlic sauce. In addition to the seafood, we ordered some vegetarian dishes which were cooked perfectly with just the right amount of seasoning and sauces to elevate the natural flavors of the earth-grown ingredients. A popular dish, the roasted quail, was also something we ended up trying and it was exquisite. The meat was tender, seasoned well, and roasted perfectly. Each quarter bird was packed with protein and the thin bones were easy to pick out. All the dishes are meant to be consumed family-style and the big portions will surely feed a table of at least eight. The prices are reasonable and when the tab is split per person, the average cost of the meal given its portions, quality, and variety, make this meal a great value. Not only was the food delicious, the staff were also pretty good with their hospitality and timeliness when the restaurant was a bit more quiet. However, when the rush started to get a bit hectic, there was a significant drop off in service and as you get closer to the end of your meal, it almost felt like they downright ignore your table until you leave so they can turn it around for another customer. For example, one of our party members went to use the restroom just a bit after dessert was served and one of the staff members came up and asked if we were still using their chair, despite seeing the rest of our party still comfortably seated and enjoying the rest of our meal. It was a bit of a surprise. For language immersion, most of the staff speak both Cantonese and Mandarin Chinese so if you're a native speaker or a learner, you'll have plenty of opportunities to connect in the spoken language. The menus are also typed up in Chinese (and English) so you'll have a chance to brush up your word recognition as well. [[HIGHLIGHT]]Overall, Pearl Bay Tea House checks all the boxes for a classic Chinese seafood restaurant albeit a bit aged with its furnishings. They could use some remodeling to spruce up the interior and exterior to bring some glamour to match its solid food preparation.[[ENDHIGHLIGHT]] You'll find the classic dishes meant to be comfort food as well as some with a bit more flare and freshness. [[HIGHLIGHT]]Come in expecting a midrange seafood restaurant and you'll be thoroughly satisfied and I'm sure with a few changes, they can certainly elevate themselves to the ridge of a high end banquet hall![[ENDHIGHLIGHT]]

    Yummy dim sum! They had all the classics, as well as a bunch of other different dishes, and everything was good. Dishes came out promptly after ordering in small groups, so we were able to finish up some plates in time to make room for more on our small table. The staff was also attentive and friendly. Would recommend and we'll defo be back!

    2nd time visiting and we are already thinking about our third visit. Great variety on their menu with reasonable prices. Just wish they had a smaller version of their porridge but other than that I have no complaints with what they offer.

I tried the super steamed bun and mochi with sesame, which took about 15ish minutes to make. They did give me the heads up about the wait, so I appreciate that. The total for both was a little over $10. They're pretty busy with people coming in and out constantly to pick up/place their orders. They keep the prepared orders inside thermal bags so they're kept warm, which is a nice touch. The super steamed bun was huge, the size of my face damn near. But unfortunately the ratio of filling to bun was waaaaay off. I have to say the bun itself was good and the filling was delicious, but the ratio threw me off. I had to peel off all the excess breading. But if you like those type of steamed buns, this is def a good $5 snack. The mochi was fresh, rolled in peanuts and sugar with a black sesame type filling. It was a bit too sweet for me. I feel like if it was just rolled in peanuts alone, the sweetness from the filling would have been enough for the mochi. I loved the texture of the mochi, soft with a light chew. They take card which is handy. Prices seem about average compared to all other dim sum places. Not low, but not too high. The food is fresh, and you can see them hustling in the back to get the orders out. They're in a plaza which gets pretty busy between the supermarket and restaurants but you should be able to find some parking in the lot. If your order takes some time, you can always pop into the supermarket for produce. They have a great selection there.

Better off with the family plan meal but nothing was of interest to us except one or two dishes. It took forever to come out and I mean FOREVER to a point where we almost cancelled a few dishes and called it a night, but they kept saying it's being made. With as many people and as massive as the restaurant was, and the price tags, I was expecting a more efficient service. A couple of times we saw our dish being brought to the wrong table and the people going "oh we didn't order this." With all of that out of the way, I am giving them an average score of 3 starts because the food did bring them back up. It was actually really good. My favorite of all things we ordered was their sea bass with string beans. The sea bass was fried crispy, garnished salty and still soft inside. It paired really well with the string beans. We ordered a bunch of other things that I couldn't tell you what the name was in English and they were above average taste wise. Their complimentary dessert however, was mass produced and tasted like they added too much water to it. This was the only one I was disappointed in. On another visit, I saw multiple families sneak out of the restaurant, walk to McDonald's across the plaza, and smuggle food back in to tide them over until their orders came. After a while, I wasn't alone in meeting the decree of, "come to Fusion on Saturday," with a groan. However, when HL Peninsula opened in Castro Valley and established itself as a threat to Fusion's business, it served as a wake-up call. Food immediately got better (from "below-average" to "know what to order and you'll be fine"), the speed of service improved, and food temperature became consistent and proper. It's not QUITE a "different restaurant" feel, and there are still some negatives. It's still loud and service could still be better (there have been times where chicken wings have taken over an hour to come out, which is a "should not occur"). However, at least I don't dread coming here anymore.

She acknowledged the order and called over to the chef to prepare it. The chef walked over and selected a duck hanging on the left side. My mom politely asked if we could instead have the half duck hanging on the right side, mainly because it appeared to be a larger portion. Unfortunately, the chef ignored her request as if he hadn't heard it. I then kindly repeated the request and asked if we could have the one on the right instead. At that point, the chef placed the duck he had taken down back onto the rack and proceeded to serve the next customer in line. He then continued assisting additional customers who arrived afterward while completely ignoring us. After waiting for a while without any acknowledgment, my mom became frustrated and said we should just leave and not purchase anything. Once we said that, the chef suddenly became aggressive and started yelling, saying, "Why the f*** would I cut open a whole duck just to give you half?" As we were leaving, I calmly asked him if the duck on the right side was already cut in half, because we were not asking him to cut a new one. He responded with his mask hanging below his nose and said, "Yes, it's cut in half. So what? I don't want to sell it to you." This interaction was extremely disappointing and unprofessional. I'm not sure if he is the chef or the owner, but basic respect and communication with customers should always come first. Due to the situation, I decided to take a photo of the individual. When he noticed, he became even more agitated and chased after my mom and me toward our car. For a moment, I genuinely felt concerned about my mom's safety. He followed us to the car and began trying to take photos of us as well. It was shocking to see someone become so aggressive over a simple request regarding half of a roasted duck. Experiences like this make customers feel uncomfortable and unsafe, and it is not something anyone should have to deal with when simply trying to purchase food. Thankfully my mom and I were not hurt. WE WILL NEVER BUY ANYTHING FROM THIS PLACE EVER AGAIN even If it is the last roast duck place in San Leandro, I rather drive up to San Francisco than to spend my money here.

Highly recommend ordering to-go. Be prepared to wait at least 10-15 minutes if not busy, since the rice noodle fun is made to order, so it's nice and fresh. While you're waiting, you can shop around at the 88 Manor Market, where you can find a lot of Asian sauces and ingredients ! They are also known for their Roast Duck and Soy Sauce Chicken! Super flavorful and delicious when you bring home a half/full order and eat it over rice and/or any Asian noodles! Cool thing is that, if you spend $30 on their steamed dimsum menu, you get free large cup of hot soy milk for free! The people there are really nice and friendly, so I highly recommend coming here to give it a try. STEAMED RICE NOODLE FUN - don't get mixed up. :)
