First, I was told he would be at my condo at a certain time to give me estimate and when he didn't show up, I called and when he called me back he said he didn't know anything about it. He finally came out and we went over what I wanted done and I asked him to email me the estimate. After a week of not receiving anything, we called him and he said there was a problem with the email, but he gave us a quote over the phone. $3700 to clean a 1 bedroom condo and seal the floors. We never did get a copy of the estimate. We needed it done right away and did not have time to look for other estimates so we hired him. On the morning they showed up to clean, we went over what I wanted done again. He did not even do most of it and what he did do was not done properly. Further more, 2 recliners and a coffee table were just piled on top of my sofa and a kitchen table was put on top of my desk. I had to get help putting them back where they belong. A necklace is missing. Things were unplugged and furniture put back against the walls so I had to pull out the furniture just to plug things back in. For $3700 this place should have been spotless but instead all they did was as little as possible in my opinion. The arrived at 8:50am and left at 4:50pm, exactly 8 hours. While talking to who I think is the owner, Bill, about getting some of our money back, he started yelling so I hung up. I don't want to go to court over this and I do not want him coming back to redo the job because of the major inconvenience and having to leave my house for 3 days because of the odor from whatever they did, plus his attitude. Below is a partial list of the issues in addition to the ones stated above. 1. Seal the sub floor. I can still see stains because it was put on so thin. Instead of scraping off leftover carpet padding like I was told they would do, they just sealed right over it. What they did do is already chipping off. 2. Carpet strips. Some were removed, some were just sealed over. 3. Windows not even touched. 4. Other areas completely ignored, including mold issues. 5. Ceiling wasn't even touched. 6. I was charged, according to a detailed bill we asked for, to clean inside cabinets. Not even touched. 7. Bathroom closet had things moved around, but it does not look like they cleaned anything. At the very least, they may have cleaned the front part of a few shelves. 8. Shower curtain and other items removed without my knowledge or consent. 9. Inside of stove cleaned despite me telling him not to because I was going to throw it out. 10. Microwave has some kind of grey stuff in it. It's dirtier than before they came in. Etc.

I wouldn't say that any of them really impressed me to the point of carving out 20 minutes of my insane schedule to write a review, good or bad. Obviously that changed when I met CJ @ Illinois restoration... Unfortunately about 2 months ago I had toilet water coming through my ceiling into my therapy bay from the dermatology clinic upstairs. I obviously freaked out and immediately called CJ who I had recently been introduced to. He literally stopped what he was doing and was at my clinic in 15 minutes. He took control of the situation and to my astonishment, had a team pull an overnight to 100% clean and de-nastify my space. I was able to treat patients the very next day! The story doesn't end there. The people responsible for the mess were less than cooperative and CJ and his crew were phenomenal go-betweens to get the mitigation and the rebuild covered as quick as possible. I did not know that any mitigation company also did the rebuild work! 100% made a shitty (no pun intended!) situation so much more tolerable. I can't say enough about CJ and his team. They don't have licensed electricians doing th electrical which led to many other issues after they "completed" The Work. The crew chief/supervisor George called me after the verbal altercation with his boss and said he does not represent my teams values and work ethics. Considering the fact that I have not been able to get the company back to Fix the issues from their incompetent employees who also lie Tells me a lot about the overall company. I've called my insurance and told them not to use them anymore. If they offered to redo everything for free, I would deny access to my home. Crucially, during his in-home visit, Mr. Brendan, the Project Manager, explicitly assured me that both the hot water tank and the associated labor for its repair would be fully covered under warranty. While he mentioned an inquiry with the manufacturer regarding labor coverage, the current stance that labor is not covered directly contradicts this explicit assurance. It is pertinent to note that the hot water tank is only three years old and carries a six-year manufacturer's warranty, and a five year warranty with Delmar. During a recent service call, I personally overheard your plumber confirming the active warranty status of the unit. Thirdly, the bathroom cabinet, also installed three years ago, has developed significant warping. Your representative, Mr. Mike H attributed this to alleged misuse, specifically suggesting infrequent fan usage or excessively hot water temperatures. I must clarify that I consistently use the bathroom fan during each shower, and my preference is for moderate, not extremely hot, water temperatures. These assumptions do not align with my actual usage habits and appear to be an attempt to sidestep the obligation to cover the associated repair costs. The overall standard of service and communication provided by your company has been consistently below acceptable levels. Documented issues and findings have not been adequately addressed. Specifically, Mr. Mike's email stating that the warranty does not cover labor charges for necessary repairs is perplexing, they did however offer to give me an estimate for labor cost, provided for these very labor costs on items are still explicitly under warranty. Furthermore, my experience has been marred by instances where initial work required rework due to apparent oversights, leading to considerable inconvenience. I have made multiple attempts to schedule a direct discussion with Mr. Mike H. regarding these pressing matters; however, I have consistently been informed of his unavailability, and despite my requests, my calls have not been returned. In October my painter decided to remove some of the drywall in the kitchen & replace it to provide a better painting surface. The area included the south exterior wall. On 10/16/21 when he removed the drywall he discovered the missing insulation. He called me immediately. I came home, took pics, and sent to Assured's sales rep on 10/16/21. The sales rep came to my house on 10/29 to review. I had intended to have the rest of the downstairs painted with the exception of the bathroom, but with the discovery of the missing insulation in the kitchen I did not trust that any of my exterior walls were insulated wherever injection foam was used. Unfortunately I couldn't even consider addressing the upstairs rooms at that point due to cost. I felt my only option was to have the drywall of all the downstairs walls removed. If they were in the same condition as the kitchen south wall as I expected, I would have to install rolled insulation. The sales rep suggested that the company would make it right. I asked him if they would remove the drywall, install rolled insulation, & redrywall. He said no, the company wouldn't do that. In that case I said I had to move ahead with finding someone to take care of it the right way & I expected to be compensated. After seeing the kitchen wall I would not go through the injection foam process again. It was a freak accident that I even found out that my walls were only partially insulated. If my painter hadn't decided to remove that kitchen drywall I still wouldn't know. To this day I have not received a definitive explanation from the company as to how or why it happened. Since my kitchen cabinets & flooring were installed 10/19-22/21 I could not address the lack of insulation on the east exterior kitchen wall. As far as the rest of the downstairs, my painter started demolition on 11/7/21. As expected the walls were in the same condition as the kitchen wall, pics attached here. He worked a total of 11 days, 8 of which were drywall removal, installing rolled insulation, redrywall/tape/mud/sanding/prep for painting at a total cost of $4700 not including all materials. With all that work completed, I still have part of my downstairs that I think it's safe to say is not insulated correctly--the east wall of the kitchen and the bathroom, approximately 20% of the downstairs exterior. As for the upstairs, I don't know for certain the condition of the walls that had injection foam although I think a reasonable assumption would be that they are in the same condition since installation was done on the same day. The upstairs had already been repaired after Assured's install date, including partial drywall/tape/mud/skim coated, and painted at considerable expense. I cannot afford to tear those walls apart now. I texted an update to Assured's sales rep on 11/15 & e-mailed all the pics on 11/16, three of which are attached here. I received a text asking if I would be available the next week for him & their operations manager to come out. I replied yes. The next week came & went. There was no call from Assured to reschedule. On 12/2 I received an email from their scheduler stating that one of their installers might be able to come out that afternoon & possibly install. Install what? I already had the work done. On 1/17/22 I called the sales rep again. He asked me to resend the pics which I did. On 1/20/22, three months after the problem was originally discovered, Assured's operations manager & I had a call. I said that I expected for the entire $5000 to be refunded. He offered me $2000 stating that I did not give them the opportunity to come & fix it & that they had done a lot of work. How could I possibly have agreed to injection foam again? I never received an alternative non-injection foam option to correct it from the company between 10/16/21-11/7/21. I had to rectify the situation myself. I am still left with 20% of the downstairs as well as the injection foam portion of the upstairs that is not properly insulated. Whatever the reason that the material failed, it did fail. I think it's only fair to be compensated for the full amount that I paid. That has not happened.
