Drinks always consistent here! Coffees are strong the way I like them. Close to my work, it's fun to pick up a drink there and shop around the plaza.

Teaspoon has been around for over 10 years and growing nationwide for its popular handcrafted boba tea and this is our first time that Bro and I came by on a Saturday morning. Placing an order can be done via on line or by self-service kiosk. Prices are far more reasonable which is why we chose this boba cafe Vietnamese iced coffee is what I order regular size no toppings and Bro had the caramel cream no toppings regular size both price at $6.50. One can dine-in or outdoor seating ample parking though best to come by early more so on a weekend than on a weekday. Definitely be back for sure and the best part they opened till 11 in the evening whereas alot of business are closed less traffic less shoppers.

Teaspoon makes a consistent milk tea and other fruit tea drinks. It was easy to order online. Kiosk ordering or with the cashier. Inside and outside seating available. Maybe outside seating is from Poke House. LOL.

Ordered Black Sugar Assam and a mochi donut. The boba was flavorless just think of boiling a tea bag and adding milk. Mochi donut was stale as if it were 2 days off. It should be illegal to sell something like that. Best spend your money elsewhere. Checkout the picture I posted and the advertised pictures. They look nothing alike.

I like that Teaspoon has a limed menu and what they do have, they do well. I usually order on the app ahead of time and pick up here. You also accumulate points so that's a plus. My last couple of orders have included the pineapple shine and lychee breeze. Lychee breeze is a summer seasonal drink and it's one of my favs. It's a good mix of lychee tea with watermelon juice. I love watermelon flavored drinks. So refreshing. Then I usually get the pineapple shine because it already includes a topping - osmanthus jelly. And I like pineapple. The lychee on lychee also has lychee jelly topping included in the drink. If I don't want a topping, my other favs are the guava sunset, and the ladybug. Have not had a bad drink here.

I came with my partner on a Sunday night and we got our drinks fairly quick. You can order at the kiosk or at the register if you're paying cash. We got the ube astra and hojicha with oat milk. The drinks were light and creamy. You can choose your sweetness and ice levels too. The ube had a great flavor and was super smooth. The hojicha was nutty and sweet. There was plenty of seating inside and it looked nice and clean inside. There's even a small claw machine where you can get tokens beside it. Haven't tried it, but it looks fun!

I'm not sure if they get their mochi donuts from an outside provider or local shop, since I haven't seen them at every teaspoon location, but was interested to try to pandan mochi donut. It was unfortunately a let down as it tasted stale and not flavorful at all. I'm not sure if I just got a bad batch or day old. The texture didn't taste like mochi at all and I didn't get event a hint of pandan flavor. I would just stick to their drinks and not try their snacks or baked items as multiple locations I was not satisfied with the quality. Just a heads up this locations is located in a very popular Asian square with places like 99 ranch so it could get very congested and crowded.

Topping portion has significantly went down. Tried this location twice and both ended up in disappointment. You'd think they'd want to be more competitive with new shops opening, not the case. Drinks decent though.

Wish i could give 0 stars. Order the lychee on lychee and they forgot to add any sugar so the drink tasted like straight up black tea with lychee jelly. This has happened another time as well when they messed up our drink and forgot to add sugar and told us to come back tomorrow to get it fixed. Not sure how you can mess this up when we request 100% sugar.

We got the House milk tea and Paradise lime. Both were good. The menu has a decent variety. Lots of fresh fruit drinks here. You can order in person at front or on the screen. Service was neutral. Clean on the inside. Private lot in front

You could buy tins of Marukyu Koyamaen matcha if you want to make lattes at home! Came here twice with my boo because their drinks slap! The Hojicha latte is not too sweet and very roasted, nutty, and smooth. The matcha crème brûlée swirl drank seemed to be their popular drink because a lot of those were being whipped up when we were waiting for our order. It looks aesthetically pleasing, but damn she thicck. It's like a milkshake and you need a big boba straw to get the liquid through. It was good but my boo said it was sorta a challenge to drink. A spoon is needed to thoroughly mix things together. The 2nd time around we ordered the matcha latte and the Hojicha cheese mousse. The Hojicha was a little stronger in flavor since there was no milk added to it. The cheese mousse was thick. I started drinking it through the sip top but eventually went in with a straw to mix it up. The hint of saltiness from the foam paired pretty well with the tea. My guy got the matcha latte with oat milk and the oat flavor is pretty overpowering. You'd taste the oat and then the matcha. It was okay but my boo finished it with no complaints. The shop is small but there's a long bench and a few tables to sip and chill. You mainly order from the kiosk, but when a long line forms, a human assists with ordering. The drink competition is strong in the plaza that they're in. There's at least 3 other boba shops in the same strip they're in and 2 more across the way. But Izumi stayed pretty busy the times we were there. Parking is kinda limited though because they're in a busy plaza. The last time we came we parked across at Target nearby and walked over. Overall, great Hojicha and matcha. The prices are decent for the area. They'll charge you if you want a cup of ice btw. Service is quick. I'd definitely come here again or to any of their other locations. When it comes to matcha they know what's up!

We got the red bean and the strawberry flavors - the portions were very large for a bay-area reasonable price of less than $15 item. It was my first visit and honestly, I was a bit disappointed; while there were lots of fresh fruits, I found the flavor bland and not sweet enough - which may be someone's jam? I wished it had more condensed milk to give it a more creamy flavor. The shaved ice was beautiful and fluffy - i'd say this is the main draw that may bring me back to try new flavors. I got the coconut mango sago (D4) and mango mochi. I dove right into the mochi, which was fantastic. The mochi was so soft and chewy, the shredded coconut attributed a nice texture, and I loved the mango bits in the center. I also enjoyed the coconut mango sago. There wasn't an option to modify the sweetness, which I was concerned about at first. The drink came out perfectly in balance with sweetness, and I felt that mostly came from the natural sweetness of the mango and coconut milk. I would absolutely return to try other things off the menu. I'm a fan of coconut mango and pomelo/grapefruit at other drink spots, so it's top of my list to try next time.

The shop has a bright, clean interior with a casual atmosphere that makes it an easy place to stop for a refreshing dessert. Seeing stacks of fresh mangoes behind the counter immediately gave me confidence that the fruit would be one of the highlights of the experience. The mango desserts were easily the best part of my visit. I tried the Pomelo & Mango with Sago, which combined sweet mango, creamy coconut milk, chewy sago, and fresh pomelo for a refreshing balance of flavors and textures. I also enjoyed the Mango Chewy Ball, where the fresh mango and smooth mango juice paired perfectly with the soft, chewy rice balls. Both desserts felt light while still being satisfying, making them a great option on a warm day. I also had the chance to try a few of the other menu items. The mango mochi was fresh and soft, with ripe mango wrapped inside a delicate chewy layer. For something different, the spicy chili fish balls offered a savory contrast to the fruit desserts, adding a bit of heat and a springy texture that balanced out all of the sweetness. The ordering process was quick and straightforward, and my food arrived not long after I found a table. The dining area was clean and comfortable, and small touches like providing wet wipes made the experience feel a little more thoughtful. It is the kind of place where you can stop in for a quick dessert or stay a little longer while sharing a few different items with friends. Overall, Hui Lau Shan is a great spot for anyone looking for fresh, fruit-forward desserts with authentic Hong Kong flavors. The quality of the mangoes, the variety of textures, and the relaxed atmosphere made it a place I would happily return to whenever I was craving something refreshing.
