This local breakfast restaurant was really good to come to for breakfast. I really enjoyed their seasonal homestyle cinnamon swirl pumpkin French toast. As promised...I went back and here are a couple of photos. The service here was still great and the steel cut oatmeal was PERFECT! The brown sugar that came with it made it taste amazing! There was plenty of fruit in it and the bowl is pretty deep too! Because I had okra and cheesy grits with the oatmeal, I wasn't able to finish my oatmeal but I did take it to go. Again.... Great to have a diner in the downtown area! The menu covers all the main staples for breakfast and lunch, with some southwest additions of chilaquiles and breakfast tacos. Overall, this isn't my favorite brunch place but it's solid and a good option to go to with the family. The menu has a lot of great brunch options to try! I had the chicken and waffles. The chicken was delicious, white meat and not dry at all, I liked that it was still juicy. I didn't enjoy the waffle though since it had bits of bacon integrated into it. Which sounds delicious but the smoky taste of the bacon overpowered the waffle so I couldn't taste the waffle much (but if you love bacon, go for it!). The two x four pancakes were fluffy, but other than that, the sausage and eggs were okay. Some of the staff members were very friendly greeting us but our server seemed like he would rather be elsewhere, wasn't the happiest but he did check on us frequently. Went here a short while back with the family and a friend and her family. I ordered all sides - Biscuits and gravy - gravy under seasoned and tasted a little floury Grits - under seasoned. 2 eggs over easy Hubs - Cinnamon swirl slammers - Cloyingly sweet. Nothing spectacular. Hubby said only difference between this and a mcgriddle is the texture. Teen- Strawberry Banana Nutella crepe - He said it was very cloying but was good. My friend had all sorts of issues with her breakfast and mentioned it to the server. The owner came over and kinda had a we're always right vibe and smirked at my friends issues. Pretty off-putting. Very forgettable meal. Wished we would have gone elsewhere. But wanted to give this place a try. Wont be back. read more

Very cozy diner and wonderful customer service! Food is ok, solid 2.5/5. Came here with my husband to celebrate his birthday and brought our almost 2 year old too. It was pretty easy to find and we were seated right away, wasn't overly busy around 8:30 on a Sunday morning! For drinks I got an iced coffee with vanilla and my husband got a hot coffee, they serve organic coffee. For meals I got the tofu scramble I think it was called and my husband got two eggs, bacon, hash browns, and toast. They have a bunch of things labeled as vegan/vegetarian on their menu, but unfortunately they cook everything in beef tallow now, making it not vegan/vegetarian. I was in the mood for potatoes so I was a lil sad to hear that. I just got double fruit as my side. Also got a pancake with banana on top (my son's favorite fruit!). Food was ready impressively fast! Unfortunately for me, it was not great. I am a huge fan of tofu in all shapes and forms, but this was watery bland cubes that not even their in house made hot sauce could fully fix. It wasn't bad but definitely wasn't good. Pancake was yummy aside from a piece or two of inedible looking banana on top. Fruit was good, my son and I enjoyed it! My husband's only complaint was that the toast somehow tasted strange to him. But he liked the rest of it. The coffee was fine, mine was a little watery but it was still totally drinkable. Pricing was reasonable compared to other places nearby. Feel bad not giving the best review because the people working here were so incredibly nice and welcoming, especially to my toddler! read more

We came in to fuel up after running a 5k and we were amazed by all the amazing options. I had the Chia Bowl, which was so so good. My wife had the Lox Bagel which she loved. The coffee was amazing and the staff was super friendly. I can't wait for them to get their liquor license so they can serve mimosas and Bloody Mary's. Stay tuned. It's coming. Hope's is just a quick walk from my office so I had to go check it out. I'm always looking for a good breakfast option nearby, though today I stopped in around lunch. I saw they have a Lox n' Bagel on the menu and wanted to try it. It was good, though I really would have preferred fresh sliced avocado rather than the smashed avocado which was more along the consistency of guacamole. The menu just says avocado so not sure if it was supposed to be sliced and they were out or if this is the way it comes. It came with a side of fruit which was delicious. While I may not order the lox n' Bagel again, there is so much on the menu that looked really good and I know I'll be stopping in again! Maybe even dragging a few coworkers out for lunch too! I do recommend checking them out if you're in the neighborhood. Staff was very friendly and welcoming! It was clean and I saw plenty of seating. After leaving the Heard Museum we were looking for a place close by to satisfy our breakfast and lunch cravings. As soon as I saw "Hope" on the sign (my name also) I was drawn in. Our server told us the they had only been open for about 3 weeks but everything ran smoothly. We were seated by Hope herself and later talked with her nephew who told us that Hope & her husband had owned 3 similar restaurants in Texas so they are by no means newcomers to the business. My husband had country fried steak with eggs, fruit and pancakes. I had a chicken panini with peppers, tomato, feta cheese, spinach and pesto aioli. It was moist and delicious. Oh man! We were passing through town and found this place on Yelp. The outside looked as plain as could be, and I was thinking, "Oh well, we're here and we're hungry, so just roll with it." The decor was somewhat old fashioned, but when I looked closely at the floors, window frames, decorations and especially upholstery, I realized the people who own this place really, really keep it nice and pay attention to the little details. Our waitress Kelli was about as kind and thoughtful as can be. She had great patience answering our questions and was just generally joyful, like she liked being there. My son ordered the crepe sampler and, after I had already started digging into my plate, wished that I was the type of person that remembers to take pictures of meals before eating. He said the crepes were as delicious as they looked, so that had to be pretty amazing. My wife is a bit of a corned beef hash aficionado and was very satisfied with her dish. She got some grits on the side. I could not have been more grateful that she filled up on the corned beef hash because those grits were delicious! For myself, I ordered the whole hog skillet with sausage gravy. It came with a pleasantly surprising lot of sausage, bacon and ham. It was simple, home-cooking perfection. Loved it! We left Hope's Ranch House refueled, energized and just feeling good about mankind. Lesson learned. Do not judge a book by its cover. And if you do, going Hope's will definitely set you straight. read more

My croissant egg sandwich was delicious. Eggs cooked right and the croissant was soft and fluffy like it should be. Hash browns were just fine. Everyone else liked their food, but not surpassing some of our other breakfast spots in the area. Service was fast a friendly. There are several brunch spots to pick from in downtown Phoenix. I picked this place because it had good reviews, & most importantly, a parking lot. It's an older spot, & CLEAN! Staff was friendly & attentive. The coffee was fresh, hot, & they had lots of flavored creamer. I ordered the chicken fried chicken w/hashbrowns, over medium eggs, & sourdough toast. The chicken fried chicken was delicious. However, the eggs were no where near over medium. More sunny side up, & slimmy. The hashbrowns were slightly burnt. Mixing the two together helped. Honestly a little surprised that this place doesn't have more reviews! When I say the food was good, it was phenomenal and priced exceptionally well. I went with my friend, and we paid $33 for everything. We had to double-check with the waitress to make sure the price was right. The decorations gave a very mom-and-pop shop feel and were simple.
